This part of Ballard is among the most peaceful yet close to the action of Ballard. We are west of 24th which is less busy than east of 24th. We are one house off of 28th, the boundary of all single family homes to the west, again a more relaxed area than to the east. You can easily walk to the Green Grocer, Olaf's, Rupee, Kimchi House, Samara & Piccolinos on 32nd-walk! and Copine (Michelin rated gourmet restaurant!) and the new gourmet place ADDO which are due east on 24th and 63rd. If you want a more extensive grocery selection hit QFC on 24th and 57th. Walkable! And just two more blocks is Market Street and Ballard Avenue, the main streets in Old Ballard. Ballard Ave. is one of the best streets in Seattle full of shops, restaurants and pubs! If you are in town on Sunday a must attend is the Ballard Sunday Market on Ballard Ave!

This first floor, nice and warm 450 ft2 studio is conveniently located in the heart of Ballard. Just 0.5 mile from is quaint downtown. The neighborhood is safe and friendly. And, one of the most coveted by the locals because its many attractions and conveniences. Ease of access to transportation and within a 5-10 min drive to downtown Seattle.

Many of our guests leave their car parked at home to avoid the hustle of finding parking or having to pay for it, they simply walk down on 24th Ave to Market St. Just 5 short blocks away are two of our favorite bakeries, Café Besalu and next door, Tall Grass Bakery. They make artisan breads and pastries, the best in town. There are other small businesses on 24th like Olaf’s a nice pub literally around the corner. A hamburger joint Scooter’s and a nice big grocery store (QFC) with free underground parking for getting your groceries. Our guests have also told us they enjoyed and appreciated very much the convenience of grabbing bus #40 at the street corner and riding to downtown Seattle.

The studio is in the first floor of our property (not a basement) it has easy access with only three steps from street level. The Neighborhood.

Ballard was a city of its own in the past founded when cars didn't exist. It was later absorbed by its bigger sister city Seattle. For this reason, it can still feel like a small town retaining its downtown, working waterfront and old businesses open to date. Many warehouses and storefronts though, have been converted to tasty new restaurants, like our favorite Mexican, La Carta de Oxaca on Ballard ave.

Public Transportation.

Seattle is a city with a solid public transportation when it comes to buses.
We are located less than half a block from the bus stop. You can take routes #18 and #40 at our block corner of 24th and 64th; both will take you to downtown Seattle. Route #40 also goes to the Northgate Mall in its northbound route. Route #44 on Market Street will take you to UW.
If you have a smart phone you can use Google maps and chose the public transportation option when planning your route. You may also find very useful the OneBusAway App with real time transit information, timetables and route planing. This App was first develop here at home at the UW and it is now in use all over the US and abroad.

Available for rent is this contemporary modern home with two private bedrooms and two open sleeping lofts. Each bedroom and loft has a queen bed in it. Up to eight guests can sleep here in pairs.

The apartment is the top unit of our triplex so it does not gets footfall noise. It has it own private entrance with a keyless lock and is cooled in summer, heated in winter with an HVAC system.

We are conveniently located in the heart of Ballard, near the corner of 24th Ave NW and NW 64th St. with easy access to public transportation, bus #40 and #18 stop at the corner of our block. We have many restaurants, grocery stores within walking distance. The neighborhood is famous for its nice restaurant, pubs, bar, cafes, bakeries and outdoors activities.

The rental comes with the standard amenities to start your stay that you would normally find in a hotel like: clean linens and towels, iron and ironing board, hair dryer, soap, shampoo, coffee maker, toaster, toilet paper. Please remember we are not a hotel and we do not refill these.

Every square inch of the place was well thought out in terms of clever use of space and all was spotlessly clean. The bed was super comfortable, there was a workspace available for remote work, and the kitchen had everything one could possibly need for any meal to be prepared. Nicole and Kurt were excellent hosts and it was obvious that they both enjoy their role welcoming guests to their lovely Hummingbird. The location within Ballard couldn't be better with a grocery store, restaurants, retail, and parks all within walking distance of half a mile or so. We took the bus to downtown Seattle twice and it was around the corner and right on time. We did have a car because there are so many wonderful day trips throughout the area and there was always a parking spot available in front of the Hummingbird. The cycling throughout Seattle and the greater area is wonderful and, it wasn't the easiest thing for them to do, but we were very grateful that Nicole and Kurt kindly stored our bikes overnight for the two weeks we were there. It was a wonderful stay and I hope we will have an opportunity to visit again."

Open and uncluttered, the space is airy and comfortable with sun-dappled views of mature Japanese maples. It doesn’t get much more Seattle than an urban Tudor in one of our older neighborhoods. Please use the recommendations you’ll find in the house for restaurants and things to do! There are so many wonderful things to eat, do, and see nearby.

The mattresses in the bedroom are LOVELY - high quality memory foam. Mini-split heating/cooling system allows you to control the temp separately for the two floors so you can stay super cozy all night long.

FYI there are about 12 stairs from the sidewalk to the front door and the bathroom is located on the second floor. While families of all types are welcome, we do not have high chairs available or child-proofing of any kind. Parties are prohibited.

We provide coffee for your first morning in town but you’ll want to pick up a bag of ground coffee for the drip machine and/or French press for the rest of your stay.

Please keep in mind that this is an older home with less than ideal insulation between this unit and the unit below. We ask that shoes be removed upon entry and tv and/or music volume be kept low at all times. Quiet hours start at 10pm, both indoor and outdoor. Smoking legal substances is perfectly fine in the backyard but no smoking or vaping in the house. Note to chefs and wannabe chefs - please use the vent above the stove while cooking. The smoke alarms are connected throughout the whole house so if one goes off the whole house will beep, including the unit below.

Your pets are adorable but please leave them at home. Also, driveway is shared with the neighbor so please park on the street - always plenty of spots available!

- We have one dedicated parking spot for an SUV available. The parking spot will not fit a truck. Street parking is available in plenty.

- Quiet hours start at 10 PM. We do not allow loud noises/music, parties in the house.

- You will need to climb stairs - there are 3 flights of stairs and 4 stories.

- There are security cameras at the perimeter of house and rooftop. There are no cameras inside the house.

- Please do not smoke, vape, use marijuana or drugs in the house.

- Please take shoes off at the entrance.

It is a lovely place to stay if you want to be close enough to downtown to enjoy the tourist attractions of Seattle and other neighborhoods, but staying like a local. The bedroom has a comfy memory foam queen bed and vanity with two convenient sinks.

Walk a block to local neighborhood restaurants and coffee, and minutes to downtown Ballard, Phinney Ridge, Greenlake, Fremont, and Wallingford for more amazing restaurants.

Noise:
Neighborhood is very quiet with low traffic, there is an upstairs unit, so you will hear walking, talking, tv noises.

Smoke detectors:
The smoke alarms are connected throughout the whole house, so if one goes off the whole house will beep, including the unit above.

Sure, the pictures all looked good – and the price was certainly right – but there weren't any reviews posted on VRBO, which had us just a little bit leery.Well, we made our way up to the door, opened it, walked in and...Wow!Wow! Wow! Wow!The Bright Ballard Abode was – and is – pretty dang' awesome.First of all, the place was immaculate. Not a speck of dust or dirt anywhere, and everything just seemed like it was all in the right place.Secondly, the Abode was cute. There's kinda' a mid-century modern sort of vibe to the place, which is stylish and (here's that word again) cute.Thirdly, the kitchen had everything we needed. The knives were sharp, the dishes were clean, and there were tons of different accessories and doo-dads available. Heck, there was even a counter top convection oven and a food processor. Had we been doing an extended stay the refridgerator would have been smaller than we'd like, but we were only in the Abode for two nights.Now, as a quick heads up – a literal heads up – this isn't a space for anyone over six foot four inches. Myself, I'm six feet tall, and though the ceiling didn't even come close to hitting my head, I definitely felt the "presence" of the ceiling while walk about inside.Anyways... · This guest suite is completely private with its own entrance and courtyard. However, it is attached to our home, and we live on-site in a separate space. You'll have full privacy during your stay, but you may occasionally see or hear us (and vice versa).
· Booking Requirements: Guests must be 25 or older to book, provide a government-issued ID, sign a rental agreement, and pay a refundable security deposit (up to $500). Deposit to be processed by host on guest's credit card.
· Landscaping & Pest Control: Our landscaper visits every other week, and pest control is scheduled monthly. We do our best to avoid scheduling these services during guest stays, but exact timing can’t always be guaranteed.· No Parties or Events: To ensure a quiet and respectful environment for all, we have a strict no-party policy. Violations may result in cancellation and removal from the property.
· Security: For your safety, exterior security cameras (floodlight) with audio are in use on the property.

THE SPACE

The bedroom has a new queen Tuft & Needle mattress, with a natural rubber topper, heated pad, cotton sheets, and down alternative comforter.

There are two comfy chairs and a kitchenette w/ microwave, hot water kettle, mini fridge, coffee maker, bottled water and snacks (in shared hallway).

The 1909 home is located in a very quiet neighborhood with ample street parking.

The room is located on well lit natural light basement with a infrared heater that can be controlled by guests.

GUEST ACCESS

Guests will have access to a private bedroom and full bathroom.

There is a shared hallway leading to the basement, however you will have a dedicated entrance to the house and not be required to walk through the space where the host lives.

There is a desk, chair and lamp in the hallway should you need workspace.

The host will avoid the shared areas during the hours of 8PM - 10AM.

Welcome to our cozy and serene Japanese - Scandinavian inspired home located in Ballard. Our newly remodeled space has soaring ceilings, a queen-size bed, a full-size sleeper futon, fully equipped kitchen, and a private keyless entrance. Our home is a short walk away from some of the best restaurants, cafes, craft breweries and local boutiques that Ballard has to offer. We're also one block away from the D Line bus station, which will take you to downtown Seattle in 25 minutes.

We carefully curated this spacious studio with natural materials and woods (including a few homemade furnishings!) to provide a relaxing atmosphere that will help you feel rejuvenated and recharged after a day of working or exploring.

Enter through the front using a private keyless entrance on the first floor. There is free street parking out front and a private designated parking spot in the back that is always available for guests. We live upstairs and are happy to have as much or as little contact as you’d like. The space is 100% private (no shared common spaces) but we’re always available to make sure you have a great stay.

★ EARLY CHECK-INS ★ - Early check-ins are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is up to the host to determine if any time before 4pm (depending on property) is feasible. Please send a message to us to request an early check in if you need to do so. The fee for early check-in is $25 per hour for every hour in advance of the check-in time.

★ LATE CHECK OUTS ★ - Check out is no later than 11am. Late Check outs must be approved by the host. Late check outs are $50 per hour for each hour beyond the regular 11am check out. If guests stay past the 11am check out time without the host’s approval and without completing payment, guests will be charged for the next night’s stay.

★ MAINTENANCE ★ - If a maintenance issue arises at the house, we will do our best to correct the issue as quickly as possible. We ask that our guests be patient and understanding with “fix it” requests. Emergency maintenance issues will be corrected before any minor issues. Examples of minor maintenance issues include the following: Failed blinds, curtains, light bulbs, a slow toilet flush, etc.

★ NO PETS ALLOWED ★

Sadly, our home is not suitable to accommodate pets. Anyone found to have brought a pet of any kind onto the property will be fined $500 and asked to remove it immediately.

★ EVENTS ★

There are no parties or events allowed at the listing. If the guests throws a party or event, trashes the space, damages the unit, disrespects the property, or has extra guests that are not disclosed/reported in the initial booking, the booking party will be charged a deep cleaning fee which maybe between $500-700. Additionally, a charge for carpet cleaning will also be charged which is dependent on the size of the home.

★ OUTDOOR AREAS ★ - Please enjoy the outdoor amenities. In consideration of the neighborhood and other neighbors, we require guests to adhere to outdoor quiet hours (no music, loud talking or games). Strict quiet hours are from 10pm to 7am, daily. Failure to adhere to this rule can result in an additional fine of $100 per incident. The fee is charged at the discretion of the hosts.

★ CLEANING ★ - The home’s cleaning fee is based on a courteous guest (someone that picks up after themselves, puts dishes in the dishwasher, towels in 1 pile, someone that leaves the place as they find it, etc.). This is not a hotel. If the housekeeping crew finds an unreasonable mess or anything is damaged, an additional cleaning fee of $50 per hour will be charged to the guest for each additional hour of cleaning or maintenance required. There is no smoking of any kind allowed at the property. This also includes any form of cannabis or vape both inside the residence and in the outdoor spaces. If any smoke debris or smell is identified during or after a guest’s stay, a $250 deep cleaning fee will apply.

Also please ensure that the number of guests matches your reservation as each person generates more to clean. There will be a $50 fine per guest at the property in excess of the reserved number.

PLEASE NOTE - You are not permitted to send or receive mail from this address during your stay. Also, we reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if guests continue to demonstrate such a pattern of communication.

We hope you feel right at home in our charming 1920s house in Seattle's beloved Ballard neighborhood. Our happy home is nestled on a quiet street just a short walk north of Ballard's many eateries, bars and shops. It is lovingly appointed with original artwork and historical black and white photos of the Northwest. Enjoy picking fresh herbs out of the rain garden, sipping coffee while listening to music or taking a relaxing bath in the soaking tub.

The space
Our love of travel, art, photography, Seattle history and gardening is at the heart of Ballard Blue Jay's character. We preserved the fun vintage vibe of our house with the purple kitchen and retro 1940's Frigidaire range and metal cabinets, but added modern comforts like the TOTO bidet toilet with a heated seat and dryer. The remodeled bathroom also has a heated floor, and a deep Hydro Systems soaking tub perfect for relaxing in.

The sunny living room looks out over the rain garden. An Italian leather sectional sofa faces a 60" LED smart TV that is hooked up to Netflix, basic cable and a Blu-Ray/DVD player. A large library of DVDs and Blu-Rays are available to watch if you're feeling like staying in.

The Palm Room is the garden retreat inspired bedroom. It has a plush queen size bed and a vintage style brass bed frame. There is a closet with hangers, and drawers for smaller items or clothing. There are also black-out curtains you can untie if you like the room extra dark or have a little one.

The fully stocked purple kitchen also has a sunlit table for 4 perfect for enjoying meals or a cup of coffee at. It's actually a drafting table, so if you feel like sketching feel free to tilt it up and let your creative juices flow. There's some art materials by the table. Amenities such as a microwave, coffee maker, electric tea kettle, toaster, blender, plenty of pots and pans, salt, pepper, olive oil, are also available for you to use and enjoy. A new kitchen sink faucet helps make the task of hand washing dishes a little more fun!

A front load high efficiency washer and large capacity dryer are in the laundry room off of the kitchen and are free to use.

Guest access
The house is yours to enjoy. There won't be anybody else in the house with you, though the door to the upstairs will be be locked. We also welcome our guests to enjoy the front yard with its garden and bistro table. We kindly ask for guests to give us our privacy in the backyard as we live in the backyard cottage and actively use the driveway. The trampoline is also off limits due to liability reasons.

COVID-19 UPDATE

During these unprecedented times, we as AirBnB hosts are doing everything within our knowledge to make your stay as safe as possible. In addition to our routine cleaning between guests we are also following AirBnB's enhanced cleaning protocol:
1. Prepare:
- We are blocking out 1 daybefore and after each guest to safely and thoroughly clean and disinfect our home. So if you'd like to extend your stay and it appears unavailable on the AirBnB calendar, please just message me through AirBnB to request to extend your stay.
2. Clean: (wearing a mask and disposable gloves)
- Dust, sweep, vacuum all floors, mop kitchen and bathroom floors.

3. Sanitize:

There is no kitchen access, but feel free to use the microwave and thermal pot and there are 2 bins for guests to use in the fridge.

Stay in our comfortable modern basement. Close to Historic Ballard, Fremont, Green Lake and Shilshole Bay Marina. Our newly remodeled basement is spacious and a great place to relax after a day of Seattle adventures. We are still working to update the landscaping, but we will never be actively working on the landscaping while hosting guests.

Our space is newly remodeled and complete with brand new heating / air conditioning units. You will have the whole 2 bedroom basement apartment to your self. Each room has a queen size bed. We can provide 1 queen size air mattress upon request. In the basement there is 1 full bathroom, a kitchen, a spacious living room, and washer and dryer. Our home is on a busy road, but the basement stays quiet. Just a word about noise, our family lives on the first floor, and we have 2 young kids.

The space
Open loft like concept. The bedroom and living are in separated by the bathroom but no interior walls reach the ceiling so it’s an open space. It’s really airy and feels much larger then it’s 525 sq feet. You are on a busy street in a city so there will be noise but it’s not bothersome to me but might be bothersome to some. The bedroom is in the back so much quieter. We also live upstairs and you will be able to hear us and our dogs. If you are sensitive to noise, it might not be the place for you! But it’s really a great space and it’s ADA accessible too!

There are kitchen appliances in the closet to make coffee, refrigerate and reheat your leftovers!

The space
This beautiful home apartment studio (1st floor) is located in our safe, and quiet neighborhood of Ballard and can sleep four. We are near NW 65th St and 24th Ave NW. The rental is on the first floor and it comes with one off-street parking spot.

This 500 sq. ft. studio apartment has a King bed with a very comfortable Simmons Beautyrest mattress. There is also a Dania queen sleeper sofa that we bought after trying one during our travels. It has a dense foam mattress that won't let you feel any of the underneath frame.

We recently added a floor to ceiling sliding curtain for enhanced privacy for those budget conscientious travelers staying together but separate.

There is a bus stop at this corner with routes 18 and 40 that will take you to downtown Ballard in 5 minutes and downtown Seattle in about 20 minutes.
We are within walking distance (0.5 mile) of NW Market St and the Ballard downtown core . Included in the rental are the amenities commonly found in a hotel like, hair dryer, coffee maker, coffee cups, cream cups, iron, ironing board and toiletry.

The property is in the Loyal Heights area of Ballard, just south of Crown Hill. Ballard is a hip, historic neighborhood in Seattle's northwest corner known as a hotspot for new restaurants and bars, urban development, and Scandinavian heritage.

There is street parking directly in front of the main house. It's a short 3-block walk to the RapidRide D Line bus running frequently to/from downtown Seattle.

It is 1.5 miles to the heart of Old Ballard, 1.5 miles to Golden Gardens Park (beach), 2 miles to Green Lake Park, and 2.3 miles to Woodland Park Zoo.

He absolutely loves people! You may see his nose poke under the fence in the backyard.

The unit is soundproofed very well and so far its not been a problem, we are sharing in the interest of full disclosure. We live above and are very quiet at night but during the day you may hear noise similar to living in a new apartment complex with polite neighbors.

My family and I live on the main floors, but we'll limit traffic during quiet hours (morning and night time). From the twin bedroom, you may at times hear water running through the pipes in the wall (which isn't a concern) — some classic characteristics of a Seattle Craftsman house.

During warm weather, the basement is naturally the coolest (and most comfortable) part of the house. We don't have a separate thermostat for the basement, but during the winter, we can adjust the temperature if preferred.

I have put a lot of work and effort into creating a welcoming environment. I would like to think I gave a good sense of style. Some interesting elements in my home are chalkboard walls in the dining room and a "green" wall with succulents in small pots on the ledges in the kitchen. It has a working gas fireplace and many mid-century modern pieces throughout the house to pull it together. The back deck is large enough to entertain and there's a BBQ for outdoor grilling. I have two raised beds in the front yard which are a work in progress. I hope you like it!

The space
The one bedroom apartment is it’s own apartment separate from the main house and is accessed via a separate entrance. Sound proofing between floors provides additional privacy. The kitchen is stocked with cooking amenities. W&D in unit. Detergent, soap, shampoo, etc provided. Air mattress, rollaway bed, Pack n’ Play crib, office chair, infant/toddler toys available inside bedroom closet.

The space

Close to grocery stores, bus routes, and good eats, our home provides a comfortable place to curate all your photos from your Pacific Northwest Adventures!

The space
Our place can accommodate up to 5 people. There is a California King in the main bedroom, which also has a love seat, occasional chair and dresser. The living room has a piano and a comfortable full sized pull out bed. The full kitchen has as nice big window that brings in natural light, as well as everything you need for home-cooked meals. We can provide a cot for a fifth guest. Since our home is nearly 100 years old, you will hear some creaking floors and muffled voices from upstairs through older heating vents.

Guests are welcome to use the patio and backyard. We love meeting new people, and are willing to interact as much or little as you would like. We are happy to make restaurant and sight-seeing recommendations!

Welcome to our remodeled garden studio in Ballard.

With polished concrete floors, large garden view windows and exposed wood beams, this is a bright and cozy home-base to relax after a day of exploring, and a central location to hit up all the best of Ballard.

Kick back and enjoy the well kept garden in the summer. Stay toasty in the winter with remote controlled fireplace while streaming your favorite shows.

On warm nights you may join us for the occasional outdoor movie on the upper deck.

The space
Private cooking space, living area, sleeping area and bathroom with shared laundry/mud room which also serves as the entryway to the guest section of the house.

Cooking space with induction cooktop, convection/microwave combo, all essentials, French press coffee with milk frother and comes stocked with creamer, sugar, coffee, olive oil and many spices

Queen size bed with floating nightstands and reading lights on either side. The bed faces the remote controlled electric fireplace which also serves as a heater, and a TV which swings to face the living area or bedroom as needed. Equipped with chromecast so you may log in to your streaming apps. (Note: we don’t have cable, only chromecast. If you need help figuring out how to stream from your device please let us know, we are happy to help.)
There is space for hanging clothes and drawer/shelves to unpack and settle in.

Tropical bathroom with glass shower and heat lamp. Shampoo, conditioner, body wash, hair dryer provided.

Fast Wi-Fi with router located in the shared space.

Guest access
You will enter the house through the large glass doors in the back yard, which can be accessed via brick walkway/shade garden from the front or the driveway from the back alley. Children play in the alley, so if you are driving through it we ask that you go slow.
We do not have the space for guests to use the driveway for parking, but street parking is almost always available directly in front of the house.

Alternatively, there is a bus stops 0.1 miles away and there are bike and scooter apps to enjoy the numerous bike paths Seattle has to offer.

You may make free use of the back lawn and garden area but not the upper deck to respect our privacy. We have multiple lawn chairs in the garage.

Other things to note
You should know that we have a very friendly 8 year old bedlington terrier named Koda that roams the yard, and will likely want to say hello if you are out.

A 15 minute walk to the beach, downtown Ballard, and located near multiple public transportation lines.

Our spacious suite is filled with light and includes a private balcony amongst the trees. It is located on the top floor of our home with private access located outside of the house.
