Stay High Above the Rooftops of San Francisco’s Noe Valley

$950.00 weekly, 1 Week minimum stay, $2500.00 monthly Sleeps 2. Unfortunately, I am not able to accommodate children. San Francisco has two (2) taxes that I have to collect from guests. A Transient Occupation Tax or TOT (14%), also known at the hotel tax for short-term rentals. I agree, it's a bummer.

You'll love this sunny, cozy rooftop studio like room in the quiet San Francisco neighborhood of Noe Valley (even though there is a fire station down the block). You will have a panoramic view all the way from Twin Peaks to the San Francisco Bay. Today, Noe Valley is one of San Francisco’s most desirable residential areas full of Victorian homes, shops, restaurants and easy public transportation access, all in one of the sunniest parts of The City.

Watch the fog hover over Twin Peaks as you have your morning coffee as the warm sun shines through your windows on three sides of the room. Accommodations include a warm comfortable bed, cable TV and wireless Internet access. You will also find a half-bath with a beautifully tiled shower, wet-bar with large sink and small refrigerator. You will be provided with dishware, pans, and utensils to make simple meals with the microwave, electric burner, and toaster oven. Linen and towels are provided.

This beautiful rooftop hideaway has a separate entrance through a side passageway and up a back staircase. Must be able to negotiate stairs since access is up a circular staircase of 43 steps that are unfortunately not very child-friendly.

You will be in walking distance to restaurants and Noe Valley’s 24th Street shops. You can also catch the J-Church MUNI line just a block away that will give you direct access not only to the Noe Valley, Castro, and Dolores Park Neighborhoods, but also to downtown for the Cable Cars, Union Square, and the Embarcadero. BART is just a short 10-minute walk away.

Parking is on the street if you have a car, though you must be careful about parking and street cleaning restrictions during the week which goes for all of San Francisco. A washer and dryer are available on the premises as well as a cozy small deck on the ground level.

Noe Valley is a wonderful neighbourhood that has it's own main street (24th street) with many shops, cafes and restaurants. The neighbourhood quiets down in the evening, but there is plenty of night life close by in the Mission district. Dana was an excellent host, who helped us get navigated in the city and waited up for our very delayed flight upon arrival. He was available when needed and unobtrusive when not. We would definitely stay here again. Heed the stairs warning...but if you're exploring San Fransisco hills and stairs are par for the course!"

Move down the long hallway to find 3 gorgeous bedrooms tucked away in the back of the house, including a fun kids' room and a sprawling master suite.

The ground floor also offers 2 more large bedrooms, a private bathroom, and a large family room with a pool table. Great for unwinding in a quiet space.

The 550 s.f. 1BR/1 bath flat was was renovated in 2012 and includes a naturally lit kitchen/living room with a sofabed, washer/dryer, and dishwasher. 24th Street and the Mission are within a few blocks and the J Church train stops on the corner.

The space
The flat is in the lovely Noe Valley neighborhood, 2 blocks from 24th Street and 3 blocks from the Mission District. Close to public transportation, great coffee and restaurants, it is a nice locale for easy access to San Francisco in general. The hosts live in a house above the flat. Please see comments below (and reviews) regarding NOISE.

The apartment, part of an 1891 Victorian, was completely renovated in 2012, with a new bathroom and amenities including a washer/dryer and dishwasher. There is a t.v. as well as wifi.

The living room opens up to a deck. While the deck is solely for the guests, it does overlook a yard that can be busy with children playing.

A crib is available at no charge.

The flat is available for 2 people. However, up to 4 may stay (there is a sofabed) with an extra charge of $25 per person/night after the first 2 people; while we can accommodate 2 adults/2 children, the flat is too small for more than 2 adults.

There is no door between the bedroom and living space, simply a hallway as per photos.

Other things to note
NOISE

The apartment/house is on the J-Church line, meaning there is intermittent noise from the train; earplugs can help but for some the noise can be unpleasant.

Also, our house is above the apartment, and the floor/ceiling does not prevent noise. Part of this is due to a lack of carpeting; we love our hardwood floors.

Washer/Dryer: The washer/dryer is one unit. The dryer is quite slow. We also provide a drying rack.

The space
The space itself is about 13 x 12 with 10 foot ceilings, plus an ample walk in closet. It has lots of southern light and an expansive view. The window coverings are highly light blocking.

The bed is a Queen size with very comfortable down topped mattress.

Should you need faster speed than WiFi, there are two gigabit speed Ethernet ports in your room in addition to wifi. While I do not have any televisions in the house, this should provide you with good streaming access on your laptop.

Guest access
You have a designated bath, which is very new and of hotel quality, shared with only one other room, If it is occupied when you need it in a hurry, you may use the other bath across the hallway from it, or another bath downstairs.

My excellent reviews reflect the fact that you will almost always find the baths sparkling clean despite their shared status. I do a lot of work from home and make it a point to check in on all bathrooms at various times during the day and touch them up as needed. Importantly, they are organized to show room numbers on towel bars, shelves, drawers, etc. so as to maintain clear boundaries with the other room using the bath. I aim to provide you a near hotel quality stay - the shared bath should feel almost like your own.

You also have access to the kitchen which houses your own designated refrigerator (identified by a room number is on the front of each refrigerator) and cabinet space for dry goods, similarly numbered. The kitchen has counter seats for eating or hanging out and talking to people while they cook.

There is also a laundry room off the kitchen with detergent available. No coins are necessary; it is no extra charge. Feel free to ask about how to use the machines. Detergent, an iron and ironing board and water spray bottle are also found there.

All necessary information to access any of this as well as the house itself will be sent in a message after you book. My reviews also frequently mention the value and clarity of the information you'll receive to enjoy the house.

Finally, for guests who are arriving in the city well before check-in time, or departing the city significantly after check-out time, I have a closet to hold your bags while you savor a few bonus hours in my fair city.

During your stay
While I am around the house most of the time, I will send you very explicit instructions for unassisted check in at whatever hour you arrive. Doubtless, we will pass in the hall or in the kitchen but you needn't feel compelled to interact with me unless you have questions or want to know more about the house's history, etc. I do adore talking to my guests when they are open to it.

I work from home most of the time, so I am mostly available for instant answers or fixes if something is malfunctioning. (I have a complete wood shop/tool shop in the basement for almost any kind of repairs)

The space
The space itself is about 13 x 17 with huge bay windows and 10 foot ceilings. The window coverings are highly light blocking.

The bed is a Queen size with very comfortable mattress. My guests frequently remark on the comfort of my mattresses.

There is a very comfortable reading nook with a Howard Elliot chair that cradles you for the perfect meditation or reading session. You can also work or have coffee or meals by the window at the bistro table set up.

Should you need faster speed than WiFi, there is also a gigabit speed Ethernet port and cable to connect to. While I do not have any televisions in the house, this should provide you with incredible streaming access on your laptop and your zoom meetings will be free of stutter and freeze up. The cable also reaches the bistro table so you can sit by the window and enjoy watching the street life while you Zoom.

The (faux but original) fireplace is backlit through stained glass I added to produce a wonderful nightlight ambiance.

The double wide antique armoire offers ample drawer and hanging space for most guests, and for those staying longer, closet space across the hall may be available as well.

This has been my own room for many years but I have recently moved upstairs to a new room I just updated. Two items to consider are the fact that this room is in the front of the house and also not far from the kitchen. If you are bothered by the moderate noise of life it may not be a good fit. I always found the close access to the kitchen very convenient while working from home!

Guest access
You have a designated bath, which is very new and of hotel quality, shared with only one other room, If it is occupied when you need it in a hurry, you may use either of the two other baths on the next floor, though if possible, please try to use your designated bathroom for longer activities such as showering.

My excellent reviews (see my other listings by clicking on my profile picture) reflect the fact that you will almost always find the baths sparkling clean despite their shared status. I do a lot of work from home and make it a point to check in on all bathrooms at various times during the day and touch them up as needed. Importantly, they are organized to show room numbers on towel bars, shelves, drawers, etc. so as to maintain clear boundaries with the other room using the bath. The automated vent fans are also very strong, with over-sized ducts to keep the air clean at all times. I aim to provide you a near hotel quality stay - the shared bath should feel almost like your own.

You also have access to the kitchen which houses your own designated refrigerator (identified by a room number is on the front of each refrigerator) and cabinet space for dry goods, similarly numbered. The kitchen has counter seats for eating or hanging out and talking to people while they cook.

There is also a laundry room off the kitchen with detergent available. No coins are necessary; it is no extra charge. Feel free to ask about how to use the machines. Detergent, an iron and ironing board and water spray bottle are also found there.

All necessary information to access any of this as well as the house itself will be sent in a message after you book. My reviews also frequently mention the value and clarity of the information you'll receive to enjoy the house.

Finally, for guests who are arriving in the city well before check-in time, or departing the city significantly after check-out time, I have a closet to hold your bags while you savor a few bonus hours in my fair city.

During your stay
While I am around the house most of the time, I will send you very explicit instructions for unassisted check in at whatever hour you arrive. Doubtless, we will pass in the hall or in the kitchen but you needn't feel compelled to interact with me unless you have questions or want to know more about the house's history, etc. I do adore talking to my guests when they are open to it.

I work from home most of the time, so I am mostly available for instant answers or fixes if something is malfunctioning. (I have a complete wood shop/tool shop in the basement for almost any kind of repairs)

Other things to note
If you are bringing a car, let me know if you plan to leave the car parked without moving it for more than half a day at a time. Parking is free but can be time limited without a residential permit. I can have such temporary permits available at the cost charged by the city. I usually have some in inventory of day permits but the more I know about your plans, the better choices I can offer you. I also sometimes have an off street parking space available depending on demand.

Beautiful top floor view room bedroom in a well maintained 1890 Victorian home. Walk to the Mission, 24th St, BART, Muni, Dolores Park.

You have a beautiful, newly remodeled bath shared with one other room. Please forget your past experience of shared baths. Here, all shower shelves, towel bars and cabinets are labeled by room number, creating clear boundaries. Cleaning is regular and you'll likely never find other guests' mess in your way. It's highly organized - just see my reviews.

The space
The space itself is 12x16 and has most of the original molding and shiplap was created with during the Great Depression to house Mary's extended family in order to endure the that tumultuous period.

The bed is a Queen size with very comfortable mattress.

Should you need faster speed than WiFi, there is also a gigabit speed Ethernet port and CAT6. While I do not have any televisions in the house, this should provide you with incredible streaming access on your laptop and, as I've learned, stutter and freeze-free zoom meetings. The cable also reaches the bistro table so you can sit by the window and enjoy the panorama while you Zoom.

In addition to the bathroom outside your room, you have space in the kitchen -your own refrigerator space (the left side of the main refrigerator) and cabinet space to the right of that fridge, so I am very accommodating of longer term stays.

Built on the side of a hill in quiet Noe Valley neighborhood, it's so steep that walking anywhere is a genuine workout.
A path in the back yard leads to adjoining Billy Goat Hill nature area. Among the many species of wildlife here are hummingbirds, red tail hawks, cedar waxwings, great horned owls, etc.
Only occasionally available.
Naturally, people of all backgrounds welcome.

The space
Abundant parking on our cul de sac. (Rare for San Francisco.)

Built on the east side of a very steep hill, morning Sun fills all the rooms.

The kitchen, ("Well equipped," according to several guests), includes contemporary gas stove, dishwasher etc., along with a large raised breakfast table.

In addition to a shower, the long bathtub is suitable for soaking.

Towels, washcloths, shampoo, etc. provided. (And let us know in advance what else you might need, so to hopefully lessen the weight of your luggage.).

Our 50" video monitor utilizes Xfinity Flex to stream Netflix & Amazon Prime.

Default is to leave you be, but happy to 'concierge' as much as may be helpful.

Other things to note
+ It's so steep that even walking 1/2 block to the bus stop is a genuine workout.

+ Quiet after 10pm is strictly enforced: this is an extremely quiet neighborhood.

+ We love kids & even have a toy box, but this place is unsuitable for children under 7 years old, especially toddlers.

+ Non-shedding dogs allowed on a case by case basis, however they must be bathed & groomed within five days before arrival.

+ So sorry, but we are unable to host puppies, cats or kittens.

+ Intermittently utilizing Lyft/Uber, or a car, can be very helpful here, even when getting to nearby mass transit stops because the sidewalks here are so steep. It is the price we pay for the great views that living on a very steep hillside provides.

+ A steep path from our back yard leads to adjoining "Billy Goat Hill" park. (So named after a neighbor's goats when this was countryside back in the 1940's. She also possessed the last milk cow in SF!).

+ Also nearby: look up "Harry Street steps San Francisco" and the "Glen Canyon" nature area.

+ Hummingbirds are regular visitors, as are racoon, possum, skunk, coyote, hawk, owl, cedar waxwing...on and on. In a recent summer, a young cougar was captured one block away and, of course, was safely returned to a more rustic locale.

This is an eco-friendly residence and building; we compost and recycle to minimize landfill waste. Ideally you are comfortable and motivated to live within that standard.

Also, we keep the space neat and orderly. For the comfort of others, guests are expected to clean up after themselves please.

It is generally a quiet room though this is an urban apartment in a shared building. General city sounds and sounds from others in the building can occasionally be heard. The rooms are in the back of the house with double-pane windows.
