MidTown District is Reno's most lively, unique area. You'll be within walking distance to many of the attractions that Reno has to offer, with everything else just a short drive away. Overall, the street where the townhome is located is very quiet and peaceful, with limited foot traffic. It is also relatively safe with a school and parks nearby. The neighborhood is a mix of newer homes and more historic Reno homes.
From our home, you'll be about 10 minutes from University of Reno, less than 5 from downtown/midtown, and only about 45 minutes away from Lake Tahoe and Skiing. We're also a short 8 minute drive away from the airport.

There is driveway parking and plenty of free street parking in front of our home. The area is also very Uber/Lyft friendly, and also close walking distance to many popular shops and restaurants. There are bikes/scooters that can be rented from ride sharing apps as well.

Zephyr House is located on a quiet street with small bungalows built in the 1950’s. There you will find a friendly neighborhood atmosphere with pedestrians and minimal traffic. Coffee shops, restaurants, bars, and a grocery store are located just a few blocks away.

The home is one story, but has a five stairs at the entrance. In addition, there are three steps to traverse from the dining area to the den, and a few steps out the back door to the patio. Guests are welcome to use entire house and backyard. Only the outside basement and shed are off limits to guests.

You will be renting a two bed/ one bath house. The home has two workspaces (one in the den and one in the back bedroom) and fast mesh Wifi. The property comfortably sleeps six people, with a queen bed in each of the bedrooms, and a Murphy queen bed in the den. There is a limit of 6 guests at this property.

The home feels light open and airy. The cozy living room has a large flat screen smart TV and a fireplace (not operational). The charming kitchen is fully stocked with dining and cooking equipment, including a Kitchenaid stand mixer, a variety of coffee appliances, and a dishwasher. The dining area, connected to the kitchen, comfortably seats six people.

In the backyard, you'll find a delightful patio with lounge seating, shade umbrellas, a fire pit, and a BBQ. Both the front and back yards have small grass areas as well.

Our house is a 5-10 minute walk or drive to many cafes, restaurants, and bars in Reno’s midtown and downtown districts. There is plenty of parking at and around the property.

ASPEN HOUSE SHORT-TERM RENTAL AGREEMENT

This lease, shall begin on the arrival date and end on the departure date by and between Jessica Abrass, "Owner" and the guest, “Renter” for the property located at 1695 Ordway Avenue, Reno, Nevada, 89519 (“Property”).

1. TERM: The term of the lease shall begin on the arrival date and end on the departure date. The property will be ready for occupancy no earlier than 3:00 pm on the arrival date and must be vacated no later than 11:00 am on the departure date.

2. RENT: The rent plus a housekeeping fee and a security deposit payable as follows:

3. PAYMENTS: The following payments are due at time of reservation:
● 100% of rental fee is required to secure the reservation.
● Housekeeping fee of $100. This is to prepare house for next renter; linens and towels provided; no daily housekeeping service.

4. SCREENING: If you book directly on our website, you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.

5. LIMITED OCCUPANCY: Occupancy is limited to a maximum of six people. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.

6. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes.

7. CARE OF PREMISES/DAMAGES: NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay Owner for any damages to furnishings or household items that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy.

8. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.

9. INDEMNITY CLAUSE: Renter herby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities including use of exercise equipment, grilling equipment, baby furniture or other items on the Property and will hold Owner harmless with respect thereto.

10. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without prior written consent of the Owner.

11. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently available in Property. Renter will report any maintenance issues immediately to the Owner. Owner will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.

12. CANCELLATIONS 100% refund if guests cancel up to a day before check in

13. PARKING: Renter may use both parking spots on the property as well as street space in front of the property.

Renter and Owner acknowledge that they will comply with the terms of this agreement and each assumes the responsibility for the obligations set forth herein.

• Please don’t rearrange our furniture.
• Don’t eat in the bedroom.
• Clean the kitchen after you use it.

• Our neighborhood is important to us, and most residents live here full-time. Please respect the community and try to avoid making loud noise between 10 pm and 7 am.
• Smoking is not allowed inside the home.
• Pets are welcome at our home, but please don’t let them up onto the furniture, especially sofas and beds.

CHECK OUT PROCEDURES:
a. CHECK-OUT NO LATER THAN 11:00 am
b. All furniture should be returned to its original location.
c. Empty all trash in garbage.
d. Remove and dispose of all food items from refrigerator and pantry/cabinets.
e. Place dishes, utensils, etc. in dishwasher and turn it on when you depart.
f. Remove sheets and all dirty towels and place in laundry area.

- Your safety matters. This property features 4 exterior security cameras. Camera 1 is a Ring doorbell camera located next to the front door facing the front entrance area, camera 2 is above the garage facing the driveway, camera 3 is on the back patio facing the backyard, and camera 4 is on the side of the house facing the fence. The cameras are outward facing and do not look into interior spaces. The cameras record video and audio when activated by motion

- "This place was just great from start to finish. It is very open and light filled, with new and relatively high end appliances. Many thoughtful touches including lots of kitchen ware, cooking essentials and spices. The art work really brightens the place up too. The owner, Greg, was excellent in communicating. Would have really enjoyed the lively views from the two decks, including My Rose, if the weather had permitted (late November so too cold). Lastly, a great location for taking in much of what Midtown Reno offers. One of the nicest rentals we have ever been to. Can't recommend highly enough."

Check-out: By 11:00 AM. All guests and visitors must depart the property by this time.
Payment Details: The charge will appear as “G-4CE North/South Cottages.”
Terms of Agreement
By booking this reservation, you acknowledge and agree to the following:

This is a non-smoking, no-pet property (excluding service animals in compliance with law).
Maximum Occupancy: 2 persons per bed (excluding children under 2). No more than 2 non-registered visitors are allowed per cottage, and they must leave by 9:00 PM.
Parking: Parking passes must be displayed in your vehicle. Unauthorized vehicles after 9:00 PM will be towed.
Check-out: Upon departure, all keys must be returned to the office. Failure to return keys will result in a $75 re-key fee per door. Late check-out incurs a $50/hour fee.
Damages/Incidentals: A thorough inspection will be conducted after your stay. Damages or additional cleaning fees (e.g evidence of smoking or pets) will result in charges to the card on file.
Rates & Fees
Nightly Rate: Rates are subject to a 13% transient lodging tax and a $2 Hotel Association fee.
Incidentals: A charge will apply for any damages, missing items, or unreturned keys.
Smoking/Pet Fees: A $250 fee will be charged if evidence of smoking or pets is found.
Late Check-out Fees: $50/hour for late check-out.
Cleaning Fees: Applied as needed.

Historic Property Courtesy: The Elm Estate is a historic venue. Please be respectful of ongoing private events and stay in designated areas.

Prohibited Items: No open-flame candles, fireworks, BBQ grills, adhesives, or glitter. Decorations must be tied, not affixed with tape or nails.

No Alterations: Do not alter any part of the cottage or rearrange furniture.

Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM.

Plumbing: Only flush toilet paper.

Security Cameras: Security cameras operate around the property.

No Events/Parties: Private events/parties are not allowed inside or outside the cottages.

Smoking Areas: Smoking is only permitted outside the brown exterior gates near your parked vehicle.

Service Animals: Service animals are permitted as per applicable law.

This is a shared house, large spacious upstairs. Office room available to work in. Tenants share the bathroom and kitchen upstairs. There are kitties that live on the property, they might come visit you through the cat door in the office. The yard is an excellent space to retreat to for lunch or dinner in the summer time. Laundry is downstairs and is accessible to guests who stay for 7+ nights. This is a great calming space if you are passing through for business meetings, visiting the university or just spending some time in Reno.

Private room in the heart of everything that is happening in Reno. With a 10 minute walk to Midtown nightlife, shopping, gyms and all that is amazing about Reno, and a 15 minute walk to casinos and downtown Reno, this is Reno’s most popular area to visit. Space is great for business or vacation. There is a small sitting area for meals and/or office work. No sick people (colds, flu, COVID). You’ll be asked to leave unfortunately.

The space
You get a simple, yet effective private bedroom in the back of the house facing the "garden", which depending on the season may or may not be a garden or wood pile!

The room's bed has recently been updated to a brand new full bed with heavy duty goose down mattress topper for added comfort! This new bed makes the room ideal for couples, as the bed is perfect for sleeping two!

My home is filled with eclectic art, antiques, books, plants, and more. The house is a historic 100 year old Reno home that hasn’t been updated in many years.

With your bedroom, you have a bathroom right next door. The sink and toilet are private, but this is the only shower in the house, so I use that shower occasionally. I have a personal bathroom in the back of the house.

Your bed includes three pillows, on a cozy goose down pillow-top full bed, clean sheets and towels. There are wonderful hotel plushy towels provided for your stay as well. I also provide an extension cord, lamp, heater. . The room has its own A/C and heat, and nightstand and sitting area for meals and computer work. Anything else you may need during your stay can surely be provided.

You will have access to your room, bathroom. Due to COVID concerns, main kitchen use is not included in this stay, however your room has the basics, including a mini-fridge and microwave. I am very laid back, but generally prefer to keep to myself. This isn’t a social engagement for me. Laundry use is available for a small fee.

During your stay
Ph.D student and therapist- I am busy and focused! I generally tend to keep to myself, but am more than happy to answer questions on the area, restaurants, things to do, etc. While I am happy to connect when I have the energy, as a therapist, my energy for entertaining is often minimal.

Some quick things to note:

-I am fun, but very introverted Ph.D student, local artist and psychologist, have been involved in the Burning Man arts community for many years, have been a previous Waldorf teacher, and gallery owner. I currently work with our local homeless, addicted, and foster care community as a social worker. My house is full of interesting art and antiques. It's an old mid-century historic Reno home, the upstairs is about 1000 sq. ft. There are three cats that pretty much keep to themselves, but cat lovers will enjoy the home. It does not smell, and we have robot vacuum so dust/hair is minimal.

-This is a pretty small house, i.e., the door to your room is about 7 feet from the door to my own room. Couples wanting to stay for a "romantic weekend" and seeking lots of 'privacy', this probably isn't the place.

-Quiet hours 12p-8am. Folks that stay up all night with the TV blasting, or rise very early (and hang out in the house all morning) is super disruptive in a quiet, somewhat intimate home. If you are coming in late, or have to check out early, this is totally fine, however its expected you will leave or come in quietly and respectfully. Quiet hours also include shower and microwave use. If you are coming in after 12, or leaving before 8, you are expected to quietly attend to your needs and not disturb or wake up the house coming in or leave.

-Single males, please be respectful and have boundaries. Asking me out on dates, cornering me, or asking to "watch a movie with me" can be really unnerving. Just be cool. Don't be a creep.

-Not a drinking, partying locale. Very quiet. I don't care if you do elsewhere, as long as you don't come home drunk and crash through the house or accidentally try and get in my bed.

-Check out is at 10am. Check in can range from 3-6 or later for same day bookings. Booking on day of can be difficult for an early or immediate check in if house isn't ready.

When Moon Rabbit Cafe is in operation, the Amida garden will be used for prep and grilling. Come have dinner and enjoy the community vibe!

100% private space - entrance and patio area in rear of home. Access is through our North Court garden area on the side of our kitchen, where we might cross paths.

Furniture there can also be used by guests; it can be cooler there on hot days.

The antique double bed is included. Additional twin sleeping space via floor air mattress is available - fully made up. A variety of bedding is available if you need more/less warmth.

Even in August heat, Reno normally cools down with a cool 'Washoe Zephyr' breeze in afternoons/ evenings. Cottage has a quick cooling in-room AC unit.

The large light switch near the door always ON, so the walkway / driveway motion lights will always be on for your return after dark.

Heat: verify the thermostat switch is set to 'HEAT'. IF the switch is in the OFF position when you arrive, turn it to ON - it may then take a few extra minutes for the heater to kick on.

To increase heat, click the '+' on the bar to the left of the digital display. Heating is efficient and quick; setting it to 68 degrees should warm it up amazingly, in minutes.

Small electric heaters are available as needed.

All wiring in the Cottage is new. If the electric plug in the bathroom trips (e.g. - from heat producing appliance draws), reset it by pressing the red button on the outlet.

Clorox wipes, Lysol, disinfectant, hand sanitizer and masks are plentifully used during our in-between guest cleaning. They are available for your use and comfort level.

Please place ALL wipes in the wastebasket (they are not truly flushable). Please place ALL feminine products in the small white container.
