We are just 10 minutes south of the LV Strip right off Hwy 15 (walking distance to the M Resort). This is a 5 Bdrm house with 3 Full Bathrms. We frequent the upstairs Master Bdrm. when we're in town (which is usually every 3 weeks). We pride ourselves on maintaining a very clean house, cool in the summer and warm in the winter. Please check out our reviews. This room, like ALL our rooms, is rented BY the MONTH ONLY. (30 day minimum).

The smell of marijuana is unpleasant, please do not book if you are a marijuana smoker. Any residue from smoking or vaping on the property will be subject to a fine or an additional cleaning fee of $450.

The community has strict noise ordinances. Please observe the quiet hours to respect the neighbors, quiet hour rules from 10pm to 7am. We DO NOT allow parties or any unauthorized guests without prior permission of the hosts. If you ignore the local laws, house rules, or violate VRBO policy, we will cancel the remainder of your stay and you will be asked to leave immediately without a refund. Any fines due to violation of local noise ordinances will be the responsibility of the guest.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens or other items will be charged at direct replacement cost plus a fine of up to $200.
Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Each damaged towel will be charged $50, damage linens will be charged $100.Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.
House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, illegal substances or use of the property can result in a fine of up to $1000.00 and / or eviction from the property.

On-site security cameras:
*Cameras are installed at the doorbell and on the top of the garage driveway.
For security reasons, the cameras will continue to record. If there is a discrepancy between the number of guests, the number of pets, etc., we have the right to retrieve the video.

We will also install cameras in the living room and monitor the kitchen. You cannot take other people's items or food without permission.

Spacious, 2-story house with guest room upstairs with an adjoining bathroom, in a quiet safe, well-maintained residential neighborhood. The Strip is 12-15 minutes by car, Harry Reid Airport, 10 minutes , Allegiant Stadium, 10 minutes, Airport Rent-a-Car is 9 minutes, Hoover Dam 42 minutes, Red Rock Canyon 23 minutes all from the house. Conveniently located off Hwy 215.
Note: I require a $5 deposit for the bedroom key if you require the key.

The space
The bedroom is bright and cheery with an adjoining bathroom, soap, shampoo, and a blow dryer. A twin size bed, TV, comfortable area rug. The washer and dryer are located conveniently across the hall.

Guest access
The dining area, kitchen, and half-bath downstairs are available for your use. As well as the front and back yard areas. There is space to park in the driveway and it is safe to park on the street close to the house.
