- "Arthur, owner or co'owner of home was very polite and great to communicate with issues that occured. A new dish washer had to be replaced and a spray person was contacted by him for spraying for ants. Windows were unlocked and some screens were off. We locked windows and put up the screens that were off. The pictures shown in general were ok, but once in house it appeared a lot of significant updating work and improved home updating maintenance needed to be done. None of these issues would of been seen in pictures, only by inside visualization in bathrooms, kitchen and outside doors needed work. Arthur did come over to home towards the end of our stay, so we could point out some electrical ,safety issues, including back sliding door needs to be updated. It is extremely hard to open, a big safety issue.. The front bathroom bottom of tub was significantly damage and covered up by a bath mat. And water erosion of chalking in both bathroom/ shower areas. As explained Arthur was very polite to look at concerning issues. We felt like Arthur was not kept abreast possiblely and or he may need to make more frequent visits to monitor care and maintenance of home. We were there 5 weeks and we had very nice, professional communication with Arthur while he was out of town. If consistent with your intent to repair and update these concerns, we would be very happy to return. Respectfully, Arthur was not aware of the updating needs of the home . Thankyou Dan and Susan"

This house is very beautiful and comfortable; The location is unique because it is close to everything (casinos, restaurants, banks, shopping centers). The neighborhood is very quiet and safe; full of big trees, backyard fully fenced perfect for pets, nice terrace with furniture

2 bedroom room and one bathroom .......house with comfy living room all black leather couches and kitchen very nice dinning room one ... large porch with seating and back yard with amenities such as ping pong fooseball and hottub barbecue grill... my property is a great because its convenient to Hoover dam 30 minutes away also lake mead 20 minutes away and sunsetsation and fiesta casino 7 minutes away.... the Las Vegas strip is 18 minutes away which provides all the popular events and activities that go on in the beautiful city of southern Nevada so all places are very convenient
...uber or lyft are recommended if there is no car.... also water park cowabunga bay is 5 minutes away from property.... There many things to do with family as well.... downtown henderson is a 7 minute drive away from the house...and downtown Las Vegas is less then 20 minutes away from the house ....very inexpensive uber and Lyft rides....

There is free washer and dryer inside the unit and free Wi Fi. This area is very safe close to a gorgeous botanical cactus garden and it's very green in general. I have 2 very well behaved cats Nala and Simba they are trained, clean and super sweet. I except small dogs that don't bark a lot we used to have one and my kitties get along with them well. We have really nice dog park too. If you need a tour around the town I can help out with that as well and take you to places. The check in process is keyless. This allows you to check-in for your stay easily! The lock is a keyless keypad. You will be provided instruction and a key code, after 2:00 PM, on the day of your arrival.

Please remove all food perishable from the refrigerator and cabinets. Please place all dirty towels in the bathroom and run the dishwasher.

Please remove all trash and place tied trash bags in the trash bin outside. Please do not move any of the furniture around. All furniture should be in the exact location upon departure.

Cleaning

A professional cleaning crew comes before your visit to make sure the home is immaculate upon your arrival. We take your health and the safety very seriously and have put in extra processes to ensure our homes are thoroughly disinfected before each visit. Your safety and enjoyment in our home are our #1 priority.

Doors and Windows

Please do not open windows while running the AC/Heating. Be sure to close and lock all windows and doors, when you leave the home.

No Smoking & No Candles

There is a strict NO smoking policy. There is no smoking of any kind inside or outside the property. There is a $1,000 additional charge if smoking is detected.

Please NO burning of incents or candles.

Trash

The trash and recycles bins are located inside the gates on the east side of the home. Please tie up all trash and place all trash bags in outside trash bins. The trash is picked up on Saturday mornings. Please roll out both trash and recycle bins on Friday night for Saturday pick up. Please bring back in should your stay be over the weekend.

Max Number of Guests

Please note the maximum number of guests in/at our home is six (6). We cannot allow any overnight guests inside or out that go over that number. We greatly appreciate your cooperation. Please note that our home has only one (1) full bathroom. That is why we limit the number of guest to six (6).

Noise Ordinance*City of Henderson*Fines

Please note that the city of Henderson has an Extremely Strict, Noise Ordinance. This ordinance states that ALL guest must adhere to the quiet hours published in the ordinance. Quite hours are between the hours of 10pm-7am on weekdays and 10pm-10am on weekends and holidays. All backyard lights must be off during quiet time. We ask our guests to respect the surrounding neighbors and keep their noise level to a reasonable amount during these hours.

In addition, if ANY guests violate any rules and laws imposed by the city of Henderson that results in any fines or citations, the guest(s) will be 100% responsible for ALL of the costs and fines.

Noise Monitoring System

The city of Henderson also requires that we keep and maintain a noise frequency monitoring system. This device is installed both inside the home and outside the home. It will alert us if the noise level reaches a certain decimal. These devices DO NOT record audio.

Alarm/Cameras

Please note, for the safety of our guests and property, there is active security cameras on outside corners of house at front, back & side yards, and a Ring doorbell at the front door. These operate 24 hours a day.

Parties & Gathers

The City of Henderson DOES NOT ALLOW PARTIES OF ANY KIND. If it is brought to our attention that you are having a party, your reservation will be canceled immediately, and you will be removed from the property. Any added fees or charges expended to administer your removal (i.e. hiring an armed security company to remove the guest from the property) shall be the full responsibility of the guest. In addition to those costs a violation of this covenant can/will result in fines of up to $2,500 and loss of booking with no refund.

No Pets

No pets allowed. Violation of this can result in fines of up to $500 and loss of booking. If you have a FEDERALLY REGISTERED service animal, please contact us prior to booking.

Locked Closet

The closet located in the downstairs hallway is to remained locked at all times. Please do not tamper with the lock.
