Flexibility Regarding the 11am Check-Out Time
* While I request that you be packed up so I can start laundry and cleaning at 11am, you can generally leave your bags behind while I'm cleaning the house and come back to pick them up before 4pm. There might additional flexibility if needed, so please ask.

There is a Trader Joe's supermarket within a 12 minute walk.

A HISTORIC RESIDENCE

Our home is the 3rd floor of a building constructed in 1907, shortly after the San Francisco earthquake and fires of 1906. The layout, decorative redwood trim, bathroom, and windows give you a glimpse into this historic moment in time.

Room 1: This room has two large windows from which you can see Coit Tower and the Washington Square steeples. It has an L-shaped couch that converts to a very comfortable queen bed with a thick foam topper or can be kept as a couch and used as a living room. This room also includes a dresser with a secretary desk, 2 mid-century club chairs, and artwork made by us, the homeowners. This room gets lots of sunshine, fresh air, and you can enjoy some of the neighborhood sounds like parrots, church bells, and sidewalk musicians.

Room 2: This room has a queen bed with an antique bed frame powder coated red orange like the Golden Gate Bridge. Enjoy the Alexander Signature Hybrid mattress by Nest Bedding (perfect blend of pocket coils and memory foam). This room has 2 lamps, two mirrored bedside tables, and a matching dresser. There is a TV with Netflix and internet capability and the bedroom is lined with restored original redwood trim and artwork. There is a large window that faces the lightwell between our building and our neighbors, so it's fairly quiet while still allowing for some sunshine and fresh air. This room is next to the kitchen and closest to the bathroom.

Room 3: This room is between Room 1 and Room 2. It has a queen mattress and redwood headboard made by another SF artist. It has a dresser with a sectary desk and chair. The window opens to the hallway and lets in sunshine from the skylight above the stairwell. Thus this room gets natural light but is the quietest in the house, perfect for light sleepers who crave a silence for a great night's rest.

Room 4: This room also has a window with a view of Coit Tower and the Washington Square Park church steeples. My partner Aaron and I custom made the furniture. The design is rolling hills and sun rays above the mattress and sedimentary layers with inlaid gems below. The cabinets include a standing desk, vanity mirror, 3 general shelves, and a drop zone for glasses, wallet, and such. The raised bed has built in dresser drawers, a seated desk, and a sturdy ladder. There is a Full-sized Purple mattress with a large flat screen TV.

At the end of the hall is a sun-filled kitchen and dining area. The kitchen has a gas range and oven, fridge, and various kitchen tools to make home-cooked meals. The bright dining area is a wonderful place to enjoy some coffee and breakfast before heading out for the day. Feel free to just use the dining table as a desk/work space.

Whether you check out the abundance of markets within a couple of blocks, explore the authentic stores of Chinatown, gather cheeses and meats from Molinari Delicatessen on Columbus, grab some ingredients from the Farmer's Market, or choose to walk to Trader Joe's - you are surrounded by delicious ingredients! Or take advantage of the litany of restaurants, cafes and bars in all directions!

As mentioned above, this building is from the early 1900's and has some unique features that have been added over the last 100 years. Walk through the kitchen to a small room with windows to the ceiling. This converted porch was probably once used for drying clothes and now has a bathroom sink. Through another door is the bathroom with a toilet and shower/bath that was built some years after the 1907 parts of the building. This may not be your usual bathroom experience, but you are visiting San Francisco after all and will get a glimpse of the historic nature of SF homes.

The bathroom includes a make-up mirror, blow dryer with a diffuser, cotton balls, q-tips, shampoo, conditioner, body wash, ear plugs and a few feminine products in case of emergency.

The house doesn't include a clothes washer and dryer, but there's a laundromat a half block away and laundry supplies are provided.

Abundant Parking Options:
There is free street parking in the neighborhood. Most of it has a 2 hour limit between 8am Monday - 9pm Saturday. So, you can park for free in a spot from 7pm in the evening to 10am in the morning before you have to move. Since the time limit doesn't apply on Sunday, you can leave it from 7pm Saturday night to 10am Monday morning for free.

There are also parking meters in the streets immediately around the house. They are enforced Monday to Saturday 9am to 6pm. So you can park for free from 6pm to 9am and all day on Sunday. After that, it's around $2.25 per hour which you can pay at the meter with change or a credit card, or from your smartphone with an app called PayByPhone. You can even pay in advance for the first 2 hours of parking in the morning the night before by using the app.

With any street parking or meter parking, *please* be sure to read the *signs* and the *parking meter* itself for any limitations such as street cleaning hours.

There is a parking lot right in front of the house. It costs $20 for each 12 hours. If you use the car during the day then you could just pay $20 for the night. Or you can park in the lot during the day and park on the street for free at night if you want to.

You can also park in a number of nearby parking garages. There are 2 parking garages a half block away on Vallejo. The Vallejo Garage charges $3-4 per hour. The North Beach Garage charges $4-5 per hour. They both charge $36 for 24 hours. So you could park in the garage during the day then park on the street for free and save $16-$18. They are open 24 hours a day.

The Powell Street Parking garage is usually $12 for a weekday from morning to about 6pm. The price goes up in evenings and weekends, however as stated earlier you can park for free in the evenings on the street. They close between 10pm and 2am depending on the day. So you could switch off between the garage during the day and street at night and save money if you wanted to.

The bright dining area is a wonderful place to enjoy drinks or meals. I custom made the dining table and other furniture. There is seating for 8. Feel free to just use the dining table as a desk/work space.

My house shares one vanity/sink room and one bathroom (with toilet and shower). Walk through the kitchen to the sink room which, has a sink, vanity area, various supplies, and windows to the ceiling, various supplies. Through another door is the bathroom with a toilet and shower/bath. Having these two separate spaces makes it possible for one person to be using the toilet or shower in the bathroom while another person may brush their teeth in the sink room.

There are also parking meters in the streets immediately around the house. They are enforced Monday to Saturday 9am to 6pm. So you can park for free from 6pm to 9am and all day on Sunday. After that, it's around $2.25 per hour which you can pay at the meter with change or a credit card, or from your smartphone with an app called PayByPhone. You can even pay in advance for the first 2 hours of parking in the morning the night before by using the app.

With any street parking or meter parking, *please* be sure to read the *signs* and the *parking meter* itself for any limitations such as street cleaning hours.

There is a parking lot right in front of the house. It costs $15 for each 12 hours. If you use the car during the day then you could just pay $15 for the night. Or you can park in the lot during the day for $15 and park on the street for free at night if you want to.

You can also park in a number of nearby parking garages. There are 2 parking garages a half block away on Vallejo. The Vallejo Garage charges $3-4 per hour. The North Beach Garage charges $4-5 per hour. They have an "Early Bird Special" where Monday through Friday, if you enter between 4:30am to 9am then exit before 10pm, the Vallejo Garage charges $18 and the North Beach Garage charges $20. They both charge $36 for 24 hours. So you could park in the garage during the day then park on the street for free and save $16-$18. They are open 24 hours a day.

This is abnormally large 1 bedroom flat on 2nd Floor, lower Russian Hill on the Marina side, just a few blocks from Fisherman's Wharf that I lease while traveling. Huge bedroom w/ big Bay windows, queen size bed and ample closet, luggage space. There is room for one or two on an air mattress. The bathroom is split-style, good size kitchen w/ gas stove if you wish to cook. Breville espresso machine, large eat in dining room/office combo connected to living room (very open and airy).

Apt is three blocks from coffee shops, bars, restaurants, shopping on Polk St, walking distance to Union St boutiques, Chestnut St shopping, close to several bus lines incl the 45 that goes over the hill to North Beach (you can also walk here in a few min), through China Town, straight to Union Sq. Close to Van Ness #49 bus that goes straight to the Mission District. Five minute walk to Fisherman's Wharf. Ten minutes walk to amazing views of the Golden Gate Bridge. One blk away is the famous "Crooked St" of Lombard. Walk to top of hill (2 blocks) and you are there!

There is free parking in the residential areas of North Beach, but only for a maximum of 2 hours between 8 AM and 9 PM Monday through Saturday; overnight parking is not restricted, and there are no restrictions between 9PM on Saturday and 8AM on Monday. This is a charming and bohemian San Francisco flat centrally located on Russian Hill. The flat is the upper of two units in an historic cottage on Macondray Lane, a lovely lane which runs between Taylor and Jones streets. The Lane is vibrant green with abundant gardens and a brick and cobblestone walkway. Note: The Lane is walking only; no cars.

The flat has a tower bedroom and a small den/bedroom along with a breakfast room and dining room. It has one bathroom with a tub and shower.

The space
One feels in the country rather than the city and the noise of the streets and city sounds are muffled in this sequestered lane. The house was built in 1850 and has a warm charm and lovely furniture and decor.

The living room and the tower bedroom have spectacular views of the San Francisco Bay and Alcatraz Island. (There isn't a bathroom connected to the master bedroom.) Just off the tower bedroom is a roof deck with wrought iron table and chairs and a gas grill for entertaining. This deck includes views of the Bay Bridge, Alcatraz and Coit Tower. The 4th of July fireworks can be enjoyed from here. The second room is a small den with a daybed/trundle that sleeps one comfortably, two in a pinch. This room also has a separate TV/DVD. (No closet.)

The living room has historic warm mahogany paneling, views, and a table for eating or working. The separate dining room (which can be used as a workspace) seats 8 - 10 and is equipped for entertaining, including cloth tablecloth and napkins. The kitchen, which has a Wolff stove and is fully furnished for your convenience, is adjacent to a sunny breakfast room which looks out on Taylor Street. The bathroom has a shower as well as a separate tub.

This unit contains lovely and sometimes rustic decor, art and books. It is by no means an impersonal condo.

Please note that this unit is for best for active adults. To access the unit, guests must walk down Macondray Lane, which is lovely, but the lane itself comprised of a combination of bricks and uneven cobblestones. Once at the cottage, there are two flights of steps to get to the main floor, and another up to the tower bedroom. However, once guests arrive at the flat they can admire the view which this access affords.

MACONDRAY LANE (Information from the Russian Hill Neighbors website):

'Sandwiched between Green and Union Streets and between Taylor and Leavenworth Streets, Macondray Lane is a secret find. The block between Jones and Taylor is most significant. Macondray Lane has long captured the hearts of San Franciscans and visitors for its woodsy enclave with charming cottages, interesting new buildings, and most special of all, gardens on the south side of the public path. As you traverse the lane you will find many different garden areas, yet they all seem to fit together. This was an early enclave for artists and writers including California Poet Laureate Ina Coolbrith and, for many years, some of the city's leading newspapermen. The informal landscaped gardens began early in the twentieth century.

In the late 1970s, Macondray Lane was memorialized as 'Barbary Lane' in Armistead Maupin's Tales of the City.

15-17 Macondray Lane, 'Giuseppe Cadenasso Flats,' Architect unknown, c.1872-1892 depending on the historic resource. This is the sole Macondray Lane survivor of the 1906 fire—a very simple rectangular plan building with baroque garlands of plaster draped across each of its two front doors. One source suggests that this building was pre-built and shipped around the 'Horn.' Its second owner, Cadenasso (resident from 1908-1918) was a major California landscape painter and taught in the art department at Mills College in Oakland.'

ABOUT THE HOUSE

Guest premises consist of the ground floor of two story Edwardian house in a little one-block long alley in North Beach built in the early 1900's.

We share a common front door. I live upstairs and guests have exclusive use of the ground floor living area that includes your own bathroom, living room etc (please see below regarding privacy). The house is an easy 10 minutes walk to many famous San Francisco landmarks - Coit Tower, Little Italy, Washington Square Park, Fisherman's Wharf, Chinatown, Lombard Street, Ghiradelli Square etc. With a Walk Score of 98 and a Transit Score of 92 out of 100, this puts my place in the "Walker's Paradise" (average Walk Score in SF is 86) and "Rider's Paradise" category on the WalkScore website. That website also ranks my place as a "Lower Crime Area." Also, there are many Legacy Historic Small Businesses within a 15 to 20 minute walk from my place. Cable car stop merely yards away from front door, and the historic F line street cars stop is only 10 minutes walk away at Fisherman's Wharf. The street cars will take you along the Embarcadero to the Ferry Building, along Market Street all the way out to the Castro area. There are plenty of bike rental shops just around the corner and lots of great restaurants, bars and cafes (including a stand-up comedy venue) a short walk from the house.

YOUR OWN SPACE

We share a front door, but unlike most other listings, other than your own bedroom, you also have your own bathroom, living room and use of a fully equipped kitchen. Like many bathrooms in older homes, the one provided is on the smaller side, but you have exclusive use of it. I live independently upstairs.

PLEASE NOTE: the Guest's ground floor area is reached through a corridor next to the stairs leading upstairs to the area where I reside. While this provides a high degree of privacy, it does not guarantee total privacy provided by a door separating the two floors. Your queen bed is extra comfy with a luxurious mattress and cotton sheets. I also provide pure cotton towels for the bathroom and a hair dryer.

TRANSPORTATION FROM SFO

If you don't have too much luggage, I recommend taking the BART train (which leaves directly from SFO Airport) to the Embarcadero Station in the City. The Hyatt Hotel is right beside the Embarcadero Station and from there, you can catch a taxi or Uber to 31 Jansen (about a 10 minute ride). Alternatively, you can take the 30 Stockton bus on Kearny St. about a half block from the Montgomery Station ($3.00 bus fare, you'll need exact change or download the Clipper app to your smartphone. It can be used on all public transport).

I can also recommend reaching my place from SFO by Uber or Lyft. In normal traffic, it takes about 30 minutes from SFO to my place by car. Fares vary according to demand and time of day, so I recommend checking the fare on your app while you are waiting for your luggage. Uber and Lyft often display substantially different fares, so check out both apps.

I don't recommend taking a shuttle van. In my experience, the van goes first to all the City hotels, then the Fisherman's Wharf hotels before taking passengers to residential addresses. The experience can be frustratingly long and tedious. Not fun, especially after a long flight. The cost savings of a shuttle as compared to an Uber or Lyft is also not substantial, especially if there are two people in your group.

The taxi fare from SFO is around $55 to $75 each way depending on traffic. A town car limousine service is around $100 each way.

PARKING

If you are coming in your own car, there is 2 hour street parking (between 8:00 am and 6:00 pm) on my street and in the neighborhood as well as metered parking near shops. Availability of street parking is not too bad for San Francisco especially during the week and during business hours, but can be a little challenging on the weekend and during evenings. There are secure garages close by. The nearest is at the corner of Filbert and Columbus (721 Filbert), about a block and a half away. 24 hour rate is $30, but they have an early bird deal (in by 11 am out by 7 pm) for $13.

Like many homes over a century old, my home does not have locks on the internal doors. I've never had any security problems and I'm very respectful of the privacy of my guests. But, consistent with the common practice among all accommodation providers (like hotels), the accommodation provider needs to have access to all rooms even those with individual locks, in cases of emergency.

CHECK IN AND CHECK OUT TIMES

Check out is at noon and Check in is at or after 2:00 pm.

Check In: I make a point of greeting all my guests when they check in, and I'm a late sleeper, so a late check in is not a problem. Please let me know in advance what time you expect to arrive and if your travel plans are delayed or change.

Check out: If you need a late check out, here's my policy: if I don't have a guest checking in the day you check out, then you're welcome to a late check out. Otherwise, you are welcome to leave your bags in the hall by noon, and return any time later in the day to retrieve your bags. If you need a late check out, please let me know.

Other things to note
Alcatraz tours are very popular. The ferries and tours leave from Pier 33, an easy 15 minute walk away. However, it is advisable to purchase tickets online well in advance.

Please call or text if you are confused as to where your Unit is rather than disturbing the neighbors. One of the charms of this studio apartment is that it’s tucked away and quiet. It is a typical San Francisco walk-up, where neighbors and other homes are very close by and easily disturbed. So please be respectful of the neighbors. The cable car line, going to Fishermans Wharf and Union Square is 1/2 block away, Buses going all directions are 2 1/2 blocks away.

The space
This sunny and spacious 2 bedroom plus parlor/study room, 1+1 bath/ bathroom home is located in the heart of North Beach and borders with Russian Hill. It easily houses 4 people. It is a great option for families traveling with older children. Sorry, we can not accommodate pets.
It features the following;

* Perfect location - Short walk distance to all the favorite SF places to visit but in a quiet residential part of the neighborhood. Note that as we are located in the heart of SF known for it's hilly neighborhoods - our home is one block up a hill and once inside we have 36 stairs. Well worth it for the stunning views.

* Large homey eat-in-kitchen with an over sized dining table and extensive Bay views.

* Hardwood floors and Edwardian wall moldings throughout. Area rugs from around the world.

* Two tastefully furnished bedrooms with brand new quality mattresses and linens. Master bedroom has an Organic Queen size plush mattress, available bedside drawer dressers and hanging space for your clothes and personal belongings.

* The second bedroom has a bunk bed + trundle bed, 3 separate sleeping spaces in all. The large room has plenty of space, walk in closet and drawers, morning sun light and a scenic view (and muted sounds) of the Cable cars.

* We use the third room "parlor" as our work room and reading room. It has a comfortable couch and original fireplace for decor (not for use)

* The 2nd bedroom and parlor/reading room get gentle morning sun and boast views of the city: The Financial district, the Transamerica building, and the Bay Bridge with its magical art installation of trickling lights.

* A fully renovated bathroom with heated tile floor, extra wide sink, deep soaking tub and shower. Toilet room (aka WC) is separate and has its own hand wash sink.

* In the living room: Concealed big screen TV , Apple TV or your own Netflix on Demand movies. WiFi avail throughout the apartment.
Breathtaking views: Alcatraz Island, Angel Island, from the North Bay's Mount Tam all the way to the East Bay. Watch the ships, ferries and boats go by. Colorful sun sets.

* View room with picture windows and views of the entire Bay and North Beach's St. Peter and Paul church and Coit Tower. This room also houses our washer/dryer.

Live in the tourist area and feel like a local : )

Guests have exclusive access to full use of Apartment, including new washer dryer.
Not included:
The garden downstairs at the first floor is off limits.
The fire escape emergency ladder that leads onto the roof top is off limits unless there is an emergency.
Please do not use or linger on the back stairs that lead down to the yard. Please understand that using the back stairs is noisy and also infringes on the privacy of my neighbors.

Other things to note
Please note that the apartment is on a hill and up an internal stairway. It's a flight of 36 stairs, totally worth it for the gorgeous views!

Sorry - the apartment is not a good choice for families with children younger than 6 years old. Please do not reserve if you have babies, toddlers etc' under the age of 6 years as the house is not suitable for those ages.

For first time visitors to San Francisco - please note that summer is cold in SF! That can explain why folks don't have A/C in the city.
We have some sunny days and most days are very pleasant but the weather is mostly not warm. Make sure to check the temperatures for the days of your travel and prepare to bring layers to peel off and cover up and the ocean breeze turns into chilly winds by evening.

Fabulous 2-bedroom apartment with large living room and full kitchen with the same price as a motel - at the best location in the beautiful city of San Francisco!

The space
2 brdroom condo ( in Suites at Fisherman's Wharf with living room, dining area and full kitchen. Best location in SF near the Pier 39, Hyde Street Pier and Cable car starting station (Hyde-Powell). Located right next to the #1 ranked Fairmont Heritage Place (by Trip Advisor), Ghirardelli Square with only a fraction of the cost!

Come in for a ferry trip to Alcatraz & Angel Island, attend a SF Giants game, skate at the Union Square rink, walk the golden gate bridge, bike the golden gate park, visit the fabulous museums and/or go see MTT & the San Francisco Symphony. Don't forget the SF Opera and Ballet.

SF is the most beautiful city where there are so much to do. Public transit is convenient at this place with bus 30 to Union Square and Vintage street car F to all piers and Market Street.

Don't stay at anywhere else when you plan to visit SF.

My top floor apartment is set in a historical building located in the heart of Russian Hill! Our nice residential community is famously known for crooked Lombard Street from the window you get a view of Golden Gate Bridge and Marin County (fog permitting!). It's centrally located with easy access to not only to main streets with plenty of restaurants and bars, but also to plenty of public transportation to take you directly to Fisherman’s Wharf, Chinatown, North Beach, and around Russian Hill!

The space
Features:
Full Kitchen with all the fun appliances you might need! Including: microwave, full refrigerator and freezer, Coffee press and a French press for either of your coffee preferences (I’ll even have the coffee provided!), toaster, food processor (if we are missing something you might like, just message us and we will see if we can provide it!)
One big bedroom - with a extra comfy queen bed and multiple pillow types. There are also full closets both in the bedroom as well as in the hallway each with hangers (not to mention the armoire in the hallway with even more hangers and an extra duvet for the air mattress). The Living Room area has a big comfy sofa, a Flat screen TV with AppleTV and space for extra guests! The bathroom features a classic clawfoot tub with fluffy towels and wash cloths, shampoo, conditioner, body wash, and a hairdryer all provided!

Additional towels, linens, iron & ironing board, and other necessities available in unit.

*My home is on the third floor of a walk up building

*I have an adorable dog that spends time in the apartment with me from time to time and am open to host guests with small well-trained dogs :)

*It's my home and I have a few personal things in the apartment in the armoire and drawers.

I'd love for it to feel like your home away from home at all times! Guests will be given the location and code to the lockbox three days before they are due to arrive. To ensure a smooth arrival :)

For long-term guests, I require a cleaning every 30 days. This is to ensure the upkeep of my apartment and to make sure you always have a clean and comfortable stay. My cleaners are familiar with the apartment and will replace your sheets, towels, and re-stock toiletries. Once you settle in, I will reach out to coordinate the cleaning with you, and then send you an additional cleaning fee via Airbnb.
