Hot Tub Usage Policies
- Please keep noise levels to a minimum as we have neighbors surrounding.
- Do not sit, lay, sunbathe, etc. on the hot tub cover.
- No glass in or around hot tub
- Do not shut off or unplug hot tub (unless it is an emergency)
- Shower before use
- Absolutely no candles are allowed on or in the hot tub.
- Absolutely no shoes are to be worn in the hot tub.
- Maximum safe water temperature should be established by a medical practitioner, not to exceed 104 degrees Fahrenheit.
- The hot tub shall be covered and latched when not in use, especially if there are any children in the vicinity. Hot tub covers are easily damaged. Guest is to inspect the hot tub cover for any damage upon arrival and advise Manager of damage.
- Do not add anything to the water including foaming bubbles, chemicals, soaps, urine, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
- Minors under the age of 18 shall not utilize the hot tub unsupervised. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub.
- Persons with skin, ear or other body infections should not enter the hot tub because of the possibility of spreading the infection.
- Alcoholic beverages or drugs should not be consumed while using the hot tub. BE AWARE that the use of alcoholic beverages or drugs before or during hot tub use may lead to unconsciousness with the possibility of drowning, heart attack, or injury due to passing out or falling.
- Water is an excellent conductor of electricity. Electrical shock or electrocution can occur in a hot tub if live electrical current (including current from a telephone) comes into contact with the water. Stay out during lightning or rainstorms because of the possibility of electrocution.
- Surrounding areas may be slippery and dangerous when wet.
Persons who have high blood pressure, skin sensitivities, or who might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub.
- Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is

- "I was searching for a fun house to celebrate me and some of my friends bdays! we come across this property and are amazed because it the houses unique decor and colorful artistic environment. Was a dream come true for the best night! A lot of propertys are unavalible when you mention ifs for a “party” or even the mention of a “birthday”, it really seemed like this was my perfect booking and I found someplace safe and secure. The day of while I'm planning I received a message about delayed check in, and that was fine by me cause I was already stressed enough and more time Seemed like a blessing. Host said it was because the house cleaning service was only available at that specific check out time. Check in was 1o clock and we actually arive for setup at 7:30. I had friends arriving at 8:30. Now this is were a little of my concerns were set in place, nothing can't be worked on for future visiters. Oppon arrival we expected a stand alone house. It's a duplex where the host lives in the other side of the duplex. Also when we arrived the host was still setting up and cleaning the property. 7 hours after our actual check in time. let us know there won't be a mini golf setup, there was also no airhocky table. there was no pillows and towels so host said he would bring some over. texted me saying he can bring some. brought used towels, still damp. And pillows off his own bed. Just seems like nothing was actually deep cleaned Unfortunately. Trash piles on the property aswell."

Pets: please pick up after your pet anytime it goes in the backyard. This is a shared space. Failure to do so will result in a $50 clean up charge

Parking: there is unlimited street parking available. Please park on the street (not driveway) but do not block the mailbox.

Always lock the gate door when you leave. When locking the back house door, pull up on the doorknob to get the deadbolt to catch.

Checkout by 10 AM. Late checkout fee of $100 if you stay past 11am, and an additional $20 per hour. Plate checkout must be requested and approved by host in advance.

In terms of the location, you'll find that we're only 10 miles south of downtown. Hop in your car or grab an Uber and be downtown in no time. If you're looking for a fun bar or even a bar hopping experience closer to the house, Menchaca Road is filled with outdoor bars such as Armadillo Den, Moontower Saloon, and South Austin Beer Garden. These fun, local Austin spots, have lots to offer ranging from sand volleyball, food trucks, and fire pits. Grab your group, and check out these nearby joints less than 5 minutes away.
