- "Very accommodating place to stay." - "This was a wonderful property on all levels - and no pun intended as this property is a 3-level unit. The location is great, and although we had a car, we walked everywhere. Once you confirm your booking you receive a very detailed "guide" for the unit - which includes all the information you might need during your stay. The house was very comfortable with 2 bedrooms, 2.5 baths and a very well accommodated kitchen. The check in was super simple with a keypad entry, which also made it so easy to come and go during our stay with no worry about "who had the key". Garage parking was included, and your driving skills must be on point to get in / out of the garage unscathed, which we did no problem, but be prepared for a few "k-turn's" . There is also street parking, but we didn't use the parking permits as we only had the 1 car. The neighborhood was quiet and welcoming, and we saw a lot of dogs walking with their owners, which always made us smile. We would stay here again and would definitely recommend this to anyone looking for a great place in Seattle."

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.

Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.

As this is a basement unit in an older 1911 home, the ceilings are lower at 6'4" height with lower points at the entrance steps, room and bathroom door frames at 6'1"; and kitchen and hallway entrance frames at 5'9". Some spots upstairs creak and you may hear some footsteps. Thank you for understanding.
5. You may hear the sump pump run for a bit on a rainy day.

- "We loved that this house was really close to all the places we wanted to visit. Everything was a short Lyft ride away which really helped us save on parking fees. The house was ultra clean and the balcony was a nice place to unwind after a long day of sightseeing. Be sure to make use of it. An added bonus is that the property has A/C and heating units in all of the rooms. There was plenty of toiletries and toilet paper provided. The host was amazing and provided effective communication which we really appreciated. They checked up on us to make sure we were happy during our visit and were available to answer any questions we may have had. Please reach out before booking to discuss your furry friend. Unfortunately, we cannot accommodate cats due to allergies. Other pets may not be suitable, but do inquire about your specific situation. An additional cleaning fee applies for guests with pets to ensure the suite remains pristine for all visitors.

Unique Home Features: Our cherished home is a beautifully remodeled older house with lots of character, including a few points where there are some lower ceiling beams. Guests taller than 6' might find a few spots where it's necessary to duck slightly, but this rarely poses a problem. We believe these unique features contribute to the charm and coziness of your stay.

Security for Peace of Mind: Your safety and security are paramount to us. We've installed cameras on the property's exterior, including: one focused on the entrance used by our guests, one on the gate, and one on the outdoor trash bins by the garage.
Please be advised that this is an ADU attached to a house. The other side of the property also has security cameras on the gate, patio, and entrance. You are not granted access to this part of the property. Should you enter, you will be on security footage. All cameras are on and recording activity.

- "Whilst Traveling to yonder great pond I stumbled upon this wonderful Hobbit Hole. The beds were clean and inviting, the kitchen was well furnished and allowed for many a second breakfasts. Much to my surprise the whole place looked almost new! Now be warned traveler, this Hole is only suited for Hobbits, you tall folks over 6 foot best beware, as the ceilings are such that you great long legs will bash your soft heads on them. With its private entrance for party business only you are sure to have a quiet and relaxing stay. Toodaloo travelers! And may the wind always blow your poots away."

Capitol Hill is Seattle’s most prominent nightlife and entertainment district and the center of the city’s LGBTQ+ community! Considered the most hip and trendy of the Seattle’s young culture, this district is centrally located with easy access to the whole city. Check out the “all are welcome” attitude at some of Pike and Pine St’s classic bars that make our beloved city so wonderful. Bop in the other direction to the infamous Broadway Ave and see what all of the fuss is about.

This location is very central and safe. Close to the bus lines of Madison Avenue. Walkable to grocery stores (800 ft), restaurants, bars, and all that seattle has to offer.

Link Light Rail

The closets light rail location to the home is the Capitol Hill Station. It’s located about .9 miles away, or a 5 minute drive. The light rail offers easy access to downtown’s Pike Place Market, boardwalks, Ferris wheel and more. You can also take the light rail directly to the stadium at UW or downtown.

Whenever I have enough time, I always take the light rail to the airport because it costs $3 vs $35-$65 Uber or Lyft. Keep in mind, it will take you about 5 minutes to the station from the home in a car and another 40 mins to get from the station to the airport. It will help you avoid heavy traffic if that may be an issue too.

Street parking is available and is usually pretty ample.

The home comes with one designated parking spot within the compact garage. The garage is 200"(l) x 94"(w). For size reference, it fits a Subaru forester but is VERY snug.

Please be aware of the the parking size limitations!

The garage will not fit a 4runner or anything that size/larger. Please look up your car measurements or plan on not using the garage prior to arrival. Your car must fully fit inside the garage with the door closed for you to use it. If you have a large car or truck, parking is not provided and you will have to find free street parking which can be difficult in this busy area.

Street parking can be found near the home for free but some areas are 2 hr parking.

Please note, there are several stairs in the home separating each level. There are about 10 steps per level.

The peloton doesn’t have shoes or cages so you’ll need to bring your own shoes to use the bike. We also don’t have a peloton account so you’ll need to log into your own account to use it.

The home is quiet despite being one block away from a stripe of bars and resturants.

This one level home is situated on a hill, so you'll need to use a few steps to enter the home (as photoed). You'll enter the home into a breezeway which then flows into the dining room. From the dining room you'll walk through the living room then back to the kitchen. The two bedrooms (one featuring a king bed and the other a queen bed) are located off of the kitchen and the living room. The one full bathroom and in-unit washer dryer is also located just off the kitchen.

You will have access to the entire home. Free in-unit washer and dryer will also be accessible for guests.

Capitol Hill is Seattle’s most prominent nightlife and entertainment district and the center of the city’s LGBTQ+ community! Considered the most hip and trendy of the Seattle’s young culture, this district is centrally located with easy access to the whole city. Check out the “all are welcome” attitude at some of Pike and Pine St’s classic bars that make our beloved city so wonderful. Bop in the other direction to the infamous Broadway Ave and see what all of the fuss is about.

This location is very central and safe. Close to the bus lines, grocery stores, restaurants, bars, and all that Seattle has to offer.

The closets light rail location to the home is the Capitol Hill Station. It’s located about .8 miles away, or a 6 minute drive. The light rail offers easy access to downtown’s Pike Place Market, boardwalks, Ferris wheel and more. You can also take the light rail directly to the stadium at UW or downtown.

Whenever I have enough time, I always take the light rail to the airport because it costs $3 vs $35-$65 Uber or Lyft. Keep in mind, it will take you about 6 minutes to the station from the home in a car and another 40 mins to get from the station to the airport. It will help you avoid heavy traffic if that may be an issue too.

We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.

3.【NO SMOKING】
If any signs of smoking are detected, the guests agree to pay a $300 violation fee.

4.【NO ANIMAL】
Unfortunately this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON'T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.

5. 【NO SHOES】
We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.

6.【Self Catering】
This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.

7.【Early check-in】
We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.

8.【NO late check-out】
Unfortunately we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.

9.【Dispose trash in the right bins】
Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.

The space
Our townhouse is a new, modern home with beautiful city views. We've aspired to create a quiet, cozy, and modern atmosphere in a very central neighborhood. You'll find the entire home makes for a great city getaway, with the living room on the 2nd floor, two guest bedrooms on the 3rd floor, and the master bedroom on the 4th floor. All living spaces are therefore above street level and are hidden by the trees despite being a stone's throw from Capitol Hill and downtown. You'll also have convenient access to the townhome's washer and dryer on the second floor living room.

Guest access
As our guests you can access all parts of our townhome except for the garage and the master bedroom walk-in closet (which is used as storage by the cleaners).

Please note that the rooftop is currently not accessible. We’re planning to perform some maintenance and updates before reopening it for guest use. We apologize for the inconvenience and appreciate your understanding!

Other things to note
* Our town home gets a lot of natural light as a corner unit, which is great! That does mean that in the summer it gets quite warm, however, so we provide window AC units as well as fans (most Seattle homes do not have built-in AC)

* We are under a flight path and we do have planes flying above the house on their way to Seatac

*There is one exterior security camera at the front door. It faces only the entryway and is in place for guest and property safety. There are no cameras located inside the home.

A 10 minute bus ride will take you downtown (on the 3 or the 4); or a 5 minute walk to Swedish Hospital. Off-street parking is available at no additional charge. We also have a level 2 (40amp) car charging available, for an extra fee, and must be prearranged.

The space
Downstairs is a full-size kitchen, complete with all the necessary accouterments to make you feel at home; the living room boasts a fold-out queen size bed and a 43" television. The spiral staircase will lead you to an open bedroom and the bathroom. The queen bed is a high quality memory foam mattress. Hosts live on the property and can assist with any questions or concerns.

Ideal space for up to a family of three or four, so long as kids are okay with sharing a bed. Shared bathroom upstairs.

Relax in your own zen private space right in the city. This home is well located with easy access to attractions, restaurants, groceries, gyms, and parks. It's very walkable and a safe area. There are birds and bunnies, and nice neighbors. This is the original Seattle! Meanwhile, you're just a couple blocks away from popular restaurants, public transportation, etc.
Very close to Cap Hill, Seattle U, within walking distance of the International District and Downtown. You will love this location!

The space
Your room is equipped with an extremely comfortable double bed, small desk, and hideaway TV. The common areas in the house are also equipped with a couch, television, dining table, fully equipped kitchen. Outside there's a gorgeous fenced patio. In front of the house is a beautiful garden.

Garden guest suite in centrally located townhome, perfect for your Seattle stay, whether for work or play. Walk to Seattle's best restaurants and bars in Capitol Hill and city attractions downtown, and return to your own peaceful private patio. The space
The guest suite is on the ground floor in the back of a craftsman townhome entered through a separate front gate and separate entry (see photos). While it just includes access to the bedroom and bathroom, you do have access to a private patio outside your room with outdoor seating. I live on the floors above the guest suite and try to keep noise to a minimum, but there's an air purifier that doubles as a white noise machine just in case.

Private room available in spacious, light-filled 1903 Craftsman House. The house is located on the Capitol Hill/Central District/First Hill border, making it an easy walk or bus ride to all that downtown and Capitol Hill have to offer. It is also just two blocks from Seattle University and within walking distance of many bus stops, the street car, and link light rail. Very close to many area hospitals (Swedish, Harborview, Virginia Mason, Kaiser Permanente) as well. Dogs under 40lbs welcome!

The space
Welcome to our humble abode! This room is great for tourists, travel nurses, med students, graduate students, contract workers, people that are new to town, and pretty much anyone in need of temporary housing. Please note that there are three very friendly dogs on the premises, and all guests must be comfortable with dogs. We also pet sit from time to time, so there may be additional dogs for short periods during your stay. Also, due to health concerns, all guests must be vaccinated against COVID-19. We are dog friendly, but limit the weight of guest dogs to 40lbs.

The house is spacious with tons of natural light. There's a large TV in the living room that's hooked up to a Tivo where you can watch Hulu, Netflix, etc. I also sell used video games as a hobby so there's an NES, Sega Genesis, SNES, N64, PSone, and Gamecube all available to play as well. As a seller of used games, I have quite an extensive collection to choose from. There is wireless internet throughout the house and ceiling fans in every room. There's a washer and dryer in the basement that are free to use. Street parking is available, but it can be hard to find at certain times, especially Friday and Saturday nights. The kitchen is well equipped (fridge, range, microwave, pots & pans, glasses, silverware, etc.) and always available for you to use. There's also some shelves set aside for Airbnb guests in the kitchen.

As to the bedroom itself, it is small but more than sufficient for a short term stay. The view from the window is of a large tree. The house has central heat, but an electric heater is provided in the room for additional temperature control. The room has a large closet (~5ft of hanging space) with some built in shelving. The door can be locked from the inside, but not from the outside. It is furnished with a full bed, beside table, desk, chair, dresser, lamp, rug, small bookcase, wall-mounted TV, and a full length mirror. There are also some maps and area guidebooks for guests to use.

The bathrooms are shared and are stocked with extra toiletries in case you run out or forget something.

You'll have access to the entire house except for the other bedrooms.

During your stay
I'm happy to interact with guests as much or as little as desired. Sometimes my schedule might get in the way, but I'm always available via phone and e-mail to answer questions. When possible, I'm always happy to show you around the city, but can at least provide you with directions and a map.

Other things to note
- All guests must be vaccinated against COVID-19 and up-to-date on boosters
- There are three dogs living in the house who love attention and will always jump up to greet you. All guests must be dog lovers and okay with this.
- As two other people live in the house, please note that the rest of the house will appear lived in. It will not be spotless like a hotel, but instead a bit messy like real people live there. That being said, we thoroughly clean between guests following the COVID-19 cleaning protocols, and a maid does a deep clean of the entire house once a month.
- This house is in the city and therefore you will hear some street noise. If you are not accustomed to such noise, ear plugs are provided in the room.
- Please coordinate check-in time with me. Often you can check in earlier than than the listed check in time and sometimes you will need to check in later due to existing schedule conflicts.
- If something isn't living up to your expectations, please let me know and I'll do whatever I can to remedy the situation.
- I host a monthly poker night, if you are visiting when it occurs you are welcome to join.
