Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

Note: All payments must be made prior to check-in.

VRBO charges the guest directly for their service fee and applicable taxes, while StayMarquis charges separately for the rental rate. As a result, you will see two separate charges at the time of booking-one from VRBO and one from StayMarquis.

If there is a second installment, it will be collected directly by StayMarquis shortly after the first installment.

Payment Method: Balance payments made with credit card are capped at $3,500. Payments over $3,500 shall be made by check, ACH or wire.

There is a Master BR and a Junior Master BR, each provided with a King Sized Bed. A third BR upstairs also offers a King Sized Bed. A gorgeous glass fence surrounds the perimeter of the pool area, marrying security for children with a luxurious appearance and feel. Movies / sports may be enjoyed on a 133” HD projector screen in the theatre or on the 65” flat panel in the Living Room. The interior decorations and finishes are tasteful and of the highest quality throughout the home. The majority of the toilets have heated seats. Located on a cul-de-sac, the home and surroundings are both private and quiet.

WiFi has been recently updated to be the latest, top of the line system to ensure multiple people in the home could concurrently zoom while maintaining crisp connections. A home office has been created in a unique private nook off the master bedroom.

Once inside the front entry, the spacious and sunlit living room leads to the dining room, which overlooks a large deck.
(Dining room features an expandable table comfortably seating 6 to 8. Deck has a round table seating 6 to 8).
The den, with gas fireplace with remote, is perfect for ROKU TV-watching and relaxing on the cozy sectional.
Kitchen counter seating adjoins the den. The fully-equipped kitchen has a gas stove, stainless steel appliances, and a variety of kitchenware; with access to side patio, gas fire-pit, and gas grill.

Equipped with High-speed, fiber-optic internet service (upgraded Dec 2023).
This home features three bedrooms, plus a flex office room with a daybed, and an APPLE TV.
The Primary bedroom suite has a King bed with a large en-suite bathroom; featuring soaking tub and shower.

Typical estimated utility costs of $36 per day are included in rental.
Reconciliation of prorated actual costs vs estimated are sent usually within 14 days of departure.
In the event of a balance due the hosts, it will be deducted from the Security Deposit.
Additional seasonal costs may include: propane for pool heater, BBQ grill propane tank, gas fireplace, and trash removal.
Cleaning is done, by a professional service, prior to your visit, and again, after your stay. To avoid additional charges, we highly recommend using our cleaning service, during your stay, if your visit is longer than 7 days. If more than 4 occupants, cleaning charge will be be increased to $400 for 5 occupants and $450 for 6 occupants.

The home provides for ample space and privacy across floors. The first floor is open plan and awash in light. There are full windows along the back wall and french doors leading to a 1000+ sqft deck overlooking the pool.

The upstairs King master bedroom has a crib and shares a bathroom (with tub) with the other upstairs bedroom (with 2 double beds).

The mid-level master King suite features a 70 inch free standing soaking tub and separate shower en suite, and is a short flight of stairs up from the first floor. Suite has an exercise bike.

Finally, the two lower level bedrooms both have double beds and share a brand new beautiful bathroom with a shower. The unfinished basement has a washer/dryer.

The home is centrally located to most attractions in the Hamptons. Heated 20' x 40' pool, outdoor shower, 2 hammocks strung up between trees in the backyard, Weber Summit Grill, 1,100 sq ft deck, two wood burning fireplaces, a newly renovated professional kitchen, and an independently controlled sound system with speakers in every room and outside by the pool and on the front and side porches. In addition to the spacious deck that is perfect for entertaining, an outdoor Pergola with lighting and fan is a wonderful setting for cocktails or relaxing. Just minutes from Southampton Village, the ocean beaches and walking distance to bay beaches. The 1 acre property is situated on a cul-de-sac, and sits on the border of a nine acre Nature Preserve. Two wood burning fireplaces, one is in the living room, the other is in the master bedroom. Logs are supplied. Optimum cable and fast wifi. 65 inch flat screen smart TV in the family room, with cable. Master bedroom has a 55 inch flat screen smart TV.

Bedrooms:
Three of the bedrooms have king size beds. The fourth bedroom has two twin XL beds. The king and twin XL beds are extremely comfortable, with new top of the line mattresses, with luxury ultra plush pillowtops. In addition, there is a small bedroom with a twin bed adjacent to one of the upstairs bedrooms so a toddler can sleep near his/her parents. All bedrooms have blackout shades. The master bedroom has a desk with keyboard, mouse and computer screen with extra USB ports so you can plug in your laptop.

Linens and toiletries:
Duvet covers are from Sferra, Barbara Barry, Jonathan Adler. Bath towels are from Anthropologie. We have extra toiletries in the linen closet should you forget shampoo, conditioner, lotion or toothpaste. The starter soaps are triple milled french and swiss soaps. First aid supplies in the linen closet. 9 large plush beach towels.

Kitchen:
We utilize the kitchen as a family so it is fully stocked with oils, spices, coffee, tea, flour, sugar, salt, etc. All Clad stainless steel pots and pans, also non-stick pans. Le Creuset cookware, La Rochere glasses, Villeroy and Boch silverware, porcelain dinnerware for 16. We also have acrylic glassware and melamine dishes for dining outside. Jura espresso machine, Kitchen Aid mixer, electric citrus juicer perfect for juicing limes for margaritas, souffle dishes, panini maker, Cuisinart food processor, coffee maker, coffee grinder, whisks, spatulas, chef knives, cutting boards, grill tools, graters and zesters, mixing bowls, serving platters (glass, porcelain, and melamine), wine glasses and champagne flutes. Placemats, tablecloths, linen napkins are in the pantry and are from Tuscany. Gas range has a double oven and is from Italy. Kitchen table seats six-eight people. Kitchen counter has three counter stools.

Seating
Dining table seats up to 10 people. Kitchen table seats up to 8 people. Outdoor teak table seats 8 people. The pergola has seating for 7 people with a cocktail table, all teak. The front porch has a small table and two chairs, the side porch has a loveseat, two tables, and a chair all with outdoor cushions. 4 chaise lounges by the pool are teak with cushions and shaded by one 11 ft. and two 9 ft. umbrellas. The dining table is shaded by an 11 ft. umbrella.

We also have a pool fence for families with young children that we can install, upon request, at no cost.

**We are a 14 minute drive to Shinnecock Hills Golf Club for the 2026 US Open**

**We have a six night minimum reservation policy from June 1st - August 7th**

With 2800 square feet of luxury living space, our house is the perfect size to accommodate larger groups or multiple families traveling together. The home has recently undergone a full renovation, and the bright, white, and modern beach aesthetic is evident throughout. The floor plan is an open concept layout making it a fantastic place to spend time with loved ones and friends. As an additional perk for families, the bedrooms are split between two levels. The upstairs master connects to a children's room (2 twin beds) via a jack-and-jill bathroom. Downstairs is another master bedroom, and two more bedrooms. We have a Peloton bike which is available in our master guest bedroom looking out to the pool.

The kitchen is new and fully stocked with cookware and modern appliances and a Weber grill on the deck outside. For the kids, we have a brand new finished basement with a cozy couch, smart TV, and lots of games, puzzles, and art supplies.

Our pool is right off the dining / living room areas, providing seamless indoor / outdoor living - so you will never be far from your companions! Our home is equidistant from the charming town of Sag Harbor and the great shopping village of Southampton - about 10 minutes to each. We are a short drive from the beautiful Flying Point and Cooper's Beach as well as Mecox Beach in Bridgehampton. In addition to all of the pool and beach fun our home has to offer, there are other local activities such as tennis, kayaking, hiking, strawberry picking, children's museum, bowling, and much more.

We built this small cottage as an artists studio but added a full luxury shower with luxurious touches. We personally love staying at 5 Star resorts so we made sure to provide crisp white linens, pillows and comforters, top-of-line soaps and body wash. Our beds are made up in the Scandinavian style with a fitted sheet and comforter ONLY unless you request a top sheet. The space is quaint with unique art and vintage furniture. We are designers so it looks much nicer than other rentals. Beach towels and beach chairs are provided as a courtesy to our guests as well as EXLUSIVE use of the Hot Tub. Please NOTE that any additional guest (other than 1) does incur an additional fee. This is NOT for 2 adults and a child.

Your cottage is ALL yours - independent building. You will also have use of the deck space with sofa, chairs and Hot Tub. Parking is easy. We typically allow guests to self check-in at their leisure so no need to wait for us, etc.

Other things to note
This cottage is for a maximum of 2 adults. It is not safe or suitable for infants, children under 12 or pets of any kind due to lack of fencing in the yard or around the pond. The cottage is also VERY small so for the comfort of our guests, NO more than 2 people will fit. For the safety of guests we do not host children or pets. Thank you for your understanding.

We are a family of 5, we have 10 chickens and a rooster , they are lovely if you want visit them . They are located in the back of the property. We work during the day but if you need anything we are around . The room has a private entrance , private room , walking closet , TV , fridge , a desk with a lamp . We also have relatives in the basement for the season , they are pretty quiet, during the day there not here.They are very respectful. The place is very safe. We hope you can come and enjoy you stay at Marys Lane . We have a fire pit space in the back yard , if you would like to enjoy please let us know so we can set it up for you .

The guest number can be altered at anytime if anything changes. However, we must have the correct number of paid people on the lease.

The house includes access to a Jeep; however, its use is subject to ad-hoc requests and must be authorized prior to check-in due to liability concerns. Please note that pricing for the Jeep is not included in the house rental and is charged separately.

Check-In:

Check-in is at 4PM. We can't accommodate early check ins as we have the home deep cleaned.

Check out is at 11AM.

Guest shall vacate the premises no later than 11AM on the day ending the term. If Guest holds over in occupancy of the Premises after the expiration of the term, Guest shall become a tenant at sufferance only, at a rental rate of $2,000 per day, and otherwise subject to the terms and conditions of this Lease, so far as applicable, and shall be liable for all damages sustained by Landlord on account of such holding over including lost profits.

Other Rules:

1) We kindly ask that the number you confirm in your reservation is the same number of guest you actually intend to sleep at the home. Any false statements will terminate the lease.

2) No entertainment policy. This property is not an event space and not to be used for Parties or events, bachelor or bachelor parties. No DJ's or outside service staff permitted. The house is not marketed as an event space.

3) Please note, the house has an outside security camera doorbell for house protection. We are happy to approval practical requests and encourage you to communicate . Additionally, trying to cover or alter the device will result in immediate termination of the lease and no refunds will be granted.

4) No Diving or rough pool play.

5) No bonfires, fire pits permitted on property.

6) no smoking allowed on property (including the driveways and outside - No Vaping or Drugs)

7) please keep Music to a minimum I’m and respect our neighbors.

8) 100% no smoking anywhere on property (including the driveways and outside - No Vaping or Drugs)

9) Please: no moving the furniture or beds.

10) No Fireworks, Drones or anything that can we launched into the sky.

1) Communicate the exact number of people you plan to sleep at the home, it must be the same number you booked on the Airbnb system.

2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. No Dinner parties, lunch parties & hosted cocktail parties unless previously authorized. Communicate all needs / requests and I will help you.

3) Please respect the home as if it was your and be be mindful of the furniture

4) No Loud noise - no large portable speaker or amplifiers permitted

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition.

Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.


RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.


Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.


RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

Absolutely NO DIVING or rough pool play allowed

Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed.

NO candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet.


By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.

We will gladly provide a recommendation of our favorite local establishments. Failure to comply can result in a termination of the lease.

CHECK-IN
We have an easy process for check-in and check-out. We aim to provide a 4pm check-in. Unfortunately, we can't accommodate early check-ins as we have the home deep cleaned after each stay. If, for some reason, your check-in is delayed, we will communicate this delay to you as soon as we know of it, but we are not responsible for any troubles it may cause you. Additionally, we do not accept deliveries on your behalf, and if you have anything delivered before your check-in, it will be rejected. CHECK-OUT

Communication is extremely important to us! Please be in touch with us during your stay, and please be responsive if we reach out to you. Communicate all needs and requests, and we will do our best to help you in a timely manner. We generally want to be reasonable, but prefer to operate in our zone of guidelines. We want to re-emphasize the following:

1) We do not allow events or parties (including, but not limited to, bachelor or bachelorette parties). We do not allow photo shoots. This is a very strict policy, with no exceptions. Any false statements will terminate the lease.

2) Please be sure the exact number of people you intend to sleep at the home is the exact number of people you booked in the system. Please note that the house has an outside security camera doorbell for its protection. We are reasonable and happy to approve practical requests, and we encourage you to communicate with us during your stay. However, trying to cover or alter the device will result in immediate termination of the lease, and no refunds will be granted.

3) We have a no-entertainment policy. This includes, but is not limited to: chefs, music coordinators, DJs, party planners, or any other person considered a hired guest. There can be no dinners, lunches, cocktail parties, baby or bridal showers, events, photos shoots, or anything else that may be considered an event with invited guests. We are renting the house to you and your family for your own comfort and personal enjoyment, and we are explicitly not marketing it as an event space.

4) We do not allow balloons or signs at the home. There can be no delivery of any items permitted, with the exception of food delivery. We do not allow yoga instructors or massage therapists — or any other professional services. Again, there can be no photo shoots or any social media photo shoots, and no productions for film, television, or similar media. Guests cannot move any furniture or beds. Beer pong is not allowed, nor are any similar juvenile games. Diving or rough pool play is not allowed. Fireworks are not allowed. Drones are not allowed -- nor is anything else that can be launched into the sky. Karaoke machines are not allowed.

5) No pets are not permitted

6) Smoking is not permitted anywhere on the property, including on driveways and on the outdoor grounds. Vaping is not allowed, and drugs are not allowed.

7) Please refrain from making loud noises, indoors or outdoors. No portable loud speakers or amplifiers are allowed.

8) Please be mindful of the furniture and fixtures; and, above all, please respect the home and keep it in pristine condition.

OUTDOOR FURNITURE
We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as-is and the furniture could be subject to pollen, leaves, sticks and debris from the surrounding vegetation. While we will provide for its upkeep on a best-efforts basis, we are not liable for your dissatisfaction if the condition of the furniture is not up to your personal standards. We note that during the winter season, there could be snow; during the fall, there could be leaves; during the spring and summer, the furniture could experience heavy pollen dustings. We consider this standard for outdoor furniture in our climate and vegetative surroundings.

OUTDOOR GROUNDS
We have weekly lawn service. We don't know its exact schedule, but we assure you that when the team arrives, they will work as quickly as possible. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between these services. These items include, but are not limited to: sticks, leaves, pollen, or anything else that is considered natural. If you have any questions or concerns, please let us know right away. Additionally, our landscaper could spray organic fertilizer on the lawn. We do not know their spray schedule.
Please understand that our community has a lot of natural vegetation, and some items are out of our control; however, we will do our best to ensure you are happy.

POOL
Pool Access is limited to the seasonal dates of June 15th to September 15th. In other words, the pool is a meant for seasonal use and the pool is closed and not accessible outside of the dates provided above. Pool heat will be provided at our cost between June 1 and Labor Day. We do not offer pool heat in the rain. Additionally, please note that if the pool is open a day or 2 prior to May 15th and/or between May 15th to Memorial Day, while we do not offer pool heat at our cost, pool heat can be provided for an additional fee of $250 per day. The same applies from Labor Day to September 15th, and after. (if the pool is open a day or two after this date. We do not guarantee that the pool will be at your preferred temperature upon arrival. Additionally, the pool could take hours to reach your preferred temperature based on a number of climate factors. The pool is serviced weekly, however, the host is not responsible for any organic debris (leaves, sticks or anything considered natural) that could fall into the pool between the weekly service. We do provide a pool skimmer and the tenant has permission to use the pool skimmer at any time during their stay. Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage caused to the pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals or children. The pool is serviced and chemically treated weekly. The surrounding patio and deck may be slippery when wet.

TRASH
The home has weekly trash pick-up service. While we have weekly service, we are not responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full or its odor is strong. Please refer to the house manual for further instruction on how to dispose of trash.

INSECTS
Please note that the home is regularly serviced for pest control. We are not liable for your health issues and phobias and consider, ants, insects, ticks and any other natural specimen as ordinary for this area. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other insects or animals are a part of the area and not a refection of the home's cleanliness.

SUPPLIES
The home is maintained very well and we do our best to be sure all necessities are stored in the house. However, if we are missing some items, please let us know and we will do our best efforts to replenish these items. If we are out of paper towels, toilet products, shampoos, conditioners, or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience.

GUEST OVER STAY
If guests hold over in occupancy of the premises after the expiration of the term, the guests shall become a tenant at sufferance only, at a rental rate of $6,000 per day ( or Pro Rated ), and otherwise subject to the terms and conditions of this lease, so far as applicable, and shall be liable for all damages sustained by the landlord on account of such holding over including lost profits.

ADDITIONAL DISCLOSURES
The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s).

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.

LEGAL / LIABILITY WAIVER
By booking you acknowledge that you and all members of your group have read, understand, and agree to the below liability waiver. You understand that swimming is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the property owners harmless. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising. All guests in your group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners.

1) Communicate the number of people. The exact number of people you plan to sleep at the home is the same number you booked on the Airbnb system.
2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. More details are in the listing. No Dinner parties, lunch parties & hosted cocktail parties.
3) Communicate all needs / requests and I will help you. We are reasonable but we like to operate in our zone of guidelines.
4) Please respect the home as if it was yours
5) Please be mindful of the furniture
6) No Loud noise : no large portable speaker or amplifiers permitted
7) Receive approval for pets - some cases a pet fee, more in listing
8) 3 Car limit and all cars must be parked in the driveway
