The neighbors were quiet and cordial when we saw them. The space itself is pretty accurately portrayed in the pictures; however, the only difference is it feels bigger than the photos would indicate. The home has a central heating unit which puts off some strong heat (a bonus because some of our early April nights were chilly) and we learned window AC units were to be installed after we left (though we didn’t need them while there). The kitchen was well appointed with some consumables (there were plenty of pots and pans for cooking, more than enough utensils and plates, and even some basic pantry items provided). There was a Keurig with pods for use. The living room had what I assume was a pullout bed (we didn’t need it) but when in couch mode it was so comfortable that you wouldn’t even know it was a transforming couch like with other similar models. The bathroom was spacious and had clean, good towels as well as Q-tips, body wash, shampoo, and conditioner for use. The bed was incredibly comfortable. Multiple pillows of various type were available for use. I’m really nit picky sometimes, but I don’t have any serious issues with the property. Minor suggestions to better the space include: 1. Small table under living room tv at entry door for keys/stuff 2. Better extension cord management Overall those are minor things, and I’d recommend this rental regardless!"

If you want to have Guests join you to use the pool who are not staying overnight, please reach out to me and let me know how many people and how many hours they will stay. There is a $5 per person/per hour fee for people that are not included in your overnight reservation. I'll price these extra guests for you as an additional charge that will be billed to your reservation. This is a hard requirement and we cannot waive this.

We have a one room studio sleepover space. It is up an outdoor flight of stairs. Note: the bathroom is in the pool house - it is not in the studio suite, so you'll need to go outside and down a flight of stairs to go to the restroom. No sleeping in the pool house.

Ms. Pacman and Pinball machines in the suite as decoration only. They are all old and cranky; please consider them decorative only and non functional. There are 3 real twin beds, 1 real queen bed, 1 real double bed, plus 2 queen and 2 twin AIR MATTRESSES in the space.

You will have exclusive use of the pool and pool house during your stay. The pool is open to Guests from 10AM - 10PM. If you are night owls or early risers who want to use it earlier or later, we will accomodate your timing as best we can! There are night lights for fabulous evening swim experiences, and two decks off of the pool house; one for eating and one for lounging with a gas fire pit and gas heater. There is a sitting room within the pool house with a table that seats 10, a couch and two chairs, a Smart Roku TV, mini-fridge, and sink. This vacation rental does not have a true full kitchen - most people order pizza, bring crock-pots with their own delicious food, use the grills, have bagels or donuts for breakfast. Several places to order takeout about 8 min away in the Town of Eden.

Reminder - If you want to have additional guests come to visit to use the pool, great! We can make that happen - please reach out to me to price out an add-on amenity for those guests before booking so you know what the all in cost will be. A sleepover booking only covers up to 10 guests, visitors/additional guests are not included in that fee.

A large, bright, fully renovated two bedroom, one bath apartment that sleeps up to six with day bed. The front of the apartment consists of one large expanse with windows across the entire front. The cottage is located on a 95-acre farm with forest hogs (May-Oct) and poultry. Enjoy city views, forest trails, fields, a pond (fishing ok, no swimming), gardens & a communal stone patio. The cottage is private with its own driveway, yet the property is shared with 2 other units. You may also see the 4 owners around the farm - come say hi!

The space
The entire house is completely yours for the booking. The cottage is equipt like any house, with a kitchen (fridge/freezer, oven/range, dishwasher), laundry, living room with wood burning stove, 2 bedrooms and a large bathroom. Please note, our electricity cannot accommodate a microwave. Central A/C for the summers and forced air heat for the winter. Two patios flank the house, which provide an outdoor eating area with city views in the back or a relaxing sitting area with field and pond views in the front. The cottage also features an outdoor fire pit.
Guest access
Feel free to explore our 95-acre property, including gardens, pond and an access road through the forest. There is also a stone garden - perfect for outdoor dinners! We have chickens and others - Please be mindful of their electric fence and do not touch! Please be respectful of our other guest/tenant's privacy.

Because we have 2 other units on our property, you may see other people, yet the cottage allows for much privacy due to its unique location on the farm and private driveway. Feel free to explore our property, including a visit to our animals and forest trails.
Other things to note
Please note, high wind and/or snow storms do occasionally happen, especially in the colder months. These may cause power outages from time to time. Typically, power is restored in a few hours, as the power company prepares well for storms in the area. If power is not restored by nightfall, your night will be refunded.

We are putting away funds in our piggy bank for a generator and apologize in advance if this does happen during your stay. Generally, power outages occur about 3-5 times per year and rarely overnight.

We have a monthly pest contract, however, since we are on the farm we sometimes have unwanted guests. Please feel free to reach out during your stay if you have any concerns and I will do my best to make your stay comfortable.

It is located in Orchard Park, just 10 miles south of the city. All basic amenities are provided: Plenty of Off-street parking, 65" Smart-TV, WIFI, work-desk, kitchen including a coffee station, stove, refrigerator, and microwave.

The yard and driveway are leased for parking during bills games and events at Highmark stadium.

Basement is used as a long-term rental for an older family member. He has an entirely separate entrance, and has no access to this space. The garage is used for him to store his work van.

Parking is included with your stay and you don’t have to fight the traffic. House is dated in areas but you can clearly see the host is making improvements. Fully stocked kitchen with all your basic essentials. Also plenty of cleaning products and disinfectant supplies. Stocked coffer (bar) & free snacks were a nice surprise to find at our arrival. Bathroom had plenty of towels and there is provided shampoo and conditioner. Bedrooms were clean and bed were made with provided bedding. Wish the weather was better so we could’ve tailgated outside. There is a patio set and a propane grill to use."
