It’s a small home but every space is thoughtfully utilized. We especially enjoyed the back deck overlooking the lake. We spent every morning on the deck drinking coffee and enjoying the view. The neighborhood is great, the neighbors are super friendly. We felt very safe. Very clean. The bathroom is a little tight if you’re a big person with your knees nearly in the sink when you sit on the toilet. The spacious yet cozy 2900+ Square Foot home is situated on a bluff overlooking the main channel of Watts Bar Lake and the Tennessee River. The views from the house, pool, two story dock and numerous decks surrounding the house are spectacular! The three-acre fenced, cross fenced and gated, wooded lot provides a feeling of privacy and seclusion yet is only minutes from the city. Fabulous shopping and dining at Turkey Creek in west Knoxville are only 25 minutes away.

The screened-in porch is everyone's favorite spot to unwind after a day on the lake. Watch boats go up and down the lake or sit and listen to storms blow through the area while staying dry. Cocktails and snacks are never interrupted by bugs as the porch is fully screened and has fans to keep the air moving.

The master suite has a king-sized bed with a new Tuft & Needle mattress, whirlpool bath and adjoins the screened-in porch. The guest suite has a fabulous 4-poster queen bed and expansive views of the lake. The third bedroom overlooks the pool and lake and has a deluxe queen bed, 2 twin beds and 2 new Spa Sensation queen mattresses. This room has a SmartTV with cable and a pool table. The deep water, two level dock with year-round water on 39,000 acre Watts Bar Lake is the perfect access for all types of water sports and some of the best fishing in East Tennessee. And with over 400 feet of waterfront, you will have plenty of quiet time down at the dock. The top level of the dock is great for hanging out with family or just enjoying the sun and the views.

From the decks, you will get 180-degree views of Watts Bar Lake comprising a portion of the Tennessee River. You will see barges float by on their way to Knoxville and Chattanooga or a fleet of boats heading to a Vols football games at Neyland Stadium in the Fall.

The pool is open from late April or early May where it gets plenty of day time sun to warm up quickly until late September when the weather is still warm enough to enjoy a dip in the pool with spectacular views of the lake all year around.

A new wedding venue within the Harriman area, Manor at Stowers Hill is only 13 minutes from the home. Several of our guests have had their bridesmaids’ readiness parties at the home with plenty of room for everyone to dress to get ready for the big day with many beautiful gathering areas with amazing backdrops for pictures.

Frozen Head State Park, Ozone Falls and Big South Fork National Recreation Area are both very close by, a little over 30 minutes away and beautiful for hiking and other outdoor activities. Windrock Off Road Park is only 35 minutes away with over 300 miles of off road trails within a 72,000-acre park.

Several marinas rent pontoon boats with the closest being Caney Creek Marina only 10 minutes away with some of the best boat rentals on the lake. There is a boat ramp nearby as well if you bring your own boat with room for a boat in the slip and a boat on the side of the dock. Plenty of parking spaces available on the property to park your trailer(s) and to park several cars. We also have added a connection for your Tesla and other electric vehicles charged during your stay at the home.

The pool was a really nice addition to the house. There are definitely a lot of steps to the dock, so be prepared for a work out! Chris, the owner, was very responsive. We lost power twice due to storms in the area and he responded right away and contacted the power company. We loved having so many options for sitting outside! Highly recommend this property!"

- "Definitely a Five Star property. This property is tucked away in a nice neighborhood giving you the feeling of seclusion (which we liked) yet close to everything. Upon arrival, the house was perfect. Very comfortable and had everything we needed. The best feature of the property is its view and access to the lake. The view of the lake is awesome. There is a nice small dock to fish from and we had some good success fishing there. Also impressive was the large deck. We spent a lot of time on the deck. We were there during a hotter than usual week, but the fans on the deck allowed us to still enjoy time on the deck during the hottest time of the day. Communication with the owners was excellent. Our only disappointment was when our stay was over and we had to leave. This is definitely a property at the top of our list when/if we plan another trip to Tennessee."

Lakefront cottage on Watts Bar Lake. Beautiful sunsets from the two story dock. We are 20 minutes south of Kingston and 10 minutes north of Blue Spring Marina. The dock has an upper deck and there is a large fire pit in the back yard. A large screened in porch is next to an outdoor cooking area with a smoker and a gas grill. The Space:

Two Bedrooms:
There is a comfy hybrid king bed in one room and two comfy hybrid twin beds plus twin rollout trundle in the second bedroom. Each room has closet space and the king has a desk/workspace area. There are smart TVs in each, as well. The twin room has an AC unit and both rooms have ceiling fans. Both bedrooms offer comfy linens and extra pillows/blankets.

One Bathroom:
The full bath has a tub/shower combo with plenty of hot water and great water pressure. We offer plush towels and bath wash, shampoo and conditioner for your convenience. We do provide some toilet paper and if you’re staying longer, you may need additional supply.

Kitchen:
We’ve been told this is one of the most well-stocked kitchens, and is especially great for our guests who plan to stay a while. Coffee lovers will enjoy our Ninja coffee maker that offers single serve (K-cup), or carafe brewed, with several options including iced coffee! There is also a French press and tea kettle. You’ll find all that you need to make a home cooked meal. There is a small dining nook, with seating for four. We do provide some paper towels, and if you’re staying longer, you may need additional supply. There are some dishwasher pods to get you started, as well.

Laundry:
You’ll have full complimentary access to our newer washer/dryer with a few laundry pods to get you started.

Living Room:
This space is set up to be a comfy, functional area for guests to relax. There is a large sectional, plus a side chair with ottoman. We’ve also provided additional seating with a workspace table behind the couch. This room offers a 50” Samsung smart TV with gaming hub capability. Just pack along your Xbox controllers and you can sign into your account and game to your heart’s content!

Entire place is for guest use, with exception of one bathroom storage closet and kitchen laundry cabinet for host supplies. We ask that guests respect the locked spaces, please.

- "This property was exactly what I was looking for. However it might not suit everyone. It was very clean and recently updated. It is very rural, sits on a large grassed empty lot on the water with a nice dock. There is no washer/dryer, the kitchen is in a separate room but is very well done and stocked, it has an additional separate bathroom in addition to the one bedroom area. The bedroom is small with no hanging closet and a very small dresser. The bathroom is well laid out with a huge shower. The bed was not to my liking. It is a pull out with a foam top that I found super uncomfortable. I felt like I was sleeping on a pile of bread dough. My biggest complaint we’re the cameras. I’ve stayed a multiple rentals and never encountered these before. I never truly felt comfortable or relaxed thinking I was always being watched. I never saw this explained or listed on the property details. If it was an oversight that’s my fault. I understand the need for the security but there has to be a solution. Maybe give the renter the control when and if the cameras are on. It definitely was not something I enjoyed."

ACCESS
Occasionally, our maintenance tram or staff members may need to enter the home. We always strive to do so in a reasonable and considerate manner, and we will give you advance notice whenever possible.

CHECK-IN

EARLY CHCK-IN: If our home can be ready before check-in, we may be able to do an early check in for you. The early check in rate will be $25/hour. If you are interested in an early check in, please message is via your booking platform after 9am on the day of your check in. Let us know the time you would like to check in. If your time in available, we will confirm with you and them send you a request for payment via our booking platform or credit card (if you booked directly with us.) Once payment is received, we will message you the door code for entry at your requested time.

CHECKOUT
We’re so glad you chose to stay with us. To make sure everything goes smoothly for the next guests, we ask that you vacate the home by the checkout time. If you would like to request a late checkout, please message us by 10pm, the night before and let us know what time you would like to check out. If late checkout is available, the rate will be $25/hour for up to 4 hours.
If you stay past the checkout time without prior approval, there will be a late checkout fee of $100 per hour and three times the normal daily rate.

CAPACITY
Please do not go over the maximum occupancy of our home at any time for any reason, Doing so will result in a charge of $300 per extra person per day.

DAMAGE & MISSING ITEMS
If anything in the home gets damaged or goes missing, we’ll need your help to cover the cost of the item along with any shipping, handling, and other arrangements needed to replace it. We appreciate your understanding and cooperation in keeping our home in great shape for everyone.

This is satisfactory 99% of the time. If excessive cleaning is required by our cleaning staff, we will charge an additional excessive cleaning fee.

LIABILITY
We are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. Please be extremely careful when climbing stairs. We are not responsible for the loss of personally belongings, vehicles, or valuables of the guests. By accepting this reservation, it is agreed that asll guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

MINIMUM AGE
The reservation holder must be the minimum age of 24 at the time of booking our home.

PARKING

SMOKING
Smoking is not allowed in our home, patios, public areas, including outdoor areas, and anywhere else in any of our buildings. By staying with us, you agree that evidence of smoking of any kind will result in a minimum charge of $500 on your credit card.

TERMS OF STAY
Your check-in and check-out dates will be stated on the booking channel in which you booked your reservation. You are commercial guests of our property and are allowed to enter our home at the check in time. By accepting this reservation, you agree to vacate our home at the time of check-out.
If your trip is canceled during our stay, (whether by you, the booking platform, or by us) your reservation is over.
Failure to vacate our home when necessary (either by checkout time or if your trip is canceled) means that you agree to pay a rate of $100/hour AND 3x the normal daily rental amount for any time in which you go past the checkout time. If you fail to vacate, we reserve the right to immediately notify the police, physically remove you from the property, file criminal trespassing charges against you, charge your credit card, and file civil complaints against you for monetary damages.

THIRD PARTY BOOKINGS

This side of the duplex includes a carport, as well as plenty of parking in the long driveway—please don’t drive on the lawn.

Please note that biweekly housekeeping is required for stays over 14 days, at an additional fee of $75 per cleaning needed. This includes linen service, and light housekeeping. We request that guests clear surfaces and sinks to allow for cleaning. There is absolutely no smoking of any substance allowed inside the unit. A $500 fine will be assessed for any evidence of smoking of any kind.
-Garbage must be placed in the proper receptacles
-Trash collection is Mondays and we ask that guests please walk the can to end of driveway for curb pickup if their stay falls on a Sunday night
-No additional guests allowed without written permission from hosts and guests of all ages must be disclosed at booking
-Pet waste must be collected and disposed of immediately
-Pets are not to be left unattended inside the home unless crated, and shouldn't be left outside if guests aren't home

The original house built on the current site was a log structure, with only the basement remaining today. During the Civil War, the basement served as a fort for storing ammunition, offering clear views of the Tennessee and Clinch Rivers as well as the Cumberland Road, the main East-West route to Nashville at the time.

After the war, Judge Crumbliss redesigned the house to a seven-gabled style, with the front porch facing the Tennessee River to the south. Subsequent owners, the Eblens, later reconfigured the house, orienting the front porch towards Cumberland Street to the north.
In the 1930s, the Eblens sold the house to the Bronce & Vera Johnson, who transformed it into a true Southern Colonial style. The architect, hailing from Knoxville, added a two-story formal section and a single-story Early American portion, previously serving as the carriage house. The residence was further enhanced with the addition of a back patio, pool, pool house—featuring a marble floor—and a circular driveway while preserving the property’s trees and overall silhouette.

Noteworthy elements within the house include stairs and mantels sourced from the Ward House and molding from the old YMCA building in Oakdale, TN. These historic artifacts were chosen for Lindale due to their originality.

An intriguing feature is the outside kitchen's brick walls, made from ballast bricks manufactured in England and used on sailing ships for balance during voyages to America. These bricks were also available for riverboat ballast, with some arriving at Kingston's shores, now the site of Lindale (Colonial511). During excavation, these bricks were discovered beneath layers of soil and plant growth.

The limestone blocks enclosing the pool's east side and forming the pool house's foundation were repurposed from the old Clinch River Bridge. This bridge once spanned the Clinch River near what is now Kingston City Park.

The property boasts various tree species, including elm, maple, sycamore, cedar, and spruce, with the oldest being over a century old. Notably, a unique vine found on the western side of the pool typically thrives in New Orleans but has adapted to the Kingston region.

One story home built in February2021. Sits in a community with indoor/outdoor pool, Hot tub, sauna, walking trails, lake access, and golf course. The home is a 3 bedroom 2 bath house. There is a king size bed, queen size, and a full size couch bed. There is also a queen size blow up mattress. The pool and other amenities are located in the club house.

Work crews are ok. Couple additional rules for work crews. No tools in house. Tools on porch, without damage is ok. No tracking mud from boots, through house. in case of emergency. Require a contact phone # for a lead crew person at the house. Workers be sure to remove tools from pockets before sitting on furnishing. Workers must shower before getting on furniture, in beds.
