Furthermore, reaching Pigeon Forge or Gatlinburg requires a 30-minute drive to a main road, followed by an additional 30-40 minutes to the destination. The 5-mile drive on steep, narrow mountain roads takes significantly longer and can be challenging, especially with limited visibility. While we enjoyed the lodge and its beauty, we wish we had been aware of the actual distances to nearby attractions and amenities, as the seclusion makes quick trips impractical."

- "This property offered the perfect blend of privacy and nature. It was a delight to spot fireflies outside after such a long time. The bathroom and bedsheets were spotless, and the kitchen was fully equipped with all necessary amenities. Bathroom supplies were adequately provided, and the living room boasted a large, comfortable sofa. While it was a bit farther from Smoky Mountain NP than expected, the cleanliness and comfort of the property more than compensated. Additionally, there was ample parking and plenty of closet space."

- "If you like unique homes this is the property for you. This home is the most relaxing property I've stayed at. The home is nearly 120 years old but has all the modern amenities we have become so reliant on. Of course you dont have to use the wifi if you just want to disconnect and enjoy peace and serenity. The house is located at the end of the road that dead ends at the driveway so there is no road traffic. The front wrap around porch is huge and overlooks a babbling stream that has a valley and mountains as the backdrop. The cows and turkeys make thier rounds up the valley in the mornings and evenings. The owners were exceptional to work with. Communication with Lou was nearly instant if i needed something. He even allowed me the use of the garage to keep some of my stuff in while we were there. The property is located 30 minutes from Pigeon Forge, 15 minutes from Maryville, and 10 minutes from Townsend. So things to do and places to eat are not far away. If youre wanting a peaceful place to get away, i highly recommend this properly as your destination. I know we will be back again."

Here at Twin Valley Horse Ranch you can enjoy the adventure of mountain living and the peacefulness of the mountains. Sleeping accommodations include a main floor king bedroom with ensuite bathroom.This bedroom also has a smart TV for guests to use. The outdoor space at The Getaway on Little River is exquisite! From the outdoor deck furniture, hot tub and concrete river side patio & fireplace, you can spend many hours sitting and listening to the water go by. Across the river from the cabin, you will find an exceptionally large & tall rock embankment. With so many different pieces of stone, it is a work of art in itself. This crystal clear river is great for fishing and/or swimming, tubing and relaxing. It ranges from ankle deep to really deep.

For our motorcycle lovers, The Getaway on Little River is located at the end of the Tail of the Dragon. It is on a well packed gravel road with easy flat access and parking.

Fishing and swimming from the shoreline. Please be aware that access to the river is down a trail that is not suitable for all.

Common Concerns:
*Road Conditions: Some of our cabins are on steep, narrow, curvy, mountain roads. If you are concerned about road conditions to get to a cabin, please feel free to ask us! None of our cabins require a 4 wheel drive under normal weather conditions but some do in inclement weather.
*TV & WiFi: We do have TV's and WiFi in most all of our cabins. There are times when heavy cloud cover, weather systems, mountains, or trees will cause problems with the signals. We always want our guests to have the comforts they want on vacation, but there are times we cannot control this problem.
*Pests & Wildlife: Here in the Smoky Mountains, we have lots of native bugs and wildlife. All of our cabins are treated for pests, but there are times you will find bugs or even have trouble with bugs. Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes. Please never feed, taunt or approach any wildlife. This is their home and we are the visitors.
*There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc.

Private quite and beautiful. Beds were comfortable." - "The Getaway on Little River was fantastic! Two couples stayed for four days. We enjoyed a dip in the river (although access is difficult), nightly outdoor fires in the beautiful stone fireplace, cooking on the gas grill, and relaxing in the hot tub on the back deck. The glider and Adirondack chairs on the back deck provided a complete escape to nature, where you could watch ducks and otters and listen to the river - there is no better place for morning coffee! The cabin was well-appointed with comfortable beds, linens in good condition, and electric reclining sofas. The fridge had an ice-maker, and everything was very clean upon our arrival. I would not hesitate to book this cabin again!"

We recommend having a vehicle on hand!

- Due to an increased volume of units to clean each day, we are not able to accommodate early check-ins or late check-outs. You may check in as early as 4 pm and must check out by 10 am.

- For your convenience, we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- Due to the rural location of this property, cell phone reception may occasionally be spotty.

- No RV or Trailer parking.

- Guests are responsible for providing their own Firewood & Pack-N-Play Linens.

- 4WD or AWD is only necessary for winter months due to the winding paved driveway.

- The Hot Tub is NOT usable.

- Guests are responsible for providing their own propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Due to our close proximity to the National Park, we have a large population of insects, including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking, you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
