The large pool area has everything a heart can desire. A heated jacuzzi is connected to the pool. Daybeds and wicker rocking chairs surround the pool. A beautiful fireplace and seating area allow you so sit around after taking a dip. (Firewood not provided- ask us if you’d like us to provide some.) In case you’d like to have an outdoor meal, the grill and patio set are nearby. A bar area completes this space. All outdoor
furniture is available seasonally.

We do provide basic amenities such as toiletries, paper towels, and essentials to get you started. However, if you’re planning an extended weekend stay or visiting with a larger group, we recommend picking up some extra supplies to ensure you have everything you need throughout your stay.

Security Deposit: A deposit equal to 10% of the reservation total will be charged and held securely. It will be fully refunded 48 hours after checkout if the property is left in good condition and all house rules are followed.

The newly remodeled and re-furnished house is on 25 acres of property nestled against the base of the Ramapo Mountains in Harriman State Park. - "I really enjoyed my stay, especially the abundant wildlife on the property (blue herons, herds of deer, pond life, etc). I had everything I needed (I stayed alone, and was able to stay the full week on the main level). The view from the kitchen is pure peace and tranquility. I would caution parents to consider 2 things: 1. the property lies on a busy, fast-moving country road, though the house is set back quite far from it, so be prepared to keep kids in the backyard and supervised (I would also note that you cannot hear the traffic from this road with the air conditioners on in summer); 2. The twin beds are down stairs, while 2 possible traditional master bedrooms are upstairs. If you have a large family and will have young children at the house, you may wish to consider how to arrange sleeping arrangements as the children would be asleep on a separate level from the parents if you give them the twin beds. Secluded, newly renovated apartment in a 100 year old stone garage. Walk/hike, mountain bike, or cross-country ski right from your door. Ground floor entry and eat-in kitchen with a living room/bedroom upstairs; the main house is 130' away.

The space is perfect for a couple or a couple with kids (maximum capacity is 2 adults and 2 children 14 or under). The kitchen is about 17' by 7', with lots of windows, all new stainless steel appliances (including a dishwasher), a new counter and sink, and redone cabinets. It's very well stocked with high end pots, pans and cooking gear. There's a table that seats four.

Upstairs the living and bedroom space is one long room, about 25' long. The floor is 17' wide, giving a good feeling of spaciousness, but given the roof pitch the walkable space is about 10 feet wide. There's a new queen bed and two 5 inch twin mattresses perfect for kids. There's a comfy living space with a love seat, a leather chair, and a large, new TV. The bathroom is small, with a shower, sink, and toilet and great views of the park.

Outside is a private area with a new table and four chairs, a Weber charcoal grill, and a chimnea with two Adirondack chairs.

The garage below the space is used for storage, not for parking our cars, and we will refrain from accessing it when we have weekend guests (we also have a shed for items we use more often).

We accept well-trained adult dogs for stays of one week or less.

The host was lovely, and the property was very clean when we arrived. There are a lot of stairs, including down to the hot tub, so that's something to be aware of before booking. This location was a good hub for local day trips to Westchester County, Tarrytown, Stony Point Battlefield, Legoland, and Bear Mountain State Park. Harriman State Park is also nearby, as are the Nyacks and the Palisades Mall. The full kitchen had a full size refrigerator and freezer, and I'm really happy there was a dishwasher, as we ended up using lots of mugs sipping tea and looking out over the Hudson."

Master bedroom 1 has a king size bed. Master bedroom 2 has a king size bed. There are 3 bedrooms that each have a queen size bed. The last bedroom has 2 twin size beds.

Pricing: Standard Nightly Rates (includes the first 10 guests) and each additional overnight guest is $75 per night and visitors not staying overnight are subject to a fee of $50 per guest per day. Cleaning is included. Actual refund policy is 50% of overall reservation cost refund up until 4 weeks to your reservation date. Thereafter, no refund. Must be 25 years old to reserve and everyone must have valid identification (drivers license, etc...) on arrival for check in, or you will not be granted access and given house keys until proper identification is shown.

Payment plan are available. There is also a website service fee, damage protection insurance fee, and a refundable security deposit. Check-in time is 5pm (sometimes flexible, depending if the house needs to be prepped from a guest that checked out the same day of your check in) and check-out is 11am (or earlier). I can only guarantee an earlier check in time 2 days prior to your check in date. Due to the pandemic, I will consider each case individually in allowing a credit for a future date. Will do my best as long as you let me know you need to cancel at least a month prior to your reservation. Everyone reserving must complete the sites verification process this way there are no check in issues. Please let me know in advance if extra beds, linens, or towels will be needed for visiting guests that end up sleeping over will be needed and may not be provided in time if requested last minute (please let me know in advance).

HOUSE RULES: Here is the part that may sounds a bit overwhelming but I assure you it’s not as it may seem. If you have any questions regarding house rules please contact me and I will go over with you. Most of these rules all homeowners enforce, whether or not they have listed it on their listing. Just treat the home and the neighborhood as if your own with respect, that’s the most important rule for any host, including myself. Please be respectful to the house and neighbors (especially with noise), there is a strict outside noise curfew 8pm. Please follow the simple check out instructions on what to tidy up in your check in paperwork when you arrive to the house. Sneaking in unapproved, will result in immediate removal from the property and a complete loss of your security deposit. Pets are considered on a case by case basis and must be non-shedding, must get host approval first. If you bring a pet, must never be left vacant at the house or not watched. You are solely responsible for any damages, injury, or issues that may arise. Please do not walk in the house with outdoor shoes on, your are welcome to bring and wear indoor slippers or such. Please smoke outside only, put smoking waste into outdoor ashtrays. Quiet indoor events are allowed but please be courteous to neighbors and the wonderful neighborhood. Please do not temper with anything that says do not touch and do not enter and any equipment (receivers, thermostats, wifi routers, settings, etc), including outdoor surveillance (please live as you wish inside home). Please keep kitchen in order, please use dishwasher to wash utensils, plates, cups, and everything else dishwasher friendly. Please put everything including all remote controls back to where you got them before you check out. Please do not use any cleaning products that you are unsure of, double check with me on what can be used please. Please do not order PPV or such without permission. Camp fire's, tents, water slides, chalk, fireworks, inflatable bouncy houses for kids or trampoline's are not allowed. Please do not use outdoor faucets. Throwing a football or such activity is not allowed too close to the house. Please, no party busses or limousines allowed without my permission to drop off, pick up any guests, or wait for guests at the house. Please be aware that your group will be responsible for any delivery trucks, limos, buses or taxis that come on the property and damage the lawn or the property. Please no decorating indoor or outdoor of the house is allowed without permission. Please, no bringing your own speakers, lighting effects, turn tables, chairs, tables, and other such event products is allowed without my permission (the house already has great speakers). Please do not try fixing anything damaged by you. If you have scratched or damaged something, inform me of it and we will find a civil solution. Please lock the house and turn off lights and make sure everything is closed if all guests leave the house. Please be careful moving furniture around, especially with floors and walls. Please pick up all garbage after yourself, including outdoor. Please no parking on the street or the lawn, everyone must park in the driveway of the property at all times, parking on the street is not allowed. Please ask your guests to carpool (If your group has more than 10 cars please let me know in advance), clutter of cars in driveway is not allowed and is a safety hazard to individuals and the property. Must supply your own propane tank for BBQ, clean the bbq after use. Please do not put charcoal or anything else in the grill other than propane, and make sure propane is turned off after use. Please do not light candles in the house. Please do not leave open doors and windows open as you may let in bugs and prevent the house to heat or cool properly. Please do not leave fireplaces on for more than 3 hours at a time. Please do not flush anything other then toilet paper in toilets. Children are to always be supervised by adults. Please contact me right away if any mechanical failures occur. Please return house key at checkout. Must provide your own food and beverages (house is not a bed and breakfast). No loud outdoor events, parties, or music is allowed, 8pm town noise curfew in effect. No filming or photography to use for commercial purposes is allowed. No weddings or outdoor events allowed. 20 (paid for) guests are allowed at the house (including both guests and visitors 20 combined) unless prior permission is granted. For your security and security of the property, Outdoor and “do not enter locked” rooms are under surveillance, disconnecting or tempering with any surveillance is not allowed. The homeowner is not responsible for the loss of personal belongings or deliveries of packages during and or after your stay and have left. Take a step back in time! This large charming house built was in 1922. Two minute cab to the train and bus into NYC. Twenty-five minute drive to the outlets and West Point. Great home for family reunions and for families who don't want to pay NYC hotel prices for several rooms. This property is a two night minimum.

No bedside tables or lamps, that would’ve been nicer. I specifically asked about stairs when I booked and was told, yes there is one flight of stairs, but there are railings. I’m perfectly able to do normal household stairs with railings, so I wasn’t concerned. Upon arrival we found that the outdoor stone stairs only had one short railing on one side. We ended up having to access the property from below where my husband was able to drag me up a hill in a wheelchair (not my normal mode of transportation). We made the best of a difficult situation. Mark said I should have told him I couldn’t do stairs without railings and he would’ve built me a path from below and mowed the high grasses that we dragged through for ten days. We probably won’t risk using VRBO again. I would’ve taken the loss and gone to a hotel, but since it was a holiday weekend, there were no vacancies in the area."

I just feel for the price of this rental rental it was definitely not worth the expense! I was definitely disappointed I spent so much money."

Other things to note This home is located in a residential area; therefore, there is a strict no-party rule in place. No loud noise is allowed after 9 pm. Please be considerate of the neighbors and do not park on the road. No smoking is allowed and there will be a $500 penalty if violated.

We do provide basic amenities such as toiletries, paper towels, and essentials to get you started. However, if you’re planning an extended weekend stay or visiting with a larger group, we recommend picking up some extra supplies to ensure you have everything you need throughout your stay.

Security Deposit: A deposit equal to 10% of the reservation total will be charged and held securely. It will be fully refunded 48 hours after checkout if the property is left in good condition and all house rules are followed.

Thank you for a relaxing weekend apron our return from the city life down the road and around the corner we knew we’d be able to decompress. Stepping outside onto the front porch built in 1917, a right turn would take you to the quaint village of Piermont, (population 2,500.)
A left turn would direct you to the charming and yummy Hamlet of Sparkill.
Both laid back spots are teeming with delightful top notch restaurants and yet just 30 minutes from Manhattan.

Sip a coffee on the porch overlooking the Sparkill creek and watch the bike enthusiasts wizzing by.
A short stroll can take you shopping local or a quick hike, can invite a picnic at Tallman State park, for birdwatching and perhaps catching a glimpse of NYC. For the little ones, there are fun, safe parks that are walkable in Sparkill and Piermont.

The open kitchen, dining, living room invites a casual flow, opening up to the side garden for a cocktail or BBQ.
There is a full size kitchen and breakfast bar with gas range, plenty of storage, a full size frig with basic condiments. A Cuisinart (Keurig style,) coffee maker fully stocked with coffee, tea, sugar also.

There are 3 bedrooms upstairs.
The primary bedroom has a queen size bed with armoirs for your clothing. A TV is provided.
A second bedroom has a Full size bed with built in closet.
A third bedroom has a comfy single size pull out sofa.

Basement-
This space has been everything from a hang out den to a bedroom, to workspace.
It has a Full size bed.
The basement also has a 2nd bathroom with stall shower and a washer/dryer for your use.

Drive, bike, walk or kayak something good will be happening, as a lovely and chill lifestyle is here. Fully furnished, with all utilities including WIFI. This home is available for one month minimum rentals.
