Our living and dining room, the Greatroom, is the center of the house. Here you meet for indoor dining. Either casually at the large kitchen counter or at the large dining table and enjoy the view of the pool or the adjacent Buddy Canal. The large sliding doors in the dining area can be opened to experience a little outdoor feeling. The sliding doors of the dining / living room area can be opened across the entire width of the room to the patio and expand the Greatroom.

Have breakfast with the rising sun or have a BBQ in the evening. A replacement gas bottle is in the garage. The crystal-clear water of the pool is filtered and disinfected extremely skin-friendly using the latest technology. The addition of chlorine is largely avoided. Thus, the pool can be used again immediately after the weekly cleaning by the pool man. Reddened eyes or the unpleasant smell of chlorine are a thing of the past. If it gets too cool, the pool and jacuzzi can be heated.

In order to enjoy the Florida sun extensively, 6 sun loungers are available. If you like it a bit more shady, you will find enough space for the loungers under the covered area of the terrace. With the built-in external speakers, you can enjoy your favorite music either from the radio or streamed through your own device.

As a basic requirement for your restful sleep, we have equipped the beds with high-quality mattresses. There are enough pillows and blankets of very good quality for your personal sleeping comfort. In addition to the walk-in shower, the master bathroom also has a free-standing bathtub. The two king suites have en suite bathrooms. All bathrooms have a hair dryer and a sufficient amount of small and large towels of high quality. Hygiene and cleanliness are our highest standards.

For our little guests there is a travel cot and high chair in the house. The house is equipped with a special pool alarm, which registers immediately when a pool access is opened. If you wish, the property management will be happy to activate it for you. Therefore, please let us know before arrival if you are traveling with a small child.

Property management on site:

Our bilingual property manager welcomes you after your arrival and familiarizes you with the interior of the house and the technical equipment. On departure, she carries out the acceptance test with you, settles the electricity consumption and the final cleaning with you and is of course available to answer any questions you may have during your stay. You will usually enter the house through the garage which is provided with an electric door opener, inside which one or two vehicles can be parked.
There is also a storage room in the garage for pool toys and beach gear.

Utility room:
The modern Frontloader washer and dryer are placed in the passage to the house, you can wash and dry your clothes or towels here as and when desired, an ironing board and iron are also available.

Living room/dining room/kitchen:
From here you will then directly enter the large living, cooking and dining area– the central place of the house and the 'meeting point' for all the guests.
The large open kitchen is fitted with extra high cabinets, electric stove, oven, dishwasher and an oversized American refrigerator/freezer with ice machine and filtered ice water.
You will find all the accessories in the cabinets that you can imagine for every day living in the house:

The office is another getaway, you can read a book here on the sofa in peace and quiet, listen to music or simply dwell on your thoughts looking outside the window.
If you are like us and also have to work at times during the holiday or simply just want to browse the internet, there is a desk available here for you, which you can obviously make use of.
Similarly with the telephone, local calls within USA and Canada are available free of charge as a flat rate- you can also receive incoming calls, the number is there in the house directory.
There is a direct LAN connection available in the office, the rest of the house and pool area are covered by wireless network, so that you can check your emails conveniently even sitting at the pool or gather information for your trips.

Terrace, pool and spa:
The approximately 1700 sqf large pool area, which is provided with the customary Cape Coral screen (air-permeable mosquito nets over the entire area), is definitely the highlight and the common meeting point and residential place for a holiday in Florida.
The almost 30ftx15ft large pool has a flight of stairs and slopes gently to the back. It is illuminated at nights and thereby allows happy moments in the pool after sunset.
In case it gets too cold once in a while, the pool can be heated up quickly using a highly modern and very energy efficient air heat pump, without causing enormous electricity costs.
The pool water is filtered and disinfected with the latest skin-friendly technology, where using chlorine is almost completely avoided. Apart from being skin friendly and crystal clear water it also has the advantage of not causing you to get red and irritated eyes any more and also after the weekly cleaning and inspection by the pool man you can immediately use the pool again unlimitedly.
We are thrilled by this technological innovation and would not want to miss it.

You can use the Jacuzzi built-in near the pool anytime; it heats up within a few minutes and definitely brings you hours of relaxation and entertainment.
The entire pool area is operated by an external management outside the house.
After bathing you can rinse off in the outdoor shower or refresh your self in the pool bathroom/ toilet accessible directly from the terrace, without having to walk around the house with wet feet.

An oversized table with 8 chairs is there in the roofed area of the terrace and invites you for all activities, whether sharing mealtimes, playing cards or enjoying a nice glass of wine or a cold drink in a cosy atmosphere. You will find refuge here from the sun or in the rare case that it should rain.
For sunbathing there are 6 comfortable sun beds, 4 side tables and 2 large parasols available, so that you can fully enjoy the Florida sun.
A gas grill with 4 burners is there for you to use (must be cleaned upon departure), gas cylinder is not included in the price.

Bedrooms/bathrooms:
When the day comes to an end, there are 3 bedrooms available to you.
The master bedroom has an oversized king size bed, a walk-in closet with racks and direct access to pool, a large flat screen TV, a large bathroom with separate shower, a bathtub and 2 wash basins and a separate toilet.

The other two bedrooms are on the other side of the house:
The bedroom onto the pool (bedroom 3) also has a large king size bed, walk-in closet, flat screen TV and direct access to the pool and to the common bathroom, which is provided with a very large shower, 2 wash basins and separate toilet and also serves as a connection to the other bedroom (bedroom 2).
This one has 2 large single beds (twin size), walk-in closet and a large flat screen TV.
In case you don't want to share the bathroom, the pool bathroom directly adjoining bedroom 3 can be used from here.

The beds are all provided with an allergy-friendly coating on top of the mattresses, which is hygienically cleaned after every change of tenants.

All rooms have an electric radio alarm clock, if at any time you want to wake up early for your outings.

Of course there are also enough towels available for the bathroom and pool, which are cleaning or changed after every change of tenants.

Small children:
A separate baby bed (travel bed) and a kid's-high chair are there for the little guests, the pool can be secured by a special 'baby fence' for small children.
Please inform us before arrival, if you are coming with a small child – so that everything can be left ready.

Garden:
The beautiful garden is planted with tropical plants, flowers and tall palm trees, the Florida lawn is watered automatically by a sprinkler system. A gardener takes care of the plants and lawn weekly, and you should not be doing this job during a well-deserved holiday period :-)

The beautiful boat dock spans the entire west side of our property. If you decide to rent a boat, you can dock directly at the house and are able to enjoy beautiful boat cruises out to the Florida gulf beaches. A boat "driver's license" is not required in the US.

The closest beach is Cape Coral beach, located on the Caloosahatchee River and is about 10 minutes away by car. The stunning gulf beaches such as Fort Myers Beach or Sanibel and Captiva Island are about a 30-40 minute car drive depending on traffic. You can also reach the beautiful gulf beaches by boat directly from the house which takes about one hour.

This home is west facing with breathtaking and unforgettable sunset views from the patio and living room. The pool is covered in sunshine all afternoon and evening which helps keeping the pool warm. In addition the pool has an electric pool heater.

Villa Rosalinda was conveniently located to restaurants and grocery stores. It is a short trip to beaches, the marina, and miniature golf. We enjoyed all of these and loved our stay in this beautiful home! Definitely recommend."

Cape Coral is called „Venice of Florida“. A lot of the canals have direct access to the Gulf of Mexico or the Caloosahatchee River. Two bridges lead over the river from Ft.Myers to the south part of Cape Coral.

The villa is located in the southwest of Cape Coral, the preferred residential area (you will find more information on our Homepage under villa-taurozorro). Only a few minutes by bicycle there ist the „Camelot Isles“ shopping center with several banks, gas station, drug store and an urgent care center.

The villa is very spacious and has two wings. Each wing has two bedrooms with connected bathrooms. In the center oft he house are two living rooms, a formal dining room and a kitchen with bar and breakfast nook. There is direct access to the large pool area from most oft he rooms.
The ripe fruits in the large garden can be eaten.

Boat trips through the canals, anchoring and swimming off the islands, watching dolphins and manatees are a delight for body and soul! The boat lift can't be used but there is enough place to dock a boat.

General: The house has a utility room with washing machine and dryer and direct access to the garage. Next to the door in the breakfast nook is a basket of pool towels waiting for you. The outdoor kitchen has a fridge, a sink and a large modern gas grill. After a trip on the canals, swimming in the pool or the sea - enjoy a refreshing outdoor shower and then a cold beer, a cool white wine or a Coke.

Trips: The Everglades National Park is an authentic natural paradise! Life there - Florida Panthers and the American crocodile - is in danger of extinction. Over 400 species of orchids grow on trees, which house the entire bird colonies.

Orlando is the entertainment center of Florida: Disney World, Sea World, Kennedy Space Centre with numerous attractions lure not only children but also adults. Our "Villa Aviva" is located on a south facing property in a quiet location in the southwest of Cape Coral - right on a canal with connection to the Gulf of Mexico. By boat you are in about 50 minutes at the lock at the marina. In total, Cape Coral offers 400 miles (640 km) of waterways and canals. If you are interested in renting a boat, we can provide contacts to boat rental companies. Our home has a boatdeck and -lift.
On a floor space of 186 m² (2009 sqft), with large living / dining area and integrated kitchen, a study, 3 bedrooms and 2 bathrooms and a large pool area of about 1400 sqft with a saltwater pool which can be heated, Sunledge and SPA – with a screen across the full width of the house - and a large lanai of 25 m² (267 sq. ft.), our "Villa Aviva" offers generosity and luxury for up to 6 people.

This renovated waterfront Villa is located in the highly desirable Southwest area in Cape Coral. The property is located on a canal with short Gulf access and has perfect Western exposure where you can enjoy Florida’s fabulous sunsets. The lanai has a lovely L-shaped and heated pool, an outdoor hot tub, a dinner area and a lounge area to relax. We also offer 4 daybeds to enjoy the sun. The villa has a dock with lift and 3 kayaks are waiting to be taken out into the canals and 4 bicycles.

The Villa offers in total 4,453 sq ft with 2,241 sq ft living area with A/C, 3 bedrooms each with their own private full bathroom, living room and dining area and a fully equipped kitchen with a center island. Adjacent to the kitchen is a laundry room with washer and dryer and laundry sink. There is free WiFi to use your own computer, pad or smartphone, a printer to print your airline tickets. One of our highlights is the 6 ft pool table for your evening fun and amusement and a little library with books in English and German as well as some entertaining board games. - "This house was perfect for our family vacation. The home was clean and spacious and well- stocked with everything we needed. The pool was perfect for our kids and we all enjoyed just taking in the sights of the canal out back. The listing does say checkout is at 9am and you have to have a couple things done by the time you leave (linens stripped and washing machine and dishwasher running). I wish I had paid closer attention to this when we were booking and made plans accordingly, as that was pretty early for us to get up, chores done and out of the house with kids, then stay busy for a whole day until our late evening flight home. The property manager did say that if we had asked sooner, she might have been able to arrange a later checkout, but we brought it up too late. Otherwise, our stay was perfect!"
