It is our mission to provide a place where our guests can have a happy, carefree, healthy and inspiring holiday enjoying the wonderful ambience of the Kiama sea coast. We offer generous and considerate hospitality in a light, airy, comfortable and aesthetically pleasing unit.
For the sake of health, the unit/house is constructed toxin free. No pesticides, or toxic building materials have been used in construction, and low VOC paint and glues used in fit-out.
You will find a minimum of plastics; natural timbers, metals, cotton manchester is used throughout.
For cleaning products we use vinegar, soda bi-carb and eco detergent only. The shampoo/body soap provided is likewise an eco product ( which is why it does not foam.. .no laurel sulphate).
The house is solar powered and uses rainwater to flush the WC.
The unit is extremely well sound insulated with double walls and engineered sound insulation. This means you can sing, laugh, yell in delight and we will not hear you and similarly you will not hear us.
Please be aware the deck which has chairs on it allowing a child to climb up and supervise children at all times accordingly.
As you can see we feel strongly about the happiness of your stay.
So let us know if you have any concerns or if there is anything we can help with.
In turn, we ask of you that you share our care of the environment by recycling (compost, recycling and garbage bins provided), put out lights and respect water usage.

Comfortable detached studio. Clean, modern and light. Air con, ceiling fan and plunge pool make this a beautiful summer getaway not to mention an easy 10 minute walk through the shady Bonaira Gardens to Kendall’s Beach.
The studio is adjacent to our family home. With this in mind your comfort and privacy is our priority. You’ll have basic catering options in your space including tea and coffee making, microwave, toaster and bar fridge, however our barbecue and al fresco dining area can be made available by arrangement. Mind you, Kiama has no shortage of cafes with our nearest just a 5 minute flat walk from home.
Kiama has been home to us for decades - many of them!! So we’ll be delighted to share local knowledge and offer recommendations should require them.

Welcome to Something Special 502 Sebel Kiama - Stylish apartment, 180-degree views of Kiama Harbour.
Boasting magnificent views of the Harbour, its foreshore, and Blowhole Point, this contemporary 2-bedroom apartment is one of the best in Kiama.
The open-plan living area is filled with natural light and overlooks the Sebel Hotel's gardens, while the stacker doors bring the sunshine into the kitchen and dining area. The large living area is luxurious with King Furniture lounge, and a large flat-screen TV.
Why leave the apartment at all when you can kick back on the oversized day bed or enjoy the views with a cheese platter and a glass of wine with great company on the deck. The expansive outdoor balcony is large enough to incorporate a dining table, bar table and stools, and an outdoor lounge perfect for relaxation.

Go to sleep with the mesmerising sound of waves crashing on the shore, wake up to views of the sun rising over stunning Surf Beach and literally walk out of the apartment and next door to Silica Café for your first coffee of the day. Coronation Park is opposite for the kids and there is an array of different cuisines all within walking distance, including Encore Wine Bar & Grill also next door, for stress-free mealtimes.
With 1 queen bedroom and a twin room with a trundle, the apartment is perfect for 1-2 couples, 4-5 adults or a family with up to 3 children. It has been carefully and thoughtfully refurbished and styled in a soft palette, minimalist coastal style. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.
Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.
Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.
Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.
Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.
Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.
Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Blue Waves is a brand new spacious ground floor apartment in a very central location. The apartment is modern and has a large entertaining deck with well equipped BBQ.
How is the property laid out?
Blue Waves has two bedrooms, (one queen and one with twoking singles) and one bathroom with large walk in shower, toilet and vanity. Ideal for either two to four adults or two adults and two children. There is a great kitchen with European Bosch appliances, dishwasher, microwave and nespresso coffee machine with pods. The lounge and dining area are open plan with stunning views of the beach and the famous Kiama rolling hills, large sliding doors open out onto the spacious deck. There is also a small laundry with washing machine, clothes dryer, iron and ironing board.
WiFi, Netflix, Pay TV - will I have it?
This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note however that neither the agency nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. If important, please therefore always have a back up plan.

New to market; Purpose built 1 bedroom studio to suit couples wanting a private, peaceful break. Queen bed in main area with ensuite bathroom. There is a small room off bedroom area with a trundle bed if travelling with a child.
Fully equipped kitchen off main studio area with oven pod coffee machine and washing machine.
Smart television, free wifi. and the entire studio is beautifully decorated, light, airy and very comfortable. Quality bedding and linen provided, you can lie in bed at night and often hear the waves on the nearby beach.
Plentiful outside seating areas, outdoor hot shower and a large solar heated salt water swimming pool. Well loved private established gardens with vegetable beds and fruit trees. Off street parking in driveway. lovely headland walks in both directions and access to safe swimming beach less than 5 minutes walk down the hill.
It is a short drive to Kiama town centre or a 30 minute walk along the headland

Other things to note
The South Coast Rail line runs between Bombo beach, and the Studio complex. However the electric train 🚂 are infrequent and very quiet , especially when glass door is closed. The Prince's hwy runs past the Studio roughly 300 mtrs away, you can only see and hear the traffic from outside the balcony when traffic is busy. You cannot see the highway from the street. The balcony is shared with other guest, as photos show on listing. Otherwise some days you could be the only ones there.😊

You will be close to everything when you stay at this centrally located Air BnB. A lovely 5 min walk to Kendall's Beach, 30sec walk to the Brooding Italian Cafe, Manning St Cellars and the Top Shop Minimart and a 2min drive (or a stunning 20min walk along the beaches!) to the main St of Kiama, full of shops, restaurants and cafes. The space
This 2 bedroom apartment is spotlessly clean and tastefully modernised to provide a relaxing escape from your normal surrounds. The kitchen is fully equipped with all you need to dine at home. A dishwasher and washing machine, plus outside clothes line, are available at the unit.
The two balconies at each end of the lounge/dining room provide an abundant of light and fresh coastal air. These balconies allow cross-ventilation for the cool sea breeze in Summer. In each bedroom there are overhead fans. For Winter, a heater is provided, and electric blankets are supplied on both beds for your comfort.
Sheridan sheets and towels are provided for 4 people. The two beds are a Queen and a double, no linen is provided for the travel cot. Max of 4 people can stay in the unit.
Two flat screen TV's, (one in the main bedroom), and a blue ray DVD player, plus a collection of books/boardgames and NBN wifi are provided for times when you just want to stay at home.

If you walk across the lawn in this garden and over the wooden footbridge, you will find yourself at the iconic Surf Beach Kiama. Residents in the apartment have access to the garden, the footbridge and parking walkway to the beach.

Quiet Cul-de-sac just out of town with only a three minute drive to main street, beach or 20 minute walk . Walking distance to Bombo beach.
The space
Completely private, spacious front half of our house . Freshly painted one bedroom (very comfy QB ) with ensuite. Kitchenet in sunken lounge area . Coffee pod machine, microwave, toaster, kettle and bar fridge . Air conditioning in lounge room and ceiling fan in bedroom. Large sunny windows in both rooms. Front drive way is yours to park on .
Apart from microwave there is no cooking facilities.
NO SINK , just basin in bathroom ( because of this I don't expect you to wash up ). Tub is provided for dirty dishes and also sturdy disposable plates.
If you need to wash up Dishwashing liquid , tea towel and drying rack is in the bathroom vanity. Happy if you place it on pine storage box.
