The original cottage has been incorporated into the new residence, which is separate to Studio Rouge. The accommodation is recently built . It is a fully equipped apartment consisting of one bedroom with a queen bed, separate bathroom, dining, living, kitchen and laundry area. The kitchen utensils can be found in the kitchen drawers and large wooden kitchen cupboard. The living space faces north and all windows are double glazed. If you want to eat in there is an electric stove and a microwave at your disposal.
This accommodation is suitable for a couple or a single person without children or pets. It offers a minimum of two nights accommodation and is situated in the heart of Old Bowral, in a very quiet location. It is a 10 minute walk to the main street of Bowral where you will find many restaurants, cafes and shops to suit all.
It is located on private property and is separate to the owners home, which is on the same site and is a smoke free zone.
There is secure off street parking suitable for one vehicle, but not under cover. There are two steps into the accommodation.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

ADDITIONAL RULES:
*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.

*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property are two people and we do not allow day visitors.

*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.

*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.

*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.

*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.

*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is prior to 10 am. If you wish to have an earlier check-in than 3 pm and we are able to accommodate your request, there may be an additional charge. If you check out later than 10 am, there will be an additional charge of $50.

*Respect the home - Please leave the site and the Tiny House in the original condition you found it.

*Rubbish Removal - There is a bin outside the Tiny Home, this is for your rubbish if the bin inside the tiny becomes full. Please make sure to take ALL your rubbish with you (including the rubbish in the outside bin), as we are completely Off Grid and we do not have a rubbish service to collect for this home. If anything is left behind, there will be a $40 AUD charge for our cleaner to take it to the tip.

*Electrical/Gas/Solar - Always switch off all lights, gas, and electricity when you leave. If you leave anything on, this can drain the battery for the cleaner and the next guest.

*Fire Ban - During the summer months it is a total fire ban. The lighting of campfires etc. are absolutely not permitted. It is the responsibility of guests to be aware of Extreme, Severe and Code Red fire danger days and all bush fire warnings. The most important thing to know when there is a fire in your area is to leave early.

*Never wait for the RFS or any other help. Leaving early is the best and only preparation.

*Gas - There are two gas cylinders located on the left-hand side of the tiny home, near the parking bay. If you do run out of gas from one bottle, please turn on the other bottle and turn the lever on the gas line with the arrow facing the new gas cylinder and you should be back in business! If a gas container runs out, please message on the app/platform you booked on or email us as well as send Kate a text and they will organise a new cylinder.

*Water - Our most precious resource. All our water is filtered through silver filters - it's clean enough to drink.

*Please put the plug in the basin or the sink when you wash your dishes or wash your hands. Our hot water is gas heated and once the tank is empty it will take a little while to heat up. Please: Keep your shower time to 5 mins to save on water. Please use it sparingly as we have limited reserves.

THINGS TO KNOW:

*Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons.

* We only provide 1 set of keys for each stay. We do not have extra sets.

*We are in a rural setting and the tiny home is completely off the grid. Water and electricity is to be used wisely, showers are to be kept to a 5 minute maximum.

*We use a composting loo system. There is no water for the toilet as this is the best system for our natural environment. We like our guests to know this before booking.

*There is no Wifi at this property.

Magpie Haven is a north facing independent studio with king size bed, in a separate pod of our architect designed, contemporary home. We are on 1.5 acres overlooking the Wingecarribee River, the village of Berrima and beyond.

It is 1 km into Berrima where you will find cafes, restaurants and specialty shops and close to Bendooley Estate and other wedding venues.

The space
We moved into our new home in May 2017. We have double glazing, polished concrete and reverse cycle air conditioner in the Magpie Haven.

Enjoy the luxury of our brand new Stressless recliner, the king size bed and heated towel rail in the bathroom.

The kitchenette is equiped with sink, fridge, microwave, toaster, kettle and coffee maker. A BBQ is outside the accommodation. A loaf of sourdough along with jams, honey, butter, teas, coffee, olive oil is supplied.

Guest access
Guests are welcome to explore our native garden and use the outside BBQ. There is a private terraced area with bistro table and chairs.

Other things to note
We provide tea, real coffee, a sourdough with jam.

Our native garden, a work in progress, is already attracting a variety of native birds. Kangaroos roam early in the morning. One of our established eucalypts is home to our friendly magpie family.

We have another listing, Magpie Retreat which is adjacent to Magpie Haven. We recommend you keep the bathroom door closed at night to eliminate any transference of noise.

Also supplied quality locally freshly roasted coffee by "Rush". A broad range of different teas to choose, drinking chocolate, some sweets, sugar, milk, salt, pepper and Extra Virgin Olive Oil.

Each bed is dressed with luxurious linen and/ or cotton bedding, cosy doonas, fluffy feather pillows or memory foam to choose. Snuggle into our Luxurious dress gowns, oh so soft!

The bathroom has a large shower, towel rail with luxury bath sheets, hand sheets and luxury body and hair products for woman, men and baby are supplied.

Curl up on one on our sofa with one of our blankets to read a good book, magazine, watch a movie , enjoy our free wifi or take a nap.

Enjoy our outdoor sitting area with fire pit. Off street parking is secure and available.

Table top ironing board is supplied as well as cleaning products.

Location - a short walk to Bowral with both hospitals (Public and Private) just a couple of minutes away.

The Residence at Citizen Kanebridge Lodge features a beautifully appointed lounge and uniquely restored dining room overlooking Berrima High Street and Courthouse.

Two generous King rooms, one with separate dressing room and one overlooking Berrima village, plus a third smaller single room. Full kitchen and private bathroom as well as access to our gardens and Restaurant.

The space
Built in 1844 the the orginal Taylorrs Inn houses the Local police and jail cells for the Berrima jail and Courthouse. Steeped in history and beautifully constructed in sandstone the residence is in bathed in sunlight with generous rooms and lovely views of the village.

Downstairs we have 3 areas for all day dining across the The Rose Garden, The lodge, The Inn and The Cells. Enjoy the sun dappled Rose Garden and sipping cocktails fireside by our numerous open fireplaces.

Walking distance to all the town' s amenities historic sites and a private chauffeur is available to tour The Highlands' numerous wineries, galleries and restaurants.

Guest access
Guests have full access to all areas of the building, including the upstairs spaces, our downstairs café, and the unique opportunity to dine in our historic cells for lunch or dinner.

After late-night dinner service, staff will leave the building; however, the upstairs area is not alarmed, so you’re free to come and go as you wish.
