You will fall in love with this charming heritage gatehouse, completely modernised and ideal for three couples ... but can comfortably sleep up to ten people. Set in sunny private gardens on the picturesque Eridge Park Road in Burradoo just 5 minutes drive from Bowral township, Eridge Lodge combines the quiet and peace of the countryside with the convenience of local shops and villages.
Like many of the historical buildings in Bowral, the Lodge dates back to around the 1880's when the area had become a retreat for prominent Sydney families and is regarded as one of the finest Australian examples of Gothic gate lodges. The original cottage has been doubled in size and now comfortably sleeps 10 guests with spacious living and cooking areas in the new section. Quaint details like the undersized door, the window seat and the tiny lighting alcove remain, but it now has the functionality of a modern home. Nestled between the renowned Moidart Gardens and the historic grounds of Hartzer Park Monastery, your outlook is both picturesque and peaceful.

The cottage is available for domestic holiday rental only

The cottage accommodation comprises 3 bedrooms (2 king and 1 queen bed) and three ensuite bathrooms. With its old world charm and warm natural colours, the cottage is instantly welcoming and relaxing. And in winter the wood burning fireplace creates a cosy escape from the outside world.
The modern kitchen has gas oven, microwave, dishwasher, fridge, walk-in pantry and all the necessary appliances for an easy, relaxed visit. There is also a washing machine, dryer, iron and ironing board available.
Entertainment options include a large plasma television and a DVD/CD player along with an ipod connector.
We have three bedrooms in the house - 2 queen bedrooms and 1 king bedroom each with wardrobes, sitting areas and ensuite. Each of the sitting areas includes a sofa bed for extra guests. The third bedroom is made up with a queen sized bed and wardrobe. Two of the bedrooms have flat screen televisions. Modern bathrooms offer all conveniences, two with full baths. Unfortunately due to insurance we do not provide portable cots, clients are asked to supply their own cot.
The upstairs area features reverse cycle air conditioning and in the cooler months the cottage has the choice of wood fire or electric heating.
Under cover parking is available for 4 cars.
Local restaurant menus and information guides and suggestions are included in the guest arrival kit for those wishing to explore the local area.

Terms and Conditions

Check in / Check out time:
The cottage is available from 3pm on the date of your arrival. Check out time is strictly 11am so the cleaners have time to prepare for the next guests check-in at 3pm.
An inventory is checked after your stay and all damage or losses will need to be paid for.
Please leave the cottage as you found it. If our cleaner is required to do significantly more than a standard clean, an additional fee will apply.

Bowral and Surrounds
Bowral has always beena fashionable holiday destination for Sydneysiders because of its combination of rural charm and comfortable facilities. The town's stunning private gardens, part of grand old estates, are a delight in spring and autumn when they are open to the public. Spring and Summer are quite spectacular due to the many cool climate English style gardens. Bowral is a great place to shop for antiques, home wares, jewellery, arts and crafts. The Sir Donald Bradman Oval is one of the sacred sites of cricket and is well worth a visit.

Bowral History
The Bowral area was first explored by Europeans in 1798, in the very early days of Australia's European settlement. Expeditions to the area continued over the next 20 years, as the hunt was on for new grazing groundsoutside Sydney.
The arrival of the railway in the 1860s encouraged development in the area and Bowral was proclaimed a town in 1863. In the early days, wealthy Sydneysiders built grand country homes with English-style gardens so they could enjoy the cool climate. Today, many of these homes survive, allowing new generations of visitors to enjoy the area.

Tastefully decorated, the comfortable living area at the rear of the cottage opens onto a covered deck where you can enjoy breakfast, a cup of coffee, lunch, BBQ or just have a glass of your favourite wine while you unwind —looking out on the private fully-fenced leafy garden.

Lulu’s Cottage has 3 bedrooms (Queen size beds in two of the bedrooms and two single beds in the third - which can be push together to be a king but MUST be requested at time of booking) positioned at the front of cottage away from the living area. Two bathrooms (one, the ensuite with conventional walk in shower and the second/main with a shower over the bath) plus a dressing room/walk-in robe with enough space to store all your luggage.

An easy 450m stroll to the north gets you to Harris Farm Market, which has everything — fruit & veg, condiments, sweets, fresh bread, butcher, fishmonger, Caffé Rosso (coffee/Italian restaurant) and still an easy walk to many other interesting shops such as Dirty Jane's Emporium and Harry’s on Green Lane Cafe or Ludo restaurant approx 700m, Woolworths approx 800m, Onesta Cuccina and boutique shopping 900m, with the Railway station about a kilometre away.
So it's really an easy stroll to and around the Bowral Village CBD from 700m to 1.3km at the farther end.

Visit the stunning private gardens that are a delight in spring and autumn, the international cricket hall of Fame (if you're a cricket enthusiast) or take a drive to Fitzroy Falls or any one of the many other natural delights of the Southern Highlands. Fully fenced and secure garden area suitable for dogs.
Goats Chickens Shetland pony Geese and Ducks to enjoy. There is a large vegetable garden that supplies most of our food.
We also have a selection of fruit trees and bees to do the pollinating. If you want to try your luck at catching yabbies there are some nets for you to use just ask me for a few tips. Walk to Cecil Hoskins reserve and maybe spot a pelican or platypus. Go for a bike ride to Bowral along a dedicated bike path. After dark use your torch to go possum and rabbit spotting.

We are close to Moss Vale only 4km or Bowral 7km. Plenty of great places to eat plus wineries galleries and antique shops all close by. At night enjoy the fire with a glass of red wine. When available enjoy our garden produce and fresh eggs from Henrietta and Emily.
In November we should start to see some newly born baby goats playing in the paddocks really cute.

Suitable for children they can ride their bikes around the property in complete safety.

Property sleeps 4 in beds and there is a sofa bed in the living room for an extra person.

The whole Cottage, which looks like something out of a magazine including all of the comforts of home, is yours to escape to & enjoy.

Perfect for golfing weekends, wedding guests, girls' weekends, romantic weekends, families and business travellers etc.

We are also Pet Friendly. If you want to bring your pet on holidays with you, we charge a Pet Fee.

Our Cottage is a flat 3 minute walk to the heart of Old Bowral with its restaurants, cafés and boutiques, gorgeous parks, museums, galleries, vineyards and golf courses.

For larger groups we can offer accommodation for up to 14 people with our two Hidden Door properties and our secluded private luxury boutique home, Hall House, which is also within minutes walk to the heart of Old Bowral:

All of our properties, which are under separate listings, have been recently renovated both inside and outside. Hall House is our only property that does NOT allow pets.

We can split our King Bed in the Master Bedroom into Singles. We cannot split the Queen Bed in our Second Bedroom. Please let us know at the time of booking if you would like the King Bed split.

All beds are fitted with electric blankets for the cooler nights.

The Southern Highlands is a beautiful year-round destination. Our Cottage is within walking distance of the train station and Bowral is serviced by taxis.

If you have your own car, there is free unlimited parking right out the front on The Hidden Door side of Bundaroo Street (and around the corner in Bendooley Street). Across the road there are some parking restrictions during weekday business hours and Saturday morning.

Kangaroos regularly thump through the property and if you hear a bang on your bedroom at night it will probably be a wombat . The birdlife is prolific and includes crimson parrots, cockatoos, king parrots and kookaburras. In the evening platypus can usually be seen in the river

Located opposite playing fields and the skate park, with the convenience of Bowral Hospital a short stroll away.

Less than 1km from the town centre you can enjoy exploring the Bradman Museum, Bowral Art Gallery, local restaurants, cafes, boutiques, pubs, golf courses and gardens.

The Stables is located within the surrounds of an established horse riding property, 5 minutes from Moss Vale. The country cottage has only recently been renovated comprising 2 bedroom, 2 bathrooms, fully equipped kitchen, dining room, lounge and paved courtyard. All set amongst beautifully manicured gardens. Not to mention home to over 80 horses and an active riding school that caters for horse enthusiasts from any age. For those cooler nights guests can snuggle up in front of an open fire or sit around the outdoor fire pit and gaze at the Milky Way.

Guests can freely wander around the many laneways or sit by the lake and watch the sun set sipping on a refreshing gin and tonic or a cold beer.

If you have friends or extended family wishing to holiday with you we also offer ‘The Tin Shed’ a converted milking shed - 1 bedroom and 1 bathroom This is a unique cabin with high end finishes to make your stay so very relaxing.
For larger groups we also have 3 beautiful 1 bedroom Hideouts scattered around the property. Visit the multitude of local wineries including Mt Ashby, St Maurs, Artemis. Centennial and Dawning Day or take a drive to Kangaroo Valley and paddle a canoe up the Shoalhaven River.

Mountain bikers can head into the Meryla State Forest just 5 minutes away and explore the many trails through the bush or take a swim in the picturesque Meryla water hole.

It is the perfect venue for smaller groups attending local weddings or for groups and couples wishing to enjoy all that the Southern Highlands has to offer. We are set up perfectly for 6 guests to linger in and around the cottage. There are over 18 local wineries and some top class golf courses. It is only 90 minutes from both Canberra and Sydney.

There are 3 beautiful heritage decorated bedrooms All bedrooms and the lounge have ensuite bathrooms.
It is centrally heated in the winter and 50cm walls plus ceiling fans keep it cool in summer.

Berrima Village is one of the most beautiful “Historic” Villages in Australia and is widely recognised as the best preserved example of a Georgian village in Australia. It is located in the Southern Highlands with easy access to the towns of Bowral, Mittagong and Moss Vale.

Just a kilometre away is the popular wedding venue, the Bendooley Estate which includes the historic Berkelouw Book Barn while the Centennial Vineyards wedding venue and winery is less than 10 minutes drive away.

The villages of Robertson and Burrawang are 15 minutes drive away, as are the stunning Fitzroy Falls.

Berrima also provides easy access to over 18 local wineries.

Restaurants and Café's: Berrima has become known as the gastronomic centre of the Southern Highlands. There is a fine -dining restaurant called "Eschalot" and the highly regarded "Josh's Cafe". The owners live on-site in a separate dwelling and will afford you the utmost privacy.

Le Studio guests have exclusive use of the lower yard overlooking a reserve at the rear of the studio.

This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

The cottage is walking distance to town and a short distance to venues such as the Bowral Country Club and Centennial Vineyard. Octavia has a queen bedroom, an ensuite bathroom, a separate lounge dining area and a kitchen with freestanding cooker. The cottage is air conditioned for summer and winter, has TV, WIFI, parking for one car and a laundry facility with washer and dryer.
The space
The cottage is located in a century old building and has high ceilings and old timber windows and doors that look out onto the gardens. In addition to air conditioning for both summer and winter the bedrooms have ceiling fans and oil heaters for winter. The greater garden area and its mature trees are shared by the three cottages but Cottage one is located to allow for a dedicated outdoor space. The allocated parking is directly near the cottage.

Centennial Cottages have a dedicated driveway, outdoor area and dedicated onsite parking for the cottage. The laundry facility, adjacent to the cottage is operable between 9:00am and 6pm.

The cottage accommodates a maximum of two adults. Cottage 1 has a dedicated car space for one car. The laundry may be used between 9am and 6:30pm.

SECURITY CAMERA
Antler & Oak Cottage has a single motion sensitive flood light attached to the front of the main cottage. There is a single camera at the front of the studio. These cameras are always 'on'. They are there for the security of the property, our guests and their belongings. There are no cameras in the backyard or inside the house. Footage will only be referred to if disruptive or inappropriate behaviour is reported. We appreciate your understanding.

DURING YOUR STAY
Should you require assistance or emergency help during your stay, we will provide you with a contact number for the co-host and / or host. For after hours assistance between 5pm and 8am, please kindly text and either the host or co-host will respond as soon as possible.

Tilly’s cottage has linen and towels provided as well as all kitchen basics. There is one King Bed (B1) and a Queen Bed (B2). The cottage has an air conditioning and heating unit, as well as portable fans and heaters. You have a private balcony with BBQ and outdoor eating area around the back. There is a laundry in the out house with both washer and dryer for your personal use. The bathroom comes with bath and separate shower. Finally, there is a study nook and separate living room for a quite drink to sit and wile the day away. TV in main living room, as well as Sonos music player and a few games/books to use at your leisure. We hope you enjoy your time and can make yourself at home in Tilly’s quaint little cottage as your base to explore the highlands. * New, Wi-Fi now available.

Highlands Country Cottage is self contained accommodation located in a rural setting.

Self catering is a joy in our fully equipped kitchen which provides guests with the use of a new oven and stove, full sized fridge with separate freezer, a microwave, kettle, toaster and Nespresso coffee machine. Milk, teas, coffee pods, and other cooking essentials are provided.

Our open planned living and dining area can be your sanctuary to share a meal or relax and enjoy a game, watch some TV or delve into a good book. With prior notice, we can arrange the lounge to be converted to a sofa bed, suitable for children and a high chair can also be requested.

If you love to get outdoors, there is a crown reserve at the end of the street, which features an array of shady walking/cycling fire trails, sunny outcrops ideal for a picnic, and stunning views out over Berrima Weir (which is also a secret local swim spot!).

Berrima and its surroundings are adorned with gorgeous shops and restaurants, as are the townships of Bowral and Moss Vale. The quaint and unique villages of Exeter, Burrawang, and Bundanoon (amongst others) are great to enjoy, as well as gorgeous waterfalls and swimming holes, fantastic places to eat, and a thriving art scene to explore.

Within Berrima village is the famous Surveyor General Inn, the longest continually licensed Inn in Australia, having opened its doors in 1834. It is a must for a drink in the beer garden or a hearty meal in the Bistro. It is a favourite with locals and tourists alike!

If you can't resist a treat, Baked in Berrima has your sweet (and savoury) tooth covered. If coffee is your thing, don't go past The General Store. It can get very busy for brunch and lunch, but a takeaway while you are in the village is the next best thing. Whilst strolling through the village, make sure you enjoy the many gorgeous stores offering vintage delights, unique homewares, and the works of local artisans and craftspeople.

For those who love wine, a stroll down the hill from Lyre's Cottage and across the Berrima Bridge will have you at PepperGreen Estate's cellar door, where you can taste their award-winning wines or enjoy a decadent dining experience. On the northern side of Berrima village is Bendooley Estate, an essential for those wanting to visit one of the prettiest cellar doors in the area, great food, and a browse through the Berkelouw Bookbarn - which is always a treat! For a more laid-back afternoon, a visit to Artemis Wines in nearby Mittagong will delight you; a sunny afternoon sitting on the lawn, sipping on the most wonderful sparkling riesling, is pretty close to perfection if you ask us!

If beer is more your thing, Eden Brewery is ideal for an afternoon with burgers, beers, music, and a relaxed vibe. Or a little closer to home is the unique and stunning Joadja distillery in the previously abandoned heritage village, which produces award-winning local gin. You can't go past their Pedro Ximenez, served chilled over ice in summer or neat when it's chilly outside. It's imported from Spain and barrelled and aged locally, and it's outstanding!

Walk to Josh’s Cafe, Eshallot & Surveyors Inn, Bistro 1834. There is also many amazing bakeries such as Baked in Berrima & The General Store.
Gaol, Harpers Mansion and Museum and Courthouse.

The space
We have 3 queen bedrooms, 1 nicely decorated lounge area which can be closed off with a French door. There is an open fire available (we do not supply wood but encourage you to pick up from service station). Be assured of comfort year around with ducted aircon. The cottage has a small clean bathroom with a corner shower recess. It is basic & not modern, with good water pressure & towels.
It has a clean and tidy kitchen with dining table, however most guests can walk to some of the best restaurants in NSW and we encourage that.

The yard is not fully enclosed, however we have a good quality dog cage with kennel available should you wish to bring your fur baby for the trip, and we don't mind them staying inside either with an additional charge for cleaning. The village is very dog friendly with many places being encouraging of dogs on leads.

We love to provide you with nice slow comforts like books and picture books, magazines etc.

Berrima Road Cottage has all the old world charm you would expect from a 1933 country cottage. Featuring 4 bedrooms (one being detached from the house in a studio granny flat with no bathroom), large living space, fireplace, a large outdoor area complete with two outdoor dining sets and kids play equipment.

The space
Built in 1933, Berrima Road Cottage is a lovely, updated, Highlander Home situated on 993sqm in Moss Vale.

The property contains the home, a detached granny flat (featuring bedroom #4 - please note there is no bathroom in the granny flat, however it is only steps to the house), a patio with 8-seater outdoor table and a large backyard with kids play equipment. There are also two small outdoor verandahs on either sides of the house with outdoor tables and chairs. There is also an outdoor loo just off the back patio. Rustic. But handy.

Inside the home, there are three bedrooms, a full bathroom, laundry, kitchen, dining suite, lounge room with fireplace, an abundant toy box for the little ones and a small reading room, perfect for those lazy afternoons.

The house has ducted gas heating throughout, and the granny flat has an oil heater for those cooler nights. There is also the fireplace in the lounge room.

**Two large tubs of Iron bark - on the back deck - as well as 2 baskets inside are included. If required, further firewood can be purchased down the road at 571 Argyle St, at the Shell Coles Express for around $15/bag.)

For the kids, there is a porta-cot available (please bring own sheets for the cot), high chair, toys, books, a fabulous cubby house and swing and slide set in the backyard. The kitchen also contains some plastic tumbler glasses and plates.

NB: The property is located on a busy road in Moss Vale and we do find that the roads can be a little noisy on weekday mornings.

Berrima Road Cottage is located approx 15min walk to Moss Vale, and a 7min drive to Berrima. There is plenty of free, unrestricted parking around the side of the house (where the entry is) and the driveway can fit two cars.

Other things to note
Please note that the neighbours own two dogs (a Kelpie and Beagle) which you will be able to see through the fence from the backyard - they can sometimes get excited when they meet new people, however they are very friendly. Their names are Jo-Jo and Balto.
Also, the outdoor loo, is rustic. It works beautifully etc, however, when it was built, many moons ago, there was no sink built in next to it. Strange? Yes. For this reason hand sanitiser is supplied.
