At the moment of the review (Jan 2018) most of the roads in Kingston have been dug up by the government. Kingston is undergoing a major road renewal government program. There is water problems all over Kingston even at the major hotels. The apartment have some tanks at the front of the apartment. We did not have water issues but Jennifer indicated if the government keep water off for more that 5 days she will have to truck water to fill the tanks. As far as I can see, this is a Kingston problem. This is a nice apartment, one of our favorite, therefore I felt like I needed to give it a honest review to let everyone know whats up. Jennifer, is an amazing host and until my husband move to the states we will continue to book this apartment."

These set of apartments started out as an oasis for students who needed a place to stay in the city next to the two biggest Universities in Jamaica. It has blossomed into a haven for anyone who desires a peaceful and enjoyable stay (long or short) , and true Jamaican Urban living.

A newly built first floor flat in a safe and affluent residential part of Kingston. Local residents include prominent Jamaican athletes, politicians and foreign ambassadors.

A newly decorated two bedroom, two bathroom flat with private balcony and veranda. Perfect for groups, families and those with children.

The grounds are maintained daily and full of tropical trees and colourful plants. There are also many Jamaican fruit bearing trees, the most prominent of which is the mango tree.

The space
Newly built flat completed in 2017, it is a first floor flat located on top of a bungalow built in the 1980s.

The newly built flat has its own entrance, accessible by a sheltered staircase. Visitors must be comfortable walking up one flight of stairs.

There is also mesh at the windows to prevent insects and mosquitoes entering the property. The flat also does really catch a nice breeze and so is rather cool when windows are open.

Both bedrooms have remote controlled air conditioning and one bedroom also has a ceiling fan. There is also a large ceiling fan in the living room, so keeping cool shouldn’t be a problem!
The bedrooms also have built-in wardrobes with plenty of space for clothes and shoes.

Both bathrooms are both fully tiled and have large spacious showers.


There is a large garden which runs all the way around the property, this garden is maintained daily by the resident gardener. It is a great place to explore with many tropical trees and plants, many of which are fruit bearing as my Grandad is a big believer in eating home grown organic food!


The garden is very spacious, as I child I enjoyed playing football and cricket in the garden with my Uncle and older cousins. As an adult I still enjoy exercising in the garden when on holiday in Jamaica and find there is enough space to do so without restriction.


Free access to wifi, generator electricity - so no power cuts and good drainage meaning no problems with flooding.

The flat also has its own drive way which can hold up to two cars.

Guest access
The guests have exclusive access to the kitchen, bathrooms, private balcony, veranda and a dedicated driveway which can hold two cars. Guests can come and go as they please as they will have access to the electric gate.

Guests are welcome to park one car for free on the driveway for the duration of their stay.

The majority gardens of the property are accessible to guests. These are shared with my Grandparents who own the property, the resident gardener and my cousin aged 38 who also lives on the property (he works full-time so is hardly there Monday to Friday).

The front gate and garden areas are the only facilities shared with permanent residents.

We charge a late check in fee of $25US.

If you want the apartment cleaned while you’re here, we charge $35US. The clean will include sweeping, mopping, wiping surfaces and taking out trash.

SECURITY CODE/FOBS 🤔🤔🤔
In the past, due to our front gate code REMOTE/FOB being lost, compromised or given to their friends, who unbeknownst to us came on our property even after check out dates. Thus, for security reasons, and for the sake of the guests on our property (especially the women) we no longer give out gate fobs. As a mission to provide the highest level of security, we give guests a temporary gate code, which must be punched in at the gate. This code is then changed after guests leave. Guests are not allowed to share security codes with outside guests who are not staying with us.

LAUNDRY: 💦🚿💧
We offer extremely high quality units at a very competitive price. However, for the price given, we are not able to offer laundry. If guests need to get laundry done, they are able to book a helper with us for a $35 US fee who will come to the house, wash your laundry, fold it and give it back to you.

TOWELS: 🛀
Since we are considered a home-away-from home we do provide towels on a weekly basis. 🏠 If guests are in need of towels on a daily basis, then perhaps a hotel may be more suitable as they will be able to accomodate this daily need. 😊Damaged towels will be charged at $15 US per towel. 😊

SMOKING: 💨 🚬
Guest are not permitted to smoke in the apartment by any means. Damage from cigarettes (for example bed sheets) will result in a charge towards the guest deemed fair and suitable by the hosts discretion. All cigartte smoking is to be done OUTSIDE only. I👍🏽

FRUIT TREE:🥑🥭🥑
* If the trees are baring, we are happy to give guests fruit free of charge. However, guests are not permitted to pick fruit as they wish. Fruit is not part of the guest rental agreement and is given at management's discretion. Please let us know if you would like fruit and IF IT'S possible, our property manager will be happy to drop some off to your unit.

WATER PRESSURE:💦💧💦
We are up to date with the payment of our utility bills. But sometimes in Jamaica if there has been a lack of rainfall the National water commission turns off the supply in an effort to conserve water. 💦 Also, sometimes randomly, The water pressure to the house goes down in the evenings is because the Nation water commission reduces the pressure to main pipes to the entire community in an effort to reduce consumption and preserve the water in the dam. This happens in dry seasons or when the Mona Dam water levels are low. When this happens it affects the entire neighbourhood and it is beyond our control.😩😩😩😩😩

According to AIR BNB: As long as you're a verified member of the Airbnb community, you can create reservations on behalf of others. When you book a stay for someone else, you handle the reservation request, introductions, and payment—then transfer responsibility for the trip to the guest.
