The space
The accommodation is located in the countryside 10 minutes walk from the historic center of Cortona, far from the bustle and perfect for those looking for peace and quiet, wanting to discover the beauty of nature. The accommodation consists of a living room, bedroom and a bathroom, on the ground floor and has its own entrance. The property consists of a typical Tuscan residence, a barbecue area and an area to relax at the edge of a serene fish pond. We have several animals, including friendly donkeys, dogs, cats and chickens.

Breakfast is served in the gazebo overlooking the picturesque Chiana valley and you will have the chance to taste the local products and enjoy our fresh organic eggs. Depending on the season, fresh fruit from our trees will be available and in case of bad weather breakfast will be served in the lovely kitchen in the main house.

The property is located on a unpaved narrow country road. The GPS is not reliable in this area so we recommend that you contact us prior to your arrival.

The B&B is divided into 2 rooms each with its own breakfast area, 11 rooms between singles, doubles, one triple and one quadruple, all with private bathrooms. It is located around the cloister of an ancient convent of the church of San Francesco, a short walk from the center of Cortona, an environment where you can stay in peace and quiet, comfortable and cozy.

The space
The 11 rooms with private bathrooms are arranged in the two wings of the same building around the cloister of the ancient convent, very comfortable in their simplicity, you will find a cozy and family environment.
On the side of Via Moneti the 6 rooms have a splendid view of the cloister itself and the church of San Francesco, in the background you can see the Val di Chiana. One of the rooms is slightly elevated and was the observatory of Francesco Moneti (religious, astronomer and Italian writer from 1600). On the side of Via Berrettini there are 5 rooms overlooking one of the most characteristic streets of Cortona that goes up to "il Poggio" at the foot of Santa Margherita.
Both wings have a common room where in the morning you can enjoy a great breakfast.

Guest access
In addition to their own room with private bathroom, guests have a room equipped for breakfast that can also serve as a refreshment area, as there is a fridge with something fresh and a coffee/cappuccino machine or hot water for a herbal tea.

Other things to note
I will be the one to welcome you at the time of your arrival but I am not always present at the property, so you will have to communicate your arrival time. I will have a map of the city for you and if you want I will give you information on the main things to see, do and... to eat!
I don't live in the property but I still live nearby, always in the historic center of Cortona and I will be reachable with a phone call practically at any time.
