Casa Mirko is a completely new structure in the context of a family building, with a pedestrian entrance from the garden or laterally arriving by car, thus facilitating the unloading of luggage.

The renovation of the apartment has been designed to create a comfortable, minimalist environment with restful colors. In each room there is a sofa where you can comfortably read or rest and if necessary it can become a French bed sufficient for the overnight stay of 2 children.

The lighting in the rooms can be total with an led or less invasive panel with reflected ceiling light that allows a livable environment at night without direct lights.

Each room has its own 40” Smart TV 4k connected to fiber internet. There's also a sound bar for sound amplifying allowing for a better view and the ability to connect your phone in blue tooth to hear what you like.

Next to the closet is an essential luggage rack that allows you to arrange clothes. The closet is open with long hangers for clothes and one for various shirts and shelves.
In each room there is a 1.80 m high mirror.
The windows have double glazed with triple-sided windows that ensure a perfect thermal and acoustic insulation.

The house is located in the beautiful Tuscan hills, immersed in the greenery of our olive grove. Surrounded by the woods of the Lignano Natural Park, it enjoys a splendid view of the Val di Chiana and is therefore the ideal place to relax without sacrificing the proximity of the main services.

The space
The room is part of our home but enjoys a lot of privacy having a private entrance and a clear separation from our rooms. Guests have a bright room with TV, air conditioning, private entrance and bathroom and a small annex with air conditioning, where you can stay with a fridge, microwave, kettle and everything you need for breakfast; they will also have the opportunity to relax in the garden equipped with sofas and armchairs enjoying the magnificent view of the Val di Chiana. Left the main road and path about 300 meters of dirt road, nature and animal lovers will feel comfortable sharing the outdoor space with our four cats and our two dogs, but they will not interfere with the tranquility of the stay.

Other things to note
ATTENTION: for the tranquility of my guests, I want to emphasize that my two dogs spend a lot of free time in the garden and therefore also in contact with the people who stay there. Gastone the German shepherd is very friendly and if allowed he is very happy to play with guests, while Amedeo is a little afraid of strangers and rarely allows himself to be approached or approached; as all dogs sometimes bark but at night it is very difficult because they sleep in the house with us. We also have 4 cats that by their nature are more shy. For the last 300 meters of road, being dirt roads, you can find disconnections especially in periods of heavy rain but it is still accessible by all types of cars. My goal as a host is to make guests feel completely comfortable, which is why I like to give more details.

The space
Villa Pianelli is a traditional farmhouse dating from the 1500's and consists of 2 structures. The main house where I live, always available to ensure your stay runs smoothly and the Garden apartment. Both are completely independant with separate entrances. The Garden apartment is composed of 5 rooms on ground level, the interiors have retained the Tuscan characteristics with brick ceilings and chestnut beams and terracotta floors. There are 2 double bedrooms, 1 bathroom with shower, 1 lounge with a wood burning stove and open plan kitchen - dining area. The kitchen is equipped with fridge,oven and ceramic hob. From the lounge you access the spa room with sauna and from there onto a terraced garden complete with b.b.q.

The swimming pool is 8mx16m and is open May through September, furnished with sun loungers,a b.b.q area and a large covered pergola with dining tables and chairs.
