A large 7 x 13 mt (above-ground) outdoor swimming pool with uniform depth of 1.20 mt. Close by but with its own entrance and garden is a small house used sometimes by the owner.

- "Overall, the description of the property matched with what we got. Just a few points we would like to highlight though : - WIFI only worked in the sitting areas and outside only next to the modem. Not that this is a negative towards the owner, but could be better described in the overall information - cleanliness could be better : some things cannot be avoided (like spiderwebs), but e.g. the hood in the kitchen was very greasy and we found some dirty dishes in the cupboards. And of course due to older furniture, some cupboards smelt so we did not put clothes inside. - the outside furniture could use some maintenance / check up - At a certain point in time, water turned green, but owner came immediately to sort it out. Casa Rossa is a suggestive farmhouse of very remote origins. It stands in a very panoramic and peaceful position, overlooking vineyards and olive groves. It can be reached by following an unpaved road (1,5 km) that winds its way through rows of vineyards, and even before you get there you will feel you have been catapulted into another era. The origins of this house are in fact very old and date back at least to 1500, as documented in the register of souls of the parish of Pieve San Giovanni.

The owners, Leone and Giuseppe, have intentionally maintained its rustic, almost medieval appearance in order to preserve its noble origins. The wooden and brick ceilings, the original terracotta floors and the simple and essential furnishings are a rare example of the rural tradition in Tuscany. The farmhouse is particularly suitable for couples or families who love nature and simplicity and want to get away from modern life for a while.

In Arezzo, to which we advise you to dedicate at least one day, you will find a marvellous historic centre, made up of cobbled alleyways and ancient buildings, some of which date back to the Medieval period, as well as designer shops and typical restaurants and cafés, where you can spend an afternoon or a lazy summer evening. Just 4 km away is also the Arezzo Equestrian Centre where internationally renowned equestrian events are held throughout the year.
The beautiful panoramic swimming pool (size 5x10 m, depth 0.90-1.80 m -open from10 May to 30th September) was built on a large green terrace, just a few metres from the house. In the completely enclosed garden, your children can play freely in absolute tranquillity in the shade of the olive trees and century-old trees, while you, by the side of the pool, can enjoy the sun while admiring the fantastic panorama of the valley below. - "We had an excellent stay in Villa Agazzi. The view from the property is magnificent and our kids will for sure remember this XL pool-with-view for the rest of their lives. On our arrival, a full basket of vegetables from the garden was on the table and a bowl with eggs as well as some basic supplies where in the fridge. Every evening we enjoyed the free shows that come with the superb view: fireworks in nearby villages, lightnings and/or beautiful sunsets. The owners (a couple with their young daughter) live in the other house on this property but respected 100% our privacy and only came by to bring us some home-made treats now and then. The little chapel is a small extra especially when you like to sing or brought your instrument: the acoustics are top! If you are thinking of preparing big family meals, take into account that the house in fact has 4 (limited) kitchen-units (you can use it as 4 semi-separated living units for 4 couples) so it requires some agility to get everything organised. Beds are very comfortable although rather short for people over 1m90. Next to Arezzo, we visited Cortona, Montepulciano, Lago di Trasimeno and the breathtaking city of Siena all within 1h drive."

Also drove to Pisa for a day. The Villa is a located on a private hillside (with two gates) with beautiful views of Tuscany. The outside pool was a really nice amenity, especially on those hot days when you need to cool off. The pool and hot tub are cleaned daily. The landscaping is immaculate and the house was clean and has two kitchens and living areas. The host, Fabio, was very easy to work with and the check in and check out process was seamless. Fabio is available 24/7 via text or WhatsApp for restaurant recommendations and general inquiries. He made several dinner reservations for us. If you are visiting Tuscany and looking for a place to relax and enjoy the natural surroundings, after a day in the car or train, this is the perfect place and I highly recommend it! The house, recently renovated, is tastefully furnished in a completely modern style. All electrical and water systems are recently installed. It develops entirely on the ground floor: in fact, it opens onto a corridor that leads to the right to a dining room with a large table and a decorative fireplace, connected to the very well-equipped kitchen, from here you enter directly into the living room with sofas, TV satellite, DVD/HI-FI and, through a large sliding glass door, you can access the outside. To the left of the entrance we find the laundry room, a large bathroom with tub and shower, two double bedrooms (with TV, mosquito nets, air conditioning and access to the outside), one of which has an en suite bathroom covered with ceramic tiles and shower.

The Antecchia farm is a wonderful and ancient villa, 8 km from Arezzo in Tuscany, today has become a typical farmhouse in the green hills of olive groves and vineyards.

Coming from Arezzo (Porta San Clemente) or exit (ring road) should follow the SS Casentinese to the fork on the right for Puglia-Tregozzano; after Tregozzano towards Chiassa Superiore turn right and come to Campriano Trattoria la Capannaccia take right into the dirt road leading to the villa.

The original building, dating back to the year 1000 d. C was a small monastery that was used by the monks to receive the pilgrims who crossed the Apennines and headed to Rome.
In '700 there were extensions and modifications to adapt the building to the main villa.
Subsequently, the villa was used as a residence of the settlers and sharecroppers during the sharecropping.
The last major renovation, before the current, dates back to 1961 when it was again used as a house of the owner of the farm.

- "Booking was "simple" and I entered my payment info, but then got an email saying that I did not pay (event though I submitted all of my payment info) and that unless I WIRED money to a bank in Germany my booking would be canceled - this is unacceptable in every way. Also, email communications were entirely in German, not sure how they expected me to understand, especially since the email was from "HomeAway" and not VRBO, the site where I booked the apartment! When I book online from and English website I expect communications in English, or at least in Italian (the language of the booking location). FYI, there was a German phone # I called that I found in the email I received but they were of ZERO help. Directions to the apartment were horrible - again they were in German. The town is not really located where the listing says it is located - it is not in the town of Capolona, but in the town of Campoluci (you must follow street signs to Campoluci), which I found out after I got lost and called the property manager. I have no idea why the listing doesn't mention Campoluci. The apartment was not well equipped with enough soap and toilet paper for 5 people. I'm sure they would have accommodated us if we asked them, but the apartment should have been better stocked with these basic necessities from the beginning. We were also told about morning breakfast at 9AM, but we didn't find anything. It's a large property and we didn't find many people on site to assist with questions. The property itself is beautiful and well maintained, but we found some of the common areas had many spiders and spider webs, so a bit more cleaning should be done. The apartment had a rustic Tuscan charm to it, but the windows were very small and so there was no real way to enjoy a view from the apartment. The apartment we were given is upstairs - expect to climb a lot of stairs. The property listing specifically states that: "your holiday apartment is equipped with WLAN- internet access, baby bed, high chair for children, electric iron, washing machine and dryer", but we found no washer/dryer in the apartment. It also mentions the "complex" offers 100 restaurants, but I don't know what that means, we didn't see any. The property has a lot of potential, but I think it needs to be marketed more clearly, communication must be improved, and the payment mechanism must be changed. "

Villalta has three floors. On the ground floor is the living area: the main entrance leads, on the left, to a living room with dining table (and two single beds) while, on the right, is the sitting room with fireplace, communicating with the TV room and a reading room. From here you go out to a bright, spacious veranda, with dining table and sofas, that communicates with the kitchen. The ground floor is completed by a bathroom with shower. A stone staircase at the entrance leads up to the first floor with the billiard room around which the bedrooms on this floor are arranged: a double bedroom and a twin bedroom (with joinable beds), both with en-suite bathroom with tub, another double bedroom and twin bedroom (with joinable beds) that share a bathroom with tub. On the second floor are two twin bedrooms, each with two queensize beds and en-suite bathroom with tub, a double bedroom with en-suite bathroom with tub and, finally, a double bedroom (with queensize bed) and a twin bedroom (with joinable beds) that share a bathroom with tub. Park:
Around 5000 sq m of park surround Villalta, characterised by lawn and bordered on the sides by the vineyards and olive grove of the property that stretch to the hilly horizon. In the beautiful, well-kept garden brightened by flowers, centuries-old cypresses and fragrant herbs, are various areas for sitting and relaxing. The large courtyard in front of the main entrance, under the shade of two large awnings, has been set up with a dining area with tables and chairs while, near the pool area, is a pergola, ideal for relaxing or eating outdoors with a barbecue and wood oven. In the area in front of the pool is a ping pong table. The property has two parking areas, located conveniently near the main entrances to the villa.

Swimming Pool:
In the most secluded and panoramic area of the property, on a lower terraced level with respect to the house which is 20 m away, is the completely fenced-in pool; it is reached from the back of the house down a short flight of steps. The rectangular pool measures 7 x 15 m with the depth ranging from 1 to 2,20 m. Lined in PVC, with a terracotta-paved border, it has chlorine purification and a metal ladder for access to the water. Spread out on the lawn are umbrellas, tables and chairs, sunbeds, three gazebos with sitting areas and a cold-water shower. Not far away is a changing room and two bathrooms with shower. The pool is open from the last Saturday of April until the first Saturday of October.

The entrance to the main unit, which is on two levels, is reached via a flight of four steps. It leads into the dining room, which connects to a guest bathroom where the washing machine is located, and to the large kitchen, which overlooks the outdoor porch. Two living rooms and two double bedrooms with two bathrooms with showers (one of which is en-suite) complete the ground floor. The farmhouse is surrounded by 5 hectares of land, which include the woods bordering with the backside of the park - ideal for walks or even for sports activities being immersed in nature. The park of the property extends for about 2 hectares, and it includes around 1800 square meters of green and fruit trees, who create naturally shaded areas where you can sit and relax, enjoying the beautiful panoramic view over the hills. The main kitchen’s porch is equipped for alfresco breakfasts, while the upper floor pergola is fully equipped with a sitting area, a table, and a stone-built barbecue. The pergola is located in a comfortable area: right next to the kitchen of the first-floor apartment, equipped with a pizza oven. In the vicinity of the pool area, there is the children play area provided with a ping-pong table (under the porch of the annex with the gym) and a swing right under a big oath’s shade where there is also a lovely kids playhouse for the children. Swimming Pool:
At approximately 50 m from the property, reachable through a flat path, there is the big panoramic pool, right in the middle of a vast grassy surface. The rectangular-shaped pool, with PVC covering, measures 6 x 14 m and has an increasing depth that goes from 0,90 m to 2,90 m. The pool can be entered either by four submerged steps, by a small ladder or using the trampoline. The pool is salt purified and is provided with both internal and external lightning system. All around the pool, there are beach chairs and beach umbrellas, while not too far from it there is the heated jacuzzi tub (for four people). The pool is open from the last Saturday of April until the first Saturday of October.

VILLA DUCESE MANDORLA - AREZZO AREA

The estate is composed of two villas that are located next to each other: villa Ducese and villa Mandorla. Villa Ducese is a splendid example of a typical Tuscan house designed in 1700 by the architects of Grand Duke Leopoldo di Lorena, with characteristic arches superimposed on the façade. Villa Mandorla is a beautiful and typical Tuscan farmhouse, recently renovated.

The villas are located within a renowned winery with a restaurant at just 250m that offers wine tasting from the local products and tasty Tuscan food. There you can find a beautiful garden with comfortable outdoor furnishings that offers splendid views over the area, perfect for an al-fresco dining in the evenings. The photos of the armchairs with candles and views belong to the winery. Within a short driving distance, 10 minutes, we can reach Arezzo with its many shops, restaurants, Cathedral, etc while Florence is only an hour and a half away.

The villa develops over two levels, connected via an external staircase.
On the ground floor, we have the entrance via a typical outdoor furnished loggia, a lounge with sofas and TV, large living room with dining area and kitchen. There are three double bedrooms, all with en-suite bathrooms with shower.

On the first floor, with access from the covered external staircase which can be accessed from the porch or from the wooden bridge on the back of the villa, we find a second living room with sofas, TV and wood burning oven on the panoramic terrace and another large living room with dining area, antique fireplace and kitchen. On the first floor, reached via a stone staircase from the entrance, we come to a twin bedroom with en-suite bathroom with tub and a spacious sitting room with fireplace which leads on to a twin bedroom and a double, both with en-suite bathroom with tub. Along the corridor are a further three twin bedrooms, one with en-suite bathroom with shower, and finally a bathroom with tub.
