The Tuscany 'Villa' is located in a tiny medieval hamlet closed to the famous fortress of Monteriggioni. Mid way between Florence and Siena it is most central to all important sights of Tuscany. This luxury Villa represents 700 years of Tuscany history, once being part of the fortified hamlet of Strove. Completely renovated some years ago and retouched in 2013, it still has its typical flair thanks to its original old oak beam ceilings and "terracotto" floors. It is elegantly but very comfortable furnished with beautiful antique pieces of Tuscany , most of them handpicked over years by the owners, the cosmopolitan Italian couple Alessandra and Emanuele.

With its back and sides, the Villa is incorporated into the external, fortified walls of Strove. Step out the back door and you are right on the old charming market place, within steps to shopping facility, a bar and restaurant.

The house's front with the lovely terrace is facing to the east with breathtaking 180° views onto the close Siena hills, the below gardens with private Pool and the famous Monteriggioni castle. Its setting is very private. This is a "Natural resort Area" where it is possible to watch protected birds and sometimes, during the evening roe deers and foxs.

Arrival is on the circular village road, used only by very few locals. Since the house has a raised position, entry to the property is up some stairs to the airy terrace with plenty of Tuscany garden furniture inviting you to a sun-flooded breakfast or 'alfresco aperitif' admiring the surrounding scenery. A jasmine covered cast-iron fence guarantees privacy.

One enters into the vast ground-floor L-shaped reception area that also serves as dining room and cosy lounge (Satellite TV, dvd, cd player) Wi-Fi free Internet access . Part of the room is also occupied by the well-furnished kitchen with its raised open fireplace . The kitchen offers all that a cook might want: a 4 flame gas stove, electric oven, large fridge/freezer combination, dishwasher, microwave, american + italian coffeemaker, toaster, plenty of dishes and pots, etc.etc.

A staircase of Tuscany grey sandstone leads upstairs to the sleeping and living sections of the house. At the top of the stairs is a sliding door that opens onto a hall. To the left is a twin bedded room (beds can be united into a double on request), with ensuite complete bathroom with shower stall. To the right is a beautiful double bedroom with ensuite complete bathroom with shower stall. A last door in the hall, to the left and down one step, opens into the formal living room with large monumental fireplace, large enough to burn entire logs, decorated as it is customs with the family's coat of arms. On the left of the living room is a door to one bedroom, a double bedroom with delightful eagle nest-type balcony with breathtaking views with ensuite complete bathroom with shower stall.
A door on the right of the living room remains closed. On the right and down one step, is a landing with a door that opens onto an external flight of stairs that leads down to the hamlet piazza, where guests can arrive also by car to let off luggage. Another door in the landing opens into a laundry room with iron and ironing board. From all large airy windows (all fitted with mosquito screens) you may admire the Siena countryside at your feet.

Across the road one enters through a cast-iron gate into the paradise of a 5000 sqm well-cared park area with its Pool (7x14 mt) at exclusive use of our guests, extended lawn, laurel hedges, fragrant roses, a grape-covered loggia and barbecue facilities. A small cottage houses with changing facilities. Inside this garden is also the parking area. All this is reserved for the private use of guests only. Olive groves, vineyards and fields surround the garden with views spacing from Monteriggioni to San Gimignano and the Chianti hills.

Only 6 km away the large town of Colle di Val d'Elsa with major shops, facilities and 6 hole golf course. On Friday there is the "open air market", where it's possible to buy fresh vegetables and more. Its also Tuscany's center of Crystal glass manufacturing at approx. 6 km. Access to Siena-Florence freeway is at approximately 6 km in direction Monteriggioni , passing the old monastery of Abbadia Isola. Unique Experience in Siena is the "Palio" Race, famous all over the world. It's very fanny and cheap !!! Other famous towns and cities such as Siena, Greve in Chianti, Radda in Chianti, Gaiole in Chianti, Florence as well as San Gimignano or Volterra are close, some less then 1 hour away. A must are also Pisa, Lucca, the coastal area as well as Lucca and Arezzo. The Villa is located along the "Via Francigena", the Medieval Pilgrims road that goes to Monteriggioni and Siena.

We would like to share a bit of the history of this particular place.
The villa, situated right next to the famous pilgrim road Via Francigena, is located in the hamlet of Strove of "Etruscan" origins. It was later transformed into a Roman 'castrum' and again served military functions in the medieval wars between Siena and Florence. Since the walled fortress of Monteriggioni, dominating the country-side is very close, the hamlet of Strove was probably connected to the military machinery of the Siena republic.

Actually the first historical mentions of the Villa and Strove talk of its partial destruction in the 14th century and its turning into a farmer's village. After the decline of the Siena republic the Villa was rebuild, its old remaining parts renovated. Internal and external prospects were transformed and enriched so it became a very elegant aristocratic family residence where contemporary poets and artists were hosted especially during summer season.

Between the end of 17th century and the beginning of the 19th century, due to a very strong deforestation farming became good business. Consequently the 'Villa ' was transformed into a more sober country house with extend grounds cultivated with wine, olives, grain and fruits.

But thanks to the efforts of the current owners, who bought the property in the 1800, the Villa as returned to its origins and splendor as a medieval villa around Siena.

The Suite
A beautiful small stone house, located 300 meters from the historical hamlet of Abbadia Isola where you can find the abbey with the same name, built in the year 1000 on the via Francigena, a restaurant and wine bar. Continuing 2km by foot on the antique via Francigena, you come to the Castle of Monteriggioni, whose suggestive outlines can also be seen from the house.

Swimming Pool
In the large garden with a grass field in the English style, protected by high hedges, lies the swimming pool, surrounded by fruit trees (plums, cherries, pears, apples, walnuts) and many ornamental plants. The pool, which is for the exclusive use of the guests of the house, is 11 meters long and 5 meters with, with a depth of 1.20-2.00 meters, with optimal water quality, and a diving board. It is illuminated from the inside for stimulating night swims.
Next to the pool is an external shower and a pergola, shaded by climbing plants, with a table and chairs, sun chairs and loungers. The whole area is covered by wifi.

The house is partially surrounded by a covered porch where you can find a table and chairs for an outdoor lunch or relaxing reading sessions.

The house boasts a spacious 300 sq. m. garden, completely fenced, where you will find the private swimming pool which measures 4.5 x 7 metres with a depth from 0.9 to 2 metres, surrounded by a paved area with sunbeds and a shower with cold water. Guests can also use a shaded area with tables, chairs and a stonework barbecue for outdoor meals. Covered parking for 2 cars is on the property.Interior
The house is the restoration of an old Tuscan barn in stone and brick, whilst maintaining the characteristic wood-beamed ceilings and cotto flooring, and is completely furnished in harmony with the original structure. The interior is all on one floor, with just 2 long stairs creating a division between the dining and living areas. The entrance leads to the living room with large double sofa bed (170x190 cm), large fireplace, dining area with satellite TV and a cooking area, fully equipped and illuminated by a skylight in the ceiling. Rounding up the house are a double bedroom with private bathroom with bathtub and a bathroom with shower.

Splendid 18th century mansion with typical Sienese architecture. It is situated next to the historical village of Basciano. The house position is ideal because one reaches the Chianti region in a few minutes or can enjoy the culture and convenience of the city of Siena (6 km away).

The mansion is surrounded by a garden with oak-trees, linden-trees, cypresses and a terrace full of many Mediterranean plants, where one can relax and have a pleasant stay outside. The swimming-pool is 6m x12 m and is situated on a terrace with pergola. From the terrace there is an excellent view of the hills including, woods and fields. The estate is situated at an altitude of 350 m above sea level. The climate is usually full of sunshine with a light breeze.

It is the ideal location to start your bike and mountain bike tours of the area.

Get used to greet hikers passing by and asking for directions to Monteriggioni's castle: the house is located on a portion of Via Francigena, that the pilgrims in the Middle Ages used to walk to reach Rome from France - today it is a well indicated and beautiful hiking track, across olive trees fields and vineyards.

Across an easy path though the fields and alongside the woods, you can bike to Monteriggioni in 15 min or walk there in 30 min. The last part is uphill, so you need good legs ... but the nice view and an ice cream at the castle will repay the effort!

The house is located 300 mt out of the small village of Abbadia Isola, so you will enjoy the nature and the natural sounds of the countryside, while still being at 5 min drive from the nearest supermarket, bank, pharmacy & bus & train stop.
You can park your car in front of the house or inside the property.

GETTING AROUND:

Siena is the closest main town and can be reached by car in 12 minutes, while Florence is 45 mins drive away.

Rapolano Terme (thermal baths area) is also within 35 mins reach by car. Free thermal baths of Petriolo and of San Filippo also within a 30 min drive.

Driving to the seaside (Cecina, Piombino, Castiglione della Pescaia, Marina di Grosseto) would take a little more than one hour, while ski mountains can be reached (Monte Amiata) in one an a half hour.

San Giminiano, Volterra, Pienza, Montalcino, Bagno Vignoni, S.Galgano, San Quirico d'Orcia are just a few of the nice excursions within less than one hour drive.

- "We enjoyed our stay at Muricce very much. We are seven friends who enjoy traveling together, and the location a few kilometers north of Siena, as well as the amenities themselves, were perfect for us. We enjoyed the use of three separate living areas, five bedrooms, and four baths, all clean, up to date, and well-maintained. The property is large enough to accommodate some of the owner's family members as well, but they were rarely seen. We also enjoyed the owner and manager, Giada and her mother, who were very much present and available to our every need. They were easily reachable by email and prompt in responding to our questions, as well as being genuinely nice people. During our stay the property was experiencing a bit of trouble with its Internet connection (a replacement for the modem needed to be purchased), and each time we asked, Giada responded immediately and was able to resolve the issue quickly until the new part could be purchased. We would definitely recommend this property to those seeking an excellent location in Tuscany. The property sits directly on the road to Bosciano next to the International School and has a short unpaved drive and ample parking. Muricce is a perfect location from which to take day trips to Siena (we recommend parking in the supermarket lot across from the train station, then taking a cab to the old part of Siena). It is also close to Montereggioni, a small and lovely hill town which is still apparently undiscovered by American tourists. In addition, we took day trips to Volterra, Montepulciano, Castellari in Castellina, and of course Florence. Two things of note: the restaurant in Quercegrossa (a small town nearby) is not to be missed. We were surprised by the truly excellent meal we had there; the other is the excellent cook available at Muricce. It would be hard to choose our favorite meal, and the price was a bargain, since quantities are ample enough for leftovers the next day. Each time we were given a choice of three menus. As an example, one meal we chose consisted of grilled red and yellow pepper strips with garlic, capers and parsley; Tuscan bread topped with cheese and walnuts; pasta with black cabbage and beans; roast beef with Tuscan herbs; green salad; chocolate cake with pears. The cook, Piera, is very proud of her work, and she should be. Every meal she cooked us (all from local organic sources) was exquisite. We have agreed - we would all return to Muricce given the opportunity. "

- "Our family of 11, all ages, loved our stay at La Quercia. The location worked well for us, with restaurants nearby and a short distance to Siena. The pool was critical given the heat and we spent many hours enjoying the pool and it’s views. The bedrooms and bathrooms were accommodating, although the beds themselves could use a refresh. Manlio was friendly and helpful attending to things we needed. (If someone has mobility issues, they will find access to the pool challenging.) The kitchen is well stocked with cooking equipment and dishes, two dishwashers, etc. The loggia on the front of the house overlooking the valley is spectacular. Simply idyllic is the one-hectare park, completely fenced and accessible, which extends to the rear of the building, marked along the perimeter by centuries-old oak trees and refreshing woody vegetation. The arboreal heritage and the sparkling symphony of flowers planted in every corner of the welcoming garden are simply remarkable. Within the park, along a path immersed in silence, you will find an authentic garden of Eden devoted to lazing around and conviviality, with various spots equipped with chairs and tables and a convenient dining area at the living room exit. The undergrowth is rich in junipers, honeysuckles, strawberry trees, ferns, cyclamens, violets, hellebores, strawberries and wild blackberries that you come across just by walking around the house. Ebbio is an ancient villa of 1100 D. C. restored in detail but maintaining its original features, is still a productive organic farm, there are horses, donkeys, geese, hens, doves, dogs and cats. The structure consists of 10 bedrooms, 5 bathrooms, for a total capacity of 20 guests + A large (80sqm ~) common dinning / gathering / living room area with a large fireplace on the first floor. On the ground floor there is an office, a massage room, and a large 100sqm meeting room equipped for yoga and similar activities and a professional kitchen. Meals can be served (breakfast, lunch and dinner) meals are vegetarian and organic, on request we also offer vegetarian cooking classes.

Borgo Gallinaio is set in an enchanting position in the centre of an estate that extends for 40 hectares and is framed by an authentic green lung of Turkey oaks, holm oaks and olive trees, ideal for practicing sport and enjoying extraordinary natural landscapes, within the area of the Sienese Montagnola and near the access to the renowned Via Francigena. The property reflects all the charm of old 15th century Tuscan buildings still visible in the stratification of the buildings and in the original architecture, which has remained intact, of the borgo. Once past the surrounding walls, you find yourself in a large internal courtyard around which open all the entrances of the residential units that make up the borgo. Sixteen spacious bedrooms, with air conditioning and private bathroom, the large living room and professional kitchen united in the imposing central body, substantial equipped outdoor areas and the swimming pool, immersed in an immense park, make the borgo the ideal place to host family reunions or to accommodate large groups of friends who wish to spend a relaxing stay in a secluded setting, albeit very close to the most beautiful and prestigious attractions of this part of Tuscany. The generosity and beauty of the outdoor areas make the location particularly suitable for events and ceremonies. The property is located less than 2 km from Monteriggioni, a 13th century fortified borgo set on a panoramic hill, dominating the slopes planted with vineyards and olive trees; just a short distance from Siena and also in an excellent position for visiting the entire Chianti region, dotted with numerous castles transformed into wineries and medieval towns where you will be conquered by splendid landscapes and ancient buildings. Within the property, on request, it is possible to taste and buy the extra virgin olive oil produced by the estate, to organise lessons in typical cuisine in the large professional kitchen, and to avail yourself of staff and a personal chef for your entire stay.

Interior:
The complex follows the typical structure that is historically defined as "courtyard house", consisting of a main body and a separate annex (located opposite) composed of several residential units, for a total of about 1200 sq m and organised around a central courtyard where all the various entrances are located. MAIN BODY. On three floors. On the ground floor, through the courtyard, you enter the main door which opens into a large living room with sofas and TV area. A short corridor leads to the dining room, connected to the professional kitchen which, through a French window, leads to the courtyard set up for outdoor dining and to a service bathroom. The ground floor is completed by three double bedrooms (two with divisible bed) with private bathroom with shower. An external staircase next to the main entrance leads up to the first floor where, crossing a terrace equipped with tables, you come to a living room with fireplace and six bedrooms: a double with ensuite bathroom with shower and tub, a twin (with joinable beds) served by a bathroom with tub and shower, and four doubles (two with divisible bed) with ensuite bathroom with shower. On the second floor, accessed from the first floor corridor via a simple spiral staircase, is a double bedroom and a bathroom with shower. ANNEX. Located in front of the main building, it consists of two, not internally connected, floors. On the ground floor are three double bedrooms with ensuite bathroom with shower, each with independent access and not communicating internally. Two flights of steps, located on the front façade, lead to the first floor bedrooms: the first flight leads to a double room (with divisible bed) with ensuite bathroom with shower. The second flight leads to a landing with two independent bedrooms: a double with ensuite bathroom with shower and tub and another double with ensuite bathroom with shower (both bedrooms have a divisible bed). The laundry is located in an external room behind the kitchen. Air conditioning only in the bedrooms.

Park:
48 hectares of land surround the borgo, distributed amongst extensive woodland, immense arable fields, meadows and a vast olive grove where you can walk or practise sport, immersed in nature. The park pertaining to the borgo extends for about 4 hectares and includes areas paved in terracotta, with seats and small tables, and areas of lawn embellished with tall trees, olive and fruit trees and thick bushes of herbs. In the courtyard onto which all the entrances open, particularly that of the kitchen, a dining area has been set up with tables and chairs with, close by, a wood oven and barbecue. A large loggia a short distance from the courtyard and the terrace on the first floor of the main house are perfect relaxation areas, where you can sit and admire the panoramic views. Next to the structure is a large parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool is located in the part of the park that borders the wood and is surrounded by tall shady trees. It can be reached from the courtyard along an internal path of about 350 m. Rectangular and measuring 8 x 10 m with a constant depth of 1.40 m, it is lined in PVC and bordered by terracotta paving. It has chlorine purification, a metal ladder for access to the water and internal lighting, which is also present throughout the surrounding area. The lawn, part of the sunbathing area, is equipped with umbrellas, sunbeds and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.
