The Garden.
The beautiful typical Tuscan landscape of the villa’s private garden, full of fruit and olive trees, roses, century-old cypresses and pine trees, can be enjoyed throughout the villa.

The garden also looks out onto the beautiful Florentine hillside as well as Villa del Poggio Imperiale – from 1737 to 1860 this was the residence of the "Lorena" family, the Austrian Grand dukes of Tuscany. And the Arcetri observatory where Galileo Galilei continued his astronomical research after being called to Florence in 1610 by Cosimo II dei Medici can be seen as well.

The Private Heated Pool.
The wonderful salt-water infinity pool sits right next to the villa’s terrace and garden and comes with a full set of comfortable sun loungers.
Being wonderfully exposed to the sun all day, the pool’s water gets really warm (around 31-32 Celsius/88-90 Fahrenheit) during the summer months, while it is heated during the Spring and Fall.

The villa’s location is without any doubt one of its most unique and important features. While immersed in the beauty and quietness of the typical Tuscan landscape it is located just about a mile away from Porta Romana square (where the old city walls begin), and represents the beginning of the historic district of the city of Florence. So, all of the cities’ main points of interest can be easily and quickly reached in just a few minutes either by car, taxi, bus or even on foot.

Just to name a few examples, world-renowned Ponte Vecchio (Old Bridge) and the Uffizi museum (the very “heart” of the historical district) are only about 1.9 miles away, while the main train station (Santa Maria Novella) and Piazza Del Duomo (Main cathedral) are only about 2.5 miles away.

The nearest grocery stores, restaurant/pizzeria, pharmacy, bakery, cafes are located just within a 6-7 minute walking distance. At this same location it is also possible to take the bus that goes right into the heart of the center in just a few minutes.

The outdoor area features a large terrace covered by an automatic awning and comes with a large teak wooden table and a full set of chairs (seating up to 12 guests). To the right of the terrace there is a small laundry room, equipped with a washer and dryer.
The private garden develops to the left and in front of the terrace, while the private pool is just below it. The whole outdoor area is immaculately kept at all times and is full of colorful flowers, rosemary and lavender bushes, as well as century-old cypress trees.

The property is accessed through a private entrance gate, followed by a driveway leading up to the villa’s main entrance. Mid way through the driveway there is a large gated parking area.

There is also plenty of gated space available for the parking of eventual rental cars.

Location details: the villa is ideally located to visit the city of Florence, as it is only about a beautiful 20 minutes walk away (1.2 miles) from the Ponte Vecchio (Old bridge), world renowned Uffizi museum or piazza della Signoria (to name just a few examples) which represent the very heart of the historic district of the city of Florence.
As an alternative to walking, there is a bus service that works extremely well, with plenty of buses running in and out the historic district of the city every few minutes (the nearest bus stop is located within a 2 minutes walk away from the villa). So either on foot, by bus or by taxi it is very easy to reach the historic center of town, without the need of having a rental car.

Bicycles with locks are available to freely cycle around Florence.

The nearest restaurants, cafes, breakfast places, pharmacy, grocery stores, etc.. are all within walking distance. The nearest shops are around Via Giampaolo Orsini: Saccardi is perfect for fruits and vegetables, as well as for butchery, several bakeries and pastry shop are available such qs Pugi, pharmacy and other first need shops are all avaiable nearby.
In case you love markets you just have to cross the Ferrucci bridge and walk to Sant'Ambrogio, open every morning except on Sundays.

Taxi service is very effective as well, as taxis usually reach the villa within abt. 4 minutes from the time they are called (the nearest taxi station is only about 1 mile away).

Just outside the very hectic "circonvallazioni", the main arteries that lead into and out of the city center, are a host of picturesque residential areas where the aristocratic and wealthy built their spacious villas in the shade of huge umbrella pines.
Cypress trees line the narrow roads that wind upwards past olive groves and tiny vineyards, so that almost at once you forget about the noisy city you just left behind. But it’s there, visible from every curve and terrace, dominated by Brunelleschi’s inexplicable cupola and the forboding tower of Palazzo Vecchio.
What a perfect combination, to have the sights of the Renaissance city but not the smells, sounds and mayhem of 21st century Firenze!

The house is very spacious with plenty of room for a group of ten people: you can party together and enjoy your own time of privacy. This 17th century villa occupies a hillside on the old road to Bologna, just fifteen minutes north of the city center. It has its own 4500 square foot garden, with a swimming pool that occupies one of the natural terraces where lemon trees used to be cultivated in a great earthenware vases. Facing this side of the property is the glass-enclosed room where those trees were protected in winter; now it holds a table where six people can dine with a view of the Duomo.
At the other end of the garden is a cottage with a washing machine, dryer, iron and board, and a small WC. Also occupying the ground floor of the villa are a comfortable sitting room with couches, chairs and satellite TV, a dining room whose table can open up to accommodate sixteen people, a living room with a fireplace, armchairs and telephone. These rooms have stunning casement ceilings. Upstairs, the spacious master bedroom has a double bed, a roomy wardrobe and a door onto a private terrace overlooking the city. Next door is a bathroom with shower and tub. Across the hall from the bathroom, a door opens onto a tiny back street, perfect for unloading bags and parking if you have more than one car.
The next two bedrooms share a balcony: one has two twin beds, the second has a full sized bed and a single bed. Then there is a suite with its own entrance, featuring a double bedroom, small kitchen and bathroom with shower.
Another flight of stairs leads up to the last bedroom, which has a double bed and a bathroom with a stall shower.
But the villa has more to offer! On the roof, reached by a comfortable flight of stairs, is a large terrace with deck chairs and one of the best views to be found for miles.
All the windows in the house have screens, the property is gated and surrounded by a wall, and in the garden is a built-in brick barbeque.
Just down the street are some small shops and only 300 yards from the door is the stop for the city bus that goes straight down to the center of town (Piazza San Marco, the bus runs about every 10 minutes and the trip Villa-San Marco takes 10-15 minutes).

Mario the caretaker was there to great us to go over everything and even drove us to the local grocery store so we could get items in the house, as we did breakfast daily there, and even cooked one night. The first night we worked with Lorenzo the owner who as we were hoping to arrange to have a cook, as our group of 8 were arriving at different times, and thought it would be easier to do dinner at the villa. The food was absolutely amazing, one of the best meals we had. It included zucchini pie, lasagna, chocolate cake, fresh apricots water and wine! I highly recommend you take advantage of his services and also for the tours ask if he can get Francesca as your drive, she is an absolute delight. We did not have a car and easy to get a taxi or Uber to take us into Florence for dinner and shopping, which is not more than 10 - 15 minutes to city center. The villa is just great, as all the bedrooms are air conditioned, and more than enough bathrooms and bedrooms for our two families. Also the views from the villa were spectacular."

GROUND FLOOR
On this side, a private glass door entrance with a front terrace enters a comfortable living & dining room with original terracotta floors. There is a sofa and a fireplace in the living/dining room. The Dining room enters the kitchen, which gives onto a private patio with sitting area. The picturesque bathroom with a small bath has a washing machine.

FIRST FLOOR
The master bedroom is located on the first floor with adjoining WC and shower shared with the second bedroom. This room contains a small double bed.

SECOND FLOOR
On the second floor there is a hallway with single bed giving into a third bedroom with double bed. The hallway room can be used as a single bedroom with its own terrace from which breathtaking views on the Chianti can be enjoyed. The third bedroom is built into the attic and is one of the six rooms in the house with stunning views on the Chianti. Three more single beds are stored there to provide for a total of 10 sleeping spaces.

The promontory tops the olive grove hill carved with a rough country lane accessing the surrounding villas. The house is at the end of the lane with an ample private parking space, countryside and stunning views from the entrance terrace.

- "We stayed here for a few nights after a couple of busy sightseeing spells in Florence and Rome. It was just what we needed to have a fun (for the kids in the pool) and relaxing (for the adults in the garden and the house) end to the holiday. There are lots of amenities in walkable distance including the tram stop which we didn't use - our boys just didn't want to leave the pool/TV! The host was very welcoming and accommodating, making sure we had everything we needed for the first couple of hours and journey back towards the airport, which is very close. The serenity of the beautiful, expansive gardens was broken, only minutely, by the distant sound of ambulance sirens from the neighbouring hospital and the infrequent noises from the pool pump. The layout of the bedrooms didn't quite work for us but overall we are very happy with our stay there and would recommend this for 4-5 young adults or a family with two children. There are 7 bedrooms (5 with own bathroom and 6 with king size beds) and 6 beautiful bathrooms (5 with shower and one with antique ceramic bathtub and shower) two lounges with dining area, two kitchen areas (one is open plan) and one sunny terrace for dining overlooking the gardens.
The bottom floor with the Red Banquet Lounge and the Chinese Room is reserved and can be rented on request for memorable dinners, weddings, business meetings (during your stay if you decide not to use it, it will be closed and wont be used by external guests).

The Villa Antica can accommodate up to 10 people in 5 bedrooms (3 ensuite)

- "We were a group of ten friends staying in Florence to celebrate a birthday. A warm welcome awaited us. The villa itself is sizable, though for a little extra we hired the cottage too. All the rooms are tastefully, ornately and traditional appointed while all the bathrooms (most are ensuite) are wonderfully modern. The grounds are extensive (you occasionally see the gardeners during the morning) affording you a privacy hard to find elsewhere in Florence. The lanai has a large table to seat all and a separate lounging area. The pool became a favourite fixture for our group - it's large enough and deep in parts and is scrupulously clean without that horrible whiff of chlorine! Getting into town requires a little planning if you are to use buses - simple enough when you master the time tables. If you are fit, and blessed with good weather, it's not that far to walk into town. However, the nearby huge supermarket and the excellence restaurant in Gavinana gives you more than enough reason to stay closer to home. The wifi was intermittent during our trip but the temporary road works nearby surely was playing a part in that. As hosts, Ginevre and her mother Mrs Fortuny, and their welcome host Cristina, were all wonderfully welcoming and responsive to any requests we had. We also hired Ingrid on their recommendation to cook our three course meal which was sensational. What puts this location ahead of other potential destinations in Florence is that its extensive, comfortable and private. Within hours of arriving, it feels less of a house and more of a home. It is large enough so even a group of ten adults didn't feel they were living on top of each other. I take away very happy memories of our stay in this beautiful Tuscan Villa."

- "We had a very pleasant stay at this property. The property is modern with numerous architectural features including high ceiling and large glass windows that let in the light. The property is split over several floors and has an abundance of modern features including a/c throughout the house. The house is located in a suburban area outside of Florence and takes about 25 mins to get to the city center by taxi. The property has ample space for about 4 medium sized cars. We rented a 9 seater van and couldn’t park it in the property as the turning angle into the driveway was too acute. Luckily there is street parking around the corner which worked out well for us. We used taxis when going to the city as driving through the streets of Florence can be tricky with all of the crowds. We took the van up to Fisole which is only 15 mins away and has spectacular views and good restaurants. Our party included 4 children (8-12 ages) who enjoyed the property as they have plenty of space to relax."

- "We rented the entire villa for two weeks, all five apartments were perfect for us as we had up to 14 people a night staying. The main great room is a perfect meeting place, we had plenty of meals around the HUGE dining room table, enjoyed the open concept so we could cook and visit at the same time and the easy access to the pool. Martina and Gabriele were amazing hosts. Anytime we had a question regarding the area or things to do or had an issue with the house, they responded promptly and warmly. It was great to get to know them and their family and the history of the villa, its statues and the antique furniture. The only bump in the road was the bus system. We booked this villa specifically because it was close to a bus to take us to Florence. The buses were inconsistent schedule wise and sometimes didn't stop all together. Best recommendation is to get a car. We drove our rental car down to a garage near Piazza de Libertad then walked into town from there. Very easy and more reliable than the buses :) If you do bring a car, we highly recommend you explore the little towns up the hill - Trespiano and Pratolino were lovely and quaint. "
