Charming treasure trove within our rustic Tuscany. A villa belonging to 18th century with its perfect proportions and fascinating structure. It has been renovated maintaining the original characteristics and re-furbished with autenthic, original furniture. The elegant style and attention to detail, create a warm and welcoming atmosphere. The rustic villa is situated within an olive grove, surrounded by the sounds of nature- but nearby, about one hundred meters far, the owners are living. Lucca is a medioeval town, full of history and surrounded by unique, centuries-old walls. The house lies 11 km. from the centre of Lucca and is ideally located to take day trips to Florence -70km Pisa -20km, Siena and S.Gemigmano -90km. The Lucca region reaches as far as the mediterrean coast in Versilia, where the famous Forte dei Marmi is situated. The elegant beaches and fine sand are renowned within this area. If one day you remain at home, you can enjoy the view of Lucca from the terrace.

1. Firenze airport
Take A1 motorway, south direction ( Roma ) and exit 'Firenze sud' gate.
1.1 Drive to direction of: 'Bagno a Ripoli', Pontassieve, 'Passo della Consuma', Bibbiena, ( SR 70).
1.2. At Ponte a Poppi cross the Arno river to the village of Poppi and go to 'Larniano' direction. One kilometer and half, after Larniano church, on the left there is the villa.
2. Pisa airport
Take the superstrada Firenze-Pisa-Livorno ( FI-PI-LI) close to the airport. Exit at Firenze and take motorway A1.
Then the same as paragraph 1.
3. Bologna airport.
Drive to Cesena direction by A1 motorway. At Cesena take superstrada E45 to 'Bagno di Romagna'.
Then go to the direction of: 'Passo dei Mandrioli', Badia Prataglia, Soci, Ponte a Poppi.

SIENA, is one of the best preserved historical cities of Tuscany. Ancient medieval city built on three hills, is still surrounded by walls. The whole city of Siena, built around the Piazza del Campo, was conceived as a work of art that blends into the landscape of the Crete Senesi. To remember the Palio, traditional medieval horse race, is run around the Piazza del Campo each year. July 2 and August 16 are the dates when the Palio di Siena is held.
The historic center of Siena since 1995 among the world heritage sites by UNESCO.

Tuscany offers also some historical, well-mantained and very interesting villages as Cortona, S.Gemignano, Volterra and Monteriggioni.

Land between Siena and Firenze is famous for the production of Chianti wine ( 'Chiantishire' ).
Tuscany is also the land of the wines: Sassicaia, Ornellaia, Brunello di Montalcino and Nobile di Monte Pulciano.

POPPI, is at the center of the Casentino valley, a valley among the most beautiful in Tuscany.
It's a medieval walled city and at the top dominates the Castle of the Counts Guidi ( Conti Guidi ), the work of the famous family of architects Di Cambio, 'prototype' of the Palazzo Vecchio in Florence.
Built in the thirteenth century, it is characterized by a façade of mullioned windows, the center of which comes off a high tower, and surrounded by a wall with battlements Guelfi and a wide moat. Thanks to constant restorations over the centuries, the castle of Poppi is currently in excellent condition.
Inside, the Library Rilliana, full of hundreds of medieval manuscripts and incunabula.
Another key element of importance is the chapel of the Counts with a fourteenth-century frescoes attributed to Taddeo Gaddi, a pupil of Giotto.

The Golf course Casentino offers a relaxing view of the village of Poppi and Casentino Valley. Five minutes of driving are enough to get the golf course from my property.

PARCO delle FORESTE CASENTINESI
The Park stands out as one of the most prized forest areas in Europe. At the heart of the park are the Foreste Demaniali Casentinesi [State Casentino forests], within which can be found the Riserva Naturale Integrale (Integral Nature Reserve) of Sasso Fratino, founded in 1959. The territory also has towns and villages rich in history and artistic and architectural heritage, which present themselves to the visitor in a wonderful natural frame, rich in flora and fauna, including the most important population of the Apennine wolf, as well as the exceptional presence of five species of ungulates (mammals with hooves): wild boar, roe deer, fallow deer, common deer, and mouflon (mountain sheep).
Inside the park there are two points of great interest and spiritual importance: the Sanctuary of La Verna and the Hermitage of Camaldoli. At La Verna St. Francis of Assisi had the stigmata.
The protected area can be visited by pleasant excursions on foot, mountain bike, horseback along a path network of approximately 600 kilometres.
Poppi has also a zoo, with local fauna, but not only.

SHOPS & SERVICES
S.Martino and Quota are the nearest villages to the property, 1,5 miles far from the villa. They have a grocery and a bar. Quota has also a family restaurant. Ponte a Poppi, far 3 miles, has supermarkets, restaurants and any other kind of shop. In Bibbiena, 5 miles away, there is a wide and new commercial centre: 'COOP of Casentino'. There is also the Casentino valley hospital. Every day of the week there is an outdoor market in some of Casentino's villages. Tuesday is the Ponte a Poppi day for its open market. The fourth Saturday of each month, in Bibbiena, it’s possible to buy agricultural products directly from the producer. Every first week end of the month in Arezzo there is an important fair of antiques.
At the villa it is possible to buy organic olive oil from Casa Fantone olives. You can also buy Chianti wine.
You find a bottle of these products in the welcome basket.
Two outlet are available: Foiano della Chiana outlet, Montevarchi outlet.

Hospitality and Privacy.
The property is rented to only one party and only the people of this party live into the villa. My family, who became the Casa Fantone owner almost a century ago, lives in a little village 1.5 miles far from the farmhouse. We are satisfied of our work only if our guests have no problems. Friendliness, a welcome basket with some local products as a bottle of Casa Fantone organic olive oil, any information and help are offered. We will care for everything that is necessary to allow Casa Fantone’s guests a good holiday.
Houseguests can taste natural fruit and vegetables from the garden, when they are available. They can also buy olive oil and Chianti wine.
For stays of 2 weeks or more a welcome breakfast, based on the Mediterranean diet, is offered at the owner's house.
The villa offers a great privacy. Twelve acres of private garden ( cypress, olive trees, apple trees, grape trees, flowers, meadows, vegetable garden...) around the villa are fenced. You enter through an automatic gate enjoying freedom, silence and a beautiful place.

The Barn at Bagnaie is a luxury 3-bedroom Tuscan villa, which we have modernised and furnished to a high standard.
The interior mixes traditional materials with Italian modern design. The large living room features an open log fireplace, original terracotta tiles and wooden doors leading out onto the south terrace and gardens. There is a separate kitchen/dining area fitted with marble worktops and equiped with all the utensils a serious food lover needs to be able to enjoy local market produce and Le Bagnaie's kitchen garden. There are also double doors from the kitchen leading out to the terrace and the vine-covered pergola.
Upstairs there are 3 double bedrooms which all have their own private ensuite bathrooms. These have all been fitted with Italian marble tiles and powerful rain head showers. All the bedrooms have wonderful views out over the beautiful hills and vines surrounding the house.

The house has 3 bedrooms, each with an ensuite, which was important for us and not easy to find. All the beds and baths are upstairs, which could be an issue for some travellers, but it worked for us. The views are spectacular! We planned to use the barn as a base to explore the area, but we ended up spending most of our time on the property because it was so lovely. We used the pool most days. The Barn is the closest home to the pool, but there were not many other guests in the other homes, so it was pretty quiet. That may not be the case in a busier season, but there is plenty of distance and trees between the pool and the Barn, so it is very private. The nearest town is about a 15 minute drive, so we did our grocery shopping there. We spent 2 weeks in 3 locations in Tuscany and this location and home was the best of them all. The house was clean, spacious, comfortable and had all the amenities one would need. We would love to come back and would surely recommend it!"

14/ Cappella di Pancole was originally the site of the chapel to the local community and was recently reconstructed into a luxury villa. 15/ The estate is ideally situated to visit the historic culture towns of Siena (25 minutes), Florence (1 hour) and Perugia (1 hour). From Perugia, one can easily reach interesting towns in Umbria such as Assisi, Gubbio, Spello, Spoleto and Todi.
Other well known Tuscan towns are nearby including Arezzo, Cortona and San Gimignano, all about 45 minutes drive. Montepulciano, Montalcino (home to Brunello wines) and Pienza (World heritage listed) are all about 50 minutes drive. Volterra is about 1 hours' drive and Pisa and Lucca 2 hours away.

“Casa di Leo” Holiday Home is a big, wonderful and a bit Romantic house and it is located in Belforte, a small and delightful characteristic medieval village just 3 km away from Radicondoli.
Thanks to its strategic position on a hilltop, Belforte was founded as military fortress by the Romans. Largely preserved today, the walls which surround the village are in the care of Commission for the Architectural and Landscape Heritage for the Province of Siena . The latest written information about the village dates from 1215. The Holiday Home is ideal for families, groups of friends or simply perfect for people who desire to spend a relaxing holiday in the lap of nature and art, among the beautiful and sweet Tuscan hills. The Holiday Home is very big (200 sm) and it was largely reorganized in 2012. Building materials have been well-chosen, according both to quality and naturalness. Work and hand-painted Italian ceramics were used both in the big bathroom on the first floor and in the little one in the mansard; the parquet, which covers the whole area, has been totally made in Italy, it is natural and completely absent of further artificial treatments. All that has been done according to a philosophy which favours quality over quantity.

The house is organized on three different floors. On the lower floor there is a big typical taverna with wooden-beamed ceiling: there is a big living room with sofas, armchairs and TV, ideal for parties, for enjoying a film in front of the huge fireplace during the cold winter, or even just for playing board games with friends. Here it is also possible to find some local geographical maps and a big bookcase, if you want to relax and read a bit, and there is also a little musicians corner with piano and a guitar, so that musicians can feel at home and play.
The first floor is the bigger and main one. Here there is a wide living room, a modern kitchen, a dining room, three bright bedrooms and two bath rooms. On the second floor there is a bath room and the biggest bedroom of Leo’s house; in front of this one there is a panoramic terrace/solarium overlooking the amazing landscape.
The house is surrounded by a huge neat garden (700 sm) with flowers and fruit trees (cheery, apricot, plum, grape, apple and pear trees), two wonderful pergolas and a new swimming-pool! This one has been built in full compliance with the natural environment and the surrounding walls (in the care of Commission for the Architectural and Landscape Heritage). Near the swimming pool, there is an area with sunbeds, beach umbrellas and chairs.

The A - Z renovation finished in June 2016 and being brought up to date in spring 2019. Description of the exteriors.
Outside, on the east side of the villa, next to the kitchen, guests can enjoy a shaded veranda equipped for outdoor meals as well as a paved solarium area in front of the entrance. On the south west side of the house next to the barbecue, there is another terrace fully furnished with lounge chairs and a table for al fresco dining, surrounded by a large lawn with pomegranate & olive trees, roses and the most beautiful views of the countryside and on the medieval towers of San Gimignano!
In the garden, within a few steps from the main house, there is small outbuilding that has been converted into a guesthouse.
There is no pool at the property, there are public pools half an hour drive away.

Accomodation.
The main villa comes with two bedrooms and sleeps a total of 4 guests , 2 in the master bedroom with king size bed and 2 in the twin bedroom with separate single beds (an extra foldable bed for a child can be added upon request), while the independent guesthouse sleeps a total of 2 (it can be setup with either 2 twin beds or one Queen bed).
Final cleaning charges and cost of utilities based on meters are due as extras locally.

Description of the interiors.
The entrance door leads to a loft interior with beamed ceilings and terracotta floors. The dining and living areas come with one fireplace each and are on split-levels, connected by a custom-made spiral staircase. A few steps down the staircase it is possible to reach the bedrooms, from which truly amazing views can be enjoyed.

Location details.
The villa is located just about 3 miles (5 km) from the village of Poggibonsi and about 5 miles (8 km) from San Gimignano, 23 miles (38 km) from Volterra, 23 miles (37 km) from Siena and 29 miles (47 km) from Florence. We are in the countryside with no close access to public transportation, so a car will necessarily be required for the holiday. Thanks to its strategic position, the villa is an excellent starting point for day trips to Volterra, Siena, Florence and all of the other characteristic hamlets in the wonderful Chianti area and it is also ideal for walks or horse-rides on the winding paths along the breathtaking countryside.
Thanks to a mild climate, San Gimignano and its surroundings offer a wide choice of activities that can be enjoyed not only during the summer, but throughout the year…art cities, inviting countryside for those looking to relax away from the busy pace of the city; villages nestled on ancient castles and a rich cuisine where you can find, unchanged, traditional local food and wine… These are just some of the characteristics that make San Gimignano and this wonderful part of Tuscany an ideal place to visit! The nearest grocery shopping as well as the nearest supermarket can be found in Poggibonsi, just a few minutes away from the property. The area of San Gimignano features excellent restaurants, which can be easily reached from the property within a short ride. Several more great restaurants can also be reached within a 20-30 minutes drive going towards Siena, in Monteriggioni and Castellina in Chianti or towards Florence.
The area also comes with really great wineries, where it is possible to purchase some of the best Tuscan wine as well as organize visits to the cellars and fabulous wine tastings..

The Villa belongs to Tenuta Larnianone, a family run wine estate of 340 acres, that counts 8 different Villas and Apartments surrounded by vineyards and olive groves, at 6 km from Siena. The Estate is completely immersed in the countryside (you need a car to get to the grocery!) but it's only 13' far fromthe closest supermarket and about 20' to Siena's city center.
What to expect:
Once a refuge for travelers and pilgrims along the Via Francigena, Montelisi is now a enchanting Villa surrounded by olive tree. Itconsists of three floors and overlooks the surrounding hills, providing beautiful views from each window and from thebalcony. Montelisi can accommodate 8 people. If needed 2 beds for children under the age of 12 can be added. The villa has 4 bedrooms with their ownbathroom, a large living room with a pool table, a living room with a large fireplace, and a large kitchen. The inner courtyard is an ideal space to prepare charming dinners with a breathtaking view on the two towers of Siena: the tower of “Mangia” and Siena'sCathedraltower. Guests have access to a shared swimming pool about 800 m away (inside the property).

The organization of any event involves extra costs to be defined when booking with the property.

The kitchen is equipped with stove, oven, dishwasher, coffee machine (NESPRESSO), pots, salt / pepper and our extra virgin olive oil. We provide plastic bags, dishwasher tablets, laundry soaps and fabric softener to our guests, as well as some courtesy coffee pods.

The bathrooms have hairdryers and at the entrance we provide a small welcome kit with shower shampoo in paper sachets.

The olive oil is arguably the very best I’ve ever had, we enjoyed it every day and left with a case of 12 bottles to share with friends and family. Don’t go here with our visiting their butcher - visiting this place is an experience in itself! Their restaurant recommendations were on point, not tourist places, but genuine Osterias filled with locals. I gauge my trips on my desire to come home and the longer I stayed here the longer I wanted to stay. We will definitely come back and I can’t stress how important the human element is here - Lavinia and Lorenzo were AWESOME! We are eternally grateful for their hospitality and for creating a place where an Italian dream vacation comes true. 10 days and nights was not enough!"

The Estate is completely immersed in the countryside (you need a car to get to the grocery!) but is only 13 minutes to the closest supermarket and about 20 to Siena's city center.
What to expect
Villa Larniano overlooks the oldest vineyard of the estate (exactly 1ha) arranged as a garden, with a beautifulviewthat extend to the Val d’Orcia and Mount Amiata. The villa is surrounded by a garden with tall cypress trees and a swimming pool shaped like a lake. The villa (508 m2) has two floors and can accommodate up to 11 people: it has 5 large rooms (each one with a bathroom), triple living room with fireplace, living room with loggia, games room with a pool table, a tennis table and a table footbal andalarge kitchen with a brick oven. The owners are at your disposal for any information, especially regarding restaurants and activities, or to solve any problems efficiently if needed. During your stay it is possible to organize Palio experiences (2nd of July and 16th of August), dinners in Villa, bike tours, city and surrounding tours, horse riding through the Estate, truffle hunting and of course the visit to the cellar where Lorenzo, will organize the wine an olive oil tasting. She took great care of us and we ended up booking the chef and the Grand Tasting through her recommendations. We had such a wonderful time just enjoying the scenery and beautiful weather at the villa. We would definitely like to return. After we left, I realized I had left something in the villa and Lavinia found it and had it shipped back to me! Above and beyond!
