Charming and elegant, Villa Nobile is the rebirth of a 12th century farmhouse that has been expanded over 800 years with a heated infinity edge pool. An easy walk from the hilltop town of Montepulciano, the villa looks out over the Valdichiana and the blue waters of Lake Trasimeno from its beautiful setting. The fully restored, private property and grounds consist of 5 bedrooms and 6 ½ baths, surrounded by 10 acres of landscaped gardens with a variety of olive, fruit and nut trees and vineyards.

The gem of the villa is its location. It sits right below Montepulciano, a medieval and Renaissance hill town known for its food and wine – Vino Nobile di Montepulciano. In 20 minutes, you can walk to town where you'll find a variety of shops and more than 30 fine restaurants, which provide many days of great meals, wine and shopping. At one end of the street is a café to enjoy your morning cappuccino with the locals, and at the opposite end is the location of the town’s Market, which takes place each Thursday. From the moment you come through the gate, you will feel at home and know that you are living the Tuscan dream.

Villa Nobile is ideal for hosting families and groups of friends. Carefully and lovingly restored, the house has been decorated with refined, quality furniture and decor, giving each corner its own particular character. Appointed with all the modern amenities, the environmentally-friendly renovation was also completed using the most energy efficient materials and systems.

Enter through the automatic gate to a landscaped parking area that can accommodate more than five vehicles. Through the front door, enter the foyer and go through to the beautiful great room with sofas and a stone fireplace. A large stone arch separates the dining table from the chef’s kitchen.

The kitchen is set up for those who love to cook, and for those who prefer to watch. It includes a large granite island, commercial six-burner gas stove with a lovely travertine hood, refrigerator, freezer with ice machine, wine cooler, large, hand-carved stone sink, dishwasher and microwave.

The great room has three French doors that open to the outside terrace with a stone “cooking” fireplace. The terrace is furnished to provide an additional dining room that can seat 12, and covered living room with exposed beam ceilings that include paddle fans.

The veranda is a great spot from which to take in the 50 mile views of the valleys and lakes. It overlooks the gardens, olive trees and the stunning infinity edge pool. The windows and doors in the house are fully screened to allow the wonderful Tuscan air to flow throughout, but on days when AC is preferable, every room has individual thermostats.

Another entertaining space can be found on the second floor. At the top of the stairs, situated on the same level as the Cortona and Siena bedrooms, is a large family room and balcony. Enjoy seating for 10, a large, room-heating fireplace, an HD LED 55” TV with Sky Cable, universal DVD player, DVD library for entertainment and a variety of games and books. French doors lead to the balcony with a round tile table and handmade iron chairs that is shared with the Siena bedroom.

PIENZA BEDROOM: On the main level with a door into the foyer you will find the Pienza bedroom which was an addition to the original structure in the 16th century. This double bedroom (king or 2 twins) has a beautiful, handmade wrought-iron bed that sits against the original stone wall, an antique wardrobe, writing desk and an ancient, beamed, terracotta ceiling. Large, rounded “barn” doors lead to the front terrace with an antique grindstone table and 4 chairs. The ensuite, travertine-finished bath has an open shower stall, large sink and a combination toilet and bidet (this bedroom has been designed to provide easier access for those that might have limited mobility).

MONTALCINO BEDROOM: To the left of the foyer past the stone steps is the Montalcino bedroom. This double bedroom (king or two twins) contains the ancient home's cooking fireplace. French doors lead to the front terrace. A sleeper sofa provides a comfortable spot to curl up by your own private fire. The ensuite bath has mosaic tiles, and a travertine double shower occupy the space that was once the original home’s bread oven. It includes dual sinks and a combination toilet and bidet.

SIENA BEDROOM: The ancient stone staircase, decorated by handmade wrought-iron double railings, leads up to the Siena bedroom on the first floor. The room has its own private study with a desk, chair and sleeper sofa, and a door leading out to a balcony overlooking a neighboring vineyard and up to the walls of Montepulciano. The study connects to Siena’s bedroom by way of an antique wooden barn door. This king bedroom with a hammered wrought-iron canopy bed has a handsome stone wall with a gas fireplace, antique wood shelves and a built-in closet. The ensuite, travertine-finished bath has a large, free-standing tub, open double stall shower, twin sinks, and a combination toilet and bidet.

CORTONA BEDROOM: At the top of the ancient stairs to the right is the Cortona bedroom which has a king bed, dresser and shelves, and a 30’ high, terracotta-and-wood beamed ceiling with a loft, which contains a seating area (sleeper sofa) and office space surrounded by handmade wrought-iron railing and banister. The ensuite, tile bathroom has a hand-carved travertine sink, a double stall rain shower with oversized heads, and a combination toilet and bidet.

ORVIETO BEDROOM: On the other side of the family room is a second staircase that leads to the top floor where the Orvieto bedroom is located. This double bedroom (king or 2 twins) has a terracotta and wood beamed ceiling, a handmade wrought-iron daybed that converts to 2 beds, a desk and built-in closet. The ensuite, travertine bath has double waterfall showers, an oversized, hand-carved travertine sink and a combination toilet and bidet.

Just below the veranda, overlooking the vineyards, sits a large Jacuzzi with wonderful vistas. Stone steps lead down through the garden to the masterpiece of the property, an infinity edge pool.

POOL: The 42’x20’ pool has two infinity sides with depths from 3’-6’. It sits under two oak trees, and is open from the last Saturday in April until the second week of October, equipped with an electric heat pump. The pool faces southeast, and the travertine deck with teak steamer chairs is surrounded by a scenic, hilly landscape. The pool has an automatic cover and a chlorine filtration system.

Below the pool is a 15’x20’ overlook which has a solid travertine table that seats 10 for outdoor dining and enjoyment.

GYM, LAUNDRY ROOM: On the right side of the lower level of the home is the gym, with a recumbent bike, treadmill, elliptical, bench with a full set of dumbells, and satellite TV. On the left side is the pool bath, with shower, toilet and a deep sink. It also contains the laundry room with a large washer and dryer.

Villa Nobile's local, English-speaking concierge will introduce you to the home and surrounds. The villa is provisioned with an initial supply of basic grocery and sundry items. Maid service is provided on week days.

The villa is ideally situated for a relaxing holiday and is also a strategic departure point for some of the important tourist destinations in Tuscany. The farmhouse has been completely restored in 2009, according to the principles of bio-architecture; employing building materials such as bricks, slaked lime, wood; walls have been insulated by using cork; the heating system works with bio-masses and solar cells provide hot water. Our hosts will thus enjoy a stay in a healthy structure which takes care for the environment granting at the same time all the comforts required.
The large open areas will allow a holiday in contact with nature and the opportunity of directly following the seasonal works. The swimming pool has been accurately planned to insert it in the rural landscape: this is the reason why it looks like the old local troughs which were often built for cows and sheeps. As well as the large pool 12 mt. long, there is a small one with shallow water, sittings and a little waterfall which is especially appropriate to relax. The farmhouse extends over 54 hectares along the hills between the Val d'Orcia and the Val di Chiana and uses certified organic farming methods. The olive and fruit trees (970 olive trees and 280 fruit trees) surround the villa and are located on a vast plain surrounded by fields, forests, and broom-covered furrows. Spacious outdoor areas where guests may enjoy direct contact with nature or take part in seasonal farming activities. The pool (June–mid-October) is perfectly part of the landscape, thanks to a careful use of materials and the shape of the pool that calls to mind old troughs. The farmhouse extends over 54 hectares along the hills between the Val d'Orcia and the Val di Chiana and uses certified organic farming methods. The olive and fruit trees (970 olive trees and 280 fruit trees) surround the villa and are located on a vast plain surrounded by fields, forests, and broom-covered furrows. Spacious outdoor areas where guests may enjoy direct contact with nature or take part in seasonal farming activities. The pool (June–mid-October) is perfectly part of the landscape, thanks to a careful use of materials and the shape of the pool that calls to mind old troughs. I would certainly recommend renting a car. It's a bit of a hike into town and not everyone in our group was able to make the walk. Il Molinaccio is the result of the accurate restoration of an old mill, dating from the sixteenth century; the watermill “Il Molinaccio”, near the renaissance town of Montepulciano, was already present in the old maps of the Granduchy of Tuscany, The original building, duly and passionately restored, now reopens as a luxury country house where the guests may spend their time, in absolute quietness, surrounded by a colorful garden, bordered by century old oaks, our fruit grove and the vineyard. The restoration works has maintained the original architecture: terracotta floors, exposed beams and stone façades. The interior is tastefully furnished in typical Tuscan taste, salvaging pieces of furniture of the old rural tradition mixed with the modern comfort of the accessories in a formula combining tradition and functionality. The ground floor is enhanced by a large stone portico from where guests can get easily to the dining room and kitchen. In order to fulfill the green spirit of the owners, the restoration, produced according to sustainable principles, was carried out with the use of innovative plants which guarantee complete energetic efficiency of the structures; the photovoltaic system offers free recharge of electric vehicles. In this special setting, guests will appreciate, during their stay, the gastronomic specialties of the area, directly produced by the farm. Il Molinaccio is by and far its 3.5 ha vineyard, whose grapes are used for Rosso di Montepulciano DOC, named Il Golo, and they will become in due time Vino Nobile di Montepulciano DOCG and a riserva 2012 named "La Poiana" as well. Also it's possible to taste the "Grappa", distilled only from their vinasse and Il Finocchiaccio, alcoholic infusion of wild fennel, harvested at their estate. In due time the projects include Vin Santo doc and the famous Occhio di Pernice ( it will take a few more years to taste it…). Dinner is on request but have a try. MAIN HOUSE: The main house has two floors and is divided into three units internally not connected. The first unit is on the ground floor with the main entrance leading directly into the open plan living area consisting of a lounge, professional kitchen with large fireplace and a large dining room where is organized an interesting exhibition of fine posters, printed between WWI and II; then on to a double bedroom with ensuite bathroom with Jacuzzi tub and to a toilet with laundry space. The other unit on the ground floor has a separate entrance leading directly to a twin bedroom with joinable beds and two additional beds and ensuite bathroom suitable for the disabled. A small hallway leads from this room to another double bedroom with ensuite bathroom with shower. This room also has outside access. The third unit, on the first floor, is reached by a staircase with a little loggia. The entrance leads into a living room. On this floor is also a double bedroom with en-suite bathroom with shower and two twin bedrooms with joinable beds with en-suite bathroom with shower. ANNEX. The single storey annex is about 30 metres from the main house and consists of a double bedroom with ensuite bathroom with shower. Please note: the fireplace in the first floor living room is ornamental.

Park:
The property is immersed in a one-hectare park consisting primarily of woodland, the house is surrounded by approximately 6,000 square metres of garden planted with a well maintained lawn and framed by old oak trees which provide shade and cool on hot summer days. Everything is embellished with rose bushes and geraniums that add a touch of colour to this oasis of green and tranquillity. The house has a beautiful stone portico, with table and benches, ideal for pleasant outdoor meals. Just outside the kitchen is a large paved area equipped as dining space. Guests have a large barbecue at their disposal on which to prepare tasty grills accompanied by a good glass of wine, Nobile di Montepulciano. There is also a small outbuilding used as a laundry and two covered parking space. The small forest is crossed by the river Salcheto, along which the owners Marco and Alessandro have realized a walking footpath with natural bridges, good for plenty of exercise or relax, on the wooden handmade benches, enjoying the natural landscape. 3D targets, representing local animals, have been positioned along the river, upgrading it to a fully fledged Field Archery Range, where professional and amateurs may try their capabilities or learn this ancient sport with the help of a skilled trainer. The property's cats wander around the park. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
In front of the villa, positioned among the walls of the old trench where the water was collected and, via a channel, sent to the watermill, there is the new scenic and infinity swimming pool, open from the last Saturday in April until the first Saturday in October. It is only few metres from the house, in a dominant position with respect to the property and is reached via a few steps or more easily across the lawn. The rectangular-shaped pool is equipped with Roman steps for access to the water and a cold-water shower. It measures 5 x 18 m with a depth varying from 1.20 m to 1.60 m. It is not a normal pool chlorine, but a swimming pool with salt. This disinfection system is a lot more healthy, no chemicals added. Among the advantages: less red eyes, the tan is better maintained and of course it is easier to swim. The water taste slightly and pleasantly salty. The pool is lined with PVC and is equipped with lighting, the solarium area is paved with travertine. It is provided with sunbeds, deckchairs, umbrellas and small tables. Not far from the edge of the pool, under the old oak tree, a relaxation area has been set up with a comfortable lounge suite.

- "Such a quaint home, clean, quiet and beautiful. Close to the center of the very small town of Montepulciano. The host is very sweet and even cooked a cake to welcome us to their home. The view of the valley from the home is simply breathtaking." - "We stayed at this property with another couple for three nights. It is a beautiful home with many antiques and comfortable beds. The view from the front window is gorgeous. The owner greeted us with a delicious sausage and cheese platter, along with an apricot tarte and a bottle of prosecco! A welcoming touch. The biggest draw back for us was a party in the other part of the house that went on to about 1:30 a.m., one night. The people were loud and there was a barking dog until the party ended. The house rules state that quiet time is from 10 p.m. until 9 a.m. We were all kept awake and were very irritated! Also, it would be nice to have some paper products, like a roll of paper towels, and more than one tiny garbage bag. It is a lovely property, and overall we enjoyed our stay here."

It’s a tremendous base of operation with Pienza and CORTONA (our favs), plus Siena and Montalcino within easy same day trip easy. Villa Montepulciano is located in a panoramic position on the rolling hills of the Val d\'Orcia, just about 1 km from the medieval village of Montepulciano, which can also be reached on foot.

The property boasts a large private park (approximately 5,000 m2), spread over several levels, and characterized by plants, flowers, Mediterranean scrub, centuries-old trees and a large olive grove.

The outdoor spaces are enhanced by an irregularly-shaped pool (12 x 8 m), open from 1st May to 30th September, and equipped with sunbeds, parasols and gazebo with lounge area.

Moreover, guests can have alfresco meals thanks to the comfortable veranda with dining table and large windows, that can be completely opened onto the garden during summer months.

The entire property is made up of the main building and a dependance, and can accommodate up to 16 people, has 7 bedrooms and 8 bathrooms. Internet Wifi is included. Main building: On the ground floor you are welcomed by a delightful veranda that opens onto the garden, accessible only from the outside so not internally connected to the rest of the building. Inside the veranda there is a large dining table, a sofa and a well-equipped kitchen. Following is a toilet and a laundry room.

Then you will find the sleeping area divided as follows:

- 1 double suite (22 m2) with large glass door and bathroom with hydromassage shower;

- 1 double suite (34 m2) with small sitting room, fireplace, kitchenette, and bathroom with hot tub;

- "The grounds and views from the property are spectacular. There was plenty of room and privacy when needed tor 9 adults, 2 children and an infant. It is on a working farm so nearby there are goats, chickens, a rooster, bee hives, and fresh eggs. The plum orchard was in bloom and the olive groves are wonderful.there were several friendly cats roaming the property which kept the grandaughters engaged. The only negative was that the showers were small (we Americans are spoiled) but it was an authentic Tuscan experience.We had a couple of minor issues but the host responded quickly. There was a caretaker there everyday asking if we needed anything and he even made us fresh pasta to cook,baked us a plum tart, left us fresh strawberries and had an Angel Food cake there for us on our arrival.This property made for a memorable family vacation and authentic Tuscan experience."

Interior:
The house has two floors, connected both internally and externally by stairs, plus a liveable tower. The main entrance on the ground floor opens into the living area consisting of a large hall with sitting and dining area connected to the well-equipped kitchen. Both rooms have direct access through French doors to the portico with outdoor dining area. Completing the floor, in a hallway next to the sitting room, is a double bedroom (with divisible bed) and a bathroom with shower. The first floor has a living room (with access to the outside via a stone staircase), three double bedrooms, each with ensuite bathroom, two with shower and one with tub, a study with double sofa bed and another bathroom with shower. And, finally, in the tower a cosy, panoramic study/reading area has been set up. Portable air conditioning in the bedrooms.

Park:
The entire property covers an area of about 7.5 hectares, most of which are planted with olive trees. Around the house, equipped with an alarm system, is a park of 1500 square metres with large areas of lawn interspersed with the typical lush vegetation of Tuscany:cypresses, shady oaks and centuries-old olive trees. Just outside the French windows of the kitchen and living room is a large portico furnished with table, chairs and barbecue, the ideal setting for pleasant meals with friends in a quiet bucolic atmosphere. Next to the house is an outbuilding housing the laundry and a pergola with sitting area whilst a few metres away are two large areas used as parking space.

Swimming Pool:
In the park a swimming pool, open from the last Saturday in April to the first Saturday in October, is at the disposal of guests seeking moments of refreshment and relaxation as an alternative to excursions to the beautiful localities nearby. Located a few metres from the house and reached via a short paved pathway, it is south-facing and sun-kissed throughout the day, in a beautiful panoramic position overlooking the vineyards below the stunning background of Montepulciano. Rectangular in shape, it measures 5 x 15 m with a depth ranging from 0.60 m to 1.6 m. It is lined with PVC and has salt purification. The pool has a travertine border, Roman steps and both internal and external lighting. The solarium area all around is paved in part with Tuscan travertine and partly with lawn and, to ensure the guests' maximum comfort, is equipped with a gazebo, umbrellas, sunbeds, tables, and a cold-water shower.
