**About The Villa**
Rocca di Benano is the principal dwelling in the walled medieval hamlet of Benano, which sits on the edge of a valley, high above the ancient hill town of Orvieto.
Main floor: You will enter the villa on the main floor, which includes a comfortable living room, with the original large stone fireplace outfitted with an iron wood-burning stove for easy, smoke-free fires. The dining room can comfortably seat 10, and a professionally-appointed kitchen is already stocked with the basics. The kitchen has new appliances (four-burner gas stove, oven, dishwasher, refrigerator, freezer), an American coffee maker, All-Clad cookware, and regularly sharpened knives. There also is a bedroom on the first floor (queen bed) and a full bathroom with a shower just off the living room.
Ground Floor: The stairs from the kitchen lead to the downstairs sitting (or TV-watching or reading) room. The ground floor also features a medieval cistern, well-lit and under glass, that allows guests to peer into history. If peering isn't enough, guests can actually descend forty feet to the villa’s historic cantina, which probably pre-dates the construction of the village itself. Re-entering the world of modern conveniences, guests will find a separate laundry room with a washer and a dryer. There's also a bedroom and a large, modern bathroom on the ground floor. Note: this bedroom/bathroom combination is the only one in the house without any steps in between the bedroom and the bathroom.
Second Floor: The staircase off the main floor living room leads to the second floor, which features a large bedroom and a full bathroom with a shower across from the bedroom.
At the end of the hallway where the stairs ascend to the third floor, there is a second bathroom that mirrors the one across from the second floor bedroom. The stairs to the third floor can be closed off for privacy and are slightly steeper than the first flight of stairs.
Third Floor: The third floor has two gorgeous bedrooms - one with a king-size bed and the other with a queen-size.
Terrace: The villa’s back door (off the ground floor sitting room) opens onto a private stone terrace overlooking the property’s olive trees, a prolific fig tree (always a guest favorite in late summer), neighboring farms, and a nearby village. A beautiful hand-painted ceramic table and wrought-iron chairs provide outdoor dining space for 8-10 people. There is a brick oven and Italian barbecue on the terrace, with firewood stored on a second terrace immediately below. Guests may use the pool at a hotel 2 miles away, free of charge.

Once a defensive outpost, Benano dates back at least 1,000 years, and the villa retains a few fascinating features from those early times.
The villa sits on a tiny piazza facing a small, 16th century church. The villa's external wall forms part of the old “rocca,” or fortress. Benano is home to about 25 year-round residents. Guests can take in the inevitable gathering of locals chatting in the piazza or bocce court on summer evenings. Cars and motorcycles are not permitted in the center of the village, so guests are spared the street noise common throughout Italy. Guests can park for free just outside the village gate, 100 feet from the villa's front door.

Our villa is set amongst the hills of Umbria, near Orvieto and has breath-taking views of Lake Bolsena to the front. It is located in between Bolsena, Orvieto and Civita di Bagnoregio, a fairy-tale hill top hamlet where time has stood still, which has been designated a "unesco world heritage site."
We live in England, but we try to spend as much time at the villa as possible and we plan to move there one day! The ground floor is our holiday apartment and we rent the large luxurious first floor apartment that has its own independent entrance. The apartment is large (130 square metres) and it has been beautifully renovated by using local materials such as cotto, basalt and chestnut wood. It has all the comforts of modern life, home from home, including dish washer, washing machine and free wi fi connection. There are magnificent views from every window of the apartment and the large loggia is ideal for lazy lunches or long suppers or simply to sit and watch the sun sets on Lake Bolsena and the skies on fire, with a cool glass of Orvieto or Est! Est! Est!
If you come in the summer the lake is deliciously clean and warm and it is always possible to find a secluded beach around the lake, safe from the Italian summer bank holiday. The late spring is beautiful and it makes you want to take up painting, when the hills become yellow with the “ginestra” in flower and the fields around the house are turned to purple by the clover and red by the poppies and to all the other vivid colours of the palette by hundreds of wild flower in competition with each other. The autumn is warm and makes you feel good to be alive and sample the fruits of the land, the porcini and truffles, the boar stews, the grapes and the chestnuts. This is one of the best regions for the Italian traditional cuisine, based on fresh local ingredients and what is in season. However it is still good value and the local wine is excellent around five euros per bottle at the restaurant.
The area is in between 3 regions, Tuscany, Umbria and Lazio and although we are away from it all in a hidden corner of paradise, we are really close to the main Italian railway and motorway network. This makes the villa an ideal base to explore the wonderful sites in central Italy and visit Rome which is only 50 minutes train ride away. However there is so much to do and see that you will be hard pressed to travel further then half an hour radius if you stay for a week. Please book early to avoid disappointment.

We enjoy cooking or barbecuing & this house gave us space & a variety of places to eat. When inside, there is a lovely view of the lake from the dining table. Although the house is secluded, there are numerous beautiful towns & villages to visit within short driving distances. Bolsena, Civita di Bagnoregio, Monetfiascone, Orvieto, all lovely to explore. Having visited Italy several times in the past, this area was new to us & it did not disappoint. It is quieter than the bigger lake areas but provides plenty of opportunities for shopping & eating out. Malcolm & Giulia are a mine of information and will give you plenty of advice on places to visit should you wish. There is a lovely walk down the lane, from which you may see Hoopoes, Bee Eaters, Jays & the sheep with their beautiful sounding bells, their shepherd & adorable sheepdogs. Our Thoughts
We love this villa for its situation on a working organic farm estate, giving an authentic taste of the Umbrian countryside. Not only is the stylishly renovated property a tranquil retreat, but it offers a farm-to-fork experience to our guests, who are able to purchase produce such as milk, eggs, cheese and meat for their meals. The owners also include a free guided tour and tasting at a local organic farmhouse that produces delicious goat’s cheese.

The property has a completely fenced garden with swimming pool (12x6, depth 160cm) and play area equipped with soccer goals and volley net. The whole property is for your private use, villa-garden-pool are not shared with any other person. The property has a large porch where you can enjoy eating outdoor from May to October. Barbecue and outdoor oven are available to cook. You will also find a lounge set for your aperitifs!!!. From the pool area you have a nice view on the valley and wineyards. The wineries of Poggiocavallo and Custodi are at 2 and 2,5 km from the property, we suggest a nice walk with wine tasting.

Casale Le Tre Querce consists of a main building and an annex a few metres away. MAIN HOUSE The house has two floors set in a circular design that connects the rooms on the ground floor. The main entrance leads, on the left, to the open-plan sitting and dining room with fireplace, armchairs, sofa, chairs and table where guests can dine together in pleasant company. Next is the large fully-equipped kitchen with fireplace that communicates with the breakfast room furnished with table and chairs. The kitchen door has direct access out to the external dining area. Completing the floor is the laundry room and a bathroom with shower. A brick staircase leads up to the first floor with four spacious double bedrooms (one of which with an extra single bed) with air conditioning that share a bathroom with shower and a bathroom with shower and tub. On just one floor, next to the main house, it has two entrances on both sides of the house, and consists of a large comfortable rustic living room furnished with sofas, armchairs, tables, chairs, benches and a fireplace. Park:
Past the automatic entrance gate and a short driveway flanked by olive trees, guests will find themselves in front of a beautiful fenced garden of one hectare that stretches naturally over the surrounding valleys, covered with cultivated fields and expanses of vineyards from which an excellent DOC wine is obtained. A few steps from the house is a wood oven, a mobile barbecue, table and benches, the perfect area for dining and relaxing in the shade of a large centuries-old oak. The garden is characterised by large areas of lawn, olive groves and tall trees that surround the house and the swimming pool, interrupted here and there by fragrant colourful flowers. In the evening, the external lights in various strategic spots render the garden even more fascinating, both around the pool and in the rest of the property, in short, the ideal place for dining together while admiring enchanting sunsets. The parking area, with space for 4 cars, is located between the gate and the entrance to the house.

Swimming Pool:
The spectacular salt-purified swimming pool is located on slightly higher terracing with respect to the house which is about 15 metres away. It can be reached by exiting the front door, crossing the lawn and climbing 7 steps. The pool, measuring 5 x 11 m with a constant depth of 1.40 m, is lined in PVC and has internal lighting and Roman steps for access to the water. Around the pool is the solarium, in paved stone and lawn, equipped with sunbeds and umbrellas and surrounded by olive trees that provide shade during the hottest hours. For those wishing to have an apéritif near the pool, there is an area under the trees with table and benches. There is also an outdoor shower. The pool is open from the last Saturday in April to the first Saturday in October.

When you arrive, you will be welcomed in the historic salon of the palazzo, a beautiful space exquisitely furnished and decorated. An elevator will take you from here to the entrance of your accommodation.

To the other side is a well equipped kitchen complete with breakfast bar seating four. It is well equipped with an oven, induction hob and fridge. In the 19th century Villa Buon Viaggio was the summer vacation home of Pope Pius IX: since then it has taken its name from the wishes for a "good trip" that the faithful addressed to the Pope when he left the house to return to his Roman seat, the Vatican. Externally clad in antique exposed stone, it has been restored with great passion and care by the current owners, returning it to its ancient splendour, preserving the frescoes and original furnishings with skill and love. The majestic 2-hectare, centuries-old park has numerous plants, tall trees, palms, flowers of all kinds, an area for outdoor dining and various seating areas where you can admire the breathtaking view. On a higher level, surrounded by towering trees and lawn, is the large private swimming pool. The quiet of the place, interrupted only by the noises of the countryside, with its colours painted by the alternation of day and night and by the changing of the seasons: all this will fill your stay with unforgettable emotions. On request, not included in the rent, Villa Buon Viaggio is completed by a large "Salone delle Feste" located next to the dining room. The Salone delle Feste is equipped with three service bathrooms, a microphone, a large screen with a projector and can be used for business meetings, ceremonies, weddings and parties.The villa is also perfect for family reunions with children and groups of friends who wish to spend their holidays together while safeguarding their privacy. In fact, it has two kitchens - one on the first floor and the other on the third floor - which serve distinctly the rooms located on the two floors. The villa has four floors: the stables are located on the ground floor while the first, second and third floors are reserved for guests, accessed by an imposing internal frescoed staircase. From the front door, 15 steps lead to the dining room with basalt fireplace and to the kitchen with direct access out to the area set up for outdoor dining, with a dining table under a centuries-old oak. Adjacent to the dining room is the frescoed sitting room with sofas, armchairs and Smart TV. From here, up 3 steps on the right, you come to a double bedroom with private living room, furnished with a sofa, and ensuite bathroom with shower. Completing this floor, up 7 steps to the left, is a double bedroom with loft and ensuite bathroom with shower, and another double bedroom with queensize bed, (the Pope's bedroom) with adjoining bathroom with shower. Continuing up another 14 steps we come to the second floor consisting of a double bedroom with ensuite bathroom with shower, a twin bedroom with, down 4 steps, ensuite bathroom with shower and, to complete the floor, a double bedroom (with divisible bed) with, down 3 steps, ensuite bathroom with shower. Going up 9 steps on the main frescoed staircase you come to the third floor, consisting of a double bedroom with ensuite bathroom with shower and a double bedroom with fireplace and ensuite bathroom with tub and incorporated shower. To the left of the staircase is a second kitchen with laundry area and direct exit to the large terrace located "among the roofs", equipped with table and chairs. Villa Buon Viaggio is equipped with air conditioning in all the bedrooms except one (equipped with a fan) which is located on the ground floor. Wi-Fi throughout the house up to the pool area. Park:
The property is located in a super panoramic area facing the city of Orvieto, at 400 m above sea level, and from the windows you get the feeling of being almost suspended in the clouds. The splendid, 2-hectare well-kept park in which the villa is located is filled with tall trees, roses, palms, wisteria and vases of colourful flowers. A fountain with goldfish in the centre of the garden lends a further touch of magic to the villa. A dining area furnished with tables, chairs and mobile barbecue is conveniently located in front of the kitchen; in addition, within the wonderful park are various areas shaded by majestic trees, perfect for enjoying the maximum tranquility that the context ensures but also for pleasant conversations, accompanied by a good glass of wine. From the garden, in front of the villa, you can also admire the beautiful terraces that descend down towards the valley (closed with little gates). Just past the automatic iron entrance gate is a parking area with space for 5 cars. Furthermore, outside the gate, about 100m away, is a large private parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The wonderful emerald-coloured swimming pool is located on a higher terrace than the villa which is about 50 metres away. It can be reached from the kitchen door along an uphill grass path and 32 steps in tuff stone and is located in a very secluded position. The pool, lined in PVC with Roman steps, internal lights and a waterful in one corner, measures 18 x 8 m with a varying depth of 1.20 to 1.50 m. The purification system is chlorine. Along the perimeter of the pool is the solarium paved in porcelain stoneware, equipped with sunbeds and hammocks and surrounded by majestic trees that provide natural shade and rest during the hottest hours. A cold-water shower and a bathroom complete the pool area. The pool is normally open from the second Saturday in May until the third Saturday in September, but it is also possible to arrange it to be opened for longer periods.

Villa Almira is a beautiful, centuries-old farmhouse located just outside the small Umbrian town of Ficulle (population 1700) and eight miles north of the Umbrian town of Orvieto. The property is accessed via an unpaved road of 4km and is set on a hill overlooking a picturesque valley. The nearby quaint hill village is within hiking distance and offers basic amenities such as cafes, restaurants and grocery stores. Guests are eight miles from Orvieto (located about halfway between Rome and Florence), where there is a large free parking lot and from there the train to Rome (1 hr.) This is the main line between Florence and Rome, so either is within reach for a day trip.
The Villa sleeps a total of 16 people; 12 adults and 4 children. It has six spacious bedrooms with six large ensuite bathrooms (four with Jacuzzi tub and walk-in shower, all with hairdryers).
