About 10 minutes drive from Passignano sul Trasimeno, where you can find supermarkets, restaurants, bars, banks, gas station. Each bedroom is equipped with air conditioning (both cold and hot), as well as there is independent heating throughout the house. We also provide Extra services for our guests: cooking classes, Italian chef on request who can prepare breakfasts, lunches and dinners for you, as well as daily cleaning and mid-week linen change, only on request. There is a small wooden house with a mini fitness room and sauna for two.

The kitchen is very large and fully equipped with every convenience for cooking, 12-cup American coffee maker, mocha, kettle, pots, dishes, dishes, dishwasher and more. The Villa is located in the heart of Umbria, just a few kilometres from the region's main cities of art. It stands on the gentle hills overlooking Assisi, Spello and Perugia, in the middle of an olive grove carefully and respectfully maintained by the owner. In the large garden there is also a swimming pool (open from the beginning of May to the end of September; it measures 9 m x 5 m with a water height of 1.2 m). This house is particularly suitable for those who like to isolate themselves in total privacy without giving up the incomparable view. In fact, from the house it is possible to see some of Umbria's beautiful historic centres, starting with Bettona, a small medieval town (of Etruscan origin) that can easily be reached on foot. Of particular note is the central position with respect to the region's cities of art, all of which can be reached by car in between 10 and 45 minutes.

- "The villa is mostly well set up and has everything we needed. It has a homely feel but with temperatures in the 30s during the day, it got very hot and sleeping at night was not easy. Giuseppe is a great host and nothing is too much trouble for him so he provided fans to help with cooling.Aircon is advertised as available - but with an extra charge of 20 Euros per night. We stayed a week and Villa Nuba was an ideal base from which to visit some of the many interesting towns and villages in beautiful Umbria. We loved Perugia and Villa Nuba and highly recommend."

Il Vigneto's location in the centre of Italy makes it accessible from a number of airports.The nearest are Perugia at 40 kilometres, approximately 45 minutes drive, and Rome (Ciampino or Fiumicino) at 150 kilometres, approximately 2 hours drive. Ancona and Bologna are also within 2 hours' drive and Pisa within 2 1/2 hours. Perugia airport is small. It takes minutes to pass through customs and collect your baggage. All the major car hire firms have outlets at the airports.
There is a pullman (airport bus) service between Pian di Porto (20 minutes from the house near Todi) and Rome. This bus goes to Rome Tiburtina station (a few metro stops from the Colosseum) in 1 1/2 hours, and on to Rome Fiumicino airport, and is also a useful service for visitors who might want to come during your stay.

Villa dolce vita is an elegant stone house immersed in the green umbrian hills. The house is on a hill at 350meters above sea level so it's cool at night. The average temperature in July - Aug is 17 - 23 at night and 26 - 32 during the day. The villa is on it's own private road and is made in stone showing the main characteristics of umbrian rural architecture. All the interior furnishings are antique, and they work in harmony with the ancient structure of the house. All the finishings are of the highest quality, such as the 'cotto' pavements and wooden ceiling beams.

The house is on two levels. The main entrance is on the ground floor, composed by a living room, dining room and kitchen. All the rooms on the ground floor have direct access to the garden via french doors. From the kitchen one can access the loggia and the pergola, each of them well equipped with tables and chairs for pleasant outdoor dining. The first floor is reached via an internal “cotto” staircase. The pool area is spectacularly lit at nighttime, and has a salt purification system. The spacious solarium area is composed of stone and lawn and is equipped with double canopee bed, six sunbeds with cushions and a covered pergola with climbing roses. The pool is open from the last saturday of april to the first saturday in october.

I Tre Cipressi is a beautifully renovated farmhouse in Umbria with many traditional features of a rural home. It has been furnished with every modern convenience too – the cotto tiles and beamed ceilings sit comfortably with the modern, well equipped kitchen and the living room with its large windows and working fireplace. This is a house designed for comfort, style and charm.

There are stunning views from inside and outside the house across a valley to Monte Castello di Vibio, and the property is surrounded by olive groves, vineyards and fields. The pool area is surrounded by lawns and the raised terrace is a perfect spot to eat, sunbathe and sleep. For people not wanting to lose touch with the outside world there is WiFi access throughout the house and pool area.

The ground floor of the property is open plan, leading from the very well equipped kitchen (double fridge freezer, separate wine fridge, range hob, microwave and “island” table), through the dining room to the living room. The front of the house looks out over views to Monte Castello di Vibio and the back looks out over the garden, which includes a pizza oven and grill well stocked with wood for outdoor cooking.

Upstairs are three large double bedrooms, one with en suite, a further bathroom, and a twin bedroom (ideal for two children). On the lower ground floor there is a large bedroom with a double bed, bunk beds and a single sofa bed, providing flexibility for up to four or five additional children, together with a third bathroom. All three bathrooms in the house have stand-alone showers and a bath.

There is a covered porch area with table and chairs at the front of the house, the perfect spot to catch the morning sun and enjoy breakfast outdoors. For lunch and dinner, double doors from the living room lead out to a pergola covering a terraced area with dining table and chairs for up to fourteen. Views from this “second dining room” are spectacular, of the pool, gardens and surrounding countryside.

There is a vegetable garden and a wide range of fruit trees, all of which guests are encouraged to enjoy. The house sits on almost three hectares of land, some of which is managed by the neighbouring farmer. The house, pool and gardens are all very well maintained by a husband and wife team who live locally, and who will welcome all guests at the beginning of their stay.

Whilst renovating inside, we also have put in a lot of work to create our gorgeous established garden as it stands today. Set in 2 hectares of private land, the gardens and terraces contain a variety of fruit trees, figs, walnuts, plums, almonds, olives and vines and you are welcome to help yourselves to their bounty (in season of course). The vine-covered pergola allows you to dine alfresco whilst enjoying the magnificent views. During the day it provides a large, shaded scented (in May/June) area to relax. At night you may see the fireflies dancing and you’ll see exactly why the monks chose this spot.

Set lower on our grounds, our beautiful swimming pool still has the most incredible views of the valley. Equipped with a shaded pergola with a sofa seating area, as well as plenty of sun loungers, it is the perfect place to spend the day.

The locals call us the “House with the ‘Hollywood’ view!”, located 590m above sea level.
Please note our driveway and the main road to the villa is a very steep white road, therefore we would recommend a 4x4 car. Whilst 2-wheel drive can manage, going back up the drive with a full load can be a struggle.

The property includes 5 separate units rented together to a group only, a large common room furnished to host all guests together and the apartment where the owners live. They do not use the pool or the outdoor areas – these remain reserved for the exclusive use of guests only. I should have done a little more research about routes to use to reach the location as it was a little tricky with a large van. Once I stopped using Waze which took us on the local, small side roads, all was well. It is actually very easy to access from the old city of Spello which was the focus of our stay at this point and where more of our group stayed. We visited Assisi and local wineries. All was great. I use VRBO frequently and all over The US and Europe. I highly recommend SubasioRelax and would defitnitely stay here again."

Villa Umbriana is nestled in what was a tiny hamlet in the 13th century. Our views of Todi- known as one of Italy's finest medieval hill towns- will take your breath away. The villa was restored by our family to an exacting standard with medieval stones and modern amenities. The restoration is prominently featured in the book of dream Italian homes called 'Restoring a Home in Italy' by Elizabeth Helman Minchilli (a copy on site!)

Our housekeeper is a great country cook with a warm and welcoming personality. She knows the property inside and out, can organize everything from birthday dinners to ironing shirts, and is always cheerful and helpful to guests. She is one of our greatest treasures!

VIEWS: Todi''s renowned Renaissance church (Santa Maria della Consolazione) is in full view from the pool area and garden. The villa is surrounded by fields of sunflowers, olive groves and vineyards. The gardens are laced with stone walls and the remnants of a medieval tower.

LOCATION, LOCATION! We are ideally situated to tour Umbria's attractions in Assisi, Perugia, Orvieto and Spoleto, to name just a few of the hill-towns less than an hour drive from the house. There are tennis courts nearby and a private language school in Todi as well as horseback riding stables only minutes from the house. Cooking classes and wine tours are also possible.

GARDENS: The pool area is bordered by hedges, roses, and fully enclosed by (chestnut beam) fencing. This enclosure makes it is easier to supervise children. There is natural shade from giant oaks plus a large canvas umbrella and chaise lounges. There are four marble-topped tables in the gardens, fruit trees and cooking herbs. Here, as everywhere in Italy, it is all about the pleasures of fine food and wine, which are meant to be savored and enjoyed: either under the kitchen pergola draped with flowering trumpet vines, poolside, or at one of two indoor tables. The outdoor barbeque is an open stone grill, Italian-style, with a supply of logs. The logs can be used outdoors or to stoke one of the three indoor fireplaces or the cast iron stove.

INTERIOR: The house is decorated with antiques and Oriental rugs: the emphasis is on stylish comfort. There are terracotta floors and high wood-beamed ceilings. The spacious kitchen is the house's focal point: the raised fireplace is perfect for an autumn evening. Our housekeeper will always put a smile on your face with her gracious hospitality. She is happy to cook delicious country meals for guests upon request.

LAYOUT: The villa can comfortably sleep ten people. There are four bedrooms upstairs: one master bedroom suite, two doubles and a room with two single beds. Downstairs there is a guest suite, which comprises a queen-sized bedroom plus an adjacent sitting room/bedroom with two daybeds and a foldout sofa-bed. Bathrooms: 3 1/2 total; two of these are en suite. The villa has an uncomplicated yet flexible layout so it is perfect for two families and even additional overnight guests. It is also ideal for a romantic retreat.

ENVIRONS: Villanova is near the town of Torregentile, just 8 km south of Todi in the Umbrian countryside. Todi is ideally situated in the heart of the rolling hills of Umbria, which are covered with olive groves, fields of nodding sunflowers and vineyards. Todi is equidistant from many of Umbria's premier hilltowns (Assisi, Spoleto, Spello, Orvieto, Deruta and Perugia) and is conveniently situated for touring the region. It is an easy one hour 45 minute drive from Rome airports. Ryanair flies from Stansted airport in London to Perugia, only a 35 minute drive to our house.

UNSPOILED: Todi lies in the green heartland of Umbria, Italy's only landlocked region and one of its most charming. Todi has been hailed as Italy's most livable town due to the beauty of its setting and the authenticity of its culture and cuisine. Umbria is a region that still feels relatively untouched by the flocks of foreign tourists in Tuscany. Todi is still largely inhabited and run by the Italians who grew up there. The surrounding countryside- though dotted with splendidly restored villas and castles- is still tended mostly by families who have tilled the soil and looked after their olive groves, vegetable gardens and vineyards for generations.

SIGHTS AND FESTIVALS: Many of the region's architectural and artistic highlights are in Assisi, Perugia, Orvieto and Spoleto and Spello, all an easy drive from our house. Most towns are reachable by car within an hour or less. In many towns you will find Romanesque or medieval churches tucked away inside a meandering warren of cobbled streets that spill down hillsides; you will discover frescoes, oil paintings and art treasures that rank with Italy's finest. In each town you can enjoy locally produced fine food and wine before setting out to visit the sights. You can duck into local craft or wine shops, or enjoy a panoramic view of swathes of sunflowers in the warmer months. Music and dance is celebrated at world famous outdoor summer festivals: there is Umbria Jazz in Perugia and The Festival of Two Worlds in Spoleto. Every town has a local sagra celebrating local traditional foods. There is yet more jazz played live in Orvieto in December. You can visit the wine museum near the vineyards of Torgiano and buy hand-painted ceramics at any number of shops in nearby Deruta. Savor the award-winning red wines of Montefalco and tour vineyards. Buy the richly textured Umbrian traditional linens availalble at several shops Todi itself.

IN PIAZZA: Plenty to see and do in and around Todi itself. While away an afternoon drinking Campari or cappuccino in Todi’s medieval main square, touted as one of Italy’s finest. And you don't have to worry about throngs of tourists: Todi is a quiet hilltown free from the maddening crowds of Tuscany or beach resorts. Visit the town's many good restaurants, pizzerias and gelaterias - they will entice you back many times for the duration of your stay.

The host, Karen corresponded very well with us when we had questions. Her information book was informative but I would say she should add a few things. Mostly where extra supplies are located. We just poked around and found what we needed. I would definitely book this villa for any future visits to this area."
