Villa Umbriana is nestled in what was a tiny hamlet in the 13th century. Our views of Todi- known as one of Italy's finest medieval hill towns- will take your breath away. The villa was restored by our family to an exacting standard with medieval stones and modern amenities. The restoration is prominently featured in the book of dream Italian homes called 'Restoring a Home in Italy' by Elizabeth Helman Minchilli (a copy on site!)

Our housekeeper is a great country cook with a warm and welcoming personality. She knows the property inside and out, can organize everything from birthday dinners to ironing shirts, and is always cheerful and helpful to guests. She is one of our greatest treasures!

VIEWS: Todi''s renowned Renaissance church (Santa Maria della Consolazione) is in full view from the pool area and garden. The villa is surrounded by fields of sunflowers, olive groves and vineyards. The gardens are laced with stone walls and the remnants of a medieval tower.

LOCATION, LOCATION! We are ideally situated to tour Umbria's attractions in Assisi, Perugia, Orvieto and Spoleto, to name just a few of the hill-towns less than an hour drive from the house. There are tennis courts nearby and a private language school in Todi as well as horseback riding stables only minutes from the house. Cooking classes and wine tours are also possible.

GARDENS: The pool area is bordered by hedges, roses, and fully enclosed by (chestnut beam) fencing. This enclosure makes it is easier to supervise children. There is natural shade from giant oaks plus a large canvas umbrella and chaise lounges. There are four marble-topped tables in the gardens, fruit trees and cooking herbs. Here, as everywhere in Italy, it is all about the pleasures of fine food and wine, which are meant to be savored and enjoyed: either under the kitchen pergola draped with flowering trumpet vines, poolside, or at one of two indoor tables. The outdoor barbeque is an open stone grill, Italian-style, with a supply of logs. The logs can be used outdoors or to stoke one of the three indoor fireplaces or the cast iron stove.

INTERIOR: The house is decorated with antiques and Oriental rugs: the emphasis is on stylish comfort. There are terracotta floors and high wood-beamed ceilings. The spacious kitchen is the house's focal point: the raised fireplace is perfect for an autumn evening. Our housekeeper will always put a smile on your face with her gracious hospitality. She is happy to cook delicious country meals for guests upon request.

LAYOUT: The villa can comfortably sleep ten people. There are four bedrooms upstairs: one master bedroom suite, two doubles and a room with two single beds. Downstairs there is a guest suite, which comprises a queen-sized bedroom plus an adjacent sitting room/bedroom with two daybeds and a foldout sofa-bed. Bathrooms: 3 1/2 total; two of these are en suite. The villa has an uncomplicated yet flexible layout so it is perfect for two families and even additional overnight guests. It is also ideal for a romantic retreat.

ENVIRONS: Villanova is near the town of Torregentile, just 8 km south of Todi in the Umbrian countryside. Todi is ideally situated in the heart of the rolling hills of Umbria, which are covered with olive groves, fields of nodding sunflowers and vineyards. Todi is equidistant from many of Umbria's premier hilltowns (Assisi, Spoleto, Spello, Orvieto, Deruta and Perugia) and is conveniently situated for touring the region. It is an easy one hour 45 minute drive from Rome airports. Ryanair flies from Stansted airport in London to Perugia, only a 35 minute drive to our house.

UNSPOILED: Todi lies in the green heartland of Umbria, Italy's only landlocked region and one of its most charming. Todi has been hailed as Italy's most livable town due to the beauty of its setting and the authenticity of its culture and cuisine. Umbria is a region that still feels relatively untouched by the flocks of foreign tourists in Tuscany. Todi is still largely inhabited and run by the Italians who grew up there. The surrounding countryside- though dotted with splendidly restored villas and castles- is still tended mostly by families who have tilled the soil and looked after their olive groves, vegetable gardens and vineyards for generations.

SIGHTS AND FESTIVALS: Many of the region's architectural and artistic highlights are in Assisi, Perugia, Orvieto and Spoleto and Spello, all an easy drive from our house. Most towns are reachable by car within an hour or less. In many towns you will find Romanesque or medieval churches tucked away inside a meandering warren of cobbled streets that spill down hillsides; you will discover frescoes, oil paintings and art treasures that rank with Italy's finest. In each town you can enjoy locally produced fine food and wine before setting out to visit the sights. You can duck into local craft or wine shops, or enjoy a panoramic view of swathes of sunflowers in the warmer months. Music and dance is celebrated at world famous outdoor summer festivals: there is Umbria Jazz in Perugia and The Festival of Two Worlds in Spoleto. Every town has a local sagra celebrating local traditional foods. There is yet more jazz played live in Orvieto in December. You can visit the wine museum near the vineyards of Torgiano and buy hand-painted ceramics at any number of shops in nearby Deruta. Savor the award-winning red wines of Montefalco and tour vineyards. Buy the richly textured Umbrian traditional linens availalble at several shops Todi itself.

IN PIAZZA: Plenty to see and do in and around Todi itself. While away an afternoon drinking Campari or cappuccino in Todi’s medieval main square, touted as one of Italy’s finest. And you don't have to worry about throngs of tourists: Todi is a quiet hilltown free from the maddening crowds of Tuscany or beach resorts. Visit the town's many good restaurants, pizzerias and gelaterias - they will entice you back many times for the duration of your stay.

The host, Karen corresponded very well with us when we had questions. Her information book was informative but I would say she should add a few things. Mostly where extra supplies are located. We just poked around and found what we needed. I would definitely book this villa for any future visits to this area."

Casa Canonica
Upstairs there is an en-suite double room, a nice bedroom with 3 single beds (for kids!) and a third double bedroom that has its own access from the external travertino steps, and a second fireplace.
There is fourth bedroom on the ground floor with its own beautiful pergola, can easily be used as either two single beds or one double bed - just tell us before you arrive.
If you need a baby bed, let us know in advance.
We have one family bathroom with bath tub and separate shower on the first floor (+ the en suite), a nice bathroom on the ground floor with a great shower and a fourth bathroom in the basement next to the laundry.
The large kitchen on the ground floor is the heart of the house .There is also a big fireplace for the winter times.
A stone / bricks built BBQ area just outside the kitchen is the perfect complement to long summer Al fresco lunches and dinners.

Final cleaning (and linen&towels change) of 150 euro per week, to be paid directly to Fanny the houseekeeper.

Villa Gelsomini is a little over 100 years old, set in a garden of mature olive trees. The villa has been newly refurbished in good taste, using traditional Umbrian materials. There's a pretty suite at one end of the lower floor accommodation. By simply closing the door in the corridor, those who occasionally need a quiet retreat, will be delighted with the comfort and privacy offered by their very own sitting room with dining area and kitchen. There are three kitchens in total at Villa Gelsomini, so even a large group will never feel under pressure when it's time for a cup of tea.

There are endless wonderful sights to be seen from your villa. Orvieto, with its cathedral as fancy as a tiered wedding cake, its fascinating Etruscan museum, glorious art and wine cellars offering some of Umbria’s best wines is a must. The old farmhouse has been sensitively converted into a warm country home with lovely antiques and comfortable modern furniture to match the old terracotta floors and beamed ceilings. On the ground floor, a spacious living room and a very nice kitchen open into the garden and a stone loggia surrounded by a well-kept garden with extensive lawns. A second sitting room and a television and reading room on the first floor provide alternative areas for lounging. Just below the house, the swimming pool is set on paved terrace with plenty of garden furniture positioned to enjoy superb views of Todi and the stunning surrounding countryside.

Umbria is a region of modern central Italy. It is one of the smallest Italian regions and the only peninsular region that is landlocked. Its capital is Perugia. Assisi and Norcia are historical towns associated with St. Francis of Assisi, and St. Benedict.

Almost all Todi's main medieval monuments — the co-cathedral church (Duomo), the Palazzo del Capitano, the Palazzo del Priore and the Palazzo del Popolo — front on the main square on the lower breast of the hill: the piazza is often used as a movie set. The whole landscape is sited over some huge ancient Roman cisterns, with more than 500 pits, which remained in use until 1925.

The Cathedral

The Cathedral (11th century) is a Gothic edifice on the Lombard plan, said to be erected over an ancient Roman building, probably a temple dedicated to Apollo (here an ancient bronze statue of Mars [1], now at the Vatican Museum, was found). The current church was almost totally rebuilt after a fire in 1190. The main feature of the squarish façade is the central great rose-window, added in 1513. Of the same period is the wooden door of the portal, by Antonio Bencivenni from Mercatello, of which only the four upper panels remain today.

The church follows the plan of the Latin cross, with a nave and two aisles. Bonifacio VIII allegedly had a second aisle on one side, commonly known as 'La navatina'. The counter-façade is occupied by a giant fresco depicting the Universal Judgment by Ferraù Faenzone, called 'Il Faenzone', a work commissioned by Cardinal Angelo Cesi, in which the influence, if nowhere near the genius, of Michelangelo is easily discerned. The choir includes the Gothic altar and a magnificent wooden choir-enclosure (1521) with two floors. One important work of art is the 13th century Crucifixion of the Umbrian school.

Palazzo del Popolo

The Palazzo del Popolo ('People's Palace') is a Lombard-Gothic construction already existing in 1213, and is one of the most ancient communal palaces in Italy. It comprises two great halls: the 'Sala Grande Inferiore', or 'Sala delle Pietre', and the 'Sala Grande Superiore', housing the city's Art Gallery.

Palazzo del Capitano

The 'Captain's Palace', in Italian Gothic style, was built around 1293 and named 'New Communal Palace' to differentiate it from the former one. It is on two distinct levels: the first floor housed the Justice Hall (currently, seat of the Communal Council), with the Judges's offices in the lower. The latter is now occupied by the City Museum, with findings and remains of Todi's history. It includes a saddle used by Anita Garibaldi. Some rooms are frescoed with histories of the city and portraits of its most illustrious men.

Palazzo dei Priori

The Prior's Palace is located in the southern side of the Piazza, facing the Cathedral. It was begun in 1293 and later enlarged as seat of the podestà, priors and the Papal governors. The trapezoidal tower was originally lower, and had Guelph merlons. The façade includes a big bronze eagle by Giovanni di Giliaccio (1347).

Palazzo Vescovile

Located at the left of the Cathedral, the Bishop's Palace was built in 1593 by Cardinal Angelo Cesi at his own expense. His crest is visible over the great portal, attributed to Vignola. The upper floors include a room frescoed by Ferraù Fenzoni and a gallery frescoed by Andrea Polinori in 1629.

Santa Maria della Consolazione, early 16th century: the central Greek-cross plan with apsidal transepts recalls Bramante's first plans for St Peter's.

Other sights

The church of San Fortunato and the sparse ruins of a medieval fortress (Rocca) lie on the other crest of the hill on which the city is built. San Fortunato is a Palaeo-Christian temple (7th century) of which two lion sculptures on the entrance portal remain. In 1292 the construction of a new Gothic edifice was begun by the Franciscans, with a 'hall' structure. Works, however, were halted during the plague of 1348. The lower part of the façade was finished in the second half of the 15th century. The nave and the two aisles have a portal each: these are enriched by fine decorations portraying saints and prophets, with briar representing Good (the vine) and Evil (the fig). The whole apse is occupied by a wooden choir finished in 1590 by Antonio Maffei, from Gubbio. The crypt houses a sepulchre containing the remains of St. Fortunatus of Todi and other saints, as well as the tomb of Jacopone da Todi. Another noteworthy artpiece is a Madonna and Child by Masolino da Panicale.

The domed Renaissance church of Santa Maria della Consolazione (begun in 1508), located on the flank of the city hill, just outside the walls, is often attributed, although without sufficient reason, to Bramante. It has a Greek cross plan: three apses are polygonal and that on the north side is semicircular. Architects who worked on it include Cola da Caprarola, Antonio da Sangallo the Younger, Baldassarre Peruzzi, Galeazzo Alessi, Michele Sanmicheli, Vignola and Ippolito Scalza. The church was inaugurated only in 1607. The apse is surmounted by a square terrace with 4 eagles at the corners, from which the dome rises. In the interior, the altar houses a miraculous image of the Madonna, which, according to the tradition, was discovered by a worker during the founding works. 12 niches in the first three apses house giant statues of the apostles. Also noteworthy is the wooden statue of Pope Martin I, a native of the Todi area.

Todi is surrounded by three more or less complete concentric walls: the outermost is medieval, the middle wall is Roman, and the innermost is recognizable as partly Etruscan. Sights include also a colossal Roman niched substructure of uncertain purpose (the Nicchioni), the slight ruins of a Roman amphitheatre, about a dozen smaller churches, and a few Renaissance or classical palazzi, among which the most important is one by Vignola, round out the sights. The neighbourhood of the city has many historical castles, fortresses and ancient churches including the famous Todi Castle in Umbria which was once used for the purpose of war has now been restored by the Santoro family and is used as a vacation spot for visitors.

It was a beautiful little three story villa in the farm lands. The drive up features views of sunflower and hay fields and you pass two castles. Interior:
The property takes full advantage of the hilly sloping terrain, spread over three floors and with access to the garden from the basement as well. The main door on the ground floor goes into the living area with large sitting room, dining area and kitchen, with centre island, with direct access out to the porch and pergola. A double bedroom with queen-size bed (with French window leading out to a terrace) and ensuite bathroom with shower complete the ground floor. The marble staircase at the entrance leads up to the top floor and down to the basement. The top floor consists of a double bedroom with an amazing panorama and bathtub in view and of a private bathroom with shower. Going down to the basement, which has a pleasant temperature even during the hottest summer days, you come to a billiard room, connected to a TV room (with video projector), a laundry room and a guest bathroom. The house is surrounded by a 8000 sq m, partially fenced-in park with a parking area. The garden is abloom with many types of flowers that alternate in the well-maintained lawn areas around the house and in the pool area, with lavender the protaganist everywhere. From the gate a row of young cypresses flanks the driveway up to the house. Climbing wisteria and jasmine, bushes of Mediterranean herbs and typical olive trees line the dry-stone walls and internal paths. Under the large porch with direct access from the kitchen through the French window, an area has been set up for alfresco dining, complete with built-in barbecue and sink, and a comfortable seating area. A romantic pergola covered with climbing wisteria in front of the sitting room French window contains a panoramic corner, furnished with sofas and armchairs, where guests can sit and relax.

Swimming Pool:
Open from the last Saturday in April until the first Saturday in October, the large infinity pool lies on the lower terrace of the property, accessible from the house down a flight of steps bordered by a large wall covered in lavender bushes. In front is a view over the countryside and of Todi, offering beautiful sunsets. The rectangular pool, with travertine border and PVC lining, has large steps into the water on one side. It measures 12x6 m with the depth varying from 1.50 m to 2.5 m. The purification system is chlorine. The sunbathing area runs along the perimeter of the pool, paved in travertine, and in the surrounding lawn area and is provided with sunbeds, deckchairs, relax corner with sofa and armchairs under a gazebo and a pergola covered in wisteria, ensuring peaceful, shady relaxation. The pool has internal lights and a cold-water shower.

Pool will be open from end May to Sept (or upon request). The pool and area are exclusive for guests and enjoy total privacy.

Moveable BBQs for use with charcoal and a gas fired BBQ are available. Large landscaped gardens with stone paths, roses, rosemary, lavender, etc and farm land with cypresses, olive trees, etc - all in keeping with the native flora. Property/land is gated and secure. - "This was the type of property we were looking for. This was a trip with my wife and me and our 4 adult children. We loved the location away from crowds but close enough to get to every where in Umbria for day trips. If you are traveling in the summer, just be aware there is no air conditioning. Probably not as big a deal if you aren't used to a/c as us spoiled Americans. But with temperatures near 100°F there isn't enough natural air flow through the house to cool it off. For that you will have to rely on the splendidly refreshing infinity pool, that still had very cool water despite the heat. And excellent views of the valley and Todi. Cristina, the caretaker, was very responsive via WhatsApp and helpful with any questions. Definitely recommend Circolo Marziale up the hill in Quadro for traditional Italian family meal."

Standing on a hill, in a panoramic setting overlooking the spectacular Umbrian countryside, Villa Patricia boasts a dramatic view over the historic city of Todi, with its outline standing out against the horizon.

The Villa is located in Umbria, only 5 km from Todi and just half an hour from the most important historic towns of the region, such as Orvieto (34 km), Perugia (44 km), Spoleto (53 km) and Assisi (59 km).

The location is conveniently located to reach the most important landmarks in the central part of Italy, Rome is about 1 hour and a half from here and Florence a couple of hours, both also easily reacheable by train from Orvieto.

The nearest airport is Perugia S. Egidio, 47 km away, while the airports of Rome Ciampino (151 km) and Rome Fiumicino (169 km) are less than two hours drive.A gravel driveway crosses the garden leading to the entrance of the house.

The property lies in Umbria at 14 km from the town of Todi, 40 km from Orvieto and Perugia (airport), 130 km northern of Rome. It’s an excellent departing point to visit whole Umbria (Orvieto, Gubbio, Assisi, the marmore waterfalls, Montefalco, Bevagna can also be reached by car It's a quiet area with nice panoramic views.
This villa is encircled by a well-maintained garden with a 14x7 meter pool, all for private use of the tenant. Next to the pool there is a large terrace with gazebo, table, chairs and barbecue to eat near the pool and enjoy the panoramic views. The whole villa is furnished with fine furniture and all the rooms are equipped with air conditioning. It is suitable for up to 10 persons (baby cot also available on request). There are 4 bedrooms each with own bathroom and air conditioning. The last two sleeps are on mezzanine (1,40 meter high, so we suggest for 2 children), also here air conditionig available. On the ground floor there are: porch with table and banks, terrace with gazebo/table and chairs, well equipped kitchen with table for 10, living room, bedroom with en-suite bathroom. On the 1st floor there are 3 bedrooms, each with own bathroom and the mezzanine area.

The nearest restaurant/pizzeria (Al Leone) lies at 3,5 km from the property. Other nearby restaurants we suggest are Osteria Novecento (5,5km), Villa Selva (9km). The nearest winery (cantina Signae) is at 12km and there are many more around the old village of Montefalco (24km). To buy groceries, there is supermarket at 4km open all days from 8 in the morning to 8 in the evening (on Sunday only in the morning from 8am to 1 pm. If you like to buy food from local farmers we suggest Fattoria Luchetti and farmer Alessandro Ricci (near Papiano) for fruits and vegetables. There are also 2 fruits and vegetables shops on the road to Marsciano. Hospital at 3km (hope you will not need it…).

The pool is 12 x 6 m and has two depths one of 1.20 m and one of 1.40 m. It is internally faced with PVC and is illuminated at night. Roman steps lead down into the water. The border is in travertine.

Eremo Santa Barbara has two floors for a total of approximately 470 m sq m. The first floor is divided into two wings, that can only be reached by external staircases. The main entrance, located on the ground floor, leads to the majestic living room of 225 sq m, with dining area, various sitting areas with soft comfortable sofas, tables, chairs, Smart TV, a corner bar and two characteristic ornamental fireplaces. The living room leads to the large fully-equipped industrial kitchen and a guest bathroom. Furthermore, the living room has various French windows giving direct access to the set-up garden structures. Two external staircases lead to the first floor divided into two parts, coposed of: Unit 1, this wing consists of a double bedroom with sitting area with two single sofa beds and ensuite bathroom with shower and two double bedrooms with ensuite suite with shower; Unit 2, in the second wing are two double bedrooms with ensuite bathroom with shower and three double bedrooms (all with additional single bed) with ensuite bathroom with shower. Park:
Eremo Santa Barbara, surrounded by greenery, is located in the centre of a fenced park of about 2.5 hectares. At the end of the internal drive that leads to the house is a well-kept garden with a green lawn dotted with tall trees, neat hedges and enlivened by rose bushes, lavender and many other types of blooms. In this wonderful setting are areas organised for pleasant outdoor breaks, such as the large pergola adjacent to the entrance to the common area, furnished with tables, chairs and a mobile barbecue for alfresco dining, and the large gazebo adjacent to the swimming pool furnished with soft sofas, armchairs, coffee tables, the ideal place for relaxing at any time of the day but above all for enjoying an apéritif with a splendid view of the surrounding hills, all extremely beautiful especially when it is illuminated during the evening. Several metres past the automatic iron gate is the extremely large and convenient, uncovered parking area for about 80 cars and between the gate and the house is a helipad. In lower position, at about 200 mt from the villa, there is the Perugia/Terni highway, therefore it might be possible to hear the sound of cars, depending on the wind direction.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful infinity pool, with a suggestive pool waterfall on one side, is located at the front of the house and about 20 m from it; located on a slightly higher level than the house it can be reached via a short flight of steps or a paved ramp. The pool, lined in PVC, measures 18 x 8 m with a constant depth of 1.50 m and has chlorine purification, internal lighting and 5 submerged Roman steps for access to the water. The solarium, in travertine and lawn, is equipped with sunbeds, umbrellas and a gazebo furnished with chairs and a sofa. On a lower level, down a flight of steps is the basement located under the swimming pool, with two guest bathrooms and a cold-water shower. Along the side of the solarium area is a second, very large, gazebo, measuring no less than 175 sq m, furnished with sofas, armchairs and coffee tables. Enjoying an apéritif by the pool while listening to background music (thanks to the piped music system) will truly be an unforgettable experience. The pool is open from the last Saturday in April to the first Saturday in October.

Set in the heart of Umbria’s countryside, Villa del Falco is an elegant stone-built house including a mediaval watchover tower dating back to the XIV century, protected for its great historical value. Villa del Falco enjoyes a breathtaking view of Todi's historic centre, with bell towers and the huge dome of Santa Maria della Consolazione church.
The name of the villa refers to the presence of a couple of hawks, whose flight can be observed in the quitest days, high in the sky over the park.
Villa del Falco is a spacious villa for families or friends holidaying together, ideal for intimate events and anniversaries in the undisturbed countryside.
Its peaceful setting is conveniently close to Todi (9,5 kms - 15 minutes drive), Orvieto (40 kms) and Perugia (50 kms) for restaurants, shopping, art galleries and nightlife; to Montefalco (40 kms) and the wine district of Umbria and to Spoleto (50 kms) and Assisi (60 kms), for medieval architecture, white truffles, olive oil production and Franciscan itineraries trough woods and hillside retreats of hermits.
Nearest restaurants are 2 kms away (4 minutes drive): Ristorante Rosa dei Venti is one of the best restaurants of the area. Restaurant la Cruccola, same distance in the village of Acqualoreto, is a family restaurant very appreciated by our guests. Nearest bar is 4 minutes drive, the supermarket is 10/15 minutes drive.
In Todi there is also a connection to free motorway E45 leading to the South (Rome) and the North (Perugia, Tuscany).

DESCRIPTION OF THE PROPERTY
Villa del Falco is very spacious and elegantly furnished, predominant colors are light cream and purple red, combined with the wood color of the furniture and beams and the neutral colours of the stone walls. Decorations can be found in the wooden-beamed ceilings and the fireplace of the main living room; the study and a beautiful bedroom in the tower, have a wall entirely decorated with medieval or religious sceneries.
The house consists of 2 parts: the main villa (sleeps up 11+1) and the annexed dependance (sleeps up 2+2).
The entire property can comfortably accommodate up to 13 people inside and outside, extra beds can be provided if necessary.
The dependance is on ground floor and is ideal for people with restricted mobility or for guests looking for more privacy, having an independent entrance. It can be reserved at an extra cost.
In case the guests use just the main villa, they would have exclusive use of the park and pool, none would stay in the dependance.

Ground floor:
The large living room on ground floor is the heart of the villa, with stone arches, a big fireplace and purple red sofas; the room has a double access, from both sides of the villa. From the living room, without any interruption, a reading area leads to one of the most enchanting rooms of the property, the dining room with a stone barrel vaulted ceiling. Naturally cold even in the hottest weeks, this area, at the basement of the medieval watchover tower, was the former military horse stable. In the same side of the villa there is a toilet and the fully fitted kitchen, recently renovated, with large refrigerator and freezer and all modern appliances.
A gym/hoby rooms completes the ground floor: the gym/hobby room area consists of two large rooms: in the changing room there are benches, clothes hangers and a hydromassage tub/shower with radio. The other room is the gym/hobby room with ping pong table, professional table football, sports bench, exercise bike, multifunction machine for legs and arms, exercise mat. There is also a bathroom.

First Floor:
A stair leads to the first floor, composed of an elegant and spacious study room in the medieval tower. Featured by a wall with a large painting of medieval scenes, the room has a desk, sofa, satellite TV, private bathroom with shower and direct access to the external loggia in the back of the villa, with laundry area.
In the same floor can be found a sleeping area with 4 bedrooms: a twin bedroom (beds aren't joinable) with en suite bathroom (Jacuzzi shower), a single bedroom with en suite bathroom (shower), a spacious double bedroom - considered the master bedroom - with 2 windows offering lovely views, private bathroom (Jacuzzi shower) and a bedroom generally used for kids, with 2 single beds (joinable) and an extra bed, the kid room has a private bathroom with shower. a wooden stair of 15 steps leads to the second floor of the tower, where there is a beautiful bedroom with en suite bathroom (Jacuzzi bathtub), the view from the bedroom and bathroom windows is amazing. There are 2 single beds (very close but not joinable, due to the structure of the bed) that can be also used by a couple. This bedroom is preferably used as twin bedroom. Ceiling fan.

Third Floor (tower)
the wooden stair - 13 steps - reaches the upper and most beautiful bedroom of the villa, the gorgeous double bedroom with painted wall, representing religious elements (copied by a church in Spoleto), en suite bathroom (Jacuzzi bathtub). Ceiling fan.

Dependance
Independent apartment on groud floor with private access, consisting of an open room with double bed, library and sofa bed, dining table; bathroom with shower.

GARDEN AND POOL, TENNIS COURT
The garden is encircled by a great variety of mature trees, flowers, fruit trees, olives, bushes and lawn. In addition to the manicured garden, the private land of the villa includes olive grove and vineyard, producing excellent wine and extra virgin olive oil, that can be purchased during the stay.
There are plenty of outdoor spaces at Villa del Falco: a large al fresco dining area under the portico in front of the pool, with table that, extended, can seat up to 15 people, deckchairs and barbecue.
The generously sized pool is just in front of the property. Roman staircase, 15x7 meters, 1.4 to 1.9 meters deep. Around the pool flooring, there is shower, sun umbrellas, sunloungers and some stone seats to relax and appreciate the glorious views of Todi historic centre.
The back area of the garden is also lovely, with ping pong table and relax corners.
A few steps from the pool there is the private tennis court (no lights in the evening), for our guests' use, some tennis rackets can be provided, on request.

The villa has two floors with the main entrance, located on the ground floor, leading into the large living room with dining area, various seating areas with panoramic windows with comfortable soft sofas, tables, chairs, bar corner, piano and a characteristic fireplace in the centre. Completing the floor is a large kitchen and a guest bathroom suitable for disabled people. The living room has French windows for direct access to the set-up garden facilities. From the living room a brick staircase leads down to the basement with table football and a gym. Also from the living room, or from a second outside entrance, stairs lead up to the first floor consisting of two double bedrooms with ensuite bathroom with shower and two double bedrooms with ensuite bathroom with whirlpool tub. Two of the bedrooms also have direct access out to a terrace equipped with sunbeds, umbrellas, tables, chairs, sofa and armchairs. The bedrooms are all equipped with kettle and air conditioning. Villa Sant'Isidoro stands in a scenario of quiet, unspoiled natural beauty, with a garden of about 4200 sq m in a luxuriance of many types of blooms and tall trees that alternate in the well-kept lawn areas around the house. Leaving the French windows of the living room and crossing a stretch of lawn, you come to a large pergola equipped with a long table and benches; a few metres away is a cosy portico with a dining area furnished with table, chairs, brick-built barbecue and wood oven where you can cook with friends. In the garden, scattered here and there, are various seating areas with sofas, armchairs, tables and chairs, ideal for relaxing at any time of the day but above all for enjoying an apéritif with a splendid view over the peaceful countryside. On the first floor of the villa is a splendid large panoramic terrace with sunbeds, umbrellas, tables, chairs and armchairs. There will be no shortage of entertainment for those who love to exercise as this beautiful property boasts of a tennis court, a bowls court and a ping pong table at the complete disposal of guests. Swimming Pool:
The magnificent and romantic heart-shaped swimming pool, equipped with a diving board, is located at the front of the house, about 20 m from it and on the same level and can be reached across a stretch of garden. The pool, measuring 130 sq m, with the depth varying from 1.10 to 2.40 m, is lined in PVC and has chlorine and oxygen purification, internal lighting and two metal ladders for access to the water. The tile-paved and lawn solarium area is equipped with sunbeds, deck chairs, chairs, tables, shower, umbrellas and no shortage of tall trees that provide natural shade during the hottest hours. The pool is equipped with special safety signage, life buoy and a rod with life-saving ring and remains open from the last Saturday in April to the first Saturday in October.

The villa sleeps a maximum of 10 guests in 5 bedrooms.

In San Damiano, a beautiful 4 km walk across the olive groves to Todi central !

Large EXCLUSIVE pool is situated in a sunny panoramic position below the house. A few metres from the house.

The pool is 12 x 6 m and has two depths one of 1.20 m and one of 1.40 m. It is internally faced with PVC and is illuminated at night. Roman steps lead down into the water. The border is in travertine.

Besides the pool is an outdoor shower.

Near the swimming pool there is a big gazebo furnished with table and chairs and comfortable sofa. The area is totally illuminated.
