Beautiful villa with private pool and garden, set in a breathtaking landscape, just 5 minutes from the center of Assisi. Ideal accommodation for families or couples of friends who want to spend a holiday in the name of nature and tranquility, with the possibility to easily and easily visit all the cities and villages of the green Umbrian valley. The villa is located in the center of three hectares of land with well-kept trees and plants. A gentle brick staircase leads us to the entrance courtyard in front of the main facade of the villa which was built around the 90s in place of an old ruin, using ancient materials. From this position you can see, in the distance, in all its grandeur, the Basilica of San Francesco d'Assisi.
The property is surrounded by a delightful and well-kept private garden with a green lawn, flowers and plants. The beautiful swimming pool (8X15 m.), Bordered by rose and hawthorn hedges, is located on a lower level. The property, arranged over three floors, is finely furnished with carefully researched furniture, rugs and paintings from various countries of Europe and Italy. The recurring colors are the yellow of the gorse and the blue of the lavender and the sky.
It has 4 double bedrooms on the first floor and a double bed placed in the room below the living area, for a total of 10 beds. Also divided on the various floors are 5 bathrooms.

GROUND FLOOR
The ground floor is very bright thanks to the large windows that are present. After crossing the entrance, on the left you enter a large and comfortable lounge with sofas, armchairs and TV, from which you can enjoy a beautiful view of Assisi and the Basilica of San Francesco. To the right of the entrance we find the spacious dining room with wooden table for 10 people. Also from here, thanks to two large windows, you can enjoy a breathtaking view of Assisi. The dining room leads directly into the lovely kitchen, equipped with a breakfast table, fireplace, dishwasher, oven, fridge, freezer, microwave and coffee machine. The kitchen has a glass door from which you can exit directly onto the courtyard equipped for outdoor lunches and dinners.
On the floor there is a service bathroom available to guests.

FLOOR BELOW THE DAY AREA
On the lower level there is a large living room (with comfortable double sofa bed) divided into two rooms by a large two-faced fireplace.
From the sitting area two large glass doors allow direct access to the garden. The floor ends with a nice bathroom with tub and a laundry room.

The upper floor, accessible via a convenient staircase, is dedicated to the sleeping area. There are 4 double bedrooms (2 of which with separable beds) and 3 bathrooms with shower. Il Paradiso is a private villa with a swimming pool. Three bedrooms sharing two bathrooms. There is a snooker table.The swimming pool is on the lowest terrace and is 12 meters by 6 and between 1.30 and 2.10 meters deep. There are Roman steps to one side, with a whirlpool. There are 6 sun beds and 2 recliners and a table with chairs. There is also a pizza oven and wood barbecue on one side of the pool. A small toilet is present as well.
3 km down the hill is a good restaurant that also does take away and they have a small grocery store. The first large supermarket is at Santa Maria degli Angeli, about 12 km away.
Other distances from the house: Gualdo Tadino 33 km, Perugia 24 km, Spello 11 km, Spoleto 48 km.
One enters this private villa in the living room with a large dining table, a big wood stove, and an angular sofa for 6. There is an open arch to get to the kitchen. The kitchen has a 5-pit gas cooker, electrical oven, big fridge/freezer combination, Italian espresso machine, a real slicing machine for cold cuts, and a dishwasher.
Behind the living room, there is an open area with another sofa and a bathroom with a shower. Next door is the snooker room, this used to be the garage and it still has a garage door. Here you will also find the washing machine.
Upstairs are three bedrooms and one bathroom, also with a shower. The bedrooms are three double bedrooms. There are two spare beds that can either be added to one of the double bedrooms as a bunk bed or you can have one extra single bed per double bedroom. Each bedroom has air conditioning.
One bedroom has a door to a spacious terrace and from this terrace, you can walk into the higher terrace of the garden (the garden is made into several terraces).
Throughout the house, there is a built-in radio system that you can tune into if you like. If you prefer silence, you can simply leave it switched off.

There is a gate for cars as well as a pedestrian gate. You can either park outside the gate or on the property, below the villa. The driveway is rather steep.

- "I’m factoring in price, location, the house and the area for this review and I’ve considered heavily that this villa is very inexpensive compared to others. The views and property are amazing, I’ve stayed in $3000 a week villas that didn’t have as good of a view as here. The area is also amazing, all of the roads and towns surrounding the villa are great, no industrial parks, minimal billboards, lots of local businesses etc.. everything you’d expect from an Italian countryside. Most hilltop towns are easily accessible. The only negative is the house itself. It’s not very inviting and the amenities aren’t the best. A lot of the fixtures are old or run down, and are in dire need of attention, as with most of the house. That said, I would still highly recommend this villa unless you just planned on spending most of your time inside the actual house, if that’s the case look elsewhere. But if you enjoy all Italy has to offer, and basically use the house to sleep in and enjoy some views outside with a glass of wine then this is your place. Especially for the price you won’t find a better villa."

Il Borgo is a characteristic farmhouse in open face stone situated on the gentle hills near Assisi. The property, dating to the 19th century, was in the past accommodation for pilgrims on their way to Saint Francis' town. The renovation, done at the end of the 90's, has maintained the internal room divisions. Original materials of the period have been used and the architectural characteristics of the house such as the arches, beams and open face stone have been kept. Parquet has been put in the bedrooms. Il Borgo overlooks the valley below and from its windows guests can admire the surrounding countryside and the town of Perugia. Its location allows guests to reach, in just a short time, the main centres of interest in the region such as Assisi, Perugia, Lake Trasimeno, Foligno, Todi and Orvieto. In the property, but with separate access and without sharing spaces, is an annex which is occasionally inhabited by the owners during the summer.
Interior:
The house spreads out over three levels. The main entrance leads to the main kitchen, to a sitting room with soccer table and a bathroom with shower. Stairs lead down to the living/dining room with a large, arched fireplace. Both the kitchen and the living room have direct access to the garden. Next to the main entrance, with only outside access, is another entrance leading to the other two levels. On the first level is a large hall with two armchairs, two double bedrooms, one with en-suite bathroom with shower, one twin bedroom with joinable beds and one bathroom with shower. From the dining room one staircase lead to the third level. Alongside these one staircase are two double rooms, one with en-suite bathroom with shower, one twin bedroom with joinable beds and two bathrooms with shower and a disengagement with loft. The whole property of about 2 hectares is covered mainly by olive trees. The garden is about 4000 square metres and consists of a lawn, cypress trees and lavender and rosemary bushes. Between the house and the pool is a large gazebo with tables and chairs, the ideal spot for dining outdoors whilst admiring the panorama at sunset.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The fenced pool is situated in a panoramic position with steps leading down to it from the house which is about 20 m away. It measures 7,50 x 15 m with a depth varying from 1,20 to 1,70 m. The border is in terracotta and the facing is in PVC. Roman steps lead down into the water. It is at the guests' disposal from the last Saturday in April to the first Saturday in October. The surrounding area is furnished with gazebo, deckchairs, sun loungers, chairs and umbrellas.
