The swimming pool is open from the end of May until the end of September and is not shared, for your private use only. Recently restored, the house and gardens have a marvellously quiet and restful atmosphere. Surrounded on three sides by 1 hectare and a half of olive trees, fruit trees and grape vines, it sits on the edge of a picturesque village set halfway up a hill crowned by a fifteenth-century ruined castle.

L’Eremo delle Fate is nestled in a very big forest and it’s filled with hundreds of olive. In which there are numerous romantic nooks. You can walk, relax or paint or write also in the olive groove, or swim in a wonderful pool from which there is an astonish view till Assisi, Trevi and Montefalco. Or better you can have a nap during the long summer afternoons. In the park there are also some corner with stone table, wonderful to have an eat out (breakfast, lunch....or a snack!) The Hermitage is a light and charming traditional stone house on a cheerful high position dominating the marvellous Umbrian hills.
During your stay you will have a very fast WiFi internet connection for free.

Kitchen could be better equipped as not enough glasses etc. Great staff very helpful" - "Eremo delle Fate is a very peaceful, charming and relaxing place with two swimming pools and extensive grounds which are very secure. We stayed in the top section of the house with 4 bedrooms, 3 bathrooms, big living room (with tv, dvd and many dvds), a well equipped kitchen and our own extensive private outdoor areas for reading, relaxing and eating. There is good WiFi in all indoor and outdoor areas. The accommodation is good with air conditioning in one of the double bedrooms. There are two swimming pools that are shared with other guests from the other 2/3 parts of the house - though we had sole use of one of the pools for about 95% of our stay. The smaller pool (but still big enough to swim lengths) is on top of a short hill with stunning views across the Valley. This pool is for adults only so is very peaceful but as I say, it was 100% ours for most of the time. The other pool is larger and in the main part of the grounds but again was hardly used whilst we were there. There is a small restaurant on site that opens only when there is a booking - we had a good breakfast there one morning. There is a table tennis table amongst other things. Once a week the owners host a pizza party where you have a chance to cook your own pizzas in an authentic pizza oven which is great fun and there is lots of wine to be drank on these evenings which are a must. As on most holidays it’s advisable to take some bug spray as there is potential to be bitten. Spoleto itself is a fascinating place with lots of historic buildings (including a castle, a cathedral and a Roman amphitheater) to visit without being touristy in anyway. We stayed for 2 weeks and managed without hiring a car because our main objective was to relax. It’s a 30 minute walk down into town along a windy road for good supermarkets and restaurants. We used taxis for rides back up the hill which were very reliable. It’s a 90 minute journey by air-conditioned train into Rome from Spoleto station - approx 8euros each way. Most people visiting do hire a car as there are lots of interesting places to visit and things to do in the region (eg Assisi, rafting). The owners live on site but are very respectful of your privacy and were very attentive and accommodating where needed. Overall, would thoroughly recommend."

All have been completely restored. Natural materials were chosen in line with the principles of biological architecture. The villa is a late nineteenth century square-based building, with 5 independent bedrooms, all with en-suite bathrooms.
Ground floor: lounge with fireplace, dining room, kitchen, and a guest bedroom (accessible to wheelchairs).
First floor: four bedrooms looking onto the four cardinal points.
The villa has a private garden with wooden furniture. Around the pool (oval, 6m x 12m x 1.40m) the guests have sunbeds, also made in wood, with mattresses. There is a parking lot of the house (a few meters apart, one can always drive to the house to load or unload).
The villa is part of a group of houses where the owners live. They speak English and are always available for their guests during their stay.

The city is a centre of cultural delights, in particular it hosts the Festival dei Due Mondi each summer. Regional Umbrian food is delicious and every restaurant prides itself on serving simple, fresh, typical dishes. Truffles, asparagus, peccorino cheese, local salamis and many varieties of pasta, not to mention the local wines, all are worth sampling. More than once!
Spoleto: Spoleto has been inhabited since early Roman time but today it appears essentially a mediaeval city. It flourished also as one of the Papal States and the Pope often resided in the Rocca Albornoziana at the summit of the city. Worth seeing as you walk around are The Arch of Drusus (23 A.D.) to be found near the Romanic church of St. Ansano , the Roman theatre, whose construction goes back to the first years of the Empire, and the Paleo Christian basilica St. Salvatore of the 4th century (at about 1.2 km distance to the north).
In the lower part of the city hunt out the church St.Gregorio Maggiore,(12th century), characterized by its evocative apsis zone and by the elevated presbytery, a Roman bridge (also called 'the Bloody') consisting of three arches in travertine stone blocks and the amphitheatre of the 2nd century A.D.
The Duomo has stunning frescoes by Lippi and there are many delightful piazzas and winding streets to discover.

Monteluco: The sacred mountain of Monteluco has been considered a holy place since Roman times and then the Benedictines established a monastery near the summit and this provided hospitality for Franciscans and other pilgrims. Syrian monks also came here for meditation and prayer.
It is covered entirely with oaks and is now linked to Spoleto by a 13th century aqueduct. There are many walking trails to explore and the views are stunning.
At the base of the mountain is San Pietro's church built in the early 5th century and this can be seen from the apartment.

Umbria: Umbria is not as well known as neighbouring Tuscany and is consequently not full of foreign tourists. However, the discovery process is beginning and news of the delights are spreading. Towns like, Perugia, Assisi, Spello, Bevagna, Montefalco, Todi, Orvieto and Norcia are all worth visiting. Wine tasting at wineries in the area around Montefalco, walking in the many olive grove mountain paths, discovering the delicious regional menus and the slow pace of life are all highly recommended.

- "We stayed here for two weeks in late May and couldn’t have been happier with the location, the house and the people we were in contact with during our stay. Located on the southern edge of Spoleto and just far enough away to enjoy a tremendous view of the town, the house is but a five-minute drive away from a couple of the public parking lots with their escalator service into the old upper town. If you’re inclined, walking into town would take about fifteen minutes. And important for us - the location of the house provides easy access to the highway system which made touring around the region fairly straightforward. Communications and coordination with Marina the property manager were outstanding from original inquiries to our checkout. She stayed in regular touch, answered our questions, sorted out a couple minor issues and, generally, took good care of us. Of the dozens of apartments and houses throughout Europe we’ve rented over the past fifteen years this was among the best experiences with a manager that we’ve had. And while the listing photos of the house are accurate they don’t convey the absolute cleanliness of the place as well as the peaceful rural-feeling environment enhanced by the well-kept grounds and surrounding orchard. A few specifics: the kitchen has everything you’ll need (and then some), there’s great water pressure, a very nice washing machine, comfortable living room with Sat TV (no English language stations however), good Wi-Fi, a wonderful covered terrace with lawn and the million-dollar view to Spoleto and across the valley towards Montelucco. The king bed in the master is very firm and there are two complete bathrooms with the master featuring a nice soaking tub and the other a true full-sized shower. And, finally, as we were interested in learning some Umbrian cooking techniques, Marina arranged a private class, in our home, that included a five-course meal that evening. An incredible experience and, like this house, highly recommended. No doubts where we’ll stay on our next visit to Umbria. "

Then, just 0.8 kilometres down the steep hill into our village is another wondrous restaurant, Il Capanno. It, too, nestles in sumptuous grounds, and offers 1st class cuisine.

Both these superb restaurants host wedding parties and special events, the latter of which hosted the model, Kate Moss’s party when she and her entourage stayed at Spoleto Country Park some years ago, when it was a smaller version of itself!

So, either stay private in Casetta with its spectacular views.

Or, meet up with other guests in the village in a number of communal areas :

THE FAMILY OWNERS...

An illustrious family own all the land, far and wide, for miles and miles. The land consists of olive groves and vineyards, hills and woods. World class beauty.

This aristocratic family goes back centuries and owns many other properties, including in central Spoleto. Typical of a bygone era, their motto is about serving others - there is nothing this family won’t do for you. They go the extra mile.

Note that the land doesn’t look after itself. It must have caretakers to “clean” and cultivate it in order to ensure it’s safe at all times. This is a country mansion, in the heart of fields, olive groves, sunflower fields and woods. Always in a hot country, surrounded by foliage and trees, we must guard against fires. However, we are in luck because the lead caretaker is a professional fire fighter! And, like all country mansions surrounded by private land, he must live on site. This is a necessary and common practice but in no way does it interfere with your privacy.

He and his wife will silently look after the gardens and clean the pool each day - usually, these tasks are completed around 6am but if you’d prefer a different time, this can be easily arranged.

They live at the back of this enormous mansion in a completely independent part of the structure, which you wouldn’t notice unless told about it. They have their own private garden etc. They have cared for this property and its surrounding land for years and are totally reliable, efficient and completely unobtrusive. They understand perfectly the requirement of privacy at all times for our guests.

Your main entrance is at the front of this impressive mansion. So you need never see the caretakers unless you wish to.

I emphasize that while you are in residence, the surrounding land, the vast gardens, the fruit orchards, the pool, the pool house, the pergolas, the shady seating areas beneath trees and bushes, the spacious aia, directly in front of the villa, designed for parties and festivals, are ALL EXCLUSIVELY yours for the duration of your stay.

GENERAL DESCRIPTION...

ADAM HOUSE is extremely spacious and some of the rooms are enormous eg the sitting room is filled with comfy, squashy lounge furniture to seat 8 to 12 persons. Here there is also a large inglenook fireplace.

It’s a very grand suite with olde worlde charm, a spacious, elegant house, a family house. And it is full of comfortable places to snuggle in with a good book and a flute of Prosecco !

2 of the 3 bathrooms in this grand suite are very spacious. Indeed, one of them has a seating area by the window. The 4th bathroom is in the Pool House.

The Pool House has a rumpus room with a table and chairs. This space has been designed specifically for children to play games and use crayoning books. It’s also another cool place where adults can get together to escape the heat of the day. Here there is also a washing machine and ironing facilities.

It would be possible for someone to sleep in the Pool house although it clearly would not offer the comfort of the mansion ! And we wouldn’t advise it. Nonetheless, it can be a “den” or “man cave” to escape to. A place where you can be totally private. Certainly, it’s a writer’s haven!

extensive covered deck with a large farm table that seats up to 20 guests along
with a barbecue grill, ideal for parties and external events too.
