The farmhouse has a composite structure. Its oldest part is the watching tower with a scarp wall. It was built in the ancient times by the Republic of Siena.
The farmhouse has been completely restored in 2009, according to the principles of bio-architecture; employing building materials such as bricks, slaked lime, wood; walls have been insulated by using cork; the heating system works with bio-masses and solar cells provide hot water. Our hosts will thus enjoy a stay in a healthy structure which takes care for the environment granting at the same time all the comforts required.
It is our desire to make our guests feel at home, in a warm atmosphere. The large open areas will allow a holiday in contact with nature.
New: we have a charging station for electric vehicles with a covered parking space with two T2 sockets for charging up to 10 kW.

We rent the entire facility on a self-catering basis; no meals are included.

Val d'Orcia Park
The territory of the Val d'Orcia is made up, mainly of a hilly landscape with gently rolling hills and valleys typical of the Sienese Crete and a rich variety of vegetation. The river Orcia springs from a gorge and winds its way across the valley.
Erosion of the soil has played a major role in the formation of the landscape with the clay soil laid bare and forming craggy badlands known as calanchi and clay knolls otherwise called biancane or mammelloni.
The tree species found throughout the area are the holm oak, turkey oak and downy oak which cover the territory in woodlands which become thicker towards the Maremma. However the tree which has become a symbol of the Val d'Orcia is the cypress.
The Val d’Orcia is also home to a large variety of wildlife such as the porcupine, badger, beech marten, polecat, weasel, fox, and wild boar. It is an ornithologist’s paradise with the barn owl, eagle owl and little owl, as well as birds of prey such as the buzzard, harrier eagle and kestrel.

Pienza
Small jewel of the Renaissance in the heart in Tuscany, to the center of one of the most beautiful zones in Italy and richer than treasures of art, it owes his name and his fame to Enea Silvio Piccolomini become famous as Pious II. Montepulciano
The city a very particular configuration: it is constructed along a geological ridge running down from the highest point. Today we find an extremely long main street leading from the Porta al Prato to the Piazza Grande. The houses are organised around this main street ina series of perpendicular short, narrow lanes- often extremely steep. The most important buildings are practically all on the main street, presenting a long procession of facades, almost an 'exhibition'of high level architectural design. There have been tho mai periods of architectural significance in Montepulciano, the XVI Century, and those years bridging the XVII and XVIII Centuries.
The costruction outside the gates of the imposing 'Temple of San Biagio, on a projects of Antonio da Sangallo il Vecchio create a 'Style' taken up by most of the master builders, it inspires the palaces of the Avignonesi, Cocconi Cervini, Gagnoni-Grugni, Contucci and Tarugi, to mention only the main names.

Once we arrived, the property exceeded our expectations in terms of the beauty of the grounds, the spaciousness of the home, cleanliness and comfort. The pictures really don’t do it justice… We were lucky to have very nice weather when we were there so utilized the pool almost everyday. A caution to those travelling with young children: it’s almost 5 feet deep so kids will either need to stay in the small pool, or be prepared with floaties. We also took advantage of the private chef service on two occasions and were thrilled with the quality and service-professional but very warm. The location was great: 15 minutes to the Chianciano where there is a grocery store, restaurants, post office etc and the same to Montepulciano, Montichiello and just a bit further to other gorgeous Tuscan towns. There is La Foce Dopolavoro close by for a nice dinner too. I would note on the location that you absolutely need a a car here. It’s about a mile to the main road which is a gravel country road, so you won’t be able to walk into a town or even to a store. Franco was such an accommodating and warm host and our young son fell in love with him as he’d bring fresh eggs and come ti feed the two resident cats every morning! This is a 10/10 recommendation!"

Lucignanello villa stands on top of a hill on the panoramic road that from Pienza leads to characteristic little medieval village called Monticchiello. It's placed in a dominant position and isolated from other houses dow the hill.

Lucignanello is an old stone historical building recently renovated. It was originally a Monastery going back to the VII century and then from XIV a fortified farm. It’s placed 2km away from Pienza, in the heart of Val d’Orcia.

Lucignanello has been fully renovated and has pleasant Tuscan-style furnishings. The cottage stands on the living rock, which has been used to decorate the surrounding annexes.
Inside the house, natural and traditional materials have been preserved: stone, terracotta, and wood.

The house, with terracotta floors and exposed beams, spread on the ground floor with a large kitchen, a dining room and a large living room with fireplace, there is also a bathroom and the laundry room with washing machine and iron.

The rooms are all independent and with ensuite bathrooms, have different sizes, the largest (50 square meters) is a large studio, it can accommodate three people as it is equipped with a double bed and a single bed, also it has a living-dining area.

The land has not been intensively farmed and there are masses of wild flowers, particularly in Spring and early Summer. Terraced landscaped gardens lead down to the pool (approx 1.2 - 1.5m deep), which has an electric cover. Pool heating is available at extra cost. There is plenty of flat space for games and table tennis and there are lots of quiet and secluded spots to sit and read or chat over a glass of wine while looking out at the sweeping views of the Val d'Orcia. The ancient brick-lined wood oven has also been restored. The house is at the end of a 2.5 km (1.5 miles) dirt road (strada bianca) maintained in good condition and there is plenty of space for parking.

Location: Pienza and Montepulciano are world famous perfect Renaissance towns, with a good range of shops for food, wine, cheese and other supplies as well as artisan shops and workshops and excellent restaurants and bars. The Val d'Orcia is unspoilt and much less developed than some other parts of Tuscany, and its UNESCO World Heritage status ensures that it is protected from future development. Monticchiello, Montefollonico, Castelmuzio, Bagno Vignoni and San Quirico are only some examples of lovely little nearby towns and villages with excellent restaurants. Wine lovers can visit Montalcino and Montepulciano, those needing pampering can chill out at thermal baths in Bagno Vignoni or Bagni San Filippo, while Siena and Florence are easily accessible. There are concerts (classical, brass band, jazz, modern), opera, art shows,and a host of other events throughout the area, mainly in the summer months.

LOCATION
Arpicella is a beautiful, independent villa located at just 15 minutes' walking distance from Pienza and enjoys the peace and quiet of a unique countryside setting with spectacular panoramic views. The villa's extensive, beatifull garden is sheltered and secluded with no other properties in sight.
This area of the Val D'Orcia and Pienza itself are renowned for their outstanding natural beauty and, as a result, have been designed a UNESCO WORLD HERITAGE SITE.

ACCOMODATION
As in past centuries, the accommodation is located solely on the upper floor, accessed by an external flight of stone stairs with a porch at the top. From here, you enter directly under the pitched roof into a spacious living-room, comprising sofa, armchairs and coffee table grouped round the large, wood-burning fireplace.
The property is centrally heated throughout and its ground floor, which traditionally used to accommodate the farm animals, now houses only garages and cellars.
Open-plan in one corner is a modern kitchenette, fully equipped with electric cooker; fridge; separate freezer; dishwasher; washing machine; pots and pans; crockery and cutlery for 12 people; and a 6-seater table.
Issuing from this dayroom is a corridor which leads to the following: a large dining-room with 8/10-seater wooden refectory table; a twin bedroom; and a spacious double bedroom. Centrally located between these last two, at the far end of the landing, is a large shared bathroom, tiled in Delft-style blue and grey, with modern fittings, including corner shower cubicle and a mirror extending across two walls.

On the North side The villa is surrounded by amazing vineyards (just next to the property).. while on the South side you can admire the classic panorama of Val d'Orcia with colored hills with few cypress trees! Here you'll find an amazing pergola made of real grapes.. This relaxing outdoor space is furnished with tables and sofa.
The pool area, surrounded by colored flowers and roses, is equipped with a big Gazebo, some umbrella sun, a shower and many sun beds!

The property is only for you! There are no other guests as we rent the entire place at 100% exclusive disposal only! Also consider that me and my family, we live in Rome. Our friend Mirella & Livio, who live close to our property, they will think about your check in. The villa consists of two houses, very close one to each other, and a big ground with pool. We rent both the two houses (So the whole property) only at the same one group. So even if you are just 10 people for example, you'll be sure to have the entire place only for you!
On the ground floor of Both the two structures you'll find very large living area and kitchen with Dishwasher, microwave, big fridge, freezer, Ice machine, Toaster, oven, American coffee maker, moka, Kitchenware pots and pans, kettle...! All those "common areas" were studied to hosts 20 people so you'll find big tables, sofas, cab TV, large fireplaces, and all the furnitures to make your stay very comfortable! So also bigger groups are able to have dinner all together in the same house and no need to be separated!
All the bedrooms have modern bathroom en-suite with hairdryer, shower or shower & bathtube, WC, bidet, washbasin, (Two additional bathrooms are in both the living rooms for a total of 11 bathrooms). In the rooms: Queen size bed, LCD TV.. Air Conditioned (Starting from March/April 2018), Tuscan valuable furnitures!

The Maximum number of guests is 20 people. There are 9 Double Bedrooms (One of them can be prepared as twin knowing in advance), 2 sofa beds. All the bedrooms are located on the 1st floor of the villa. At your disposal also two big veranda (just in front of the entrance of each building) which are ideal for alfresco dinner or breakfast. Also a very spacious covered terrace which is accessible from the master bedroom.
We are able to provide baby cot and high chair for your babies :)

Livio and Mirella, the caretakers who live at the villa, were constantly available to help with any situation. One of the highlights of our stay was the outdoor dining table that Marella and Livio set up for us that accommodated all 20 people and looked out over the valley. We had each dinner there. Livio also set up the woodburning barbecue for us to use. They helped arrange for us to have 2 delicious catered dinners by Roberto. The pool was another highlight. It was always cleaned and maintained and our group used its every afternoon. The grounds were gorgeous with flowers everywhere. The only negative was the road to the villa was very rough and bumpy by American standards, but we learned how to drive it slowly. A crib, a high chair, children's bed can be provided. Oliva was so helpful and responsive, setting up a pizza night for us and making sure we had plenty of wood for grilling on the outdoor fire grill. She also shared her garden and orchards with us so we had plenty of fresh tomatoes, herbs, fruit and eggs. The tower has amazing 360 degree views and was a great place for sunset happy hours and stargazing at night. The house was centrally located, generally 15 to 30 minutes away from most of the towns we visited. I was a bit concerned that there was no air conditioning but the house stayed nice and cool even on 87 degree days. I highly recommend staying here, you will not be disappointed and will come home relaxed and rejuvenated!"

This beautiful independent villa is located in the spectacular landscape well known as Val d’Orcia, a short distance from the small hamlet of Monticchiello and also within easy reach of Pienza. When the owners bought the property it was just a ruin but a long and careful restoration has transformed it in to a high quality and comfortable villa with a delightful pool.
In restoring the structure as a comfortable vacation house of exceptional character, the owners\' main aim was to respect the original features of the building. Rooms with wood-beamed ceilings are well-sized and open to the most beautiful views of the valley, with wheat fields, olive groves, and cypress trees. The owner family maintained the traditional structure of the farmhouse and kept the house divided into two independent units: the ground level, once the stables, which can accommodate ten people, and the top level, where the peasants used to live, which sleeps four more people. As a result, Villa Pamina is the perfect setting for family reunions or groups of friends looking for an “oasis” of tranquility, surrounded by art and culture. The villa sleeps 14 guests and is approximately 600 sqmt. On the ground floor there is a fully-equipped chef\'s kitchen (fridge with freezer, oven, microwave oven, kettle, 5 rings cooker, dishwasher); a huge living-dining room with double doors opening to the front patio and to the back garden. - "This is the quintessential Tuscan farmhouse experience. The location, just outside the beautiful village of Monticchiello, with perfect sunset views of the Val d’Orcia, can’t be beat. The house is large and could have easily accommodated a group much bigger than ours (6 people), but was cozy enough for my two young boys to be comfortable. We didn’t have the chance to use it, but the pool, bread/pizza oven, and wood fire grill all looked great. Check-in and check-out were very easy, and Serena is a great host. The house has everything you need."

Panoramic position overlooking the Val d'Orcia and the town of Pienza. Ancient stone farmhouse, nowadays beautiful holiday villa, set in a very panoramic position inside the Parco Artistico Naturale of Val d'Orcia. Only 2 km far we find the well-known Renaissance village of Pienza, native town of Pope Pio II and declared by the UNESCO a world heritage for its monuments importance and its town lay-out. In a short drive there are renowned villages such as Monticchiello 2 km, Montepulciano 12 km, Montalcino 25 km and spa resorts, Bagno Vignoni and Chianciano Terme.

The agricultural farm and the ancient farmhouse. The farm, approx. 35 hectares of land, produces cereals, an excellent extra-virgin olive oil which our clients could buy on site, and other typical local products like wine, jams etc. The farmhouse, which perfectly maintains the original footings of the external walls, the stone floors and the wooden beams, is furnished in a sober and essential style, with original antiques. The owners, always helpful and discreet, live in a villa 200 m far from the farmhouse.

The Space:
On the ground floor of this Pienza villa rental, there is a large rectangular space furnished with long wooden dining table and with comfortable sofas at the far end where doors lead out to the garden. The kitchen is well equipped and sits to the right of this room. It has everything that even a professional chef would need. To the right of the dining room is a smaller sitting room, ideal for a TV and furnished with comfortable sofas arranged around a focal fireplace and TV.

There are five bedrooms on the ground floor of this Pienza villa rental, four of which are double rooms whilst the fifth has two single beds. Each bedroom has its own bathroom. Three of these bathrooms have showers whilst the remaining bathrooms have both bath tubs and a separate shower. There is also an additional bathroom on this floor with shower, WC and bidet.

A set of external steps leads to the first floor of this Pienza villa rental. Here there is a beautiful living and dining area with central fireplace that effectively divides the space into two distinct parts. This is a stunning space furnished with two cream formal sofas, a circular dining table and chess table. There is another TV in this room.

A small kitchen leads off this room and there are two bedrooms on this floor as well. One has an ensuite shower room whilst the other has an ensuite bathroom with jacuzzi bath tub and separate shower.

Outside, this Pienza villa rental is set in lovely gardens, mostly laid to lawn. There is a private pool (open from mid May to end September each year) which is gated giving peace of mind to those with children. This is positioned at the top of the garden to make the most of the glorious views across to Pienza that the villa enjoys. An adjacent pergola provides the perfect spot to enjoy lunch by the pool during the day whilst closer to the villa there is a lovely courtyard where an additional table and chairs have been positioned for al fresco dining.

The grounds of this Pienza villa rental are also home to a smaller building which is again for the guests exclusive use and is the ideal setting for cookery classes or pizza parties since it is equipped with pizza oven and fireplace. There are plans to install a kitchen in this room. Vineyards sit to one side of the property.

Please note rates at this Pienza villa rental exclude air conditioning costs (80 euros per day) and heating costs (0.976 euros per litre) which must be payable locally on departure based on usage. A security deposit of 800 euros is also payable locally on arrival in cash but is refunded on departure upon the property being left in satisfactory condition. A 250 euro final cleaning fee is also payable locally in cash on arrival. Local taxes are 1 euros per person per night and are applicable for all guests over the age of 14 years old.

Pets are welcome and are charged at 100 euros per animal (up to a maximum of 2 animals).

Included in your stay is a welcome buffet and a continental breakfast for the first morning of your stay. We will also provide a complimentary 3 hour cleaning service and change of towels midway through your stay.

Monticchiello is just 2 km from the villa and Pienza is just a short drive away. Guests can enjoy views of Pienza from the house.

This is a great Pienza villa rental for larger groups and can work really well if travelling as 2 separate groups who want to stay together but still retain a certain degree of privacy and independence. It's also a great option for those with young children who want the added peace of mind of having a gated pool.
