Our house is located in the heart of the Tuscan Maremma, 5 km from the main beaches of Castiglione della Pescaia (which since many years is helding the blue flag of Legambiente with 5 sails). A few kilometers away you can find the most varied entertainment (golf, tennis, sailing, kitesurfing, but also cinemas, discos, pubs, etc.).

The apartment is equipped with every comfort and has a large fenced garden where your four-legged friends will be welcome! There are two bedrooms, a bedroom with a double bed and 2 single beds and a bedroom with a queen size bed and a single bed; living room-kitchen with sofa bed, bathroom with shower and a large covered porch.

This beautiful villa, with a nice ‘vintage look’, is situated in Punta Ala’s most prestigious residential area near the yacht harbor and the sea, protected by a large garden and shadowed by high secular pine trees. The whole villa extends over the ground floor and offers large inside spaces. When you enter the villa you will be surprised by the pine tree trunk inside the entrance area… the villa has been build around this great tree!



On the right you enter the immense living area. Her you find a well equipped dining area and then the spacious living room with a chimney and a door leading to the outside terrace and the swimming pool. This sun flooded area is smartly furnished and decorated with valuable paintings, porcelains and art objects of all over the world.

On the left side of the entrance you have access to the kitchen and the first of the four bedrooms, all with their own en-suite bathrooms. This first bedroom offers two single beds and ensuite bathroom.

In front of the entrance a corridor leads to the three other bedrooms. All these three bedroom offer each a double bed and all three have their own en-suite bathroom. Each bedroom is furnished and decorated differently and offer a particular ‘atmosphere’.



Another highlight of this villa are the well-kept outdoor areas, gardens, furnished and equipped terraces and of course the large private swimming pool. - "We spent the first week of July in Punta Ala, which seems to surprise every Italian we tell. The area was developed in the 1970s and vacationers are mostly Italians. It is a lovely verdant spot, with many beautiful beaches which require some youthful energy to get to. The Villa Raciti was everything as promised. The house is a little eccentric, filled with art of all sorts, many doorways, exits and entrances. It was entirely comfortable for our family of grandmother, daughter and husband and two girls (10 and 12). Every doorway led to a different patiopart of the garden, which I enjoyed so much I never wanted to leave. The pool area was beautifully planted, a perfect spot to spend the day. Clearly this house belongs to a family that loves it very much. W were ok with fans, no ac, though it got a little warm in a couple of the bedrooms. We would have liked a more detailed map of the area, with some information about beaches and restaurants. However we explored and had a wonderful time. Thanks, Jens and Nicolette."

The villa has a total area of approximately 400 square meters, spread over two floors.
A spacious garden of approximately 1,500 square meters surrounds the house and offers many cozy areas with privacy. Under the old pine and oak trees you will find cool, shady places to relax and read. There is an arbor and a spring with a fish tank. There is also a jacuzzi in the garden that can accommodate up to 6 people and offers a fantastic view of the sea. Villa Monte Grappa is located on Via Monte Grappa in a slightly elevated position, a 5-minute walk from the sea, Borgo and all shops and offers a unique view of the castle of Castiglione della Pescaia and the sea. You can see as far as the Monte Argentario peninsula and the islands of Giglio, Monte Cristo, Corsica and Elba.
There are four entrances to the property. Two are suitable for pedestrians and two for vehicles. There is a private covered parking space for three to four cars directly on the street. Two vehicles can park on the property.

The building, whose rationalist structure in reinforced concrete and Douglas fir is typical of the 1960s and of the first tourist settlements in Punta Ala, was designed and built by the architect Walter Di Salvo, and is immersed in the greenery of the private garden and the Mediterranean bush. From the terrace you can enjoy a unique panorama of the Gulf of Punta Ala (Balbo tower and Castle) with a view of the Elba, Cerboli and Palmaiola islands, as well as, on clear days, of the Capraia and Corsica.

- "We - a family with 2 grown up sons - stayed in the house for almost a week. We mainly did sightseeing in Tuscany, a boat trip to Elba and spent a day at the nearby beach. The house is well equipped with 4 comfortable bedrooms, all air-conditioned (cave: they charge extra for additional electricity costs), a good sized kitchen and 3 bathrooms. The outdoor pool is spacious but is not heated. In early September it already was a little on the cooler side. The location is close to a private beach (you can walk in 15 min or take the car) where deck chairs and sun loungers were available from the owner's hut on the beach. The beach is very clean, nice and sandy, and you really can do long walks. The only disadvantage of the house is that it is adjacent to a busy road which can be disturbing when spending an evening on the terrace at the pool. Otherwise, we enjoyed our stay in the area."
