Our house is located in the heart of the Tuscan Maremma, 5 km from the main beaches of Castiglione della Pescaia (which since many years is helding the blue flag of Legambiente with 5 sails). A few kilometers away you can find the most varied entertainment (golf, tennis, sailing, kitesurfing, but also cinemas, discos, pubs, etc.).

The apartment is equipped with every comfort and has a large fenced garden where your four-legged friends will be welcome! There are two bedrooms, a bedroom with a double bed and 2 single beds and a bedroom with a queen size bed and a single bed; living room-kitchen with sofa bed, bathroom with shower and a large covered porch.

A few steps from the apartment lies the Diaccia Botrona park, ideal for cycling or walking to discover the local flora and fauna. This beautiful villa, with a nice ‘vintage look’, is situated in Punta Ala’s most prestigious residential area near the yacht harbor and the sea, protected by a large garden and shadowed by high secular pine trees. The whole villa extends over the ground floor and offers large inside spaces. When you enter the villa you will be surprised by the pine tree trunk inside the entrance area… the villa has been build around this great tree!



On the right you enter the immense living area. Her you find a well equipped dining area and then the spacious living room with a chimney and a door leading to the outside terrace and the swimming pool. This sun flooded area is smartly furnished and decorated with valuable paintings, porcelains and art objects of all over the world.

On the left side of the entrance you have access to the kitchen and the first of the four bedrooms, all with their own en-suite bathrooms. This first bedroom offers two single beds and ensuite bathroom.

In front of the entrance a corridor leads to the three other bedrooms. All these three bedroom offer each a double bed and all three have their own en-suite bathroom. Each bedroom is furnished and decorated differently and offer a particular ‘atmosphere’.

- "We spent the first week of July in Punta Ala, which seems to surprise every Italian we tell. The area was developed in the 1970s and vacationers are mostly Italians. It is a lovely verdant spot, with many beautiful beaches which require some youthful energy to get to. The Villa Raciti was everything as promised. The house is a little eccentric, filled with art of all sorts, many doorways, exits and entrances. It was entirely comfortable for our family of grandmother, daughter and husband and two girls (10 and 12). Every doorway led to a different patiopart of the garden, which I enjoyed so much I never wanted to leave. The pool area was beautifully planted, a perfect spot to spend the day. Clearly this house belongs to a family that loves it very much. W were ok with fans, no ac, though it got a little warm in a couple of the bedrooms. We would have liked a more detailed map of the area, with some information about beaches and restaurants. However we explored and had a wonderful time. Thanks, Jens and Nicolette."

Villa Molletta is located in a strategic area of Punta Ala: only a 10-minute walk from the white beaches and 200 meters from essential services such as a supermarket, bakery, cafeteria and gastronomy. It is a partially renovated villa with a large private garden, ideal for up to 9 guests (5 bedrooms and 2 bathrooms) with the possibility of parking 2 cars on the property, one of which is covered.



The villa is accessed by crossing the front garden and develops over two floors.

On the ground floor guests will find a large living room with fireplace (working), a dining area and a large covered terrace for eating outside during the whole vacation. There is also the well equipped kitchen, 1 double bedroom, 1 bedroom with 2 single beds and a brand new bathroom with 'walk-in' shower.

In addition there are a large storage room and a practical washing area with external sink.



From the living room a comfortable staircase leads to the first floor with a double bedroom, a bedroom with a single bed, a bedroom with a bunk bed, the second completely renovated bathroom with shower and a solarium.



The outdoor facilities in the garden are numerous and give the possibility to spend your holidays in the open air in complete comfort: garden on two levels with a sunny part and a part in the shade of two centuries-old pine trees, brick barbecue, covered terrace with table and chairs, second dining area in the garden with table and chairs, sun loungers…



Villa Molletta is also equipped with a large 42" TV with Sky SAT connection, WiFi, air conditioning in all bedrooms (except the room with the bunk bed), fans in the other rooms, washing machine, dishwasher, microwave, pod coffee machine, kettle…



The Villa is ideal for a large family, or even two families, and for those who are looking for a large well-kept interior space, a large garden, proximity to the sea and all essential services, in a position that allows you to quickly reach all the great sights to visit in Tuscany.

- "Simona's villa is absolutely beautiful. It is very spacious inside, with lovely living spaces, and has all the amenities you could need. But it's the outside space that really makes it. So great for lounging by the pool and eating outside. It's close to the beach, and Simona was an excellent host, who responded quickly and gave us clear, easy instructions for arrival." - "Very Nice place in a very Nice and quiet location. We stayed there in Mai and basically had the area for ourself (nö neighbours in the other house) . Also the beachclubs were Just getting ready for the Main season and We had the beach for ourself. This might be Different at high season. House Was well equiped and the outside sitting area was also great. The two double bed Rooms were good. The other beds in the other Rooms were a bit small and "noisy". This could/should be improved. The smallest Room had no door and for a 9th Person it would have been quite tight. I recommend 8 Persons9 including a child. Punta Ala as a region has a very clean and great See and beach and Nice hiking and excursion possibilities."
