An old fisherman's cottage by the sea from the early 60s has been converted into a charming house "pieds dans l'eau" with private access to the beach of Procchio. Overlooking the gulf, with a well kept garden around the house and exclusive outdoor areas where you can enjoy unforgettable sunsets over the sea. The house lies at a few steps from the small characteristic village of Procchio with its small boutiques, bars and restaurants.

DEPARTURE We kindly ask all guests to treat the property as if it was their own home by removing all general rubbish and food from the fridge and leaving the property in a reasonable state of tidiness and cleanliness before the check out. If at check out the property is found to be damaged or particularly dirty than the guests will be charged €25 per hour for extra cleaning, which can be deducted from the security deposit.
SECURITY DEPOSIT+VISITOR’S TAX Upon arrival guests are asked to make a security deposit in cash of EUR 300 .At the end of the stay the deposit will be returned, unless it has to be used partly or fully for any damage.

The municipality charges each guest above 14 years of age a daily EUR 1,00 visitor’s tax. From May 1st to September 30th you will be asked to pay this tax upon arrival, the owners will then proceed to pass it on to the municipality.

As you access the gate of the property you will be surrounded by the Mediterranean vegetation and by the scents of pines and rosemary's, the villa sits uphill at the beginning of the Fetovaia Cape and can be reached by car through a private road that runs in the pine wood with view of the beach and ends on a roomy parking area near the villa. In the park there are also the villas of my uncle and of my cousin. You will rarely see them as each villa has indipendent access to the sea, but if you do happen to meet them you will notice how much we all love this place although in different ways. In summer, the girlfriend of my uncle becomes a sort of professional swimmer and each day she circumnavigates the cape starting from the beach and finishing in the last bay on the other side of the cape. It is about a 2 hours and a half swim! On the contrary, my cousin who works hard all year long, when in Elba she likes to garden and photography. Expect to have your privacy fully respected and no noise around beside the sound of the waves.

The Villa Le Case Nuove is a classic villa in Tuscany and family-owned for four generations.
The property is about 1 km from the sea and has about 50 ha of land with scrub and olive trees and a small lake in the hinterland. Long walks are possible.
The villa, with about 800 square meters of living space, was built around 1800 and has served the family as a summer and country residence ever since. At the front is a classic garden. Under the shade of the trees, some of which are over 150 years old, even hot days can be very pleasant.
A large number of loungers, benches and garden furniture as well as a long dining table and a grill are available in the garden. The garden is looked after by two gardeners every week.
The pool built in 2002 has a size of 20x10m and is located about 150m from the house. The pool is also occasionally used by 3 other families, but the size of the facility offers enough space and privacy. The pool is open from June to August, in the other months on request.

The villa is exclusively furnished with antique furniture, but also has a modern standard such as gas central heating, washing machine and dishwasher. On the ground floor there is a dining room with a table for 14 people, a lounge with an open fireplace, a studio and a spacious kitchen. Upstairs there are 7 bedrooms (5 doubles, 2 singles). The rooms are 5m high, offer enough space for additional cots and have a view of the garden and the sea.

Castiglioncello is 18 km south of Livorno and can be reached quickly from Pisa Airport. It is a grown little place with old trees and typical Italian character: small restaurants, street cafes, tennis courts, mini golf, an open-air cinema, excellent shopping, a weekly market and last but not least the beach. Bikers, joggers, divers and golfers also get their money's worth.

The surrounding area offers an extensive cultural offer: Florence, Lucca, San Gimignano, Volterra, Bolgheri and Pisa can be reached by car in about 30 to 60 minutes.

- 3° bedroom (about 40 sq. meters). It's a twin with 2 single beds (knowing on advance we can prepare also this room as a double one). Air conditioning, private en suite bathroom with washbasin, bidet, WC and bath with hydromassage. This room is the unique one which not faces on the garden, but on a very small "courtyard" so it's a bit less bright but very quiet and fresh..
- 4° bedroom (about 20 sq. meters). This is the smaller one of the bedrooms but very cozy. Double bed, air conditioning, Window door with direct access to the garden of the villa. The bathroom of this room is private also, but it is not really ensuite but located just in front of the room itself. The bathroom is with shower, WC, bidet and washbasin. Between the bathroom and the bedroom there is a additional room which is arranged with a corner to be used as laundry area and storage. Here you'll find a washing machine, a iron and ironing board. Obviously each one the bathroom and the bedroom they have doors to guarantee privacy to the people who will sleep there in case someone of your group or family will need to use the laundry corner area.

OUTDOOR:
- Giant terrace with wonderful panorama on the Livornese Gulf, sea-view, and the beautiful hill of Montenero on your left. The sun go down "behind" the sea, just in front of the villa.
The terrace is arranged with electric courtains with athomatic windprrof system. Also you'll find a table and chairs for 8 people in the area of the terrace located in front of the window door of the dining area.
Also you'll find some sun beds.

- The Garden with sun umbrella, which is on the same level of the pool and also it is developped down the hill. Also from the Garden area you'll enjoy a nice panorama!
- Private Parking area is located inside the property just on the garden level of the ground of the villa. If you'll prefer to not park your cars inside the property consider that the street where the villa is located is super safe and quiet with just easy free parking along the small street in front of the house entry. As you'll prefer.

Air conditioning, Wifi, small BBQ (to use in the garden area, not on the terrace), 2 hairdryers at your disposal. The main window and window doors are provided with mosquito nets.

- "We like it everything was ok" - "We travelled as 2 couples and a family of 4. David showed myself and my brother the villa, we instantly saw that the villa was unclean, and some of the furniture was in poor repair. The terrace bin had dirty nappies in them, the view outside of my sons bedroom, had a broken cot and rubbish in it. On the first day we had clean and wash the terrace, and find more suitable garden furniture, to the awful broken table and 5 mismatched chairs he left us with. One bathroom had a live wire in it, where a mirror had been smashed and not replaced. Another shower had not been tiled and was growing its own mould. another shower had a broken door on it which meant the floor was covered in water., whenever it was used. If you used the oven the house electrics tripped, to the point whereby we eat out every meal. We asked to use the bbq, and were presented with one which was tiny, rusty and filthy. The list goes on and on. We spoke with David most days, he brought a chopping and new knife, and a new bbq (although this was 48 hours before we left the villa), he recognised our disappointment and presented us with 2 bottles of prosecco (needless to say we left them in his fridge1) The toilets, and shower plugs were filthy, the banister broken and unclean. Just absolutely disappointing for a villa I paid over 1000 euros a night for, and has the word "luxury" in its title. I did try and approach David regarding a resolution, apologised and thanked me for my patients but advised me to come to VRBO and gave me excuse after excuse for the poor condition of his (what had the potential of being a beautiful) villa."
