Our completely self contained bnb is set alongside our home with its own entrance.
We hope you find your stay very comfortable and have provided a private en-suite bathroom as-well as fridge freezer, microwave and toaster and of course a continental breakfast.
We are a 26 minute walk to Milton Keynes station and their are local buses which take you to the town centre.
All of our contact details are provided in the bnb alongside information about the local area on a leaflet found on the desk.

The space
Our bnb is a self contained private room with en-suite bathroom. It is placed alongside our home and is part of a conversion. You will find the spacious room should have everything you need for a good night sleep and in the morning you can find breakfast in the fridge with the cereal containers above as-well as cutlery and plates and bowls. We have also provided a microwave above the fridge should you want to heat anything up.
When you first arrive you will have been given in man email a private code. This will unlock a key box providing you with a front door key.
As you enter your private entrance you will see your double bed in front of you as well as a desk with tv and toaster. You should also see a leaflet providing information about the local area and our contact details should you have any questions. There is a wardrobe as-well as storage space for any luggage you have.
Lastly you will find the en-suite with rainforest shower and shower gel, shampoo, towels and a flannel is provided. There is also a shaver plug point.
Inside the bnb you will notice a fire extinguisher by the door, smoke alarm on the ceiling and carbon monoxide tester attached to a cupboard.
Upon check out please post the door key back through our main front door.
*Due to covid 19- everything you need for your entire stay will be with you in the bnb, your stay will be non contact and we will not enter your room again until you’ve checked out.*

Guest access
There is space for your car off-road on our driveway. There is also space for a van.
You will be able to access all of the space provided as it’s completely private. Please note we would ask that no smoking occurs on the properly or driveway.
You will not have access to the main house or an oven/clothes washing facilities.

Other things to note
* Everything you need for your stay will be in the room with you, we will not enter your room at all during your stay unless your stay is more than 7 days in which case we offer a weekly clean of your room including all the bedding and towels changed and a top up of all amenities. *

You will receive an email once you have booked with a code for the key box, this allows you to enter the property. Once inside the property we advise you lock the door again as it would remain unlocked from the front otherwise.

Upon check out please post the key back through the main front door to our home.

Check out time is a prompt 10am, this is to allow for cleaning.

The room consists of a double bed and not two single beds.

If you want a work from home the breakfast bar works well or use the small table and comfy chair.

Welcome to our cosy little corner of the Bedfordshire/Buckinghamshire countryside!

We have the best of both worlds here - all the tranquility of the countryside with Highland Cows as our neighbours, foxes, pheasants and the occasional duck as our regular guests and ducks, geese and swans gracing our great lakeside view. Just 2 minutes from the M1, 5 minutes from Milton Keynes, 10 minutes from Woburn & 15 minutes from Bedford!

The space
We live in the 130 year old cottage - which used to be the workers cottages for the Manor House in our tiny village with our dog Evie (if you like dogs I’m sure she would love to be front and centre of welcoming you to our home!). Our guest room is in our timber framed garage next door - so you will be tucked away in your own little bubble, but we will be right on hand for anything you need. To our side is the old fishing lake used serve the Manor House - and is now owned by the local farmer & currently home to two swans and lots of ducks. To the back of us is a field of Highland Cows - if they are feeling social they may come and say “hello” at the back fence while you’re here - Ernie and his son Little Ernie both love to come and see what’s going on!

You will have ample space to park on our gated driveway, and have your own private entrance into the studio. The kitchen will be stocked with tea and coffee so you can pop the kettle on when you arrive! The bathroom is stocked with eco friendly shampoo, conditioner & body wash. All ready to put your feet up and unwind in this countryside retreat.

Access to the property is through the electric gates onto our driveway, where there is lots of room for parking & the stairs to the guest room lead straight up from the driveway.

In the area we are lucky enough to have a great pub just two minutes drive away - if you’re here on a Sunday then their roast is a must (with constant top ups of gravy, Yorkshire Puddings & roast potatoes!). Woburn with its famous High Street, Safari Park, Deer Park & Centre Parcs. If you feel more like staying home then there is a good selection of food delivery options available too.

Milton Keynes Central is 17 minutes drive away with trains taking just over half an hour to central London and great connections to the North & Midlands. Bedford and Flitwick stations are both within 20 minutes too.

We are just a couple of minutes away from Junction 13 on the M1, ideally you’ll be driving if staying with us (or have a healthy taxi budget!).

A self-contained, one bedroom apartment which was converted from stables around 10 years ago. It is around 550 sqft and has a large double bedroom with vaulted ceiling, a comfortable open plan living room with fully equipped kitchen and a limestone shower room. And of course, it has a stable door! Located in the middle of a small village which is approximately 15 mins drive from Milton Keynes and Leighton Buzzard where fast trains to London take just 30 minutes.

The space
While it is an old building, the stables have been converted into comfortable and fully equipped accommodation, with gas central heating, washing machine, dishwasher and a limestone shower room.

As well as the double bed there is also a single bed in the bedroom (it is a large room) so it would suit families with small children. The bedroom has black-out blinds and we can also provide a travel cot and high-chair if requested.

The space
Set behind private, electric, gates and within the grounds of a large converted barn, The Pool House is completely self contained, (I do have a tenant that lives in the flat upstairs, but it’s completely separate and private, and guests would not be overlooked) it has a king size bed, with a very comfortable Emma mattress.

A dining table and 4 chairs, a comfortable sofa bed for extra accommodation, for children, a dressing table and mirror, with a hair dryer in the drawer. A dressing mirror with a hanging rail. It has heating and air conditioning.

The wide screen smart television can be used to watch channels with your own login details, via the WiFi. Also you will have use of a blue tooth speaker, and a Pure digital radio.

The space has a kitchenette with an Instant Vortex Clearcook Airfryer With the speed and efficiency of an air fryer, but added features of grilling, rotisserie, roasting, toasting, baking, reheating, dehydrating and proofing – you can cook everything your oven can, but in one compact kitchen counter appliance.

Finally a door leading out to the swimming pool area, which has its own large cushioned seating area. It has a bar area with stools and a table and chairs. Sun loungers and various floats.

The owner cannot accept any liability for using the pool area. Guests use it entirely at their own risk! No smoking or glass is allowed in the pool area!

Access to the Pool house can be gained by a key safe next to the entrance gates, which will contain a gate fob and keys to the Pool House.

The host lives on site and will be available for any help or advice.

The pool house is completely self contained, set in a private area away from the main house.
It has security lighting around the building, with secure parking adjacent to the property.

Guests will have access to their own outdoor area with a table and chairs, fire pit and barbecue, with far reaching views of the beautiful surrounding countryside. The hosts horses use the paddock next to the Pool House.

A door from the kitchenette, leads out to the pool, hot tub and bar area.

The pool is closed from September to May, once the swimming pool has been winterised in September, the pipe work is disconnected from the boiler, and chemically treated to last the winter, so unfortunately it cannot be used until May.

During the summer months the pool area will have shared access with the hosts, at separate times. The host is very flexible arranging private access. The hosts own garden sides on to the pool area, but the hot tub and bar area does have partial natural screening and is not overlooked from the hosts house. However the pool seating area can be seen from the hosts house as shown in the photos of the pool seating area.

Please note the pool is not suitable for anyone unable to swim, with the exception of babes in arms!

Towels are provided but please bring your own swimming towels?

No glass is allowed in the pool area, but plastic glasses will be provided.

We are animal lovers and have 3 dogs,2 are Great Danes, and 4 horses and 2 miniature Shetland ponies on site. (Unfortunately the horses are not suitable for the guests to ride) They love fuss and attention. Please be aware that horses may walk past from 8am, when they are taken out riding. Also the dogs can be vocal at times.

Please be mindful that staying within the vicinity of horses, dogs and farm animals, there are associated noises of being in the countryside!
