Roveglio (Bramble Farm) is a beautifully restored early 19th century farm. Five minutes drive up from the lakeside town of Lenno, the air is fresh and scented with wild herbs. Instead of traffic you church bells and crickets.

The farm produces prize-winning single-estate extra virgin olive oil and organic hand-made cheese. The animals are kept away from the domestic buildings - but the dogs, goats and rabbits are a draw for children. With the introduction of solar panels, we are now also carbon-neutral.

The location is ideal for walks to Madonna del Soccorso, a World Heritage Site (45 minutes) and the steeper route to the hermitage of San Bernadetto (90 minutes). It is only two kilometres from Lenno and a car is essential. Lenno offers a thriving weekly market, supermarkets, banks and a pharmacy, as well as restaurants, bars, a wonderful lido for sunbathing and lake swimming and the breathtaking Villa Balbienello. It is within easy reach by road or ferry of other lakeside towns, each with their own attractions. Lake Como offers something for everyone.

INTERIOR: a small studio apartment of 40 m2 with 2 sofa beds, also ideal for families. It has a kitchenette, dining table and small bathroom inside. It is a simple accommodation, with everything you need (TV, Wifi) but certainly, the prime location is ideal for experiencing the lakefront garden.

OUTSIDE: The garden is lakefront, with a private gate access to the beach and private dock. Outside there is a hot shower, ideal after a swim in the lake, deck chairs and a table for dining. Also available to guests is private parking, a bbq (you must bring charcoal).
The main road from Lecco to Bellagio is behind the cottage, please expect some car noise during the night or traffic hours.

NATURE: We are only a few meters from the lake, so running into insects (spiders, moisture-loving bugs) is normal. We do what we can during cleaning, but if you have problems with this kind of fauna we recommend another type of accommodation.

PARKING: is directly in front of the cottage entrance and is private in an area where none can be found. You must remove the chain after retrieving the keys from the safe deposit box.

Possibility of using the ferry (Oliveto Lario and Onno stop a few minutes walk away) and buses connecting Lecco and Bellagio (always Onno stop).

- "Torno offered us a quiet place to stay while we enjoyed Lake Como. Amazing lake views from one bedroom & the bathroom. The trickiest part for us was locating the garage space since it’s on the main road a bit down from the walkway which leads up to the actual property. GPS did not work well for us, but with the pictures from Giuseppe, we finally figured it out. We drove the car up to a small parking lot 2 doors down from the house to drop off the luggage and get the keys (need one for the garage). Then drove back down to the garage with the key. Did the reverse for check out. The road in front of the house is VERY narrow. There’s a great take-away pizza place 2 minutes from the house and a few cute restaurants down by the lake. The dock for the ferry to Bellagio and other parts of the lake was a 7 minute walk down the hill. Easy to buy tickets at the dock (buy a round trip ticket so you don’t have to wait in the crazy lines at Como or Bellagio). It was very warm during our visit, but thankfully it cooled off during the night so open windows let us enjoy the view and get a breeze. It was a little difficult to keep the second bedroom shutters open at night because of the neighborhood lights, but we needed them open for the air flow. Owner provided fans, which were lifesavers."

The detached little house has its own small garden area and a beautiful spacious balcony with a lake view.
The casetta has two separate entrances. On the lower floor there is the living room, the kitchen and a small bathroom. The cozy armchairs on this floor each have a sleeping function and are ideal for children.

The story of our dreamlike holiday home in the idyllic mountain village of Musignano?
Formerly a trattoria and rest area on an old smuggler path through the mountains to Switzerland. An old spring in the basement. In the neighboring forest legionnaires' tombs from the Romans, who no longer made it to Germania.

Bed and Bath Linen: What You Need to Know
Please note: Bed and bath linen IS NOT INCLUDED. You will need to bring your own sheets and towels for all occupants and for the entire duration of your stay. The mattress sizes are: double 160x190 cm and single 80x190 cm.
If you are unable to bring your own linen, no problem! You can request kits directly from us via the VRBO platform. Additional costs are: €30 for a double bed sheet kit; €15 for a single bed sheet kit; and €5 for a bath towel set per person.
We will provide pillows and blankets free of charge.

Standard check-in and check-out times can only be changed by prior arrangement and approval from our Management.
Please note: Unauthorized late check-out will incur an additional charge of €40 for each hour of delay.

Please read the following rules carefully to ensure a peaceful coexistence and a pleasant stay for everyone:
* Documents and Tourist Tax: Upon arrival, it is mandatory to provide an identity document for all guests (including children) for registration. Without valid documents, it will not be possible to stay. You will also be required to pay the tourist tax, if applicable.
* No Smoking: It is ABSOLUTELY FORBIDDEN TO SMOKE inside the property. Violators will forfeit their entire security deposit to cover the costs of cleaning and sanitizing curtains and fabrics. The balance will be requested upon completion of the work. An ashtray is available for smoking outdoors.
* Pets: Four-legged friends are allowed ONLY with prior authorization and at an extra cost. We do not have pet beds, so you will need to personally provide everything necessary to prevent your pets from climbing or sleeping on sofas and beds. The owner is responsible for ensuring they do not disturb the neighbors.
* Quiet Hours: Please observe quiet hours between 11:00 PM and 8:00 AM.
* Minimum Age: The minimum age to book is 18 years old. Guests aged 14 and over are considered adults at this property.
* Heating: The cost of heating is not included in the daily rate and will be calculated based on consumption, payable by check-out. The pellet stove tank will be supplied full at check-in and must be returned full at check-out ("Full-to-Full"). If you are unable to refill the pellet tank independently by check-out, we will do so, and the cost of the consumed pellets (approximately €10/15 kg bag) will be reimbursed by you before leaving the apartment.
* Reporting Issues: Please report any malfunctions, anomalies, or inconveniences encountered during your stay promptly, to allow us to intervene as soon as possible. Report any pre-existing damage or dirt within 24 hours of check-in to avoid charges.
* Booking Holder's Responsibility: The booking holder is personally responsible for the behavior of the entire group, even in their absence.
* Security Deposit: The security deposit is fully refundable within 48 hours of check-out, after inspection of the property to ascertain any damage (walls, ceilings, smoke damage, non-observance of house rules) or extra cleaning. The right to compensation for greater damage remains unaffected.
* Extra Cleaning/Consumption Costs: If the apartment is returned excessively dirty, up to €250 may be requested for extraordinary cleaning costs. Similarly, in the event of high consumption of gas, water, electricity, or pellets, up to €250 may be requested as a contribution to extraordinary expenses incurred.
* Minor Responsibility: The responsibility for children, both inside and outside the apartment, rests exclusively with the parent or accompanying adult (of legal age), with all associated duties of supervision and care, and responsibilities for any injuries sustained by the minor or caused by them to others and/or third parties and property.
* Entrance Driveway: The entrance driveway is shared with other families; please do not place objects or anything else in the passage.

* Towels: If you have used our towels, please place them in the designated container in the bathroom.
* Trash: Collect all trash and dispose of it in the communal recycling area at the beginning of Livo village (plastic/cans/paper/glass).
* Turn Off: Make sure to turn off all lights, the TV, heating, etc.
* Keys: We will personally arrange for the return of the keys.
* Refrigerator: Empty the refrigerator completely.
* Used Dishes and Extra Linen: Do not put used dishes back into the kitchen cupboards, or used extra blankets or pillows back into the bedroom cupboards; leave them visible.

Under our circumstances (two small children and mommy who is expecting another baby soon), it was a bit of a struggle. Trips back and forth were not possible for us in the heat so we had to make sure we had everything and couldn’t really go home for a rest midday. We expected more taxis to be available, but we struggled to find one on a regular basis. Even with the stair challenge, our family was so happy to have this lovely cottage to enjoy our week in Bellagio. I should add that there is a large, gated courtyard where our children could run around freely. Thank you again!"

The space
The living room looks upon the private garden. The modern kitchen is adiacent to an intimate dining. The two bedrooms have their own bathrooms as well as balconies overlooking the pictoresque town and the lake.

The first bedroom can sleep up to three people, with one single bed and a comfortable, charming bunkbed. A small cot for a child of up to two years old is also available by request. The paired bathroom for this room includes a glass enclosed shower as well as a bidet. The master bedroom is a luxurious space with a superior king-sized bed, large television, atmospheric lighting, and generous closet storage.
