This is the guesthouse of a beautiful countryhouse located in the middle of a vast estate of vineyards and olive grows ,overlooking the ancient city of Orvieto. Walking paths: We are situated in a place great for walking. You can walk to Monte Arale and admire amazing views towards other medieval towns - Monteleone, Citta della Pieve and Parrano. If you like you walk even longer you can carry on to Greppolischieto – little medieval hamlet restored in the late 80s by Anna Fendi well known Italian fashion designer. Is a charming place and the view is fantastic. You can see Lake Trasimeno from there. If you happen to be there in late August and early September you can fill yourself with delicious blackberries. Other lovely walk is to Castel di Fiori. Is a good walk on the sunny days as you go mainly through the forest. Every year in August Castel di Fiori organise a week of Festa with food, dancing and stars watching. From there you can carry on your walk to Castellieri – enclosure turned to fortification since the bronze age and re-used in the Middle ages where some Roman tombs have also been found.

The house has a spectacular position with wonderful view and complete peace and privacy.
The house is wonderfully secluded in the hills of Niccone Valley.Access is uphill and downhill via a 3 km gravel road.
It is 10 minutes by car to the village of Spedalicchio (with a little grocer's shop).
The house is spacious and provides two floors.
The ground floor living area is open- plan over three levels. On the highest level there is a well equipped kitchen with a large cooker, gas oven, fridge, freezer, dishwasher, coffee machine (Nespresso) and more tools and a big sink.
Outside the kitchen there is a covered Pergola with a big table.
A spacious dining room is at the second level, with a large wooden table and on the other side a sofa to watch satellite TV (Italian, English and German programs) or enjoying a DVD.

Our COTTAGE is romantic and secluded in the 10 hectare area of ​​SANTA MARIA. The old massive stone house has traditional cotto floors and wooden beam ceilings. Due to its massive walls, it offers a pleasant living environment in every season.
From outside you get directly into the living room with dining area, kitchenette and sofa in front of the fireplace (also usable as a sofa bed)
The large bedroom has a double bed 2 x 2.00 m and so you can use a stack bed for 2 more people. The bathroom is directly accessible from the bedroom via a small vestibule. Shepard's Cottage that preserves the 18th century original characteristic with his structure made in local pink stones. Indoors the building has been re-adapted to host from 4 to 6 persons. It is located at the bottom of mount Subasio bordering with the regional park. The cottage is located 12 km to Assisi, 5/6 km. outside Spello and very close to Collepino castle. Finally we have to mention that our host Nadia who owns the house is charm and kindness personified, she couldn’t have been more helpful coming every few days to check on the hot tub and maintain the ph levels and always letting us know ahead and never disturbing us. She speaks wonderful English and is very easy to chat to; we would absolutely recommend the property, it was a lovely week."

A 2-story house located in a small gated community (a "borgo") of 12 houses which was developed in 2007. There are 3 proper bedrooms in this cottage. The top floor has 2 Queen bedrooms with large wardrobes with hanging space and drawers , and 1 recently modernized bathroom with shower. One bedroom has a large terrace and the other has a balcony. Downstairs: 1 modern bathroom with 1 bedroom with Queen bed (all beds are 164 cm wide x 190 cm long) with double doors to the patio/pergola. Den has TV and sofa. Well equipped kitchen, dining area. In an enchanting and private location surrounded by deciduous trees, L’Antico Mulino is a traditional stone house originally built for the miller as his home, which has been in the owners’ family for generations. It is in a quiet and peaceful spot in the natural park of Mount Subasio at approx. 15 mins drive from the medieval town of Assisi , Unesco World Heritage site . Our home is the perfect place for nature lovers who like to experience Umbria and its traditions in a very unique way .

The cottage

It is a property of unique charm featuring beamed ceilings terracotta tiles floor and it is simply but comfortably furnished to stay authentically in keeping with the property former life as the miller’s house.
The house and the estate with 18 acres of forest is for the exclusive use of our registered guests.
The river on the property is really clean and in summer time you can take a refreshing dip in the natural pool by the waterfall.

Ground Floor:

Open plan kitchen/dining/living room with working fireplace, 2-seater sofa , satellite television, and long dining table with up to 8 chairs.

1 Large Double Bedroom (1 double bed) and wardrobe . Separate bathroom with shower, washbasin, bidet and WC.

1 Extra Large Family Bedroom (1 double bed, 1 single bed) and wardrobe . En suite bathroom with shower, washbasin, bidet and WC.

Utility Room with washing machine, sink, clothes drying rack, storage space, iron and ironing table .

First Floor:

This has entrances from the upper driveway, and access to the ground floor is external – either by 15 stone steps or round the house via gentle sloping driveway.

The house is an excellent starting point for daily trips to explore some of the many timeless towns in Umbria and Tuscany.

We strongly recommend to have a car to explore the area, no public transportation is available at the house.
The closest small grocery shop is at approx. 5 mins drive (3 km) from the house.
The property is also ideal for daily walks or why not ... just relaxing !
