This is the guesthouse of a beautiful countryhouse located in the middle of a vast estate of vineyards and olive grows ,overlooking the ancient city of Orvieto. We offer a newly renovated apartment to rent in the Umbrian casale not far from the village of Montegabbione. Walking paths: We are situated in a place great for walking. You can walk to Monte Arale and admire amazing views towards other medieval towns - Monteleone, Citta della Pieve and Parrano. If you like you walk even longer you can carry on to Greppolischieto – little medieval hamlet restored in the late 80s by Anna Fendi well known Italian fashion designer. Is a charming place and the view is fantastic. You can see Lake Trasimeno from there. If you happen to be there in late August and early September you can fill yourself with delicious blackberries. Other lovely walk is to Castel di Fiori. Is a good walk on the sunny days as you go mainly through the forest. Every year in August Castel di Fiori organise a week of Festa with food, dancing and stars watching. From there you can carry on your walk to Castellieri – enclosure turned to fortification since the bronze age and re-used in the Middle ages where some Roman tombs have also been found.

The house is wonderfully secluded in the hills of Niccone Valley.Access is uphill and downhill via a 3 km gravel road.
It is 10 minutes by car to the village of Spedalicchio (with a little grocer's shop).
The house is spacious and provides two floors.
The ground floor living area is open- plan over three levels. On the highest level there is a well equipped kitchen with a large cooker, gas oven, fridge, freezer, dishwasher, coffee machine (Nespresso) and more tools and a big sink.
Outside the kitchen there is a covered Pergola with a big table.
A spacious dining room is at the second level, with a large wooden table and on the other side a sofa to watch satellite TV (Italian, English and German programs) or enjoying a DVD.

Our COTTAGE is romantic and secluded in the 10 hectare area of ​​SANTA MARIA. The old massive stone house has traditional cotto floors and wooden beam ceilings. Due to its massive walls, it offers a pleasant living environment in every season.
From outside you get directly into the living room with dining area, kitchenette and sofa in front of the fireplace (also usable as a sofa bed)
The large bedroom has a double bed 2 x 2.00 m and so you can use a stack bed for 2 more people. The bathroom is directly accessible from the bedroom via a small vestibule. Shepard's Cottage that preserves the 18th century original characteristic with his structure made in local pink stones. Indoors the building has been re-adapted to host from 4 to 6 persons. It is located at the bottom of mount Subasio bordering with the regional park. The cottage is located 12 km to Assisi, 5/6 km. outside Spello and very close to Collepino castle. In addition the scenery offers a beautiful display of ancient olive trees covering the hillside from Assisi all the way to Spoleto.

Finally we have to mention that our host Nadia who owns the house is charm and kindness personified, she couldn’t have been more helpful coming every few days to check on the hot tub and maintain the ph levels and always letting us know ahead and never disturbing us. She speaks wonderful English and is very easy to chat to; we would absolutely recommend the property, it was a lovely week."

The top floor has 2 Queen bedrooms with large wardrobes with hanging space and drawers , and 1 recently modernized bathroom with shower. One bedroom has a large terrace and the other has a balcony. Large trees shade the house and in the summer help to lower the temperature by a few degrees. A wonderful swimming pool awaits you in the midst of flowers and greenery! In common with the other guests it will offer you pleasant days in the sun - or in the shade if you prefer. Here you can always carve out a space in complete privacy to read a book or doze off in the shade but it is also pleasant to make friends with other guests, the people who come to us are often special and very interesting!

- "My husband and I, and his cousin from Scotland for a short while, stayed at Casa Greppo for the month of September and we would - will - go back in an instant! The property is wonderful, a view to look on for a lifetime: picturesque rolling hills, small medieval town, winding, cypress-lined roads... all one could want and more. The residences are all very comfortable, the one we stayed in has ample rooms over 2 floors, decorated with lovely antique and vintage furniture art and decor, it really feels like a home. The kitchen is lovely and fit up with everything one needs (we cooked almost every evening) but mostly, above all this charm and comfort, the reason for going back would be the hosts. Piero and Christina are wonderful, warm and generous people. In opening up their family home and property to us weary travelers... they express true Italian conviviality permitting a genuine Italian experience to anyone who's looking for it and, for those of us who are Italian, it's like being home (but with a pool!). The town of San Venanzo has an excellent butcher (try the sausages), small grocer at the round-about, coffee bar and emporium where you can find anything you may be missing from socks to bottle caps. Piero and Christina have oodles of information for where to go for markets, restaurants, charming towns (no shortage of these in the area, many are no further than 45min. by car, and lovely drives if you stay off the highway) and more. Enjoy Umbria and all that it has to offer - us staying at Casa Greppo was a major part of forming such unforgettable memories of the region."

There is plenty to see nearby; Rome, Orvieto, Viterbo, Umbria and more are all easily accessible by road or rail.

La Foglia nel Borgo offers you all the rustic charm of an Italian country house, complete with outdoor dining terrace, garden and magnificent views over the surrounding countryside. But as soon as you leave the garden gate you are in the heart of the small town of Otricoli with its restaurants, shops, bars etc, meaning you can easily access everything you need by foot. Despite its vintage atmosphere the house is well equipped with modern amenities like wifi, HD TV and aircon throughout.

THE HOUSE
The house itself is cosy and well proportioned, a typical Italian village house, with thick stone walls, wooden beams and a vaulted ceiling in the kitchen. In days gone by the house was used by the local country folk as a place to leave their best shoes. Having walked into town in their muddy boots they would clean their feet here and then proceed to church in their good shoes!

From the outdoor terrace you enter through large double doors into the combined dining and kitchen area, complete with a comfortable sofa. The kitchen is fully equipped with an oven, dishwasher, coffee maker, and everything you’ll need to prepare and serve delicious meals.

From here you can access the bathroom and the bedroom which also connects to the outdoor terrace via double doors. The bedroom features a double bed (160x200cm) and an aircon unit.

Upstairs is a light drenched living room with two huge arched windows overlooking the stunning view of rolling hills and mountains beyond. In here you will find a comfortable sofa, armchair and a single sofa bed, as well as a 4K smart TV and a collection of books and games which you are very welcome to browse during your stay.

In decorating the house we aimed to keep the atmosphere relaxed and welcoming, combining antique and vintage furniture and decor with a few modern pieces and a touch of quirkiness too! While the bed, linens and sofas are of course brand new, we made a conscious effort to source many of the other items in the house from vintage or antique shops, which both gives the house character and reduces our impact on the planet’s resources.

THE GARDEN
The feature that really sets La Foglia nel Borgo apart is of course the terrace and garden, which is something of a rarity in compact and historical hilltowns like Otricoli. When you enter through the garden gate you are suddenly in another world! There’s a broad terrace with a dining table, chairs and bench. Umbrellas provide shade and there’s even a small barbeque. It’s the perfect spot to enjoy a home cooked meal, a morning coffee or a glass of wine, even in the colder months.

From the terrace a small flight of steps takes you down to the garden area, with a bench under the lemon tree, small lawn and flowers buzzing with bees and butterflies. Despite the garden’s small size, there’s always something in bloom and usually something that smells delightful. Relax on the bench and admire the view, or sunbathe with a book, your choice!

OTRICOLI
Beyond the garden gate the small town of Otricoli has a lot to offer. In Roman times the city of Ocriculum was an important river port for the olive oil produced in the region, and you can visit the ruins of Ocriculum directly below the town centre. There are some pleasant walking and biking trails through the ruins and surrounding area. The historic centre of Otricoli is fun to explore, you can see where past inhabitants recycled stonework from the Roman town in their own buildings. There is also a small museum with some finds from Ocriculum.

Although Otricoli is a quiet town with quite a small population it is well known locally for its excellent restaurants. There are at least 4 restaurants, all of which are quite highly rated, drawing people in from the surrounding area. You’ll find a fish restaurant, pizza, local dishes, top quality cheeses and meat at a range of price points. Some of the restaurants are open Friday to Sunday, but at least one is open all week. As well as the restaurants Otricoli has a bar gelateria and an array of small shops including bakery, groceries, butcher, pharmacy and a bank with ATM. There’s also a weekly market. In the countryside around Otricoli there are a number of wineries, as well as places to buy locally made produce.

Like most Italian towns and villages Otricoli clings to its traditions so every so often the tranquillity is interrupted by lively village festivals, especially in the summer months. Every year in May the ruins of Ocriculum return to the year AD168, for 3 days hosting a reconstruction of Roman life, games, dances and rituals not to be missed! October sees a similar event, dedicated to the Roman legionaries.

PLACES TO VISIT
Otricoli is perfectly located as a base for exploring the local regions of Umbria, Lazio and further afield. In just 10 minutes by car you reach the A1 Autostrada, the motorway connecting Rome, Florence, Naples and beyond, Rome is about 45 minutes away by car, or, even better, you could drive 20 minutes to nearby Orte station and take the fast train to Rome which takes only 30 minutes. Both Rome airports are around 1 hour away too. The historic towns of Orvieto, Viterbo, Civita di Bagnoreggio, Spoleto, Todi and Tivoli (Villa D’Este and Hadiran’s Villa) are all 1 hour or less by car. Lake Bolsena, Lake Piediluco and the spectacular Marmora Falls likewise. If you want to visit the renaissance gardens at Bomarzo, Bagnaia or Caprarola they are all about 30 minutes away by car. The charming medieval town of Narni is just 15 minutes away, which also offers some splendid walking or cycling trails along the Gole del Nera river trail.

A COUPLE OF THINGS YOU SHOULD KNOW
We recommend guests come by car as public transport is limited and a car will allow you to explore beyond Otricoli. There is EV charging available in the town about 200 metres from the house. There is free parking close to the house, about 20 metres away.
The steps up to the living room are a little steep and the garden has some unprotected drops of about 1 metre. For this reason we cannot accept children under 5 years old.
The garden and outside areas are not a sterile environment. You will meet insects there, you will meet lizards and geckos, you will meet the local cats and the neighbour’s chickens, so if that’s not your thing, you have been warned. The only insects we don’t welcome are mosquitos, and we have an eco friendly trap for those which works quite well. Many of the doors and windows have insect screens to make sure the actual house remains insect free.
It’s an old building and as such has a few imperfections in the walls, but rest assured the house is always clean, tidy and well maintained.
Pets are welcome but please check our house rules before booking.
We do have neighbours and we ask guests to be respectful and limit outside noise at night and in the hours directly after lunch when people may be resting.
Please also check the photos of the bathroom and note that for space reasons the shower is located in the middle of the floor. After showering you will need to take a moment to dry the floor.

An ex-water mill originally built at the beginning of the 18th cent. On a large organic olive oil-producing estate in the rolling hills near Lake Trasimeno in central Italy (Umbria, Tuscany), Peaceful, immersed in nature, beautiful views, interesting area.

The space
Umbria - central Italy, near border with Tuscany, close to Lake Trasimeno, beautiful hamlets and historic towns such as Perugia, Assisi, Città della Pieve, Pienza and Cortona. Delightful, fully-equipped (includes internet connection), elegantly furnished and totally air conditioned cottage in a 18th-century recently-restored stone farmhouse in the hills, on a large agricultural estate (organic olive oil production).
This independent, and very characteristic house with private terrace is called "Il Girasole", and it is on 2 floors: on the top floor there are a spacious double bedroom and a bathroom with bathtub/shower; on the ground floor there is a living room with double sofa bed and wood-burning stove, and fully-equipped wooden kitchenette decorated with hand-painted tiles.
The apartment looks out onto a beautiful terracotta terrace equipped for eating outside and immersed in greenery.
Il Girasole was built in 1703 and was originally a water mill. Infact, underneath the living room floor, protected by a glass panel, you can see the channel that used to feed the mill.
There is a shared pool (there are a cottage and a villa in this complex) with a spacious terracotta terrace with large stone barbecue and outside shower, equipped for eating outside.
In our property there are several trails for nature walks, jogging and trekking.
We offer a fun Italian cooking lesson with dinner in our common room, held by a young local chef.
The closest town (Tavernelle di Panicale) is 10 minutes away by car. Here you will find pizzerias, bakeries, supermarkets, shops, etc. There are delicious restaurants in the area serving typical Umbrian meals. The beaches and islands of Lake Trasimeno are 20 minutes away by car. In Tavernelle you will also find a tennis court and a great water park.

Guest access
Guests will have access to the pool and terrace surrounding the pool. This terrace is equipped with sunbeds, tables, umbrellas, an outsde shower and a barbecue. Also, the cottage looks out onto its own private terrace equipped for eating outside. Guests can walk and hike in our 130-hectare property and in the area.

Other things to note
POOLS ARE USUALLY OPEN from around the 15th of May/1st of June to around the 15th of September, according to weather conditions and number of bookings.

The farmhouse is located in the small village of Cerqueto, between Parrano and Montegabbione, nestled in the green Umbrian hills and close to the major cultural attractions of Umbria and Tuscany. Restored more than thirty years ago by Beate and Ed, a German couple of artists, the old farmhouse has been renovated by the new owners, Silvia and Costantino, keeping intact the essential, modern and creative interior style, which Beate and Ed had given.

The pool is a Bio Design Pool, 55 square meters, and 1,5 m deep, made of a special resin and quartz sand. The purification works with filters and an hydrolysis cleaning system; we only add Himalayan salt (no chlorine).

The last two kilometres of the road are not paved, but are ok for any car, except for lowered sport cars.

Other things to note
There is no public transportation near the house therefore it’s suggested the use of the car, a bike or a private transportation. In Castiglione del Lago you can rent cars, scooters, bicycles.

Please note that, as a standard policy, we do not offer linen and towel changes during your stay. However, the house is equipped with a fully functional laundry, and there are several self-service laundromats nearby. We will be happy to provide you with information and directions on how to access them if needed.

Recently renovated, the villa abounds with such typical Umbrian details as stone walls, tiled roofs, and original wooden beamed ceilings.
