Country house on the side of a Mesa. Hiking, and a spectacular view with fire pit, waterfall fountain, kids fort & a patio full of games. The home overlooks the city of Abilene with beautiful night skies. The front patio overlooks the wildlife feeder where you can see wild boar, deer, and other animals. Hiking through the cedar forest holds adventure behind every tree.

The 2000 sq. ft. 3-bedroom, 2-bathroom house features an open dining room, full kitchen, and Livingroom. The kitchen bar seats 8 and the table seats 4. We have a propane grill on the back patio and a mesquite log grill at the firepit to cook those mouthwatering steaks.
Fiber Optic WiFi with a smart TV that has all the available TV apps. Just use your own login. Direct TV is available in both Living Room and Patio Livingroom has worry free electric fireplace with heater. It also has both a couch and loveseat that folds down into a double and twin bed. Futon in Master Bedroom fold down into a Queen bed. The couch in the dining area also folds down into a queen bed. If guests double up in the King and Queen beds, we can sleep 11 people, although we have a maximum capacity of 10. Air mattress is available for an extra $10/night.

Guests can hike on all trails around the house. Fishing pond is not available due to drought.
We have a small desk with plugins in the master bedroom available for those guests that need to check in with work.

Two dogs maximum are welcome. The back yard is fenced for them to play. There is no property fences, so please keep your dog on a leash if it tends to wonder off. Wild animals are on the property, including porcupines. Be careful that your dog stays close or is on a leash to avoid contact with the wild animals. Dogs must be in the back yard or in a kennel if you leave them alone at the Hideaway. Dog droppings must be cleaned up by departure date. The $50 fee for dogs should be paid through the Vrbo app.

Positioned in the elmwood neighborhood, our home boasts beautiful landscaping, one of a kind outdoor space (akin to a resort), and a custom built home perfect for the big country! Inside the home you’ll find a fully stocked kitchen with pots, pans, utensils - everything you’ll need to cook during your stay. We have an 80" flat screen TV equipped with Direct TV and Apple TV. We’ve recently added Amazon’s Fire TV in every room so you’ll have a good reason to stay in bed and enjoy another movie. Don’t forget to examine our wildlife from New Zealand, South Africa and West Texas. Other great amenities include memory foam mattresses, plenty of outdoor furniture, pool table, fire pits, large waterfall, outdoor kitchen and much more.

Relax in the living room in one of four recliners built into two comfy leather sofas. The “Cottage" is a private one bedroom, one bathroom guest house with a full kitchen that overlooks the backyard pool. Equipped with high speed internet for streaming or if working during your stay is a must! The house is situated on 40 acres outside the city limits of Abilene, Texas near Potosi. When you arrive, you may see horses grazing in the pastures or be met by two friendly Collie’s (think Lassie dogs) &/or Major the barn cat! The Cottage is perfect for college parents, vacationers, couples or anyone just needing to relax, restore & rejuvenate!

The Nest is beautifully and comfortable furnished with just about everything you could need. The little things have been thought of, to include a fan up in the loft which can get toasty. I never had a hot night, even in the heat of August. Being out in the country means it's quiet, even though you're only 10 minutes from Walmart. It was perfect for my daughter and I, a cozy place to sleep after long days visiting family and friends, and the perfect place for her to run and play, or snuggle in bed and watch TV on a slow morning. April and Walt are the sweetest and go out of their way to make your stay comfortable with the little touches. I hope we'll be able to stay here on future visits!"

Royal Estate Manors is the LEFT side of our duplex. You can reserve one home or both, if available. Whenever I design a home I pour myself into it. I created it with what I would want in my own home. As usual I went over the top! This home is created with a lot of hard work, imagination and lots of love. You may not want to leave. Be our guest and be enchanted!

We are centrally located so you are minutes away from Universities, Hospitals, Downtown, parks, shopping, Churches , Dyess Air Force Base and restaurants. Sayles BLVD is known for it's beauty and history.

The whole house and the side patio and yard are yours. The backyard and grill are shared between you and guests at Royal Estate Manors #2. The driveway is also exclusively yours. The back parking area is a shared space . There is patio furniture under a gazebo for your comfort. There's Bluetooth in the bathroom that you can connect to with an LED mirror that has different light modes. I have available coffee with the cream and sugar. Bottled waters are in the fridge. Feel free to do your laundry. Detergent is supplied. There's also a clothes steamer. The T.V.'s have Netflix, Prime, YouTube TV and other apps for your entertainment. The kitchen is available to prepare meals with basic necessities if you feel like staying in. I have supplied a Belgian waffle maker, waffle mix, oil, butter and syrup for breakfast. Bon appetite!

We're located on beautiful historic Sayles BLVD directly across the street from McMurray University. We're centrally located so we're minutes away from grocery stores, shopping, Churches, parks, hospitals, ACU, HSU and Dyess Air Force Base.

We're located on a busy boulevard but free parking is available. HEB, restaurants, parks and shopping are walking distance.

The second bedroom is accessed through the primary bedroom or can be accessed from the back door.

This dedicated guest space is in the River Oaks neighborhood, just off of S. 14th and Sylvan, the center of Abilene. While attached to a home, this mother-in-law suite has dedicated parking spaces (with room for a trailer), a porch, a private entrance, and self-check-in.
The suite has what a traveler needs: a queen bed, seating area, kitchenette with refrigerator and microwave, and a new bathroom (with a separate toilet room). If you want to exercise by walking or running through our neighborhood, we have wide, paved, tree-lined streets. The neighborhood homes are authentic mid-century and becoming more updated by the day.

- We put lots of love and attention into making this space to share with you. We expect you to treat Rusted Oaks Estate with the same care and respect you would expect from visitors in your own home.
- Events and gathering of guest(outside of rental) must be disclosed and approved at booking. Events will be priced in addition to the nightly rate and details (number of guests, etc) will determine the event fee. Please send over all details, when making the inquiry. You agree to pay for any and all damages to the house, lawn and yard in exchange for the use of the property. Any damage or losses caused by anyone in your party to our furnishings, will be recouped in the deposit. This deposit also applies if excessive cleaning is required. We supply two cleaners , 8 hour days of cleaning. Please show our space love. - Please be very clear on the number of people in your reservation. This property is only set up for a maximum number of guests that you put in your rental agreement and no pets please. If you do not tell us and show up with more people in your party or pets, they will not be allowed, and/or you’ll loose your security deposit and could be billed more.
- Please note that catering, as well as food and essential grocery provisions, can be arranged for an added fee prior to your arrival (please contact Stephanie for additional information)

We are not responsible for accidents / injury.
- We have a gorgeous pool and hot tub. Guest are allowed to heat hot tub ONLY. The pool is NOT allowed to be heated. There will be a $650 charge for heating pool. Also, our pool equipment is maintained on a regular basis. If something happens or occurs text us immediately. Do not touch pool equipment for any reason. You will be charged for the damage and service charges for tampering with equipment.
- Patio Rules: No glass containers at the pool and guests must conduct themselves appropriately while using the pool area. There will be a large fee for having to get broken glass cleaned up and removed.
- Swim at Your Own Risk
- We reserve the right to inspect the property during your stay as needed. You will be subject to eviction if we see that property has been damaged, tampering of equipment without approval, entering areas of property you have been asked to stay off of.
- Any Pay Per View movie rental/rentals will be deducted from your Damage Deposit.
- There is wildlife in the area and the home is on a working cattle ranch. Renter/Guests must respect nature and livestock and take care to guard themselves and their guests as appropriate. Renter/Guests must acknowledge the presence of various tame and/or untamed and dangerous wildlife that could provide a certain element of danger. Rattlesnakes are also present in the area.
- This is a rental property for guest enjoyment. This is not a storage facility or place of business for renters. We do not allow for deliveries be made to the house without approval ahead of time. We do not allow for gate code to be given out to service people.
- No smoking, use of illegal substances, or drug paraphernalia in the home or on the property. Smoking is only permitted outside. Please dispose of cigarette butts in the smoking containers outside the property in multiple locations. There will be a $1500+ fee for evidence of smoking or illegal substances in home—
- This house has a septic system. PLEASE BE GENTLE. Do not flush any feminine products or non-degradable items down the toilet. In fact, please try and dispose of most paper in the trash can. It really helps keep our system clean!
- INDOOR FURNITURE CAN ONLY BE MOVED WITH APPROVAL AND ASSISTANCE FROM THE OWNER. (It is fine to move patio furniture about.)
- NO PETS We are so sorry, Due to other guests who have allergies, we do not allow pets inside the home.
- Check-in time is 4:00pm, and check-out time is 11:00am. Please be mindful of these times, as the cleaning staff is usually on a very tight schedule. Thanks! If we do not have other bookings we will work with you on earlier or later check outs. Just ask and we’ll let you know.
- We love our guest! We have provided shampoo, conditioner and body wash in large bottles for our guests in order to reduce waste and consumption. Please use and leave for the next guests. We have provided the number of towels based on the reuse at least once. Please hang towels after use.
- We love our property and hope you do to.
We cover all the basic cleaning: Laundry, linens, towels, dusting, wiping everything down, floores ect. If you spill something inside or outside it is your job to clean up. It will stain, become sticky, and cause for a deeper cleaning or replacement charge, costing you more money. If you use a dish, you are responsible for washing it out. If you

is Mid-century Modern gem is very big and spacious it is not fancy but it is very comfortable. The kitchen is large with stainless steel counter tops and ample cupboards. There are 50 inch screens in the rooms and you are more than welcome to watch Netflix or Smart Cast to them as well. The queen is memory foam and king bed in front room is Simmons Beautyrest. The back yard is fenced and there is parking in the front and rear of the house. Available is a coffee maker, grinder and creamer in the fridge to make some fresh coffee in the AM. Recently added water filtration system at the kitchen sink for filtered water for cooking or drinking. Smoking is allowed outside the home.

The house was a step back into the 50s! Loved the decor, especially the old cabinet stereos that still worked! Neighborhood was quiet and we had private parking in the back. Loved it and would stay again. The backyard was very nicely fenced in for our dogs and the front yard was bordered with beautifil trees and the most beautiful St. Augustine grass i have ever seen. The beds were all comfortable and the shower was nice and clean. The kitchen was adequate and we loved the coffee grinder and it was full of fresh coffee beans. That was awesome! We would DEFINITELY love to return."

Enjoy a beautiful tiny house experience in the valley of "Steamboat Mountain" just south of Abilene. Bask in the breath-taking West Texas sky while relaxing on the deck, or take a shady walk under the oaks to one of our limestone benches. This house has a wonderfully cozy sleeping loft, and though it's tiny it has all the amenities you need for a longer stay, including a refrigerator and freezer, washer-dryer, stove, and oven. Space for a campfire under the stars (if there is no burn ban in effect!). Close to the famous Perrini Ranch Steak house, Abilene State Park, and Buffalo Gap Flea Market.
The space is not appropriate for young children as the stairs and loft do not have guards.

Enjoy a meal with homemade pastries at The Gap Cafe, or a steak at the infamous Perini Ranch Steakhouse down the street. The Abilene shopping mall is a mere 18 minutes away.

The cabin is located on a gated and fenced six acre property just outside of Buffalo Gap offering great security to our guests. It’s a quiet country place but only 10 miles from the Mall of Abilene. It’s very close to the Abilene state park, the historic village, Beltway Park Church, Wylie and Jim Ned Schools, and the world famous Perini Steakhouse. It is about 20 minutes from ACU or HSU. The property and surrounding area is great for walks and there is a Dollar General close by.

The space
The cabin has a wonderful front porch for relaxing and taking in the country atmosphere. There is a loft in the bedroom with a queen sized bed along with the queen bed on the main floor. There’s a full kitchen, laundry room, and a comfortable living area. We also have sufficient space for trailer parking and have stock panels available for livestock if that is needed or desired. Water for the animals is available with outdoor watering trough. There is a small additional fee for this feature.

There is a main home on the property along with some outbuildings. The property is available for walking anywhere on it but we would request you not enter any of the outbuildings or the back yard to the main house.

The hallway serves as a mini library for your reading pleasure. Original art by Becky is throughout the guest quarters. The bedroom is spacious with a queen size bed, TV with ROKU and DVD player. Ironing board and iron are provided. The bath has a tub/shower combination. Window AC unit, ceiling fan, electric fireplace and space heaters serve for climate control. Access to a large yard with picnic tables and seating is available on the East side of the property (with full house rental). This space is best suited for 2 adults as it is not set up for children.

The entire cabin is yours! You will walk in to the living area, connected to a dining and kitchen area. In the living room you will find a comfortable leather couch and chair, TV (you can login to anything you have), games and a picnic basket. The kitchen is equipped with the basics for preparing a meal, a sweet coffee area with a Kuerig and matching W8 Christmas Tree Farm coffee cups. There is also a dining table and 2 chairs perfect for playing games or enjoying a meal! Great wifi will also make this an ideal space to knock out a bit of work during your stay. There is a short hallway leading to the full bathroom with tub/shower combo. Past the bathroom is a bedroom with a comfy queen sized bed and wardrobe to store away your belongings.

Out on the patio please enjoy the BBQ grill and propane firepit. Cornhole and horse shoes are located between The Cowboy Cabin and The Lady Cabin.

This room has a Peloton bike, and outdoor jacuzzi. Moreover, enjoy the Abilene State Park amenities and pools, situated across the Highway. There you can explore the trails, fish at the lake, or rent a self service Kayak with just a credit card. All reservation requests will be responded to within the hour.

The Qhapac Suite has its "own private entrance " with entry code access and ample parking. In addition to the microwave and refrigerator in this suite, there is a full size refrigerator and freezer in the Theatre/Coffee Room, kitchenette.

Fishing Regulations at Abilene Lake:
A Texas fishing license is not necessary if you fish from the banks at Abilene Lake, as the lake is owned by Texas State Parks.
Please note that there is a small fee, as the lake is managed by Abilene State Park, which is located only 1 mile from the ranch.

The ranch offers plenty of space to park your boat if you’re interested in bringing your boat to fish at Abilene Lake.

The Dug Out Hideaway is on 10 acres in the country, on the side of a mesa. We have hiking trails through a cedar forest. Wildlife such as deer, fox, racoons, and coyotes could be seen at the feeder near the house.

The space
The 2000 sq.ft. 3-bedroom, 2-bathroom house features an open dining room, full kitchen and living room. The kitchen bar seats 8 and the table seats 4. The master bedroom has a king size bed with futon that folds out to queen size. The guest bedroom has a queen size bed. The Twin bedroom has 2 twin size beds. Living room has both couch and love seat that folds down into a double and twin bed. A couch in the dining area also folds down into a queen size bed. If everyone doubles up in the king and queen size beds the house can sleep 11, but only 10 are allowed to stay overnight.
We have a propane grill on the back patio and a mesquite log grill at the fire pit to cook those mouthwatering steaks.
Fiber optic WiFi with a smart TV that has all the available TV apps. Just use your own login.
Living room has worry free electric fireplace with heater.
Air mattress is available for an extra $10 per night.
Guests can hike on all trails around the house.
For those of you that need to check in at work, we have a small desk in master bedroom.

The property is not completely fenced in. The south property boundary is at the base of the limestone wall on top of the mountain. We cannot go to the top of the mountain, but very close to it. The Guidebook has the property boundaries shown.
The property is not wheelchair accessible. Please don’t book if wheelchairs are necessary.

Two cabins located 100 yards apart make this space the perfect getaway for 2 couples or multigenerational families traveling together. Each cabin has a private bedroom and bathroom allowing for 2 people in each cabin to comfortably stay. "The Cowboy" cabin and "The Lady" cabin are each curated with relaxation, great views, and a unique experience on a Christmas Tree Farm in mind!

The space
BOTH cabins are yours! 2 Cabins located 100 yards apart on a Christmas Tree Farm! In each cabin you will walk in to the living area, connected to a dining and kitchen area. In the living room you will find a comfortable couch and chair, TV, and games. The kitchen is equipped with the basics for preparing a meal, a sweet coffee area with a Kuerig and matching W8 Christmas Tree Farm coffee cups. There is also a dining table and 2 chairs perfect for playing games or enjoying a meal! Great wifi will also make this an ideal space to knock out a bit of work during your stay. There is a short hallway leading to the full bathroom with tub/shower combo. Past the bathroom is a bedroom with a comfy queen sized bed and wardrobe to store away your belongings.

Out on the patio of each cabin please enjoy the BBQ grill and propane firepit. Cornhole and horse shoes are located between the 2 cabins you have rented, "The Cowboy" Cabin and "The Lady" Cabin.

This would be the ideal set up for 2 couples traveling together wanting to be able to enjoy their privacy but also come together for meals/games/etc.

***The 2 cabins are NOT connected, this would NOT be an ideal set up for families traveling with young children. The 2nd bedroom is located in the 2nd cabin***

Guest access
Guest have access to BOTH cabins and everything in-between and near the cabins. You are also welcome to explore the path around the trees. Please be respectful of the 2 private residences located on this 198 acre property and do not explore too close to those houses.

The space
Guests will have the entire home and property to themselves. There are several walking trails throughout the junipers on the property. Please use caution while walking the trails and property. This is the country with wildlife, including snakes. We are not responsible if you are injured on the property. Covered parking is in the rear with keyless entry rear door. Door code is sent 2 days prior to arrival.

PLEASE NOTE. 2 OF THE 3 BEDROOMS ARE UPSTAIRS. The stairs are steep and we have a child gate at the top and bottom of the stairs.

Our home is in the country. With that being said, there are animals and wildlife out here. You must always be careful when walking the property and we are not responsible for accidents.
We have multiple trails on the property. You are allowed to walk them and enjoy them, again, there is wildlife, so always be alert.
The house, its yards and the trails are available. The large shop, the large barn and small barn close to the house are off limits.
Trampoline is not available for use, we are not responsible if you were injured on the trampoline.

Guests are sure to enjoy a memorable visit in this historic, 4 bedroom/2 bath guesthouse. It is just a few miles south of Abilene in beautiful tree-filled Buffalo Gap, near the Abilene State Park and Lake and the renowned Perini Ranch Steakhouse. Guests can enjoy an afternoon of deer-watching among the oak trees, exploring the park, shopping or joining cultural activities in Abilene. Plus, it's right across the street from the famous Buffalo Gap Historic Village, which is a must-see!

The space
Built in 1829, this house has been lovingly restored to showcase it original wooden floors, high ceilings, and old-style furniture. It is the oldest house in Taylor County still in its original location, but features the most modern of amenities. It is catercorner from the Buffalo Gap Historic Village, a delightful compilation of actual West Texas homes and buildings from the 1870s to the 1920s. The building sits on a quiet street backing up to open fields where deer and other wildlife abound.

The downstairs is fully accessible. It includes all living/dining/kitchen facilities, plus one king bedroom and a full bathroom. The other three bedrooms are upstairs. There is plenty of onsite free parking for your whole party to enjoy.

Other things to note
The Historic Village is open Tues-Sat, 10 am - 5 pm, so plan your trip to visit it. Be sure to check the days/hours of area restaurants online as they change from time-to-time. The famous Buffalo Gap Flea Market is the third weekend of each month, rain or shine. You're sure to find a treasure or two there.
