- "This property had very nice pictures. Upon arriving it was decent. The pictures were a bit deceiving. The master bedroom bed was very unstable. The dryer button to start it was broken but maintenance was quick to come fix it. Once we used the dryer we noticed the clothes weren’t drying at all. This was very inconvenient as we were washing clothes for our trip home. The outlet in the bathroom didn’t work at all. For the amount we paid I thought it would have been a tad bit better. "

Q: What if I don't know how long I'll need to stay? Do I have to book the whole stay now?

A: No worries! Just book your first 30 nights for starters, then send us a message. We'll place a courtesy hold as far out as you want so that you have the option to extend if needed. All we ask is that you give us 2 weeks' notice when you're ready to move out.

Q: I didn't think modern apartment communities allowed subleasing/short-term rentals. Do you have permission to rent this apartment to temporary guests like me?

A: Great question! You're right - most apartment communities do not allow short-term rentals or subleasing. Some hosts try to do it anyway in secret, which can end up being awkward for everyone. Thankfully, you can relax and make yourself at home with us because have an actual contract (and a great relationship) with the apartment community. :)

Q: What if my plans change and I need to shorten my stay/change my dates?

A: We are happy to be flexible. Just let us know what you need! The only thing we can't do is allow stays shorter than 30 nights. Once you move in, that's the minimum. After that, we are happy to shorten your stay with just 2 weeks' notice and provide a refund for unused nights beyond the 2-week mark.

Q: I found a few other furnished rentals that are cheaper. Why should I spend more to book with you?

A: You might find the occasional miracle out there, but most of the time, you get what you pay for. We go above and beyond to impress our guests - from our obsessive cleaning practices to the quality of our bedding to the speed of our responses when you have a question. We strive to keep our rates reasonable, but ultimately, it costs money to provide quality.

Rare spacious private riverview home located in the HEART OF DUBLIN

PLEASE NOTE: We have lived in this private ~100 year old forested river cottage for many years, and want to share some issues you may experience:

- Wildlife exists on the property. Raccoons, insects/bees, deer, etc
- raccoons may get into the trash or roof
- insects/bees can for nests around the property
- poison ivy is present when walking to the river
- House uses well water
- Basement that holds washer/dryer is unfinished (locked during short-term stays)
- steps leading to front door do not meet height codes, may be difficult to climb for anyone with walking disabilities

A new, good water softener system would clear this right up as this house has well water. Plumbing was sensitive, we had a lot of clogged toilets/drains, as much as we would try to double flush. This comes with older homes. Upstairs the windows are old and the screens are not well fitted so bugs would easily get in. We shut the windows to help, but the AC window units are not properly sealed. At night when our lights were on in the bedrooms an excessive amount of flies/bugs would come into our rooms. This house can use a very good cleaning, get the water situation cleared up, tend to the plumbing issues and this owner could be making bank by having a awesome home in Dublin. All this being said the owner was EXTREMELY responsive and helped with what he could at the time. If our stay was short I could have dealt with these problems."

This apartment is situated within a beautiful community called The Kensington At Riggins Run that just opened in early 2023. We have a contract with them allowing us to operate this apartment as a furnished rental. The community is modern, clean, and upscale. It's located in a quiet part of the Dublin/Hilliard area; one of the most desirable suburbs of Columbus. You'll love being just a few minutes from all the shopping and dining options of Bridge Park and all the other attractions of this area. Commuting from here to any other part of Columbus is easy thanks to our proximity to the I-270 outer belt.

You'll have exclusive access to the entire apartment during your stay. After booking, you'll receive full check-in details - including your code for the apartment door keypad (we change the code for every guest). Arriving at the apartment is easy. Your GPS should take you straight to it. When you arrive, you can park in any of the open spots directly along our building. There always seems to be ample parking available. Once inside, you'll also find physical apartment keys on the kitchen counter which you can use as backup.

Open your door and enter into a beautiful open-concept living area with lots of windows and natural light. In front of you is a spacious kitchen, living room, and dining area with plenty of seating. Off the kitchen is a small laundry room with washer/dryer. The patio can be accessed via sliding glass doors off the living room and features two comfortable patio chairs and a small table. The master bedroom has a nice walk-in closet and an en-suite full bath. The second bedroom is at the end of the hallway (to your left when you enter the apartment) and features a nice walk-in closet as well. The second full bathroom is down the hall before you reach the second bedroom.

This apartment is located in a 100% smoke-free community, so please note that no smoking of any kind is allowed anywhere…including our private patio, building breezeways, parking lots, etc.

You're welcome to bring up to 2 dogs or cats. Max weight = 25 lbs. No commonly-restricted breeds please. A copy of a recent vet records will be required for dogs, as well as an additional $10/night pet fee for any pets.

Both bedrooms are located upstairs and offer a restful place to recharge, while the main floor includes a functional kitchen, a half bath, and a relaxed living area. It also has a den with desk space if you need a quiet place to get some work done.

Q: What if I don't know how long I'll need to stay? Do I have to commit to the whole stay upfront in order to make sure nobody else books nights I might need?

A: No worries! We specialize in flexible stays and are happy to provide extra flexibility above/beyond the platform's policies. Just book your first 30 nights for starters, then send us a message. We'll block our calendar as far out as you want so that you have the option to extend if needed. All we ask is that you give us 2 weeks' notice when you're ready to move out so we have time to find another guest.

Q: What if my plans change after booking and I end up needing to shorten my stay/change my dates?

A: No problem. Just let us know what you need! Once you move in, 30 nights is the minimum stay. Otherwise, we'll be happy to shorten your stay any time with just 2 weeks' notice and won't be responsible for paying for any nights beyond that. Terms apply.

Additional space on the top floor includes a living room, dining room with seating for 8, and the newly remodeled kitchen. A lower level boasts a second TV, lounging area and the foosball and game area. A laundry room is also available for use and is located on the lower level, and the exterior offers a back deck and yard with seating, fire pit, and a gas grill.

The home offers a garage which functions with the My Q app, so you will have access to come and go as you please. The driveway offers additional parking spaces, as well as the street.

When we visited the home, we fell in love with the open layout and the sheer space it had to offer for our family. As our family grew, we moved and wanted to keep it with us due to our attachment and memories created.

We wanted others to experience the same which is when we listed it as a rental.

A 2 Story home that is ideal for a weekend getaway, short term sojourn or even a long term stay in a calm and quiet neighborhood . It has numerous trails for the fitness enthusiast, unique food places for the food Junkie, Premier Sporting Destinations for the sports aficionado, Nearby hospitals for trace nurses and much more.

This place is located minutes from Bridge Park Area, North Market , Old Dublin, Columbus Zoo, Zoombezi Bay, Hayden Falls to name a few.

Inside on the left of entry door, you will find a newly carpeted living and dining space with a Ashley Arlis Gray Sofa and a Loveseat, 60" Aldridge Gray Oak TV Stand a 50” Onn TV, a Harlow 6-Piece Padded Dining Set with Bench decorated with runner. On the right side of the entry door upon entering, you will find a walk in closet and a powder room.

As you look from the dining space, you will also see a pristine tile floored kitchen stocked with utensils and vessels ranging from pans and pots to coffee station to a milk frother, of course, along with the basics like a Stainless Steel 3 door Maytag Fridge, GE Microwave top Maytag Electric Oven and a GE Dishwasher.

The kitchenette has been redefined into a lounge space with a premier gray leather recliner love seat to have a relaxing beverage or just enjoy the backyard. The last livable space in the first floor is a wood floored fire place room with another Ashely Arlis Gray 3 seater to rejuvenate.

The basement is fully finished and carpeted 2 compartment area with a ton of space for kids to play. It also has the ironing table with a black and decker steaming iron. The washer, dryer are in the semi finished part of the basement.

The 2nd storey has 4 bedrooms with king bed in the wood floored master and queen beds in the remaining 3. Master also has an attached bathroom with a double closet door.

All in all, there is enough space for seating, luggage and recreation.

Guests can access all main level, upper level rooms and Laundry room in the basement. Other basement areas are restricted. In the backyard, deck and areas with grass can be accessed. Areas covered with mulch, garden beds, trampoline, fire pit and shed are not to be accessed.

- Wildlife exists on the property. Raccoons, insects/bees, deer, etc
- raccoons may get into the trash or roof
- insects/bees can form nests around the property
- poison ivy is present when walking to the river
- House uses well water, which may have an unusual smell to guests who are unfamiliar (this includes showering and laundry)
- Basement that holds washer/dryer is unfinished and dirty (typically locked during short-term stays)
- There are some issues with insulation. The upstairs can get warmer than downstairs in the summer, we have 2 window units to help this
- steps leading to front door do not meet height codes, may be difficult to climb for anyone with walking disabilities

As you approach this home you will enter the courtyard where you’ll find a private garden full of perennials, roses, herbs, grapevines, and even a couple of tomato plants. Just over the view of the fountain you’ll find a shaded pergola with a sitting area and small bar for preparing evening cocktails. Entering the front door, you’ll find a massive open living space that is the hub of the home, the area lends itself well for convivial, conversation. The dining room easily seats six, there are formal dishes in the sideboard for entertaining. The living room features a 110-inch sofa, two oversized chairs, and two occasional chairs that can be brought to the conversation area along with a 60-inch TV over the fireplace. Guest access
You can access the home anytime after 4 PM by using the Keyless Keypad to enter with your unique code that is sent 3 days prior to arrival. We ask that you respect our home and the quiet hours of the community.

We do our best to accommodate early check-ins or late checkouts when possible. These are subject to availability and scheduling; if available, we charge $20 per hour.

If you're interested in either option, please reach out the night before check-in and or the night before check out so we can check the calendar and get back to you quickly, as we do have.

-No pets are allowed unless explicitly approved before booking or listed on their channel manager.
-Unauthorized pets will result in a $300 additional cleaning fee.
-Or, if pet-friendly: Well-behaved pets are welcome! $150 PER pet applies per dog or cat, with a max of 2 dogs or cats allowed ($75 refundable per pet after cleaners have reported issues after checkout).
-Pets must be leashed outdoors and not left unattended inside unless crated.
**Emotional support animals are accepted in the state of Ohio. Please just provide documentation after completing this form and there will be no charge.**

UTILITY/ENERGY POLICY
-Please turn off lights, set the AC/heat to 70-72, and turn off any electronics when not in use or when you leave the home. This helps protect the environment (and our owner's utility bill).

WEATHER/STORM POLICY
-We’re not responsible for weather-related outages, road conditions, or delays. If the weather may impact your travel or stay, please plan accordingly and secure travel insurance.

EMERGENCY MAINTENANCE POLICY

The studio apartment was built in 2018 and has all the amenities, including a full kitchen and bath, as you prepare to enjoy a day of fun or to unwind after a full day of walking around the festival. You are welcome to enjoy the property's pool, hot tub, firepit, and patio.
