Also there is a very nice park at the end of the street with a creek, new playground equipment, and lots of walking areas and green space for playing and picnic tables.
• You will have exclusive access to the house for you and ONLY your group with: multiple sleeping areas including the aforementioned private sleeping spaces (3 Bedrooms and a RecRoom as 4th bedroom, all with doors that lock, closets/hanging space, empty drawers for unpacking); 2 full bathrooms inside with tub/shower combinations, and 3rd bathroom consisting of a WC toilet room off the back patio, AND private “al fresco” outside shower with hot and cold water; exclusive private backyard paradise with pool, fire pit, grills and comfy deep seating patio furniture.
• The only area blocked off would be the owners private storage room which will be locked off and unoccupied during your visit. Certain closets and cabinets are labeled "Private" and have personal items not for guest use.

Pool is open all year and provides all year resort like atmosphere but it is not heated so optimal enjoyable swimming is from May through October. Large Hot Tub open and heated!

Checkout details:
10am is the regular time for checkout. The time can be flexible depending on calendar & scheduling!

The basic Cleaning Fee charged covers the professional deep cleaning of floors and bathrooms after check-out as well as laundering of all bed linens and towels—guests do not need to do any post-usage deep clean up. However, there are a few quick things required of all guests before checkout (to avoid additional discretionary cleaning charges) as follows like garbage out and dishes cleaned. (details and brief checklist sent in prearrival email with check-in details.)

The house is accessible by keyless entry 24-hour access—there are no keys to lose or leave behind. You and your group have 24/7 exclusive private access to the house with the private backyard; fully fenced pool and patio areas.

We understand accidental damages sometimes occurs but the good news is you’re covered by a Damage Protection Policy included with every reservation! Please be sure to accurately, promptly, and responsibly report any damages incurred during your stay. You paid a Damage Protection Fee which covers 100% up to $3000 or $5000 (depending on the coverage secured) of all accidental damages with zero deductible and does not go on any public insurance records against you in any way. Hosts file the claim, which you verify happened, and the costs of repairs and replacements are sent directly to the Host.

POLICIES --

- Children under 12 must be accompanied by an adult to access the safety fenced pool area and caution taken for all guests as pool is from 3 to 8 feet deep. No running and no diving permitted.
- When nights are colder outside than inside house temps than the optimum threshold the AC system can account for, it can throw an AC out of whack including freezing up the coils, therefore the House has a smart thermostat that can automatically get ahead of the problem by shutting down the AC compressor when outside temperatures get pleasantly cool. If this happens no worries, the house's bedroom and living room windows have screens and you can open them to let in the fresh cool air inside. There are also ceiling fans throughout the house to keep air circulating. Guests have limited access to the house HVAC smart thermostat just to adjust temps within a preset range.

Upon request, Hot Tub can be preheated with 24 hour advance notice. For last minute same-day reservations, heating of Hot Tub can be delayed 12 hours or more, unless already heated (ask Hosts).

House on one floor but is not wheelchair accessible. Also Note for mobility impaired guests is that the interior floor changes levels by 1 to 8 inches at pretty much every room change. It’s fun/weird/quirky if you're not mobility impaired. All level changes are marked with white painted strips. Watch your step.

Also note: Pool and patio is on two levels and there are 5-6 steps up to the deck, pool area and upper patio areas. Hot tub, Grills, and Fire Pit are located on the lower patio area.

Noise and Respecting Neighbors. We ask that you please do not use blaring loud music anytime outside. No DJ and no loud bass anytime outside. And at night after sunset, no music outside at all please (inside with closed windows and doors music at respectable levels is of course okay). You may enjoy being outside all night of course but for quiet enjoyment, swimming, socializing and meditation. We have a peaceful tropics-like neighborhood microclimate with great neighbors but who also like the sounds of nature after sunset, like tree frogs chirps, crickets, songbirds, and cicadas. One neighbor with small children who go to bed early is especially sensitive about night noise. Thank you for your cooperation and respecting our neighbors.

Last minute, same day reservations may require a 90 minute wait for check in! Ask hosts if house is ready. Also note that last minute, same day reservations may have to wait for Hot Tub to heat up (can take 24 hours to heat up completely in cool weather, and is preheated upon request for confirmed reservations at least one full day in advance.)

Home is located nearby interstate I-20 for quick and easy access to all Dallas, Arlington and surrounding area and attractions. Inside is very quiet with high quality insulation and double and triple pane windows, but the gentle hum of the freeway can be heard outside like white noise but isn’t disturbing to most people and the many sounds of nature (birds, crickets, cicadas, invisible tree frogs at night) tends to dominate.

We understand accidental damages sometimes occur but the good news is you’re covered by a Damage Protection Policy included with every reservation! Please be sure to accurately, promptly, and responsibly report any damages incurred during your stay. You paid a Damage Protection Fee which covers 100% up to $3000 or $5000 (depending on the coverage secured) of all accidental damages with zero deductible and does not go on any public insurance records against you in any way. Hosts file the claim, which you verify happened, and the costs of repairs and replacements are sent directly to the Host.

Someone (whether that is me or someone I hire) will be coming to the house once a month to clean the common areas, but you are expected to maintain your own room, the kitchen and bathroom for the duration of your stay. Rule of thumb – if you make a mess, clean it up. Use a dish, wash it and put it away. If you leave it out to dry, remember to put it away again later. Don’t let things stack up for others to take care of. If you use the dishwasher, that is fine, but you guys have to find a system that will work for everyone if the dishwasher is being used. Don’t let just one person put all the dishes away every time – share the load! Trash days are on Monday and Thursday mornings – every week, someone in the house will need to take the trash bags out to the back alley. So if you see it hasn’t been done yet, please do it!

We've been Airbnb hosts for about six years now and have loved the experience so much that we decided to design and build a home with guests in mind. This cozy prívate bedroom with tile floors is so comfortable! Room has a great-for-sleeping full-size memory foam bed with luxury cool gel topper. And there's also a separate twin size bed. This private room has a very comfortable full-size bed, and an additional twin size bed. Base rate starts at one person, then it’s $18 for each additional person per night sharing the same room. Upon request for additional guests, an extra twin floor mattress can be added. Room will accommodate one, two, or three guests (extra charges will apply for guests #2 and #3).

You have a chest of drawers, closet, in-room Flatscreen HDTV capturing 60+ local channels, WiFi. Room has a ceiling fan and is part of the central heat and air conditioning. You will be able to share the common areas with homeowners and other guests in other rooms that may be present.

You will have shared access to the dining and living areas with WB fireplace (winter), leather furniture, and a backyard paradise with a pool and outdoor sitting areas, huge mature shade trees, flowers in spring and summer and an herb garden.

We have more bedrooms available to rent as well if you have more people visiting or you can rent the entire house if needed for your group - $ to be negotiated.

You will have access to the large swimming pool in our backyard paradise with plants, and huge mature shade trees with outdoor shower and half bathroom. You may lounge in the living room. A shared nicely equipped kitchenette and guest refrigerator is available for your use at no extra charge and includes a toaster oven, Wolfgang Puck Bistro for sandwiches, one burner stove top, utensils and small sink. The only areas off limits will be the main kitchen, home office area, other guest rooms not rented by you, and the owners master bedroom suite of the house, which is on the same wing of the house as your room.

During your stay
We will respect your privacy. During waking hours, you may hit a button on the intercom in your room to contact us, or text/call if you need something. You will have light breakfast items available (included in the price) and if you would like we can visit with you at that time. And we may be sharing the pool area (or fireplace in the winter) for recreation time and can talk if you want. In other words, it is your call how much interaction you want. We are also busy active professionals and may not be available to interact too much anyway depending on our schedule. If we arrange to share dinner or grill out in the backyard, typically we would do the cooking and ask you to share in the expense (to be determined).

Other things to note
Full disclosure on the number of people. Rate based on one person. Extra charges of $18 per person per night apply and must be paid in advance. Doing laundry? $3 cash per load to wash and dry and includes laundry detergent and dryer softener sheets. No food permitted in the bedrooms - all meals and snacks should be enjoyed in the common dining areas of the home.

NOTE: Your safety matters. This property features exterior security surveillance cameras. These devices are monitored and recording video and audio activity for your safety, but should not infringe on your privacy as there are no cameras in any inside private areas and no cameras in outside private patio areas.

This is a private upstairs living quarter, located in a beautiful quiet neighborhood, with private entrance in rear and self check in. Located only minutes from Downtown Dallas and less than 10 minutes from the Potters House. The room has two queen size beds, desk, television w/cable and WiFi. Room has a mini fridge, microwave, toaster and keurig coffee maker, crock pot and electric skillet. Printer is available for less than 10 sheets at $1 per page. No smoking on property and no pets allowed.

The space
Although attached to the main house, you have a private entrance. Self check in is available through a lock box on the door. The room is secure with an extra night latch on the door. There is a walking trail right behind the house. There are also outdoor cameras on every corner of the house and at the entry door.

Our counter tops are beautiful but a little sensitive to absorbing liquids quickly so we ask that you whipe up any spills or water splashes as soon as they happen so it doesn't absorb into the wood. Especially around the sink. We have a table cloth near the sink that we use to whipe up splashes that occurred while we washed dishes. Please use it and the coasters in the livingroom when needed! The space
Bedroom 1:
2 beds... 1 full size bed with extra drawer space and 1 twin size bed with a twin trundle bed underneath the twin.

Bedroom 2:
1 full size bed with a twin size trundle bed underneath the full, night stand, and dresser to accommodate long stays.

Bedroom 3:
Queen bed with private bath, dresser, TV, and private bath. Closet will not be available in this room but we have a clothing rack to hang clothed and plenty of dresser space available.

Rooms may be rearranged to accommodate for when parties need more than 3 beds, particularly not laying down the rugs that would have to be moved when using the trundles

Guest access
Guest will have access to the 3 rooms, 2 bathrooms, 2 bedroom closets, 1 hall closet, kitchen, living room, dinning room, backyard areas (including swimming pool, changing room/shower, pool basketball hoop, and regular hoop located on the side of the house).

There is 2 driveway parking spots available as well as parking for 2 (maybe 3 if they're smaller sedans) additional cars in front of the house (please don't park within 10 feet of the mailbox). We want to be considerate of our neighbors so please do not bring more than 5 cars. With 8 people occupancy this shouldn't be too much of a problem.

3rd room has a locked closet with some personal belongings which we use when we are in town and not renting out our house so this closet, the hallway closet with a lock, and garage are monitored and off limits.

Other things to note
For those staying longer than 5 weeks, we have regular monthly cleanings which include the cleaning of all common area surfaces, sweeping, mopping, vacuuming, but does not include dishes or changing bedding/linins or making the beds. Cleanings will happen at around the 3-4 week mark if you book for MORE THAN 5 weeks (this includes extensions) and we will reach out to arrange any during-booking cleanings. Picture ID/background check may be required from booking guest if there are no prior reviews/for long term stays. Pool closed nov-march.

1 - Booking Reservation Request Reviews: All instant booking reservations are subject to a 48 hour Host review. Same day reservations may be subject to a later check-in time - ask Hosts. 2 - Full Disclosure Policy: on the number of people on the property with video verification by property access (Exterior only security cameras). Tell hosts how many people sleeping over and how many visitors not sleeping over.

3 - Checkout details: Flexible time subject to other guest reservations and Host approval. Basic cleaning fee charged for professional deep clean between every reservation. Straighten up things some. Turn off all lights in whole house , close and lock doors and windows, and push the lock button on front door keypad. Report any damages.
