We didn’t mind it at all! Additional note: There were no spare blankets, so if you split the place with someone and plan to sleep on the couch, I would bring some! Our quaint, beautiful duplex, built in 1924, is a spacious 1,100 square feet. The living area is a roomy and comfortable area to relax, read a book, take a nap, or watch a movie. The master bedroom has a queen size bed and mattress. The second bedroom has a twin day bed. The kitchen is fully equipped for your cooking convenience. A washer and dryer is available as well. GETTING AROUND :: Public transit is less than a block away and it will bring you to our light rail mass transit, DART – which is less than one mile away. DART will deliver you to extensive areas of the city, including DFW airport. The neighborhood is very walkable. Two and a half miles to the east is our town lake, White Rock Lake, which has eleven miles of bike and walk paths . Also nearby is Katy Trail, a 3.5 mile long walking trail.

ABOUT PARKING :: Parking on the street is usually open during the day, but gets competitive in the evenings and on weekends. It's a Resident Only Parking district Wednesday thru Saturday, so a parking tag is needed. We keep one on hand for guests that we will loan to you while you're staying with us.

**Waiver of Liability**

Please read this waiver carefully before proceeding up or down the steep staircase to and from the 4th floor and booking your stay. By proceeding, you acknowledge and accept the risks involved and agree to release and hold harmless the property owner, its agents, and any affiliated parties from any and all liabilities or claims arising from your use of the staircase.

1. Risks and Recommendations: The staircase leading to and from the 4th floor is steep and may pose a challenge, particularly for elderly guests. It is strongly recommended that elderly guests refrain from attempting to ascend or descend the staircase. The property owner advises caution and suggests seeking alternative means of access.

2. Assumption of Risk: By choosing to climb the staircase, you assume all risks associated with your decision, including but not limited to slips, falls, and injuries. You understand and accept that the property owner and its agents cannot guarantee your safety while using the staircase.

3. Release and Indemnification: In consideration of being allowed to use the staircase, you hereby release, waive, discharge, and covenant not to sue the property owner, its agents, and any affiliated parties from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, or injury that may occur while using the staircase.

4. Responsibility: You acknowledge that you are solely responsible for your own well-being and agree to exercise due care and caution while using the staircase. You agree to hold the property owner, its agents, and any affiliated parties harmless from any claims or damages resulting from your failure to do so.

5. Serviceability: If any provision of this waiver is found to be unenforceable or invalid, the remaining provisions shall remain in full force and effect.

By proceeding up or down the staircase, you acknowledge that you have read and understood this waiver of liability and voluntarily assume all risks associated with its use.

- "Our 3-night stay at this beautiful & spacious townhome was fantastic! Check in was easy & the host was very prompt w all communication. Townhome is spacious - all furniture is extra comfortable, windows provide great lighting during the day & ample lighting in all rooms at night – extremely clean, décor is tasteful & pleasing - pictures on web site are accurate. Kitchen equipped w all appliances, dishes, glasses & utensils - even a variety of snacks, coffee & tea. We didn’t need the washer/dryer, but they’re conveniently located on bedroom level. Two full baths are very roomy - large showers w rain shower & handheld shower head - host provided blow dryer, hand soap, shampoo, conditioner, body wash & plenty of towels. There are 3 half baths – one each on garage level, kitchen level & rooftop level. Both bedrooms are large with walk in closets & beds are super comfy. Great bonus to have a garage to park our car! We didn’t get to use the rooftop as the weather didn’t cooperate, but it’s a large space w lots of seating & a fire feature. Location is great – walkable to shops, restaurants & Trader Joe’s. On our second day we noticed that the ice machine & water in the fridge had stopped working – it wasn’t a big deal at all, but we notified the host & he brought us a case of bottled water & a bag of ice even after we told him it wasn’t necessary. Truly, a gracious host & a fabulous place to stay! The next time we travel to Big-D we hope this wonderful townhome will be available!"

Had one small issue with the hot water, but it was taken care of immediately! close to shops and a CVS. Both bedrooms have bathrooms as well. It was close to all shopping and restaurants, a grocery store is about a mile away as well! - "Great location and property. Lots of restaurants, coffee shops, etc. within walking distance. Unit was well stocked with thoughtful touches. There is some traffic noise from the street, but there was a white noise machine in the bedroom to drown out the noise. Bed was comfortable. Overall, I had a great stay and would book again."

- "Dont judge a book by its cover. Gated parking and gated entrance. Assigned parking was great! Nice courtyard with astroturf and a grill. Unit was well decorated - loved the Star Wars theme. Basic accessories in kitchen. Clean appliances, floors and windows. Had an issue with the digital lock and maintenance was on site and helping us within 10 minutes. Great communication from property mgmt company. Would rent this location or another from them again. "

- "We came to Dallas for an extended weekend to visit family. This property was perfect for our family of 5 (mom, dad, 3 kids). It was impeccably clean, modern, and aesthetically pleasing. The beds were super comfortable, kitchen had the essentials (including a Nespresso machine WITH pods), and the washer/dryer made coming home a breeze (no laundry!). There were 2 full bathrooms and 3 half. They were all stocked with soap, shampoo, conditioner, as well as plenty of towels. It was cold when we were there, so unfortunately we couldn’t really enjoy the gorgeous roof deck - but it would be amazing in better weather!The location is steps from Greenville Ave with a bunch of cute coffee shops and restaurants. Trader Joe’s was less than a 5 minute walk. We were about a 10-15 min drive from downtown. Can’t beat it!"

My house is in a Conservation Area known as the "M Streets." It is located within walking distance of SMU & Greenville Avenue. Especially good for business travelers as I am close to major highways and have a good space to work in. Dallas Convention Center is 10 minutes away. Close to lots of restaurants, nightlife and SHOPPING (Northpark & Galleria Malls). The neighborhood is known for being cool, charming, eclectic and also very safe.

The space
One large room with queen sized bed, plus air mattress is also available when needed. Hard wood floors. Large writing desk in room. The mattress is very comfortable - and I always use high quality sheets. Lots of windows in the room. Big closet. Please let me know in advance if you'll be needing the air mattress so I can have it ready for you upon your arrival.

You'll have your bedroom, private bath, a few paces down the hall. No one will be using the bathroom except you; however from time to time I have to access some items I store in there, as my personal bathroom has no storage space. You will also have some access to the kitchen. What that means is, you may put things in the fridge, or reheat something you've bought and eat it here, but I don't prefer for guests to 'cook' in the kitchen. But there will always be coffee/tea in the morning! Back yard is also available to you to hang out in when the weather is nice!

During your stay

Additionally, I am a Dallas native, so I know Dallas extremely well. Anything you need to know or any need recommendations on, I can usually provide.

I am very close to the Katy Trail, which is great for a jog or a walk - about 3 blocks away. According to their website, "The trail consists of a 12-foot-wide (3.7 m) concrete path for pedestrians and cyclists that runs 3.5 miles (5.6 km) from the American Airlines Center in Victory Park to Mockingbird Station near Southern Methodist University. Next to the concrete path, a parallel soft recycled-rubber track is built for runners."

The space

The space
Private apartment with bedroom, bathroom, living, dining and kitchen. There is a free, shared, laundry room on the second floor.

Guest access
Guests will enter the building through a shared door and main hallway. Four apartments are on each floor, with interior access, stairs and laundry room. Trash and recycling receptacles are at the back of the property.

The laundry room is located in the second floor. Washer and dryer access is free for all guests in the building and is a first-come, first-served basis.

Other things to note
Sheets, comforter and additional pillows for the sleeper sofa are located in the living room closet.

Games, puzzles, etc. are located in the dining room bookcase.

If staying long term, the trash bins are located in the gated lot at the rear of the property. Grey bins are for trash, blue bins are for recycling. Trash day is Friday, carts are moved to the front Thursday night for your convenience.
