So cozy and charming. A very large bedroom with king size bed and a view of the bay, a fabulous bathroom and double shower. A private patio with great lighting under the pergola. This year we have added an outdoor kitchen. You’ll have an area under a roof to cook and sit having a meal. Kitchen is open for summer till late fall. Plus unit comes complete with great internet, coffee maker, toaster, mini fridge, and microwave.You will be delighted to find home made breakfast treats upon your arrival. Only minutes to Portsmouth, University of New Hampshire, Kittery Maine and the outlet shopping. NH and Maine beaches. Enjoy the outdoor hot shower and use of kayaks. The noise is not disruptive but could be for a light sleeper. INTERIOR DETAILS: The camper has updated plumbing, electric and fresh paint. It has a dining nook, full-size bed, toilet, and mini kitchen. The full-size bed easily converts to a couch while the dining nook easily converts to a twin bed. So if you are 2 travelers who are single or 2 friends, it may be tight but you have 2 sleeping options! The kitchenette has a sink, toaster oven, mini fridge, coffee maker and the essentials for a home-base retreat. The outside grill is great for a burger or whipping up breakfast over a cast iron pan.

The condo is one side of a duplex in a residential neighborhood. There are NO parties allowed since it is a shared space. For every additional guest who stays at the condo (in addition to the number of guests on the reservation), there is a $100 per guest fee.

We have a front porch with chairs as well as a backyard with grill and dining table for your entertainment. The outdoor space is shared with the other half of the duplex.

All bedrooms are upstairs which require stairs.

Pets are allowed for an additional $200 pet fee as we deep clean after each pet stays with us.

We do have cameras outside for insurance and security purposes.

The condo has 2 dedicated parking spots directly in front of the unit as well as additional free street parking as needed.

However, it turned out to be on the 3rd floor, up 28 steps, and it was pretty hot. That might be something that the host may want to mention in the description (or maybe I missed it) in the event that older people or people with a disability or even on crutches might not be able to manage. Also, if people are traveling with pets, that could be an issue for some older animals. However, the unit itself is adorable. Loved the offering of teas and coffees, and if you want to cook there was a great selection of dishes, utensils and pans. I found the bed extremely comfortable. The place was immaculate. I accidently locked myself out early one AM and the property manager arrived with a key within 40 minutes. I was very grateful. The location was quiet and in great walking distance to everything in downtown Dover. Would recommend."

- "Comfortable family home with everything we needed for a long weekend. The beds were comfortable and the living space was cozy. Toys for the kids were a welcome bonus. The basement provides an extra space for kids to play or for adults to escape to. Communication with the hosts was excellent- very fast responses to questions and they were very accommodating of our requests. To access it, you do have to climb some stairs, some steep. The space
Our modern farmhouse sits on a large piece of property with fruit trees and lush grass for kicking around a soccer ball, playing corn hole and enjoying the sun while you grill on the deck. There’s also a fire pit area just off the deck for roasting marshmallows or spending time with friends and family.

Upon entering, you’ll walk directly into our fully equipped chef’s kitchen, complete with everything you’ll need for a great meal and hanging out with friends and family.

For coffee lovers, you’ll find a stocked coffee bar with nespresso pods, an espresso machine and drip coffee.

The kitchen also houses our brand new washer and dryer in case you need it, and there’s a full bathroom with stand up shower as well.

Just off the kitchen is our sunny living room with a 65” Samsung smart TV. Just log into your accounts to watch your favorite streaming platforms.

Also off the kitchen is our beautiful sunroom. It’s a three seasons room with a yoga mat, some free weights, a kettlebell, recovery tools and resistance bands for a light workout. Alternatively, cozy up with a book on the lounge chair or bring your computer and work at the desk surrounded by the natural light from the windows and skylight.

Just past that is our dining room. There is ample seating for six and you could bring some chairs in from the kitchen for even more if you needed.

Nearby there are hiking and mountain biking trails in the hundreds of acres of protected conservation easement land . Take a 10 minute walk to Emery Farm to enjoy coffee, sandwiches, cider donuts, beer & wine, live music and more. 5 minutes from University of New Hampshire. A 10 minute drive gets you to famous Portsmouth, NH. 20 minutes to the beach. 45 minutes to ski mountains. 1.5 hrs to the White Mountains. 1 hr to Portland or Boston.

The home is located in the "Faculty Neighborhood", an easy 10-15 min walk to the UNH campus, and close to downtown, hiking trails, and public transportation. The room is large and bright (windows facing east and south), and provides a comfortable space for resting, relaxing, or working. Guests have access to a semi-private bathroom, as well as to a fully equipped, newly remodeled kitchen, comfortable living and dining room areas, porch with a grill, and large spacious yard with fire pit.

The bedroom is large and bright (windows facing east and south), and set up for relaxing and working. The common living room/kitchen area is comfortably furnished and always available for guests to use. The house is in a quiet neighborhood with little traffic, across the street from a small park. There are nice walking/running trails just a short walk away from the house. Durham is very close to Portsmouth (30 min), Dover (20 min), and Newmarket (10 min). I (the owner) am a faculty member at UNH. Most weeks I am only at the house for 3-4 nights, and out-of-town on weekends. However, I'm always happy to answer questions and I enjoy interacting with guests when schedules allow.

I will not be at the house during May, June, and July 2020.

I am usually at the house for part of the week, but generally work long days and have evening activities, so I likely will not be around all that much. However, I'm always happy to answer questions and enjoy interacting with guests when the timing allows.

No other guests will use the house during May, June, July 2020.

Occasionally I will have other guests staying at the house, who will share the use of the upstairs bathroom and common living areas. These are generally colleagues and/or friends, and are highly respectful and welcoming to other guests.

Enjoy our cozy guest flat on the same 1-acre property as our 1917 home, but with its own entrance, parking, full kitchen and bath. Walking distance to downtown Durham, the Oyster River, and Great Bay, with many hiking trails a short drive away. Take a walk to the historic Mill Pond Dam or to Tideline Public House (food truck park). This efficient space is for 1-2 people, with one queen bed available.

*** OUTHOUSE ONLY *** Guests must be ok with using the open-air outhouse (a pretty neat feature if you ask us!). See picture. The outhouse is oriented in a direction that is completely private so users are unseen.

*** BATHING *** In warm months, we provide a solar shower bag or biodegradable, phosphate-free soap for a quick river rinse (please use sparingly to protect the water). No bathing option in the cooler months (below freezing temps).

*** WOODSTOVE *** The sole heat source is a wood stove. Great operating instructions in the cabin. Easy to use! We will start it a few hours before your arrival to ensure a warm and cozy arrival!

Our cabin is equipped with ample solar powered electricity and foot pump operated water, giving you a true escape with an elevated glamping experience!

No camping allowed (per town code).

Note: Cell service (especially with Verizon) at the cabin is pretty dismal. WiFi can be used at the owners house (while parked in the driveway) if you need to connect but there is no WiFi at the cabin.

RECREATION & ATTRACTIONS:

- Swim, canoe/paddleboard/kayak right from the property. The river is wide and navigable for about 1 hour upstream until you hit a sweet little island and some rapids. Our family's favorite thing to do is to paddle up to the island and get off on land for a picnic lunch. You can also paddle about 15 minutes and get off to walk the conserved nature trail network at Thompson Forest. You can also paddle about 5 minutes down river to the Wiswall Bridge. This is a popular swim hole. You'll likely encounter kids jumping off the bridge and swimming to a nearby rope swing for a thrill. Please do not go near the dam in boats. Adhere to all town postings when around the dam and bridge.

- 7 minutes to downtown Durham & UNH. You must try out the Tideline Food Truck Park! Durham has a network of great conserved walking trails too.
- 5 minutes to charming Newmarket (great food and live music options)

WATERFRONT:
- Refer to house rules for assumption of waterfront risk.
- The property has 4 U.S. Coast Guard approved adult lifejackets available. Guests must bring lifejackets for children.
- Children / infants must be looked after at all times when near or in the water or when using boats.
- Rope swing and rowboat are for owner use only. Do not use.
- It is advised that guests do not go in/on the river between October-May, due to unsafe ice conditions or frigid water temps.

WOOD STOVE: The sole heat source is the wood stove, so please only book if you are comfortable operating it. There is a safety guard for the wood stove and an extinguisher.

LOFT: Use railings when going up and down the ladder. Use the safety gate at the top.

FIRE PIT: Don't leave fire in fire pit unattended. Use provided water bucket to put out fire before going to bed or leaving the property.

INSECTS: There is often a breeze down at the river which generally keeps mosquitoes away but there is bug spray and citronella candles supplied at the cabin. And as is the case in New England states, it is a good idea to do regular tick checks. There is a natural tick repellent supplied at the cabin if you wish to use it.

This historic home used to be a carriage house for the storage of carriages! Now it is an adorable 2 bedroom, 2 bathroom charming house.

The first floor is the kitchen, living room, and bathroom with a shower and laundry. The second floor is 2 bedrooms and a bathroom with a clawfoot tub!.

This house is fondly known as "The Farmhouse" to those in the Friends Forever International (FFI) family. FFI is a 501c3 nonprofit that offer youth leadership programming. We welcome all people! We have hosted people from over 30 different cultures and it is many of their home away from home.

100% of proceeds go towards full scholarships for youth participants. Our mission is to help youth become the best versions of themselves so they can help their community become the best version of itself.

The space
On the first floor, the Farmhouse includes a large kitchen, dining room, living room, reading room, and 1/2 bathroom. On the second floor, there are three bedrooms and two full bathrooms.ake some memories at this unique and family-friendly place.

Additionally, our office building is across the lawn. The lawn is yours to use as you please!

We have a private driveway, with enough space for 3 vehicles. To get to town you will need to drive, but there is a nice walk around our neighborhood.

The space
Recently renovated farm home with high-end finishes and decor.

Upstairs :
3 bedrooms and 2 bathrooms; the primary bedroom has a king bed with a full bath with a soaking tub. The other two bedrooms have queen beds and share a bathroom.

Farm Stand:
Emery Farm Cafe, where you can enjoy a cappuccino, sandwiches, baked goods/apple cider donuts, beer/wine, eggs/milk, a petting barn, oysters, live music, fresh local produce, and goods.

The Land:
130 private acres to make friends with our goats, sheep, rabbits, and chickens; this is the place to connect with nature and enjoy all that New England truly has to offer. And much more! 5-minute walk to the stunning tidal river for a swim at Wagon Hill Farm next door. 10 min drive to Portsmouth.

Guest access
Guests have full access to the house and the surrounding yard. You can also walk one minute to a farmstand, which is stocked with everything you might need, including cappuccino in the morning, fresh produce in season, beer wine, apple cider donuts, ice cream, and more! Wait, there is more; you can also go on hiking and mountain biking trails in the 600+ acres that are part of the farm and protected conservation easement land behind the farm. Wait, there’s even more, you can also walk across the street and have access to a tidal river where you can swim or kayak

Other things to note
We are also very familiar with the arts and entertainment offerings in the seacoast, as well as the best beaches, and the best restaurants. We know many of the people who own these businesses and can be helpful in advising our guests how to maximize their visit.

The space
This is a one of a kind farm house that underwent a total renovation 10 years ago. Enjoy cooking any meal in the professional style kitchen with high end appliances, WOLFF stove, ovens, and oversized refrigerator. The kitchen has three sinks, custom concrete counter tops, expansive oversized windows looking out into the fields and yard. The artwork throughout the home is a collection that blends many styles from Mexico, and Costa Rica, to New England oil paintings and beyond.

We also seasonally have pick your own fruit, with 3 acres of blueberries, as well as our own seasonal road crops of tomatoes, cucumbers, peppers, potatoes, and much more

Other things to note
We do not allow pets, parties, events, or other large gatherings on the property unless approved before booking. The property is for the exclusive use of those renting the property, and anyone beyond those legally renting the property needs to be approved to be on the property in advance by the property owner.
