The hostess made us feel right at home with so many personal accomodations and touches. She set up a changing table and playpen with clean sheets for our 3 month old grandbaby. she had a beautiful arrangement of fresh fruits and light snacks as a welcome, and there were very helpful brochures about local attractions. 4) Check in and out was a breeze! Communication was efficient and directions were very clear and we were able to check in and out without any issue. The whole group will enjoy easy access to everything from this centrally located place. Includes the entire walk-out basement with mountain views, a completely private space with a full bathroom and kitchenette. We are about a five minute drive to Lagoon Amusement Park, or you can easily walk to Station Park and great dining, shopping, cinema, and more. Our location offers easy access to I15 and a short drive to some of the world's greatest ski resorts such as Park City, Alta, and Snowbird.

We have three young children. We also have a sweet seven-year-old golden retriever. We are all good sleepers but we live on the main levels above and you may occasionally hear children making noise or the dog barking during your stay.

To get to the rental space (our walk-out basement) , you walk a short distance through the back yard - we don't yet have a path installed back there so if you're concerned about walking through grass that could be wet or snowy depending on the weather, this may not be the best place for you to stay.

It was way better stocked this year with things we needed like scissors, 2 crock pots, spices and dry ingredients in the pantry. Lots of throw blankets, towels, games, everything you need for a large group with adults and kids. The shuffleboard, ping pong and foosball, massage table and arcade games, hot tub and fire pit are so awesome. Highly recommend doing the Adams Canyon Trail hike - both the long 3 hour hike (take the left fork) and the short 15 min hike (take the right fork). Both lead to waterfalls and it's really cool."

Bedrooms Main Floor: On the main floor of the house we have two bedrooms which can sleep up to six people. There is a one full bathroom with a tub (no shower) on the main floor.

Bedroom Upper Floor: The upper floor has one bedroom (queen bed), with a small alcove and an ensuite Bathroom and Shower. To reach the upper floor you will have to climb narrow and steep stairs. These are the original stairs of the house and have not been modified.

Bathrooms: We have two bathrooms in the house. The main floor has a tub and the upper floor has a shower. Please note: To reach the upper floor you will need climb narrow stairs.

Kitchen: The kitchen has a full stove, fridge, keurig coffee maker, toaster, cups, plates, silverware, and dishwasher. Note: The dishwasher is a high efficiency dishwasher which does take time to wash dishes. We recommend only using it for longer stays.

Alarm: We have a Ring Alarm System at the house which we’ll disarm before you arrive. This is also our Fire, Smoke and CO2 monitors.

Parties: We do not allow any type of party on the property. You will need to limit the number of people to the number booked. If guests are found to have had a party which results in extra cleaning, guests will be responsible for extra cleaning charges billed at $50/hour plus any damage which might have occurred.

Pets: We do not allow pets at this time.

No Smoking or Drug Use: This is a non-smoking property. That includes inside and outdoors of the property. There is a minimum $500 smoking clean-up fee which will need to be paid. We do not allow any type of illegal substances or drugs to be used on-site.

Commercial Activity: We do not allow any type of commercial activity at our without prior written consent, including but not limited to; food trucks, music actives, any feed charged event, commercials, TV or movie production, photography, etc.

Across the street from the Kaysville City Heritage Park and Library. Easy access via to I-15 Freeway. Close to outdoor activities including skiing, 45 mins to Park City, 25 mins to Snow Basin and 25 mins to Salt Lake CIty Airport. Local Bus Route 627 and 470 one block away (5 min walk)

Parking is available for up to 4 cars. Two cars on the curved driveway in front of our home and up to two cars in front of the garage in the back.

Note: Please do not park on the driveway on the side of the house as it is a shared driveway with the Neighboor.
Other things to note
Kaysville City does not allow Street Parking at night between Nov 1 - Apr 30 to allow snow plows to clear the road.

Noise monitor device -"Minut" is installed inside the house which is industry compliant to notify of loud party noise and disturbances. In order to protect privacy this has no camera, no conversations recorded, no data loopholes.

- "Very lovely property! Beautiful grounds, tasteful decor, etc. The location was quiet and close to everything you need. The only downsides: the one bathroom is small and in the master bedroom so everyone has to come in there even in the night, which was hard. The pull out couch is really not comfortable, an update there would be nice. Overall, it was a great property and a lovely stay. The hosts were great as well!" - "It was quiet and very clean. Includes a large deck overlooking the valley and the Great Salt Lake, as well as plenty of space inside with 2 living rooms, 2 kitchens and 2 laundry areas. Minutes walking to Lagoon, 5 minute drive to Cherry Hill Water Park, 5 minutes to an outdoor mall with shopping and dining, 20 minutes to downtown SLC and within an hour of 9 world class ski resorts!

Walking inside using the garage will bring you by the first laundry room and half bathroom. From this point and staying on the main floor, you have the option to walk straight into the living room, or turn right into the family area next to the kitchen with a breakfast nook, fireplace, seating area and access to the back deck.

Adjacent to this area is the first full kitchen and through the next doorway brings into the dining room.

Starting from the front entry again, the stairs will lead you up to the second floor that is home to 5 of the 7 bedrooms and two full bathrooms, one of the bathrooms being an ensuite.

The stairs leading to the lower level are accessed from the kitchen. This level is home to the second kitchen, second living room, third full bathroom and two bedrooms. The lower deck area and hot tub can be accessed from this level as well.

We have 2 beautiful bedrooms in our basement apartment, one with a queen bed and a desk space, and the other with full-sized bunk beds and a twin-sized trundle. The Master bedroom includes a tray with some welcome sweets on your first night. The kitchen has lots of storage and is open to the beautiful family room with built-ins, an awesome sectional, a big screen TV, and a cozy fireplace. It is the perfect place to snuggle up and watch movies or shows. There is also a desk space in the common area. In the full bathroom we provide basic amenities including soap, shampoo and conditioner, and toothpaste for adults and children (limit of 2). The outdoor space has a stream running through the big yard and a walking bridge to the other side where you can have a fire or play in the creek.

Home is fully furnished and includes amenities such as dishes, linens, Roku’s, a 2 car garage that includes a level 2 chargepoint charger for EV charging. The neighborhood amenities include a pool, hot tub, BBQ, park, and close proximity to walking trails, grocery stores, dining and amazing shopping at Station Park.

- "My wife and I spent two months at Jason’s place for an extended stay in the SLC area. We loved everything about the place and the hosts. The communication with Jason is excellent and he responded very quickly every time we needed information or help. The place was very clean and comfortable. There is a two-car garage with a hose, which saved us a ton of money because we would rinse the car every time the car got dirty from the rainy or snowy roads. It is also very convenient to bring groceries straight into the kitchen from the garage. The master bedroom was very decently sized with a comfortable king-sized bed and a walk-in closet at the end of the master bath. The laundry is on the top floor, which is very convenient. There are also big TVs in both the master bedroom and the living room. Overall, the house is full of light and the neighborhood is very clean. Also, it’s very close to both 89 and I15, which is convenient. Jason had done a very generous job of stocking our house with everything we needed for our stay including paper towels, toilet paper, and laundry detergent. We are thankful and we would definitely like to come back for an extended stay."

Welcome to gorgeous Farmington! This rental is spacious, family friendly and has amazing views of the Wasatch mountains. You will love this beautiful, quiet neighborhood with tree lined streets. Here you are centrally located to many adventures Northern Utah has to offer. Enjoy local fun such as Lagoon Amusement Park (5 min drive), Station Park (4 min drive) and Cherry Hill (9 min drive) or take a short drive to countless hiking trails, ski resorts or downtown SLC.

The space
This is an above the garage addition to our home. It is private with a completely separate entrance. The rental is very spacious and open with gorgeous views of the nearby mountains through large picture windows.

The main living area has a large leather reclining sectional couch, a 82 inch smart TV, entertainment center with fireplace heater, gaming console, family games, a stocked bookshelf and toy bins for younger kids.

In the adjacent area, there is a medium sized refrigerator with top freezer, a microwave, and a dining table with chairs. Enjoy working or reading at the built in desk space.

The bedroom has a queen bed, two twin beds, a pack-n-play, a queen sized air mattress and two thick sleep pads to accommodate two more people if needed. There is a large closet that can hold all your belongings. You will also find a fully stocked coffee/hot cocoa bar.

The bathroom has a full bath with shower and all the essentials you could need.

If you don't mind a storage type room, there is exercise equipment available for you to use. You will have access to a Concept 2 rower, a weight bench, free weights, a weight bar with plates, a yoga mat and an excercise ball.

Be aware that there are indoor stairs you have to take to get from the entrance to the main living area.

Guest access
Guests have private access to the rental unit. There is a back deck and the fully fenced backyard (this is a shared space that we allow our children to use while we have guests) with a trampoline and swingset which guests may use at there own risk. There is a Traeger grill off the back deck and a firepit (you need to provide your own wood) that you are welcome to use. If you do plan on using either of these please coordinate with us ahead of time so that we make sure they're available.

This unit does not have a full kitchen. It has a microwave, refrigerator, Keurig and a dining table.
Once inside, there are some stairs to get up to the living area.

The space
The basement is a separate space accessed from the back of the house. Use the gravel pathway and gate to the left of the house. We will give you an access code before you arrive. You may hear my family walking upstairs. If we get out of hand, please let us know.

There are three bedrooms and one bathroom. There are two extra sinks with mirrors for getting ready outside of the bathroom.

There are two queen beds, one full and 4 twins ( bunk bed, trundle and day bed).

Guest access
The basement and lower back yard is available. The upper level of the back yard may be accessed if you are okay with our dog named Pippin. He loves to play in the lower level if allowed to by guests. There are tennis courts and a playground on the other side of the cemetery.

Closest parking to the basement door is on the street anywhere along the rock covered park strip below our mailbox.

This private walkout basement apartment is perfect for large groups. It is located in the heart of Farmington, near Station Park, Lagoon Amusement Park, Legacy Events Center and is only 15 minutes to Downtown Salt Lake City. There are so many amazing ski resorts within 30 to 45 minutes drive. Station Park is home to outdoor shopping, a movie theater, and fast food to fine dining. The space has 3 Queen beds, 2 sleeping pads, an Apple TV, and WiFi included.

The space
Includes a cozy gas fireplace, a fully stocked kitchen, full size washer and dryer, a pack n play, toys, games and puzzles. You will love using our outdoor grill, picnic table and outside propane fire pit with plenty of seating. We live full time upstairs, so we are able to accommodate any requests very quickly. However, you will be able hear us moving around upstairs. I just wanted to make you aware of that in case it is something that would bother you.

This room is fairly large, with three, newly renovated casement windows looking east and two looking north, into my backyard and toward Farmington Canyon. It was my son's bedroom until he left home for college and beyond, but is recovering from the experience nicely and has recently been repainted.

The space
The room itself is warm and cozy, with an antique oak dresser, bookshelves, desk, and closet. Although a bit utilitarian, it overlooks my backyard, which is quite lovely in every season. I have a larger koi pond and a smaller goldfish pond. The smaller pond is surrounded with large dinner plate hibiscus plants and daylily plants. The front and east side of the house have rose bushes, and in the private back yard are raised stone planting beds with roses, and raised beds with roses and dinner plate hibiscus across the north side of the property. I have a perennial garden in the northeast corner with sage, lavender, dahlias, dianthus, and other flowering plants.

There is another room downstairs, in a separate rental listing on Airbnb entitled "Animal Lover's Paradise." These two downstairs bedrooms would share the bath if both rooms were rented at the same time. There is also a walk-through closet connecting the rooms. I have a third bedroom possibility upstairs, which I have named the Princess Palace. It was my daughter's bedroom. It is a very large room, with an antique double bed, but the guest would have to share (with the hostess) the bathroom, the 5' claw-foot tub, and the shower. There is an as-yet unfinished but usable covered deck off this bedroom.

My house comes with one outdoor cat, two indoor cats and two German Shepherd dogs, who are very friendly. My guests will rent rooms on the downstairs floor. The bedrooms on this floor have a mostly private bath down the hall, and access to my kitchen, dining room, living room and, weather/season permitting, yard. Guests may use the refrigerator and pantry for storage of their food, so long as it is properly contained and organized. I also have a shower upstairs which guests can use if they do not wish to use the claw-foot tub with hand held shower in the downstairs bathroom. The guests would be welcome to use the washer and dryer when they are not in use by me.

During your stay
I work, so the guest would be on his or her own for meals. There is a terrific grocery store about a quarter mile away, with many options. Outside of my work time, I am available for any level of interaction my guests would like, but I also understand if guests prefer to be left alone.

The space
We are a great location for Families, Friends, Couples or Singles looking for a central location to Lagoon Amusement Park, local Ski Resorts, Station Park Shopping, Salt Lake City Metro and the great Wasatch Front Mountain Trails and Lakes. We are very close to the local Sports Tournament Facilities as well. Our space is also a great stopover en route to many National Parks in Utah, Wyoming, Nevada and Idaho.

We live on property in the Main House (Honeybee Cottage) and added the Guesthouse "BumbleBeech Cottage" adjacent to the back of our main house when we built our home. The Guesthouse has it’s own entrances, and there is a firewall between the 2 seperate homes.

The Bed Configuration is as follows:

As we are a brand new build (we just moved in last fall), we haven't had a chance with winter weather to complete the yardwork. Eventually the Guesthouse will have it's own private terrace in the back. But for now it's just a lot of dirty mud, so we ask that children are NOT allowed in ANY part of the yard space as it is will be a dirty conclusion! The good news is that there is a city park with a playground and grassy fields right around the corner! We also have easy access to the Farmington Lagoon Trail right across the street and down the dead end street. The trail is great for exploring and enjoying nature.

We ask that our private covered patio at the back of our home (the cement steps) is not accessed by our guests. The garage is also private space. We are happy to interact with you during your stay if that's what you would like, but we also respect your privacy and will not intrude on your stay. Please recognize that we do live here in the Main house full time, and we use our patio and garage so we will be in the back space from time to time. Additionally, as the weather improves we will be doing yard work and gardening.

I made sure to outfit the kitchen for anyone that wants to cook a meal while they're staying in the cottage. Due to space constraints however, not every cooking or baking item could fit in the kitchen. Should you have need of something that is not currently provided, please feel free to ask and I'm sure I'll have what you need to borrow as I'm a Culinary Instructor (Emily) and have a lot of items. Please note that the decorative Charcuterie Boards on the open shelves are ONLY for serving food, but there are regular cutting boards in the cabinet between the stove and fridge. On that note, Harmons Grocery at Station Park has an amazing selection of Cheeses, Meats, Crackers etc. to create a fun Grazing meal. Smiths nearby also has a great selection. If you prefer to cook from scratch, I've provided a great collection of cookbooks with easy and friendly recipes, including some local Utah and local Cultural ones. Our tap water is good quality.

Todd's parents live right next door to us and will be generally available if we are not home during your stay should any concerns arise that you need help with.

Guests are able to use the full Guesthouse Cottage interior Space. The homeowners adjacent Back patio space is private. Because we just moved in a few months ago, yardwork has not been totally completed. However, there is a small private terrace for our cottage guests with a small eating table and chairs and a chaise lounge. For ambience, there are cafe lights and an umbrella.

For outdoor activities, there is a city park just around the corner and trail systems access within walking distance.

FRAGRANCE SENSITIVITIES: We strive to keep our home fresh and inviting using natural cleaners like Mrs. Meyer's and vinegar as well as fragrance- and dye-free laundry detergent for those with sensitivities. However, we also use plug-in air fresheners and provide bathroom spray and dryer sheets for guests who enjoy scents.
If you prefer a scent-free environment, please request plug-in removal before your stay, and we’ll ensure your space is prepared accordingly during cleaning!
