- "The only issue I have is in the advertising. We chose this location for the pool. We found out when we arrived that the pool was 7 miles away and indoors. That was a disappointment but I had not read the reviews so I am leaving this so others know. There was also a bird's nest right outside the front door and the bird flew in and we had to get it out. I have no other complaints which is why I left an excellent review. The owner has no control over the situation with the pool so they do not deserve a bad review for that and the bird well, it was a comical moment after a stressful day and is a great story to tell. There are few resort experiences as unique as Sundance and few places that you can spend a few days that are as idyllic as this setting at Sundance. The branches of old growth firs brush the cabin’s windows. A year-round stream runs along the walls providing ambiance and natural air conditioning. It gurgles under an eating/barbecuing deck leading to an 8 person hot-tub, tucked back in the pines. Two bedrooms have private decks overlooking the stream. The cabin is airy inside with walls of windows; you feel like you’re living in the trees. The whole house has radiant heating so even on the snowiest days you can be barefoot in the forest. Curl up in front of the fireplace and watch TV or listen to music on a state-of-the-art theater sound system. In the years since we've been hosting visitors summer has become our most popular season and in 2018 we installed air conditioning in the house. We personally think the cool mountain air coming off a snowmelt stream is the best cooling system on the planet. But if you are staying inside on the handful of days each year when the temperature inside gets up to (gasp) 75, you can cool it off fast if you need to.

The Unique Benefits of this House: Live music nights at Sundance's Owl Bar when the fire is blazing in the back room. Sunday Brunch at the Foundry Grill - particularly on patio days when the weather is fine. Sunrise bike rides on the mountain when you're likely to catch a moose or deer at every turn. Sunset hikes back from Stewart Falls - two miles away through a high mountain meadow. Summer movie nights at the outdoor theater. Heavy snowfall days when our road is impassable for a couple hours and the hot tub is cranking. Snowshoeing on full-moon nights when the Nordic center opens the trails at night.

Why the Owner Chose Sundance: Our family bought this home to be our home. We lived here for a magnificent decade. But when our family outgrew the house we reluctantly moved nearby and hope that vacationers will enjoy the house as much as we have.

Things About Our House that may make a difference in your decision. We try to illustrate the house well with photos and descriptions but we are always sad when a guest arrives and realizes something about the house that they don't appreciate and that we cannot change. So, these are the only things we've every had someone say they wish they had realized before they arrived: 1) You will need to navigate stairs. There are five broad stone steps descending from the parking to the front door. And you must climb at least 12 steps to get to any of the bedrooms. 2) The house is fantastic for guest parties who are very comfortable sharing space.

The Space Generally: As you can see from the photos the house is very open and not particularly large at 1300 square feet - about the size of a nice townhome but to many people it feels larger because the center of the house is open from the ground to 40 feet up.That's how we offer so much light and views of the forest - light and views are not easy to achieve in the forest floor and in a canyon like ours.

We advertise the house as a 2 bedrooms that sleep 4-6. We have a small handful of guests say the photographs made the house seem bigger that it is. That's not an intent to deceive - that's a good real estate photographer using a good wide-angle view so you can see as much of the room and its features as possible. But in order to avoid any doubt, please read on and we will describe the size and scope of the rooms and the comfortable capabilities of the house.

Communal Eating and Drinking: The kitchen and the living space are contiguous. The kitchen is a tidy, extremely well-equipped food prep space with a small table that only can seat 4 people at the same time - the space you see in pictures is about 120 square feet from wall to wall - obviously the counters and table take up some of that square footage. There is a larger redwood table on the outside heated deck - only a few steps away - that easily accommodates with seating for 6 guests when the weather is conducive. The fact that it doesn't rain much in Utah and the cool evenings keep bugs to a minimum makes this a reality many guests enjoy - even in the winter when snow is piled all around - what better than a steaming cup of coffee when you can actually see the steam and perhaps be surrounded by falling snow? This deck has a ceiling about 18 feet above but is not enclosed on the sides.

Sleeping and Bathing: The Streamview (Master) Queen bedroom is entirely private (about 300 square feet and ensuite) with a private deck. A Twin daybed (2x twins) is on another level and can be made visually private by pulling a heavy tapestry across is not audially private (about 100 square feet). The Skybridge Queen bedroom is far above the rest of the house and also private (about 150 square feet).

The house is great for people who are comfortable with only being semi-private from each other. Basically all ingress and egress crosses through the open core of the house. So you're going to interact.

In Summary: Simultaneous dining is comfortable for 3-4 at a table but table dining is otherwise best enjoyed outside - where there is plenty of space and the BBQ grill. Denizens of the two Queen bedrooms have privacy behind doors but if the guest party requires the twin beds - those don't have much privacy - only visually. Our average guest party is typically about 3 guests and we've set the rent to be attractive to parties of 2-4 relative to the hotel rooms at the Sundance lodges. We only have parties of 6 in the house a few times a year - and typically they are parents and their kids. We are limited by the county to having no more than 6 people on site (not just staying overnight - anytime) at a time in any case. So no parties or events - you wouldn't be comfortable and I wouldn't blame the neighbors for challenging the legality anyway.

Our Winter (December - April) Disclaimer. People always ask if they need to rent a 4WD/AWD vehicle. The answer is "If you need to ask, then 'Yes'". Sundance is a ski resort. The roads are frequently - if not perpetually - snowy or icy in winter even with the best snow clearing. If you have a front drive vehicle with very good tires and are comfortable driving in snow you may be fine. The road to our home has two uphill climbs of about 100 yards. Not super steep. But if there's snow or ice on the road that's steep enough. And our lovely but thickly treed canyon doesn't allow the sun to have much chance to melt the snow so our strong advice is to arrive with the best tool for the job - 4WD. Another winter factor to keep in mind; During snowstorms, Utah Highway Patrol may close the main canyon road (the only way in to the Sundance Resort) to vehicles unless they can show that they are 4WD or have installed traction devices (chains, straps, steel studs). It has only happened once that we know of but it has happened that a guest went in to town and during their trip to town a snowstorm set in and when they came back they were prohibited from entering the canyon by UHP for a couple hours. Just had to sit there in the car and watch the snow fall.

The only negatives were (1) a strong odor in the fridge when we checked in - like something had rotted and was cleaned out just before our arrival - shouldn't be an ongoing issue; and (2) the shower in the main on-suite bathroom is a little quirky and has no shelf or stool, but is as pictured, so no surprise. We felt this home has a lot to offer for the price."

Looking for a way to escape the hustle and bustle of everyday life and create memories with your spouse, friends, or family, this is the place to make this happen. Wonderful cabin located just outside of Paradise, Utah 15 minutes to Logan, Utah and 5 minutes to Hyrum Dam. The cabin has two stories. The main level has a great room with leather couches, fully stocked kitchen, half bath, TV with satellite dish, board games, wood burning fire place, air conditioning, large deck with gorgeous views of pond on property and the Little Bear River Bottoms. Basement level has gas stove, electric heat, two bedrooms, both with very comfortable queen beds, and a full bath. Walking outside you will find a patio with a Weber grill and flat top grill for cooking, a large fire pit, a large lawn area for games including volleyball. There is a one-acre pond for fishing, but no swimming or kayaking. Access is down a gravel road. We recommend 4-wheel or all-wheel drive high-clearance vehicles. The cabin sleeps 4 in two queen beds, but has two long leather couches and a leather love seat couch (extra bedding as well) on the main floor where others could sleep and tents are allowed.

2025 Upgrade: We installed a new water system at the cabin. The kitchen sink now has an osmosis filter and the entire cabin has a new filtration system. The water is clean, safe to drink, and should have no sulfur odor.

Come fall in love with our charming Storybook Stone Cottage. Crazy in love. Tucked beneath huge pines and built right on a mountain stream so close, you'll swear it's running through the living room. This is the perfect setting to escape the world we all live in. Relax in the hot tub while enjoying the views of Mt. Timpanogos or hang out on the porch with your favorite book and drink. There is a tipi next to the cabin on a wood platform with a full bed inside. The tipi is seasonal and removed in late fall until late spring. Summer nights get chilly but it is still a fun experience to sleep in a tipi in the mountains.

The space
Enjoy stunning views from the deck that wraps completely around the cabin. Heat up the BBQ and watch for wildlife as you dine on the outdoor patio set.

NEW to The Lookout is a propane firepit and a large outdoor shower for two. (open seasonally)

Inside, picture windows look out from the large open kitchen and living room. The kitchen is fully stocked with plenty of counterspace for cooking and a large island for dining. The living room has a beautiful fireplace, TV and reading corner. Be sure to check out the books, games, and record player.

In the master you will find a sleep number California king bed and a sliding door that opens to the deck. The second bedroom has a double bed. There is a portable infant playpen in the closet. Both bedrooms open to a shared walk-in closet with Washer/Dryer and a full bath. Requests can be made for a futon to be added to the living room.

Inside the smaller second bedroom, open the double doors to find a workspace with desk, lamp, and chair.

An additional half bath is just off the living room by the second bedroom.

Put the address in your GPS and it will bring you right to the cabin. You will see a green post with the address marking the driveway.
The road is paved all the way to the cabin, but GPS may show options for paved and dirt roads. Travel time is the same. If you aren't sure which way to go, just message the host.

The garage is not open to guests. Please park anywhere on the gravel driveway. Two cars can park at the front door and still have room to turn around.

The private driveway is gravel with a sharp turn off of a paved county road. Please be careful pulling in and out as visibility of oncoming traffic is poor. 4 wheel drive is not required to get up the driveway.

In Winter:
The season is unpredictable and we do get a lot of snow here. The driveway may not be accessible or safe to access from November to April. If that is the case, we will clear room to park one vehicle at the bottom of the driveway, and you will need to walk 0.25 miles to the cabin. Please be prepared with winter clothing for a little adventure. We will provide snow shoes and a toboggan or wagon if needed.
It is lovely to be snowed in at The Lookout. Mix some hot chocolate on the Keurig, choose a record to listen to, flip on the fireplace, and watch the snow fall while you relax.

Other things to note:
The Lookout is completely off grid. We have solar panels, batteries, and a generator for power. Water comes from an underground well, and we have propane.

We do ask that you try to conserve power. No one wants to run out on their vacation! For the most part, everything can be used as normal. But we don't recommend using too much at once, for example, running the TV, AC, Microwave, and hair dryer at the same time.
If you have any issues with the power please message the host and we will resolve it immediately without disturbing you.

If you need kayaks, life vests, mountain bikes, or skis, etc we can help you rent these items.

We appreciate 30 days notice if possible. We don't allow pets, smoking or parties. We want to keep our home beautiful and sparkling clean. Close to ski resorts, lakes, fly fishing, and hiking. This place is beautiful in every season. So many things to see and do. So much for families to do, even stay here and enjoy the beauty. We have gas barbecue or a weber with briquettes, and a Traeger out on the deck. Also a portable fireplace pit for marshmallows and hot dogs on the deck. The kitchen is fully equipped. We have spices, cooking oil, and cooking spray, drip coffee maker and filters. Master bedroom and master bath on entry-level. Queen bed and a loft with a queen bed in bedroom upstairs . Another loft with two single beds that can be made into a king bed. Sleeps 8 comfortably with lots of foam mats and sleeping bags with a level grassy spot for a tent ( not provided) on the up river side of the cabin. Every time someone comes up here they do not want to leave. They ask us if they can stay forever, we say no.
We provide towels, bedding, paper products, dish, laundry, and bath soap.
We have internet and 2 televisions.

This is a charming and very clean apartment in our basement. Bountiful of natural light in the living room area and bedrooms. It boasts 2,400 square feet of space, high ceiling, and a secluded backyard, features 2 queen beds and 1 bunk bed, perfect for a tranquil getaway. With amenities like large screen TV with great surround sound system, high speed guest WIFI service via comcast, reclining leather couches, stylish full-sized kitchen, ping pong and air hockey tables, gas fire pit in a natural tree grove with hammocks, guests can relax and unwind in comfort. The house is located in a very secluded upscale neighborhood in the picturesque Highland Utah. Deer can be spotted on the property almost daily. Backyard is next to a preserved natural ravine with a seasonal stream and hiking/biking trails. The trails lead to the gateway to expansive hiking and mountain biking opportunities in the lone peak area. 7 minutes to the mouth of American Fork canyon. Yet it is within 12 minutes of freeway, light rail/train public transportation system, outlet, tech companies in the silicon slopes, and an hour drive from the world class ski resorts. It is about 40 minutes from Salt Lake city International airport.

Guests have dedicate concrete parking space by the driveway. Separate entrance in the back of the house to access the walkout basement. Self check-in with a keypad. Please be aware that our unit does not have washer/dryer provided.

This room is located in the upper level of our house. It is very quiet and you have a large shared bathroom. It has a new king mattress and a spacious closet. The door has a secure lock. Full access to the kitchen and all appliances. Access to internet, television and washer and dryer. Lovely Sunset View from your bedroom window and Mountain View from the main level deck. Feel free to use the bbq and enjoy the view. We love it when our guests interact but respect your privacy if you prefer.

Snow activities are perfect for this time of year. We are located in Utah County which is about 30 miles away from Provo Canyon. Sundance ski resort is 30 miles away. Cottonwood Canyon (Brighton, Solitude, and Snowbird) are about 45 miles away! We live 2 miles form American Fork Canyon.

The space
Your private, floor level guest suite is self contained with a queen bed, full private bath, in room breakfast/coffee bar, dedicated work space, and a 39 inch Roku TV. This self contained space ensures your privacy, but you are welcome to enjoy the shared spaces of the second floor with your hosts. You will be delighted with the bright, spacious living room; modern, full kitchen with endless meal prep options and ice; and a sweet, shaded patio where you can enjoy your morning or evening beverage of choice!

Guest access
Guests will share the keyless, coded main entrance with their hosts, but will then have private access to the ground level of townhome. Guests will also have shared access to the living room, kitchen, and dining room on the 2nd level of townhome and the laundry room on the 3rd level. Please coordinate with your hosts regarding your needs for the shared living spaces.

During your stay
Your hosts are Lara and Kirk and our son Nathan. You may also occasionally see Ace, our adorable, friendly Yorkie! Unfortunately, our space is not suited for children as there is still active construction taking place in the community.

Your hosts will be available 24/7 to answer questions, give directions, and assist you with anything you need. However, your privacy is our priority, and you probably won’t see us unless you need us! We’ll keep in touch and be available to you in person and via phone/text.

Other things to note
Please be aware that while our townhome is complete and new, there is still active construction in this community with slightly increased noise during the daytime and the aesthetics of construction aren’t as beautiful as the views!

This apartment is a newly remodeled unit in our basement. It is spacious and upscale in its design. We want our guest to feel like they are coming home. The house is located in picturesque Alpine Utah. Surrounded on two sides by huge granite mountains, and foothills on the third side makes our little neighborhood feel like an isolated getaway community. Yet we are within 13 minutes of major freeways, shopping centers, tech companies, and there are 7 world class ski resorts within 75 minutes.

The space
This is approximately a 1000 square foot, two bedroom apartment with a kitchen/living room and full bath and laundry, located in our basement. It has its own stairwell entrance protected from weather under the breezeway. You are welcome to pull your vehicle into the breezeway to unload your luggage then park back by the sidewalk on the left side so we can still get our vehicles in/out of the garage. The keypad on the entrance allows access and is changed for each individual stay for your security. The 50” plasma HDTV in the living room has a blu ray player attached and an Amazon Fire streaming source. This gives you access to streaming apps. One bedroom has a California King size bed and the other bedroom has two twin bunk beds. There is high speed guest wifi service on the property. There are extra quilts and linens in the linen closet in the living room. There are large bottles of shampoo and body wash in the shower, or if you prefer, individual sized ones are stocked in the bottom drawer of the vanity.
The heated pool is in the backyard, available May to September upon request.

Guest access
The neighborhood is accessible on foot by sidewalks throughout the area. Otherwise you will want a car as there aren’t public transportation services in this area.

Other things to note
There are a series of mountian bike trails located in Lambert Park a half mile east of us. Several hiking trails throughout the foothills surrounding us and incredible scenic beauty to be seen from all of these trails.
