The space
This cozy, cute and charming first floor in-law suite conveniently located in the historical-quaint Franklin City Center just a few minutes walking distance from the Boston Commuter Train Station, various grocery stores, excellent restaurants, cafes, the Black Box Theater, Historical Museum, the US First Public Library, Franklin Common and the Dean College.

The suite has private access complete with private bathroom with fresh towels and all the necessary amenities, 1 bedroom, a living room and a cute eat-in kitchenette equipped with an electric hot double plate burner, a double doors compact refrigerator, coffee maker, toaster, microwave, and all the necessary utensils for your convenience.

Guest access
The suite is located in the first floor and you will have the keys to privately access into the entire In-Laws Suite.

There are two (2) single beds in the bedroom and a comfy sofa in the living room. The guests will also have high-speed internet access, local cable TV and the use of the inside parking lots and the benches in the front porch of the house.

The suite offers eat-in kitchenette w/ portable electric double burner, microwave, toaster, coffee-maker, 2 doors compact refrigerator, all the necessary utensils. But it doesn't has dishwasher, dryer or washing machine. There a few laundromats nearby just in case you need to do the laundry.

The Guest Suite share main entrance door with the other guests who stay at the second floor apartment. And there are 2 ways to get to this main entrance door:

1. For Guests with heavy luggage:
From the parking lot please take a right, short walk towards Ruggles Street pass three small pine trees then open the brown wooden gate. The main entrance door to your Suite is the third door at the very end of the front porch of the house. And exactly next to it, is the private door to your Suite.

2. For Guests without heavy luggage:
From the parking lots please take a left, short walk to the rear side of the house pass the small concrete stairs and open the small metal gate. The first door is your main entrance to your Suite and exactly next to it to your right is the private door to your Suite.

Look, I hate having to lay out rules as much as you hate having to follow them. Anyway, I've identified the things that are REALLY important to me so, please read them and be respectful so, I can be great host for you!

BE ON TIME: I'll expect you to work with me to find a mutually acceptable check-in time and commit to arriving at the agreed upon time. I'd really appreciate a prompt and smooth communication from all of my guests.

PROFILE PICTURE: Please upload a clear profile picture where I can identify you by sight. This is my only way of ensuring I let you in and not a stranger.

Due to a few incidents of missing or badly stained towels and pillows in the past, I don't have choice but to write this notification down i.e. there will be charge of $20/towel and $40/pillow applied to the account if either event occurs.

The towels are soft and fluffy, the pillows are fresh and very comfortable, if you'd like to know where to buy them, I'd be happy to share the info with you.

Please No shoes inside the house, we provide new flip flops.

ABSOLUTELY NO smoking or drugs or any illegal activities.

No candles, incense or any other burning in the premises.

We expect all of our guest to be respectful, keep the noise level down within the premise including the parking lots area especially at nights (Quite hours: 10PM - 7AM).

I expect you will respect my home – Picking up after yourself in common areas is important and to leave the place as you found it.

Eco-friendly – please be considerate, conserve energy/water and recycle.

Private parking lots available – please do not block and be careful when you park especially on a rainy day or during the winter season. The lots is very steep and slippery.

No moving or rearranging of furniture or furnishings. No red wine or colored drinks on furniture; host is available to troubleshoot all requests.

Wi-fi code provided on Guest Welcome Manual.

Approved guest access only – Absolutely NO unregistered guests without prior approval.

No parties or events – Absolutely NO over-drinking or drunk.

The Guests will have access to the entire in-laws suite including the bathroom, one bedroom, a living room, and the eat-in kitchenette.

The Check-out time is before or by 11:00AM. So, we do expect all of our guests to follow this timeline because we will have to prepare/clean/organize the place for the next guests to Check-in the next hours.

Please kindly keep the Parking lots areas stay clean by throwing away your own trash/recycle in the trash/recycle bins.

Please DO keep any voices/noises volumes (e.g. car music, conversations) LOW at all time while in the premises including the Parking lots areas as signs of our respects to our good neighbors.

Please leave the Keys on the dining table before you leave. There will be a $60 charge if the Keys are not returned at check-out.

For energy conservation please always turn off all lights and the AC when you leave the room/apartment or when they are not needed.

Once again, NO smoking or pet in or outside the house.

Any significant damage will result in the loss of security deposit.

The space
Fully furnished second floor 2 bedrooms apartment, 1 bathroom, a full kitchen and living room areas with all amenities ready for you.

The apartment share main entrance door with other guests who stay at the Guest Suite. And there are 2 ways to get to this main entrance door:

1. For Guests with heavy luggage:
From the parking lot please take a right, short walk towards Ruggles Street pass three small pine trees then open the brown wooden gate. The entrance door to your place is the third door at the very end of the front porch of the house.

2. For Guests without heavy luggage:
From the parking lots please take a left, short walk to the rear side of the house pass the small concrete stairs and open the small metal gate. The first door is your entrance to your place.

Primary guest room accommodates four (4) with real beds and new comfortable and luxurious mattresses. Closet and dresser spaces are available. We provide fresh and clean linens and towels. Enjoy the shower/bath and private use of full kitchen and dining area.

The kitchen is fully equipped with everything you may need; plates, utensils, glasses, cups, pantry basics, dishes - pots and pans, microwave, toaster, etc. Please note: there is no dishwasher, dryer or washer machines in the apartment. Coffee and teas are available. You can also enjoy wireless high-speed internet access and basic cable TV (Major networks and local channels).

There are two (2) single beds on each bedrooms. But we can set up a king size bed for you in Bedroom #2 per your request on the day you book the apartment.

When booking the place simply let us know which size of beds you prefer either:

A). 1 king size bed, or
B). 2 single beds.

Note: When you don't pick your beds preference (Option A or B -- see above) on the day you're making the reservation and after a reminder message from me, you will get whatever bed size we made when you arrive.

Please note: We will set an extra bed (an airbed mattress) in the living room for one (1) extra guest. The space will fit nicely and comfortably only for five (5) people maximum. Please consider this information when you book the place with one (1) extra person and also about the extra fee $35/night for this one (1) extra person.

Kids (13 years old and above) are welcome as long as they are well-behaved and quiet. Frequently, I work down stair with clients who come to relax and find peace and serenity. The extra $35/night per person fee does apply to anyone above 13 years old. We have found that clean up after kids really took a lot more effort and time.

I would really appreciate it if you do not move furniture around, or if you do please put everything back as you found it. My place is NOT a hotel, motel or a bed & breakfast. It's a private multi-family home that happened to be part of Airbnb.

We are located in Franklin, Massachusetts, a historic college town just under an hour outside of Boston and about thirty minutes drive from Providence. We are only 5 minutes from Interstate I-495 and within 15 minutes of the area’s best-known attractions:

Guest access
Guests with more than two (2) persons will have access to the entire apartment on the second floor including the full bathroom, a living room, the full kitchen and the two (2) bedrooms.

Any guest who come alone (1 person) or as a couple (2 persons) will have access to the entire apartment on the second floor including the full bathroom, a living room, the full kitchen and only one (1) bedroom (either on 2 singles beds or on a king size bed) per their choice on the booking day.

You also have high-speed internet access, basic cable TV, and to use the designated inside private parking lots, to enjoy the yards, and the benches in the front porch of the house.

For energy conservation please always turn off all lights and the AC when you leave the room or apartment, or when they are not needed.

Other things to note
If you want to visit Downtown Boston without worries getting into traffics and the headache of finding the parking space, you can simply take the Commuter Train (Franklin Line) just minutes walk from the house.

There is NO dishwasher, dryer or washing machine in the apartment; but there are a few excellent laundromats nearby.

Please let me know your approximate arrival (check-in) time, so I could personally welcome you, give you the keys as well as a brief tour of the place.
