- "I was pleasantly surprised by the freshness of the apartment. Everything was clean and appeared freshly painted. Appliances appeared new. The neighborhood was quiet--across the street from a church. Street parking was easy.One problem was the water flow in the bathroom sink is inadequate. I ended up using the kitchen sink to wash my face and hands. The shower was fine, but I think the addition of a grab bar or a nonskid mat would be a good safety feature. I fell walking down the front steps one day because it was raining and the steps were slick. I reported this, suggesting the addition of nonskid strips. The property manager wrote that this would be addressed, but that did not happen during my week-long stay.Overall very positive experience. I would stay there again."

- "Check-in was easy, the space was clean and bright, and the neighborhood is very friendly." - "We did get a parking ticket. On Thursday’s 9-11 AM is street cleaning. We did not see the sign as one was across the street and down and the other was behind where we parked. Having that in the listing would have been helpful. There was a picture of a washer and dryer. Not sure where that was as it is not in apartment. Also a hot tub was listed again not sure where that was. We would not have felt comfortable in that area being outside. Although the apartment for the most part was clean, the vent in the bathroom is very disgusting. With that said place was clean, beds were very comfortable. It was quite in the apartment. Super easy to get in to the place and to the apartment we felt safe inside the apartment."

East Falls is a great place to stay if you want to be close to the city but also want a more relaxed and suburban atmosphere. The neighborhood is home to a beautiful park, a variety of shops and restaurants, and a close-knit community.

Guests will have access to all common areas of the building including the gym, pool, lounge areas, shared workspaces, and lobby.

Each bedroom has the following:

East Falls is a great place to explore on foot or by bike. There are plenty of sidewalks and bike paths in the neighborhood, and it's a short walk to the Wissahickon Valley Park. If you need to drive, there is free parking on premises.

Public transportation

There are also a number of public transportation options available in East Falls. The SEPTA East Falls Station is located just a few blocks from the apartment building, and it provides service to Center City Philadelphia and other parts of the city.

There is free parking on premises for guests. There are also a number of public parking garages and meters in the neighborhood.

Pet Policy:
- We have a pet limit of 2 pets per reservation.
- No aggressive breeds.
- Weight Limit 50Lb.
- We will charge a one-time non-refundable pet deposit of $250 (one time charge)
- We reserve the right to decline pets that may not be a good fit for the community.
Mid-Term Stay Prep:
We are a mid-term housing company, though we occasionally offer short-term stays. If
you’ve booked a short stay at a great rate, we’re happy to host you! However, please note:
 This property is stocked for mid-term stays, so we provide only starter toiletries
(one roll of toilet paper, paper towels, and a trash bag).
Please keep this in mind and bring your own toiletries when you come.
Maintenance Access:
 Annual Preventive Maintenance: Some properties have scheduled checks for
smoke detectors, HVAC filters, etc. We will notify you in advance if access is
needed.
 Emergency Maintenance: If urgent repairs are required (e.g water leaks, electrical
issues) and we cannot reach you within [X] hours, we reserve the right to enter the
unit.
Occupants & Guest Policy:
 The main occupant must be listed on the reservation.
 The reservation must reflect the accurate number of guests and pets.
Mailbox Access:
 Mailbox access is available upon request and is not guaranteed.
 Processing time: It can take up to 24 business hours to be submitted to the
property.
 A refundable key deposit is required (amount: $35). This will be returned when the
key is returned.

Great neighborhood and friendly neighbors." - "At first I thought this was going to be the perfect place to stay location is great the building seemed OK the actual apartment was just fine until we got settled in and realized a lot of the apps weren’t working that you need to be there day one we found the bed was broken so the mattress had fallen to the floor The whole bedframe was broke it looked as if they tried to make it look like it was fine but as soon as you sit on it the middle goes to the floor and then late in the night a box of donuts was left on the table for the kids in the morning we woke up to a swarm of roaches in them or whatever you call a group of roaches the one picture would fall off the wall when you go to sit on the sofa so I just left it off a lampshade was broke which is fine and some of the mini blinds were like cracked in half which I didn’t care about I just didn’t wanna end up being blamed for it so that made me a little nervous then the apps you have to download we could not get to download on our phone. I don’t know but it was not just my phone it was the other adults phone as well and finally one of us got it working but the app only opens for doors one get you in the building but then you can’t get through the next set of doors that you need to get to the elevator. you have to stand outside of the basement door and hope somebody’s going in around soon otherwise you’re locked out My mom gets home at 4 AM and would have to sleep in her car she’d locked out park app didn’t work so parked bloc"

You have access to the apartment and the shared laundry area which is secured by a lock and key.

As you enter the apartment on the first floor you will walk into a nice quaint dining area set up for 2. With a tall table and seating. This area also doubles as a workstation for Remote Work Access. Continue forward and you come into the fully stocked kitchen. The kitchen is equipped with an electric stove and oven, fridge and freezer, coffee maker, toaster, utensils, dishware, and microwave. Everything you need to make home-cooked meals.
Down the corridor, you will walk into a lovely bedroom with a Queen size bed and bedding, very comfortable and great for a good night's sleep. The bedroom also leads into a perfectly set up common living room space with a comfortable size sofa sleeper, a large flat screen smart TV, and plenty of couch space for you and your loved ones. The living room area and bedroom are divided by a tall partition which is on-site for when you need to put it up.
We have a small back deck which is shared with the guest upstairs as they use it to access the back staircase. There are also two comfortable outdoor chairs and, a table at the front of the house on the porch for some comfortable outdoor time.

There are several buses nearby that take you to all points in the city of Philadelphia. Also its public street parking so you can find a spot and park which in most cases is very easy around here.

This is a private 2 bedroom apartment located on the 2nd floor. You must enter from the rear and up the deck steps to the building door to enter and go up to the apt on the 2nd level.

- "Not sure where to start. I’ll say that the property was clean and checkin was smooth. The apartment itself was okay. It was missing some kitchen accessories, like a toaster, but overall it was okay. The range didn’t work well and the washer and dryer required payment (and the dryer must have a broken heating element because it didn’t dry). The neighborhood is very sketchy but we didn’t get mugged so that’s good. The management contact reached out to me a couple of weeks ahead and told me we couldn’t have our original unit because they gave it to someone else, that’s where things began to break down. Long story short, she offered us a different unit for $400 less, which I wasn’t happy about but we accepted. She didn’t give me the refund when she said she would and in fact all I have received to this point is $150. I contacted VRBO and they’re trying to get the rest for me. I would avoid this management company like the plague."

The 3rd floor in our historic colonial home features original hardwood floors with a modern updated bathroom. Lots of light streams in through the windows and comfortable accommodations will make you feel right at home. Desk spaces, dressers and closets will allow you plenty of room to spread out while you are staying here.

As you enter our property, you’ll enter through our shared family entrance and then climb the stairs to the 3rd floor. You will be able to access the 3rd floor amenities, a fridge and microwave, bathroom and the outdoor space. You may be sharing a bathroom with other air b and b guests staying in the other rooms. Free street parking is easily available on the block, except Thurs am 9-11 April-Nov for street cleaning.

Our homeschooling family with young kids are usually around most of the time and we enjoy meeting new people. Occasionally you will hear noise from our young kids, usually happy sounds of play. We’re available via text.

20th Century home in the heart of West Germantown Philadelphia. House was remodeled in 2018. Room includes a pullout queen sofa bed in addition to a queen size bed and a dedicated bathroom. Our home was built in 1900 exactly but has been updated with all new heating, plumbing, electrical and roofing as of 2018. It is spacious, so although you are securing just a room and bathroom within a larger home, you have the much needed privacy. The hosting couple are fun but also laidback and welcome new people, who are passing through the City of Brotherly Love. We take pride in keeping a neat, yet inviting home.

Very rarely have our guests had issues with this but we like to let potential guests know before booking. 😊

Getting Around

SEPTA is the regional public transportation company that services the Philadelphia area.

SEPTA's regional train that services the neighborhood is called the Chestnut Hill West Line and the local train station (Tulpehocken Station) is located just 3 blocks from our home. This train will take you downtown to the Pennsylvania Convention Center and Historic District in about 20 minutes.

SEPTA's Route 23 Bus stops 1 block from the B&B and takes you to Chestnut Hill in 5 minutes. This bus also takes you downtown to the Convention Center in Center City and the Historic District in about 35 minutes.

Private shuttle service is available to/from both Philadelphia Airport and the 30th Street Train Station for a discounted minimal fee.

We offer a private discounted Airport pick up and return service for $40 each way from your airport terminal directly to the BnB. (Taxi fare one-way is $50-$55 with tip) Simply provide us with your flight details and we will be waiting for you at the airport when you arrive!
