This gorgeous sunny and spacious apartment is ideally situated to enjoy all the best that Edinburgh has to offer especially the festival(s) as everything is within very close walking distance (Arthur's Seat, Holyrood Palace, Scottish Parliament, Calton Hill). Royal Mile is only 10 minutes away and you can find there plenty of lovely restaurants, pubs and coffee shops. There are plenty of buses to the city centre within a few minutes walk. The flat is situated 20 minutes walk away from Waverley Station.

Our apartment is a beautiful two level apartment with a spacious dining area with an open plan kitchen, a lounge and the first bathroom on the first level and modern stairs and landing leading to all three bedrooms and a second bathroom on the second level.

The apartment is very tastefully decorated creating a lovely space to come back and relax. We are situated right on Holyrood Park with gorgeous views of Arthur's Seat - the top tourist attraction in Edinburgh.

The master bedroom has a king size bed with a comfortable mattress which will let you have a very good sleep after the whole day of sightseeing; a clothes rail, chest of drawers and two bedside cabinets. The second bedroom has a bunk bed with a chest of drawers and a small cabinet. The third bedroom has a double bed, chest of drawers, a clothes rail and a desk. There are two bathrooms in the apartment. The first bathroom has a bath, electric shower, toilet and a sink. The second bathroom has a very modern shower cabin with an electric shower, sink and toilet.

The lounge has a TV giving you the opportunities to watch free movies through Netflix.

The hop on/off tour buses stop by the Holyrood Palace and it can be reached within a 10 minute walk.

- "The listing said it had 2 king size beds, a sofa bed and a washing machine which were things that mattered a lot to us since my family of 5 was traveling. This was not the case. The bedrooms actually had double beds, the washine machine didn't work (we were told after we asked that it was up for repair) and despite asking many times, a blanket was never brought for my son who was on the sofa bed. He ended up using small travel blankets that we had brought for the plane. The lock on the door was super sketchy and didn't feel safe at all. Also, the bathroom had moldy caulking, and the linoleum in the kitchen was pushed up in a lot of areas. Looked like whoever put the washing machine in place pushed it and tore up the flooring and pushed it up. The location was great for going to the Fringe festival, but with all the other issues and the flat not matching the description at all, I wouldn't stay here again."

The apartment is set on the 2nd floor in a building that previously belonged to the City of Edinburgh Council. The common area as stairs and the building exterior are still awaiting some renovation works, but the apartment itself is newly-refurbished, really well-presented and looks exactly as shown in the photos.

If you are arriving earlier than 4pm, please note that early luggage drop off is not available at our apartment. There are storage lockers and many other drop off points in Edinburgh. You can conveniently store your luggage at both Edinburgh Waverley Station and Edinburgh Bus Station.

Neighbourhood

The apartment is located just a short walk away from the Palace of Holyroodhouse, the Scottish Parliament and all the city centre’s attractions.

Tesco Express where you can stock up on some essentials during your stay is just a 2-minute walk away from the property.

Getting around

The property is perfectly positioned to experience the best of Edinburgh. Just moments from the apartment's doorstep you will find Edinburgh's Old Town, the historic Royal Mile and the world famous Princes Street. The Edinburgh Castle and the Royal Mile are only 15 minutes' walk away.

Even though the flat is within walking distance to the majority of the city centre attractions, sometimes the hills can be daunting! There are all the usual options available in the city: taxis, Uber, buses and tram.

The buses are clean and reliable and if you use the Lothian bus app, its journey planner will get you round the city.

Parking in the city centre locations is payable. There are on-street metered parking spaces nearby, but this can get expensive.

The closest multi-storey car park is NCP Holyrood Road and our guests are welcome to use it free of charge for the duration of their stay with us. We provide 1 Space Season Ticket for the parking.

The décor is mainly neutral in terms of the walls, with splashes of colour to add contrast. I feel that I have good taste with interior furnishing and this is reflected in my flat.

The space
I am quite relaxed and I think the space reflex that. It is an older tenement property, such as Edinburgh is famous for. It has very high ceiling which give it a feeling of much more space.

During your stay
I am open to catering to the guest needs as much as possible, I can make myself scarce if they want their own space, or I can be at their disposal. I do not mind giving them an orientation walk of the city centre.

I live in the flat and will be using the other bedroom.

I tend to have the heating off if I am out for long periods of time but i will show guests how to work it and they can switch it on whenever they need too.

I no longer provide breakfast as when I did most guests preferred to choose there own food instead, and there is a large supermarket 2 mins away from the flat.

The flat is set within a traditional Edinburgh tenement building, built in the early 1900s. The flat itself has just been renovated to the highest standards, to give travellers all the comforts for their home away from home.

The apartment is a stylish self-catering, first floor, one-bedroom apartment perfect for holidays or business trip stays. It is located at only few minutes’ walk from the Queen’s Palace, the Scottish Parliament and the very famous and historical Royal Mile. At the same time it is located in a quiet cul de sac with free on street car parking and pedestrian access to the magnificent Holyrood Park, Arthur’s Seat and the St Margaret's Loch: beautiful scenery you won’t easily forget about!

Only few minutes walking and you will be immersed in the beautiful historical Royal Mile that goes from the Queen’s Palace right up to the Edinburgh Castle.

Frequent buses will take you to the main touristic destinations and shopping streets, with the nearest bus stop being only 2-3 minutes away and Princess Street at about 10-15 minutes by bus. Night buses will take you home from the city centre too.

The Waverley Train Station is only minutes away (5 minutes by taxi, 15-20 walking).

The apartment is fully equipped with everything you may need for an enjoyable stay while visiting the beautiful city of Edinburgh: from the comfort of gas central heating programmable system, to a fully equipped kitchen and cooking accessories, linen and towels provided inclusive in the price, and of course unlimited Wi-Fi internet access, so staying in contact with your friends and family, sharing online your experiences whilst enjoying your favourite internet radio will be easy and at the touch of a button of your portable device.

This Victorian period tenement property is located in the centre of Edinburgh. It is right next to Arthur's Seat, Holyrood Palace, and the Royal Mile. The property provides complete amenities and is only a 5 minute walk from the numerous food & retail establishments along the Royal Mile, as well as some of Edinburgh’s top attractions. To get around, guests can walk and use the 10 bus services available within 5 mins walk

The space
Right across from Holyrood Park and next door to the Palace of Holyrood is this classic 1893 Victorian tenement that has been refurbished with modern conveniences. It offers one spacious double guest bedroom with its own sofa and TV within the room. Within 5 minutes walking distance of the property is the famous Royal Mile where guests can explore a number of restaurants, bars, cafes, and shops to their heart’s content. Princes Street is also only 15 minutes walk. Getting around will not be a problem as establishments and attractions are either within walking distance or can be reached via the many buses that service the area. The property is also only 2 seconds from Holyrood Park with access for residents through an archway on the street, which makes Arthur's Seat and the Radical Road easily accessible.

Guest access
Guests will have access to their private bedroom/lounge area, the shared kitchen and bathroom. Within the kitchen, guests will be entitled to use the kettle for tea and coffee and use the microwave and fridge. Guests may also use the washing machine if they require.

A vegetarian breakfast is included as well as tea and coffee that will be available as self service throughout the day.

This lovely private room is in a unique Georgian flat overlooking a flower filled garden. Filled with light, art and books. With gardens to sit out in and have breakfast in the morning or a glass of wine in the evening before heading out to enjoy Edinburgh.

This is our family home and not a rental flat and it's a bit bohemian - filled with vintage furniture, wooden floors, high ceilings and large windows - a classic but quirky Edinburgh Georgian home. It's clean and very comfortable, with a relaxed and laid back feel.

Your room has tea/coffee making facilities, a kettle, and a small fridge. There are feather duvets on the beds, Egyptian cotton sheets and soft fluffy towels are all provided.

This large front double bedroom has a lovely queen size bed, and vintage pine single bed for when there are three guests. Both are super comfortable! There is a tall window overlooking the south facing front garden; there is a hairdryer and plenty of storage. The room has a lock on it for your peace of mind during your stay.

There is a shared family bathroom with new sink, wc and shower over vintage iron bath.

You are most welcome to sit out in the verdant green private front garden or large flower filled back shared back garden.

There is no use of the kitchen for cooking, but you are of course welcome to fill your kettle/water filter jug and wash dishes.

The living room is private and not for use of guests.

Located in Meadowbank, the flat is very central. It is a short walk from many of Edinburgh's historic landmarks as well as its exciting nightlife.
It is ideally located for accessing the venues during the Edinburgh Festival in August.
The room has blackout blinds and curtains so you can have it as dark as you like for sleeping. It features a double bed with a memory foam mattress.
A continental breakfast will be available for you.

The space
The flat is very central whilst being peaceful and quiet too. Your room has a relaxed, Scottish highland vibe to it. It gets plenty of natural light through the day but has a blackout blind with curtains too, so you can have it as dark as you like for sleeping. It features a double bed with a memory foam mattress. Trust me - it is super-comfortable! There is a desk/dresser with drawers for you to get ready for a night on the town or to work/study. There is plenty of storage with a wardrobe including drawers for your use and also two bedside cabinets. A hair-dryer is kept in the room for you to use and you will be provided with clean bed-linen and towels.

The flat is on the top floor (so you don't hear the neighbours!) and has cracking views of both the iconic Arthur's Seat in Holyrood Park and Lochend Park.
The other living areas have more of an Asian style and are decorated with plunder picked up on my travels.
The kitchen has a toaster, washing machine, kettle and microwave for you to use but guests are NOT PERMITTED TO COOK in the flat.
A continental breakfast will be provided for you to help yourself to. Watch people climb up Arthur's Seat while you eat breakfast in the dining area!

I enjoy meeting new people from around the world which is one of the reasons I wanted to do airbnb! I do work long shifts, but if my guests need advice while I am at work, I can be contacted through WhatsApp.
