HOUSE RULES
INDEPENDENT VERIFICATION, BACKGROUND, and PHOTO ID—To complete your booking, the primary account holder needs to undergo an Independent Identity Verification and Background History Check. You will receive instructions on submitting your government-issued ID, along with some basic information, after your reservation is conditionally approved. This process is standard for identity verification and is crucial for emergencies.
You must complete the process within 72 hours to remain eligible for a refund. If unapproved, you’ll receive a full refund if you completed it within the given time frame. Failing to complete it within 7 days will result in the cancellation of your booking without a refund. We appreciate your understanding and cooperation in following these procedures to ensure a safe and enjoyable stay for all our guests.
AGE RESTRICTIONS – All guests must be 22 years old or older or accompanied by a parent or legal guardian.
NO 3RD-PARTY BOOKINGS— To comply with the rental platform’s terms and policies, the person making the reservation must be the primary guest staying in the Home. If the person making the reservation will not be staying at the Home, you must let us know. In this case, the account of the guests staying in the Home should be added to the reservation as an “additional guest.”
UNLISTED GUESTS—Your reservation details must include all adult overnight guests staying with you. Each additional unlisted guest will incur a $100 fee per night, and any other costs associated with remediating the situation. Housing unlisted guests violates the platform’s terms and policies and puts the guests at risk of uncovered liability. The reserving guest is solely responsible for all damages and costs.
GUESTS WHO LIVE LOCALLY—We do not permit reservations from guests residing within a 60-mile radius of the Home without written approval. If you live locally to the Home, you are required to notify us at the time of making your reservation and request explicit permission from us in advance. Failure to obtain authorization will result in the immediate termination of your reservation without a refund.
AMENITY USAGE— Community and home amenities are reserved only for guests listed on the reservation. Amenities such as community pools and gyms are unavailable to the reservation holders’ friends or family. Violating this may result in the termination of your reservation, community fines, and you will be responsible for any other costs associated with resolving the situation.
NO PARTIES OR EVENTS—No parties or unapproved events are allowed in the Home or the community. Any number of friends, family, or visitors exceeding the Home’s advertised occupancy must first be approved by the hosts. Violating this policy will result in the immediate termination of your reservation, forfeiture of any opportunity for a refund, and a $200 fine in addition to any repair costs.
Hosting any guests not listed on the reservation during the community quiet hours will automatically qualify as a party/event and incur the full stated penalty.
If the police, community courtesy officer, community leasing office, or any other relevant authority is contacted as a result of any disturbance created by you or your guests, it will automatically qualify as a party/event and incur the full stated penalty.
TRASH AND WASTE HANDLING—Most of our properties offer a valet trash service or a similar option for easy waste disposal.
You should NOT place trash outside during the day, or the community may levy a fine against us. All fines will be passed on to the guest.
All trash must be put in a trash bag and fit inside the trash bin with the lid closed.
Upon check-out, the housekeeper will handle up to two trash bags. If you have more than two trash bags, you are responsible for taking the additional bags to the community dumpster. Leaving behind more than two trash bags will result in a $25 fine to cover extra housekeeping costs.
NO FURNITURE MOVING - Please keep furniture in its original location. Any rearranged furniture must be returned to its original location before check-out.
NO FOOD OR DRINK IN BEDROOMS—Food and beverages other than water are prohibited in the bedrooms. Any stains or damages will result in additional charges.
CLEANING - At the sole discretion of the hosts, if an unreasonable mess is found after your check-out, you will be charged an additional cleaning fee of $90.

Guests may also use the parking pad (including the basketball area), trash/recycling area, and unlocked areas of backyard and woods. They should not attempt to access locked interior or exterior areas of the property.

Please be aware that your host family will be on site during your stay. Workers may also occasionally be present in exterior areas of the property. (e.g lawn mowing, pest control).

• This property has a 3-night minimum stay requirement

• Your hosts live on site and work from home, and the property is located in a very sedate residential neighborhood. Quiet hours are strictly enforced from 9:00 pm to 7:00 am daily. We promise to respect your desire for peace and tranquility at all hours and we hope you will show us and our neighbors the same courtesy!

• This is a pet-free property as we already have two cats living on site. Our cats are not allowed in the apartment, but the HVAC system is shared with the main house. We are also required by law to accept guests with service animals. Thus, we cannot guarantee a 100% fur-free environment at all times. Please consider your own allergy risk and book accordingly.

• Smoking is not allowed anywhere on the property (inside or outside).

• Accessing this property requires climbing a set of exterior stairs. There are also three stairs inside the apartment (from living room to bedroom).

• All exterior portions of the entire estate are monitored by motion-sensing security cameras for host and guest safety. No cameras are present inside the apartment.

HOUSE RULES:

Smoking is not allowed on any part of the property (interior or exterior).

We do not allow pets of any kind on the property. We are required by law to accept guests with service animals, but please note that service animals must never be left alone in the apartment (no exceptions).

No more than four (4) guests allowed overnight.

Uncovered parking for two cars is included. Please refrain from blocking the garage or parking anywhere along the driveway in front of the main gate.

Located just south of the Lake Norman area and 20 minutes from uptown Charlotte, my home is centrally located to shopping, restaurants, outdoor activities, and local universities, and is in a quiet neighborhood with lots of mature trees and next to the Torrence Creek Greenway (perfect for biking, running, walking).

This quiet 2nd floor private room with private bath is good for up to 2 people. Access to shared living spaces (including a home office), kitchen and half bath on lower level.

Guest has private bedroom and bath and has access to shared living spaces: kitchen, living room, dining room, den (with a desk and laptop work space), and a home office. Television is located in living room. Guests have access to YouTube TV as well as Netflix, Apple+ TV, and HBO Max.

Other things to note
I have a Siberian Husky (Gage, born Feb 2018). He's basically a fluffy teddy bear that likes to give hugs and loves attention.

Gage also has a slightly younger brother, a Golden Retriever named Jack.

Both dogs are normally either in the living room/kitchen area or my master bedroom bath area (wherever I happen to be). They do not roam freely about the entire house.

I also have two cats that have free access to roam the house. They are not allowed in the Airbnb guest area, though. One of them, Zayna, is usually very skittish most of the time, and you likely won't see her often. The other one, Cheeto, loves to cuddle and is the chair of the official Airbnb welcome committee (no joke).

This guest suite with a private full bath is just 20 minutes from Uptown Charlotte. The rear driveway and entry provide easy access to your suite. A two-story neighborhood bar and grill are right across the street for your enjoyment! You'll be minutes away from the wonderful nightlife, arts, and entertainment of the Queen City with the comfort of a peaceful place to relax after exploring Charlotte! Other attractions include Concord Mills, Concord Speedway (20 minutes), Lake Norman (15 minutes), NODA, and all the wonderful galleries and museums of Charlotte.
Your room is furnished with a queen-sized bed, mini-fridge, microwave, coffee maker, and Ruko TV. My home is 20 minutes from Highway 85, 5 minutes away from 77, and within 10 minutes from the CATS Park and Ride Terminal for the Charlotte area. Your bedroom has a queen size bed and a twin size bed at the foot of the bed. It is great to use it as secondary seating to watch a movie on the smart tv. In the closet, you have French doors that lead you to a desk to work or you can enjoy the board games on the shelf. You can enjoy your privacy of your bedroom or investigate the common spaces like the great room, relax on the patio or cook a meal in the kitchen. It is a much more personal situation than a boring hotel room.

The guest have access to the kitchen and cooking materials to make a nice home cooked meal. You also have access to the private patio on the second level to relax on the patio furniture. My property is at the end of a long dead end road. I live across the street from Mountain Island Lake and it’s a very secluded and quiet area. The property is minutes away from the boat access area so if canoeing or kayaking you’ll be in heaven. All the dogs run free around here, mine included. They are all very friendly. It helps do be a dog lover.

This apartment above my garage that I built myself. This is a one bedroom one bathroom apartment that has a private entrance. The kitchen has a full size refrigerator, and microwave, confection oven and dual electric burner to meet all your cooking needs. There is a porch to overlook the beautiful property. I also have a washer and dryer located conveniently in a covered space behind the garage to use at your convenience.

Guests have their own private access to the apartment and deck via a set of exterior stairs, and will be provided a personalized access code for the door (self check-in and check-out).

Please be aware that your host family will be on site during your stay. Workers may also occasionally be present in exterior areas of the property. (e.g., lawn mowing, pest control).

• This is a pet-free property as we already have two cats living on site. Our cats are not allowed in the apartment, but the HVAC system is shared with the main house. We are also required by law to accept guests with service animals. Thus, we cannot guarantee a 100% fur-free environment at all times. Please consider your own allergy risk and book accordingly.

• Smoking is not allowed anywhere on the property (inside or outside).

• Accessing this property requires climbing a set of exterior stairs. There are also three stairs inside the apartment (from living room to bedroom).

The space
This home is constructed as a nod to old southern architecture known as the Dogtrot. Traditionally of log cabin construction, the dogtrot consists of two separate "sides" with a breezeway through the middle. Our rendition has two separated living spaces consisting of two bedrooms and two bathrooms, kitchen, living and dining areas. Historically the kitchen would be on one side and the bedrooms on the other.

Guest access
Both sides of the home are airbnbs with their own decks. The breezeway in the middle would be shared.

Other things to note
Please park in-front of the right side door and allow passage in the circular drive for cars to pass through. You may also park in the little turn out area in front of the gate!

More rural setting with views of cows and horses across the street but convenient to shopping including Birkdale village. Other major attractions include The Carolina Renaissance Festival, 3 miles, Davidson College, 5 miles, UNC Charlotte, 9 miles & Uptown Charlotte, 19 miles. Well appointed!

The space
Relax on the swinging bench on the front porch watching the horses or enjoy the back deck with wooded view! All new Purple mattresses and new kitchen supplies! The space is excitingly eclectic with a masculine vibe! Custom gray trim, modern kitchen with gas range, white cabinets and quartz countertops! Walk-in master shower! First time offered to guests!

Parking: you may park in-front of the unit parallel to the steps but allowing room for another car to pass through and/or you may park in the turn out area to the left of the home (by the trash receptacles).
