The Hutchin's Schoolhouse sits on a hill overlooking the Batson River and is located on Beachwood Avenue and only is 1 mile from the fishing village of Cape Porpoise and lovely Goose Rocks Beach. A 3 mile drive or bike ride will bring you to Kennebunport's historic 'Dock Square' with it's many galleries, shops and restaurants.

This home began as a 2 room schoolhouse in 1909. The original building stands unchanged today .There are 12 foot ceilings throughout , hardwood floors, built-in book cupboards and tall windows to encourage summer sea breezes. The front entry was once the 'cloakroom' and greets you with pastel- colored stained glass sidelights.

Since the school's closing in 1949, a bathroom , kitchen, and 2 porches have been added, one covered with a swing and the second overlooks the Batson river and
has a queen-size futon.

One original schoolroom is now the 14X30 foot' living room' and dining room. It has a bank of 4 tall windows that look out upon the Batson River and ancient Oak trees. The other has been divided into 2 14'x14'bedrooms. Each has a walk-in closet. One has a king-size bed, an armoire and desk . Both bedrooms have 3 large windows and cooling sea breeze cross-ventilation. The second bedroom has 2 twin beds, a dresser and a built-in book cupboard.

The kitchen is 'galley ' style (i.e. small and efficient) and has the basics--a full-size stove, fridge, microwave, coffee maker, open shelving and lower cabinets. An antique armoire serves as a pantry . The kitchen's best features are the bay window over the sink and the 'butler's window' that allows one to view the river while at the stove .

The bathroom is roomy and has a claw-foot tub with a shower and a bay window. The stoneware sink has a swimming Mermaid design, and was handmade by Wendy.

There are 2 porches. One is enclosed and has a double-sized futon and faces the river. It has windows all-around. The 2nd porch is on the garden side and is open-air and covered. Also has a nice swing--perfect for watching a summer shower or the many visiting birds and butterflies.
A kayak is available for paddling down the river or for transporting to a nearby pond or to Goose Rocks.

The Schoolhouse owner is a Potter and will be working daily in her separate studio on the property. Guests are very welcome to visit me while I'm at work, and you're even welcome to roll up your sleeves and play with the clay!

- "This property was the perfect spot for my family of three (husband, 9 year old daughter, and me) and 12 year old Goldendoodle with regards to space, cleanliness, comfort, and location. The schoolhouse is much bigger inside than we expected with large ceilings that helped keep the house cool. We are A/C people and thus appreciated how well the A/C worked and kept the house cool both day and night. The house never felt dirty or wet, which is a bit pet peeve of ours when we've rented previous Maine homes in the summer. The house is close to GRB, where we went most days, and not far from Dock Square either, so a great location. The one bathroom was nice and big for the use by all three of us, and the beds were very comfortable. The bath/shower was a little high and was a bit tricky for all of us to get in/out, especially my 9 year old daughter, so be sure to use the stool that is in the bathroom to aid with this."

You can walk to the beach, which is five minutes down the road, but we chose to bike all our things. It’s perfectly located to drive into Kennebunkport to shop around and to go to all the fabulous restaurants. The single bedroom was perfect for a 10-year-old. My husband and I had the main bedroom and our 13-year-old slept on the pullout couch. After a few nights, I traded with him and slept on the pullout couch myself. It was beautiful to wake up to the marsh every morning! Every square inch was carefully thought out and is totally functional for a family of four. We super appreciated the thoughtfulness of the owners as they were available to answer questions through texting and replied promptly. We will be coming back for additional stays as we loved it so much."

The cottage is newly renovated with new paint, flooring, bathroom, furnishings, décor, and landscaping. Feel free to use the outdoor patio for relaxing, sipping a drink in the evening, or cooking on the grill. You may also use the storage shed to store your bikes if you choose to bring or rent your own. Two multi-speed bicycles are provided for your use along with a cart to carry your beach items.

The cottage is located in beautiful Cape Porpoise and a short ride from a working lobster dock, nearby light house, lovely art galleries, market, deli, and wonderful restaurants. Make your stay special by preparing your own seafood.

You will remain comfortable with central heat and AC or you can also open the windows and enjoy the cool breezes and fresh salt air.

You will find a notebook to assist you in getting the most out of your stay. This will include recommendations for restaurants, sightseeing, and recreation, including major shopping outlets in Kittery & Freeport Maine. If you are really adventurous, you can take the train from Wells to Boston for the day.

During the summer there is a seven-day minimum stay, with check-in on Saturdays. **Except 2023** The calendar makes it look like there is availability only on Fridays during the summer. This is not the case. VRBO’s policy is to show the other days as booked because a reservation can only be started on Saturday.

Come unwind in this charming apartment, tucked into the corner of our bustling organic vegetable & flower farm called Frinklepod Farm. Stroll over to the well-stocked farm store (open May-October) for ingredients for your next meal, take a self-guided tour of our farm fields and surrounding woods, or relax at a picnic table in the herb garden.

This apartment is a new addition to a building we call The Pod, which houses our licensed kitchen, propagation greenhouse, and occasional community dinners and events. During the "off-season" (late Oct - April), things are quite quiet around the farm. In the summer months there is more activity outside the building, including a kids' day camp and a soft serve ice cream window. The Loft has a separate entrance so that you can choose how much or how little you'd like to engage with the goings-on at the farm.

While our historic home was built in 1760, your private and spacious guest quarters are on the entire upper floor of the carriage house built in 2000. Your accommodations include a large, high ceiling living room with cupola skylight, dining area and well equipped kitchen, private balcony with bistro table and chairs. Guest quarters include a lovely, light filled queen bedroom with luxury linens, and spacious bathroom with shower. There is also a washer and dryer for your convenience. There are AC units in the master bedroom and in the main living area (to cool the living room, dining room and kitchen.) In Autumn radiant heating in floors make it very cozy.

The serene grounds include the historic main house, carriage house, historic 1930s Jelly House, scenic far barn, natural spring-fed pond and charming gazebo. Enjoy beautiful vistas with gardens and stone walls.

During your stay, remember to take a drive along Ocean Avenue to see the gorgeous homes along Maine's rocky coast. Hello, this is our 4th year renting to guests, but we are new to VRBO, so you will only see a few reviews. But, you will enjoy our place, it is very clean and nature abounds in almost every view.

We are a small family living quietly next door. (Well, except for our two adorable smallish, hypo-allergenic dogs next door, that may kiss you to death if you all meet in the driveway for morning walk time).

Your space (approximately 1100 square feet) is completely private and self-contained and tastefully furnished (thanks to Karen)...you could live here forever. The place is immaculate.

There is alot of peace and nature here. But close to lots.

The space
Your apartment looks directly at the Batson River, a small but pretty body of water surrounded by Kennebunkport Conservation Trust land. On any given day, you might see ducks, turtles, or a variety of birds, such as egrets, Canada geese, and the very occasional Bald Eagle.

We are a few miles from the stores and restaurants in Dock Square, Kennebunkport. Goose Rocks Beach is a mile away, Kennebunk Beach is 4 miles away or so, and Biddeford Pool and Cape Porpoise are close, as well.

For your ease and ours, during the summer season only, we limit availability to a 7-night minimum stay - with Saturday to Saturday check-in/check-out.

Tim and Jen will help you rent bicycles and direct you to the Eastern Trail or a leisurely 25 mile bike ride into Kennebunkport along Ocean Avenue and back.

Sit by the gas fire with a book, a cocktail and listen to the birds, the ocean and the rustling of the trees.

Whoa! It's as if Maine and Montana fell in love, and we think you will, too, when you step foot into this custom-designed post and beam barn. Newly constructed in 2023, this locally designed custom barn captures your senses. The fresh wood smell, the large stone gas fireplace, the cleverly outfitted cowboy-style bunk room…this barn has it all! The kitchen has an island for extra gathering, large dinning table, laundry room, and full bath with a walk in rustic stone shower. And that’s just the first floor! The second floor boasts another full living space with a full kitchen, cozy bedroom, full bath with walk-in shower, a hide away loft, a stone gas fireplace and a walk-out balcony. Relax in the rocking chairs, a great vantage point for spotting the abundant wildlife at Deer Cove including deer, turkeys, eagles, and the resident fox that has babies in its den every spring.

Outside you can circle up around the stone gas fire pit with Adirondack chairs and flannel blankets to take off the chill… a great spot for s’mores and stargazing in the clear Maine sky.

In the winter months strap on the snow shoes and walk the golf course just across the River. Take advantage of the snow and build a snowman. The barn is equipped with the LL bean snowman kit and toddler sled, making it easy to get outside and play. During the spring and fall take the provided bikes into town to explore. Head to our beautiful Kennebunk beaches in the summer (Beach parking passes provided)… all within a short walk from Deer Cove Barn. The waterways are never congested; usually, only one or two other kayakers or paddleboarders are on the river. Sometimes, no one else, just peace and the sounds of nature.

Deer, owls, eagles, and osprey visit Bass Cove Point almost daily. Some make their home in our towering oak and pine trees. The James Wood Trail, a beautiful loop nature trail, maintained by the Kennebunkport Conservation Trust, is a quarter mile from Bass Cove Point, easily reachable via a sidewalk in a few minutes. There are many other nearby nature paths and trails throughout the area. The scenery here at Bass Cove Point and in the region around us is breathtakingly beautiful and peaceful.

For foodies:
Nearby are fabulous food choices- refined dining and casual eateries, clam shacks and picnic places. Bass Cove Point is a short 15-minute walk to art galleries, the library, the local post office, coffee shops, bakeries, and several ice cream shops.

About Bass Cove Point Estate:

Bass Cove Point is the home of Jan and Rick. Built in 2025, the main house, and the adjacent guest house apartment offered here for rent, are located on a tributary of the Kennebunk River in Kennebunkport, Maine, at 66 North Street. The four-acre estate includes a beautiful towering pine grove behind the house, a dock, several picnic areas, and majestic panoramic views of Bass Cove and the Arundel Golf Club course. Our land forms a small peninsula into Bass Cove, so we named the property Bass Cove Point.

Bass Cove Point was originally farmland in the 1800s, and parts of our property were used to make masts and rigging for schooners and to manufacture bricks for local buildings. One hundred fifty years ago, wooden boats were built in Bass Cove and along the Kennebunk River. A nearby wooden boat-building school continues these traditions today.

Bass Cove Point is not just a property or house. It is a way of life- relaxed, gracious, easy-going, and friendly. It is a place of serenity, natural beauty, tranquility, and hospitality The views are breathtaking, the waters of the Kennebunk River are refreshing, the flowers are fragrant and beautiful, our goal is wonderful hospitality, the furnishings are New England coastal comfortable, and above all, the ambiance is private and relaxing.

A lovely cabin, built with comfort and tranquility in mind, set in the trees with views of the woods and meadow.

The space
This one room cabin is part of a sweet neighborhood but is entirely hidden and private. There is electricity and an electric heater but no running water or WiFi at this time. The space is equipped with a water filtration container that will be full when you arrive. There is a French press, an electric kettle, and a refrigerator. Guests have exclusive access to a clean, well maintained, and easy to access outhouse. There is no shower, sink or modern bathroom.

The location is 25 minutes from a number of beautiful beaches, and 30 minutes from Portland.
There is no public transportation and taxis, Uber, Lyft, etc are scarce. I HIGHLY recommend coming with a vehicle.

You will have access to the cabin and the outhouse, and you are welcome to wander around the woods and neighborhood.

Other things to note
Parking is just off a large dirt, but well maintained, road. Guests will need to walk a 40-50 ft path to get to the cabin. The cabin is modern and very comfortable but also basic. There is no running water, or kitchen equipment. There isn’t a modern bathroom, just an out house.

The kitchenette includes a mini refrigerator (no freezer), plates, bowls, glasses, mugs, silverware, coffee maker with grinder, microwave and 2 slice toaster - great for small meals, reheating leftovers, enjoying charcuterie and wine, or a light breakfast.

We live in the attached main house with our adult son, Tyler and our cat, Gigi. You may occasionally see us come and go but rest assured, we’ll tailor our hosting style to your preference.

Other things to note
No. 48 is located on the ‘quiet side of Kennebunkport’ directly on route 9. We don’t find it disruptive, however there may be occasional road noise from passing vehicles.

The apartment has A/C and a rinnai heater. There are ceiling fans in both the living space and bedroom. The bedroom has room darkening shades, luxe brook linen sheets, and a noise machine to help with a restful nights sleep.

Guests will have access to their own Weber propane grill on the deck. There is a dining table and lounge area on the deck as well, with a large umbrella to provide shade in summer months.

In the lower seating area closest to the river, guests are invited to enjoy the scenery, as that area is reserved for guest use. You can also launch your kayaks, canoes, or SUPs from the dock as well.

The bathroom offers both a shower and tub, but to those taller guests- the ceiling is sloped and head room may be a little tight for some. We apologize for this!

Huge beautiful yard with outdoor shower, hot tub, fire pit and outdoor dining area. Walking distance to fabulous restaurants, gourmet coffee and takeout shop, and upscale general store. One mile walk to beautiful Cape Porpoise Harbor and pier. A 5-minute drive to gorgeous Goose Rocks Beach and to downtown Kennebunkport (Dock Square).

The space
Bedrooms for rent are on the second floor. There is a full bathroom and half bathroom on the second floor reserved for tenant use. All other spaces are shared.

Bedrooms available for spring 2024 include:

1. A large room with queen bed
2. A slightly smaller room with queen bed
3. A small room with full bed

Guest access
Guests can access bedroom(s) that they rent, tenant bathrooms, kitchen, dining, living room, mudroom and all outdoor spaces.

During your stay
I work either from a home office or from an office in Boston. If I’m out of town, I’m available by text, cell or email. If I’m home I’m available in person.

Other things to note
I have a very mellow cat who is indoor / outdoor but could stay outside or in my bedroom the majority of the time if it’s a problem.
