- "The place was wonderful, just as advertised; there was even a live tree that came right up through the floor and extended through the roof, just perfect for a treehouse! The one suggestion I have is to rewrite the directions to locate and enter the treehouse, have 3-5 novices try to follow the directions, and then adjust them accordingly. At least when we had issues and needed a new entrance code, there was a great number to call, and the responsive people there answered all our questions!"

- "Upon arriving we found this property to be cozy and inviting. It was aesthetically pleasing and while anticipating a tight fit for our family it was actually roomy enough. It is worth noting in case you can’t tell from the pictures that there is no sink in the bathroom but we knew this beforehand and it wasn’t a problem. The host left plenty of towels for us, which was appreciated. While we didn’t have need of much of the kitchen area, it was well stocked with kitchen supplies as well as extra paper towels, trash bags, soap, etc. Shampoo, conditioner and body wash were available in the bathroom as well. The short amount of time we had to sit on the deck around the fire pit was enjoyable. The only problem we encountered was a strong mothball smell in the double sized loft area where we found an open bag of mothballs. We were unable to use that area but thankfully we had an air mattress packed and sleeping wasn’t an issue. I would only recommend to check ahead of time that mothballs are removed and the place aired out before arrival. A previous reviewer said they couldn’t find the trash receptacle after their stay but we found it easily by following instructions the host gives in their email. There was one friendly orange cat who hung around which for our family was a pleasure. I give this property 5 stars because we would absolutely stay here again if we ever make it back to the area. "

You'll have 2400 sq ft of private living space on the 1st floor of our 2 story home. The space includes 2 large bedrooms each with their own TV, 2 1/2 granite and tile bathrooms, a full size futon, a separate work space, a family room with a large TV, and a well-equiped gourmet kitchen with a center island for indoor dining. Outside there is a huge patio that includes a brand new grill, fire pit, swing, dining area, bistro table, propane heaters, and edison lights from which to enjoy the INCREDIBLE views. Watch the occassional trains in the distance as they sweep across the valley as if you are in Switzerland.
Other things to note
The space has accessibility options such as a step in whirlpool tub. We have kayaks, bikes, and snow shoes that can be rented upon request. If you have a little one, let us know and we can provide a car seat, stroller, high chair, pack and play, and toys to cover your stay.

This home in the country is new with modern appliances, clean rooms and is comfortable inside and out. Although it is called a barndominium, there are no animals on the property. Part of the building is used as a large garage. It is convenient to the interstate, shopping centers north of Colorado Springs and Denver is only 40 minutes away. It's located just north of the Air Force Academy and near the foot of Pikes Peak with plenty of tourist options. The property provides country living, surrounded by pines, deer in the pasture, horses grazing and stars at night. It is an ideal place to relax, barbecue, picnic at small lake and hike on nature trails. Major shopping centers are 10-20 minutes away: Bass Pro, Walmart, Home Depot, Scheels, movie theaters and chain restaurants. The small town of Monument includes gift shops, small coffee nooks, and specialty eating places.

Guest Access:
Guests will have access to the entire unit. Please be courteous of animals, fences, and other ranch like activities. Please be alert and respectful when exploring, but not too far from the treehouse! Climbing stairs is required to get to the deck and to the front door of the home. The stairs up to the loft are very narrow approx 20 inches wide.
Parking
During inclement weather 4 wheel drive is suggested. There are 2 parking spots in front of this treehouse. Additional parking would need to be approved prior as there is very limited parking for this unit.

Nestled between the pine trees on our spacious ranch, you can relax & enjoy! Your suite is the entire top story, with a full kitchen equipt with everything you need, full bathroom, comfy living room including a smart TV, work space and dining area. The spacious bedroom has a king size tempurpedic mattress dressed in luxurious bedding and its own private balcony. ONE BEDROOM- ideal for two people :)
There’s parking right near your private entrance and plenty of outdoor space for you to enjoy including an outdoor fireplace & large yard with games and grill.
*because we live in the pines there is only one internet company who services our area. It is the best internet we can get but please know it does run at a slower pace. If you are working from home this might not be the most ideal option for you. For night time movies and shows or basic everyday use it should be just fine :)

The moment you arrive, you'll be in awe of the properti's impressive surroundings - Pine trees and incredible views of massive rock formations create a truly picturesque backdrop for your stay. Additionally, the private backyard offers the best of outdoor living with beautiful patio furniture, sensational golf-course and foothills views and even some trails for exploring. The well-landscaped front yard offers an large grassy field for volleyball, soccer, horse-shoes or just a fun place for kids to run.

Guest Access:
Guests will have access to the entire unit. Please be courteous of animals, fences, and other ranch like
activities. Please be alert and respectful when exploring. But not too far from the treehouse! Climbing
stairs is required to get to the deck and to the front door of the home. The stairs up to the loft are very
narrow approximately 20 inches wide.
Parking
During inclement weather 4 wheel drive is suggested. There are 2 parking spots in front of this
treehouse. Additional parking would need to be approved prior as there is very limited parking for this
unit.

We cannot guarantee an early check-in before 4pm as we need time to make sure this property is
perfect for you before your stay! Please message us on the day of your arrival to see if the property is
ready no earlier than 2pm.

Take a flight in a Spartan non-Aircraft. If you listen carefully, you may even catch the sound of Rosie the Riveter, though by now the echo of the Spartan Aircraft factory has long since diminished. In our case the din of riveting has given way to the peace and quiet of humming birds, wind in the pines and whatever noise you make yourself. Overlooking mostly ranch land and a beautiful view of Pikes Peak, this is a perfect spot to unwind, drink in the countryside, and listen to the breeze! At night you can count the stars “until the cows come home.”

At night you can count the stars “until the cows come home.” Though not far from Monument, it is still very wild country, with deer, elk, antelope, coyotes and more grazing free. Sorry, no buffalo roaming any more.

We are here for you during your stay but our level of interaction is up to you. We are only a phone call or message away. You will be able to self check-in upon arrival and self check-out upon departure.
Once a week, one of our team members will stop by the property to put out the trash cans, replenish our supplies, and/or restock sheets and towels. They will NOT enter the home. They have access to the garage or shed with a code. This day may or may not fall during your stay.

Bedroom 4: Adjacent to the downstairs living room, this bedroom features a king bed and twin-sized bunk beds. It includes an en-suite full bathroom for added convenience. The plush rocking chair and ottoman offer additional seating in this room.
Bedroom 5: Tucked away in the corner of the downstairs living room, this small bedroom features another set of twin-sized bunk beds, ideal for children or anyone seeking privacy.
For those hosting additional guests, we have two premium air mattresses in the basement area. Please inform us in advance if you plan to use these air mattresses so that we can prepare ample linens and sheets for a comfortable stay.

AREA:
Whether you're drawn to the great outdoors or captivated by the scenic beauty of the Rocky Mountains, Larkspur offers something for everyone. With one million acres of Pike National Forest surrounding the area and the addition of Mueller State Park, a wide range of recreational activities await, including horseback riding, fishing, skiing, hunting, stargazing, and mountain biking, just to name a few.
Public transportation is extremely limited in this area. To conveniently get around, we recommend renting a car or utilizing ride-sharing services like Uber or Lyft.
INTERNET/CELLPHONE SERVICE & COVERAGE:
You are in a remote area and that means some providers will have issues accessing service on their phones. Most folks have full LTE coverage everywhere on the premises, regardless of your service provider. You might run into dead zones on your way here. However, we have strong Wi-Fi to connect to at the property.
THE WILDLIFE:
There are animals around the premises including many deer, foxes, multiple species of raptors and other birds, armadillos, many rabbits, black bears, mountain goats, bighorn sheep, mountain lions, coyotes and more! You won’t see all of these at the cabin, but if you get out on the trails, you might get lucky...
MOUNTAIN LIVING:
1. We are located just shy of 7,000 feet so please drink plenty of water to avoid altitude sickness.
2. Sometimes the wind kicks up to remind us of all the things we cannot control, but it usually settles down again within a few hours. You would be best not to leave belongings outside.
3. Wildlife is somewhat rare but has been known to wander through so please do not leave food outside at night.
4. Be prepared with lots of clothing layers so you can adapt to changing conditions. Storms come and go quickly.
RESPECT:
Our home is located in a remote, mountain town. As visitors to the area, please think about your impact on our town and the small surrounding communities. Please respect full-time residents' privacy and solitude. Follow Leave No Trace guidelines when visiting and recreating in the beautiful outdoors, and consider supporting local dining and shopping during your stay.
SMOKING/VAPING:
We like to keep our properties as fresh as the outside alpine air. If you need to smoke or vape, you'll need to step outside to do so. There will be a $600 fine for any smoking inside the home.

Welcome to our TREEFORT Retreat! You might wake up one morning, look out the (massive) picture-
windows, and be eye-to-eye with a scrub jay, a raven, a red-tailed hawk, or even an eagle! The sense of
real here, the sense of nature and original, Colorado beauty is unbeatable. And while the space might be
relatively small, it offers everything you need, nothing you don’t, and a heck-of-a-lot of original appeal!
Park in the private gravel lane next to the treehouse. You’ll walk up the stairs and past the welcoming
deck, and enter through the front-door using the private keycode given to you a check-in. You’ll be
greeted with a warm, welcoming space and also the smell of a pine-forest.
There’s a fully-functional kitchenette ready for your culinary creations; a loft with additional beds — all
surrounded by incredible, authentic natural, Colorado mountain beauty! There’s a little seating area to
your left, wonderful kitchenette just in front, and a massive king bed just beckoning an afternoon nap.
There are two additional single beds and a full size bed in the loft that rings the main living space. Just
ahead, too, you’ll notice the flat-panel TV above a custom fireplace. The kitchen counter is polished
wood. The floor is natural, the décor is natural, and the massive picture windows with their immense
views and copious light give the sense that this home is open to the elements, the sky, the mountain
breeze — the space is fully enclosed and protected though, and heated for those crisp, Colorado nights.
This is a Tree House, so again, it may get chilly in the colder months. Bring extra socks and kick on the
fireplace inside to keep it nice and warm!
With comfortable bedding, quality linens (professionally cleaned and laundered with each stay), this
special little home is maintained and managed professionally and everywhere there’s a sense of the
natural, but also one of quality and care, worthy of your 5 star review! The home’s single bathroom

Combine the fun of camping with the luxury of home. Complete with Spacious Kitchen with refrigerator, stove, microwave, sink, and generous counter space including an island. Full Bathroom with sink, shower and toilet. Private Bedroom with full size bed, clothing storage, and sliding room dividers. There is also a Swivel T.V that can be enjoyed from the bedroom and also the main room. Large kitchen nook can be used as a work space with a large table, the table can be folded away to transform into a nice lounging area, or the table can be lowered to make an additional bed.
- "Tree Top Ranch is a beautiful, quiet site set in woods and farm fields with hills around it. They have a single modern apartment for rental in a quiet grass yard in the woods. Also on the property is an older, medium sized RV that they are starting to offer and we were the first to try it. We are old tent campers. Compared to tenting the RV is luxury with a kitchen, bathroom, dining table, and bedroom even if RV small. The TV and internet at present are spotty. The water pump is noisy and we chased moths in the evenings. Kaiti and the caretakers were great support for the shakedown trial. We really enjoyed walking in the woods and fields and happily settled into the peace and quiet of the site. If you are open to trying an older, smaller RV- part camping – glamping they call it, this could be a memorable stay for you too."

- "We loved staying at Joseph’s property! We had a two month stay while in between long term rentals and wanted a country experience with scenery. This spot was perfect for us and we thoroughly enjoyed our time in this peaceful getaway. Joseph was an excellent communicator, was very welcoming and was quick to help us with any issues during our two month stay. The sofa is a unique “pull-out” style of couch, and my teenage daughter slept very comfortably on it at night.The kitchen was outfitted with some necessities, which we found very helpful. As a coffee lover, having a coffee pot to use during our stay was important to me. Also, being able to have a washer and dryer on site was crucial for us. Our biggest love of this property were the views and scenery. We were able to enjoy seeing the cattle nextdoor on a regular basis, long horned steers. They were beautiful! No cattle smells that we noticed though, so that was a plus. We were visited by a coyote at dusk one night. It was interested to meet our dogs when they were outside. It was not aggressive with our big dogs and did not actually come onto the property, just roamed nearby on the outside of the fence being curious. We also saw deer, elk, & many pronghorns on a regular basis during our stay. Sunsets were beautiful! We could see the northern lights so much better from here, since our stay lined up with their ability to be visible in Colorado. Heard coyotes almost nightly and enjoyed a true Colorado country experience!"

Our home is located on a county road that gets plowed when there's snow; however, we still recommend AWD with good tire tread in the snowy months (generally December to April). This stunning home offers 3 separate bedrooms, each uniquely designed to provide maximum comfort for your stay.
Bedroom 1 is located on the upper floor and features a luxurious King-sized bed and ample closet space to store all your belongings. You'll wake up feeling refreshed and energized, ready to take on the day's adventures.
Adjacent to bedroom 1 is bedroom 2, which also features a cozy King-sized bed and plenty of closet space. This bedroom is ideal for couples or individuals who want their own private sanctuary while still being in close proximity to the rest of the group.
For families or larger groups, bedroom 3 located on the lower floor is the perfect space. This room features 2 sets of bunk beds, each with a full-sized mattress, providing sleeping space for up to 4 people. The room is thoughtfully designed with plenty of space to move around and store belongings.
The home features two bathrooms, one upstairs and one downstairs. The upstairs bathroom boasts a standalone, enclosed but spacious shower and a bathtub for a relaxing soak after a day of adventure. The full bathroom located downstairs is thoughtfully designed with a walk-in shower for convenience and accessibility.
LIVING, DINING & KITCHEN AREA
Ascend to the upper floor of this retreat and be greeted by a bright and airy space that's perfect for both relaxation and entertainment. Perfect for work from home! There is also a TV in here. A foosball and ping pong table is available for recreation over the garage.
OUTDOOR SPACE
The views from our large second floor deck are breathtaking. Have a seat to relax with a cup of coffee, prep a meal on our weber grill, and enjoy your outdoor dining with views for miles and miles.
There is a short hiking trail in the backyard that leads to a beautiful overview. Be careful since it can be a little steep if you don't have the proper footwear.
Transit is virtually non-existent here. To get around you will need to rent a car or use Uber/Lyft.
Kindly note this home relies on well water and has a sensitive septic system. To ensure these systems run smoothly during your stay, please review your guidebook once you receive it.

There are animals around the premises including many deer, foxes, multiple species of raptors and other birds, armadillos, many rabbits, black bears, mountain goats, bighorn sheep, mountain lions, coyotes and more! You won’t see all of these at the cabin, but if you get out on the trails, you might get lucky...
MOUNTAIN LIVING
1. We are located just shy of 7,000 feet so please drink plenty of water to avoid altitude sickness.
2. Sometimes the wind kicks up to remind us of all the things we cannot control, but it usually settles down again within a few hours. You would be best not to leave belongings outside.
3. Wildlife is somewhat rare but has been known to wander through so please do not leave food outside at night.
4. Be prepared with lots of clothing layers so you can adapt to changing conditions. Storms come and go quickly.

Guest Access:
Guests will have access to the entire unit. Please be courteous of animals, fences, and other ranch like
activities. Please be alert and respectful when exploring. But not too far from the treehouse! Climbing
stairs is required to get to the deck and to the front door of the home. The stairs up to the loft are very
narrow approximately 20 inches wide.
Parking
During inclement weather 4 wheel drive is suggested. There are 2 parking spots in front of this
Tiny Home. Additional parking would need to be approved prior as there is very limited parking for this
unit.
Early Check-in Requests
We cannot guarantee an early check-in before 4pm as we need time to make sure this property is
perfect for you before your stay! Please message us on the day of your arrival to see if the property is
ready no earlier than 2pm.
Check-in Process: All guests will need to complete our secure, online ID Verification process to receive
the door code and check-in instructions. Similar to hotels requiring photo ID upon check-in, we ask that
guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity.
This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and

This 3-year old, 1 room, totally off-grid cabin w/ an outhouse, is a gem sitting among the pines in beautiful Larkspur, CO. Home of the Renaissance Festival and 1/2 way in between Denver and Colorado Springs. Within a 30 minute drive to Garden of the Gods, Manitou Springs, Cave of the Winds & of course, Pikes Peak. Also about a 35 minute drive to hit South Denver. Enjoy the serene views of overlooking ranching fields through the pines in a comfortable, warm setting. Simple living indeed!
The space
Pine Needle Cabin is not right next to a grocery store or any stores for that matter, It is in the mountainous part of Larkspur and rustic! Basically, camping! It is however, only about a 15-20 minute drive to the nearest shopping and eateries in Monument, CO. About 20 minutes to get to Castle Rock, CO where there is everything you need and much more! The "Ren Fair" is about a 5 or so minute drive from the cabin. We offer the rustic, rural, camping type experience, but with a roof over your head. (GLAMPING) There is dust, bugs, critters, and much of what you see and experience in the wilderness, but with a whole lot more safety and as many precautions as possible! Never perfection, but a lot care and thought into your stay! There are plenty of Pine trees/Pinecones, and a wonderful view from the front porch or anywhere on the property of the mountains/hills and open spaces. There is a futon/bunk bed with a full size bed on the bottom (Two 3" gel memory foam pads) with an upper twin bed. All bedding supplied and is freshly laundered prior to each guest stay! There is also a futon chair that is basically a single bed but a comfortable sit too =) The cabin is on a 10-acre property where Dan & I and his elderly parents reside with plenty of room to roam. Thoughtfully appointed with 2 custom built "wash stations", inside and outside, that has your basic washing needs supplied, viewing/eating bar height area, breakfast nook area (continental breakfast supplied) and also an outside cooking area. There are no showers here! There are 2 solar camp shower bags outside during the summers to rinse off but if you need a full/regular shower, there is a wonderful truck stop in Monument (15 - 20 min. drive) that has clean showers, shopping and good food. The cooking area is on the porch and has a camp stove and a grill. There are some pots/pans, cooking utensils and even a stove-top percolator & French Press for that morning cup of Joe. Coffee and filters supplied. There is a heater inside, approved for inside use and the propane is supplied for that and also for the stove, grill and heater in the winter. There is NO electricity, cell service or WiFi at the cabin! and no running water! You can get a cell phone signal about 2 miles away on Noe Road & at the "Lookout Tower" but will have none at the cabin itself. We have a landline here at the house for any emergencies =)
There is a quaint little outhouse w/a composting sawdust toilet only a few steps from the cabin. Instructions for how to use it are inside along with TP and hand sanitizer. (We will instruct further, if necessary, upon your arrival) In the summer, I put "wads" of dryer sheets in the outhouse, which helps to keep the wasps and such OUT! There is a chiminea by the cabin with supplies wood in a large green bin for your use. Please use common sense when having a fire. A COOLER OR TWO IS A MUST! We do have 3 pound ice bags here for sale. Great for the cooler re-chill or to add to the drinking water cooler (supplied) There is plenty of water supplied full of our fresh well water and two 3-gallon solar water bags hanging just above the inside and outside "wash stations". In the winter, an extra 5-gallon jug of water is supplies. Many custom features, made by Dan (Sawdust & Splinters), some designed by well, Cheryl, but Dan built 'em =) The wash station, perfect example. There is plenty of wood in the wood bin already supplied. It is left over construction clean wood so if you want "log" type wood, you will need to purchase that.
*****Side note- if you are skiddish at all, namely bugs and/or mice, this may not be a good fit for you! We do our best to control the wildlife, bugs & mice, but Mother Nature seems to have her own agenda. There are always traps set in the cabin when not in use and are available during your stay if you truly want the mountain living experience. PLEASE DO NOT BOOK THIS CABIN IF YOU DON'T APPRECIATE CAMPING, THANK YOU =) I have never seen or heard of a locking tent... Jus' sayin'

You will have complete access to the whole cabin, the outhouse and the fire pit area on the same side of the driveway and the acreage anywhere this side of the fence. That includes Sawdust Studios (ye' ol' pool house). It has WiFi, a microwave, fridge/freezer, Keurig, Foosball table, puzzles, games and much more! The total property is a always transforming and an "in progress" situation. Every time you visit, there will be something new and/or different =)

Just some basic info as we do like to try to customized each and every guests' stay, but can't read minds...So, communications are the key to having a successful stay. Cozy camper by the creek, surrounded by serenity and nature. This vintage Airstream has everything you need for a relaxing stay. Nestled in the woods at the edge of the mountains, this location provides easy access to many of Colorado's wonderful natural places. Away from the city, but close enough to Colorado Springs and Denver to take in the attractions in both cities. This lovingly restored tiny home with modern amenities makes a perfect launching point for city or mountain adventures.
The space
The Airstream has a good size dining/living room with a sofa bed (folds out to a double), large table, TV and a small propane fireplace. There's also a fully equipped kitchen, a cozy bedroom with a double bed, and a bathroom with a shower and a composting toilet. Outside the Airstream you can hear the gentle sound of the creek as it flows between beaver ponds while you relax and drink your coffee on the patio. The property is only an acre but it feels much larger because we're surrounded by so much open space. There's easy access to trails along the creek and a trailhead a short walk down the road.

The majority of the property is open for guests to roam and use, including the gazebo, fire pit and bbq grill. The fenced area around the house is not open to guests. West of the creek is private property but everything north of the gazebo is public open space where you are free to roam for literally miles. The chicken coop and run are surrounded by an electric fence so be careful when getting near our birds.
Other things to note
The Airstream does not have a flushing toilet, it has a composting toilet. Nature's Head is the most popular and easy to use composting toilet on the market. It is clean, doesn't smell and is dumped and sanitized between guests. We provide detailed instructions on its use in our house manual.
Our proximity to the creek and position along migratory routes and animal crossings means we are hosts to many creatures large and small with legs and wings. Along with myriad other animals, black bears frequently pass through our property and have been doing so much longer than humans. We ask you to protect our wildlife by maintaining your distance from them and by keeping all food and trash inside the cabin. Habituation to humans and our food poses the number one danger to bears, dozens are euthanized in Colorado every year because they get too comfortable near us.
It must be noted that we are located near an active rail line. We are so used to it, we hardly notice it anymore, but it may be problematic for those sensitive to the sound.
Originally Spartan Aircraft Company built airplanes. At the end of WWII under the new ownership of J.P. Getty they began making high end travel trailers. This one, we call “Long John Silver”, is no exception. About 90% of the interior is original; modern conveniences such as new fridge, microwave, new toilet, hot water, and internet have been added. Step back in time when our country was healing and ex-soldiers in Tulsa, OK put their minds and hands to work making luxurious camper trailers.
The space
Overlooking mostly ranch land and a amazing views of Pikes Peak, this is a perfect spot to unwind, drink in the countryside, and listen to the breeze! At night you can count the stars “until the cows come home.” Though not far from Monument, it is still very wild country, with deer, elk, antelope, coyotes and more grazing free. Sorry, no buffalo roaming any more.

Other things to note
Our cleaning method besides the disinfectant spray on all surfaces, and the laundering of sheets and towels (which are always dried outside on my laundry line in the beautiful Colorado sun!) is that we use an Ozone Generator. After the previous guests leave, we run it in the Spartan for about an hour and then after we open up all the windows and vents, and let the air back out.
People must be taller today than in 1949! The ceiling height is just about at 6’1”

You will be pinching yourself when you walk through the front door. Nestled on 35 beautiful acres with direct access to great hiking and biking on the Spruce Mountain open space. This 1,100 square feet of premium luxury space, recently underwent a full remodel featuring an amazing fully stocked kitchen, coffee bar, fantastic zero entry shower, a huge master suite with a king size Sleep Number Bed and a spacious living room. We guarantee you will feel right at home.

This property is not recommend for young children but more suited for romantic getaways and quiet retreats.
It is not childproofed and has an open staircase, glass table top, high-end decorations and without cribs or high chairs or other specific infant amenities. Walking infants and parent's would find it challenging. We want to ensure everyone’s safety and comfort with this information.
Welcome to another time... 1947. Although off grid, there is an indoor toilet, and it has a kitchen, complete with hot and cold water, stove and refrigerator . As is true with all off grid, you must monitor use of water, gas and electricity. These are limited daily by what you have in the water tank, propane tank and batteries. Conservation will be a friend during your stay in Maid Marion. Peace and quiet will be your soulmate as you glide your cares away under the shade of pungent pine.
The space
Maid Marion, as we have called the Spartan, is 25 feet long. Built in 1947 after the Second World War, the interior is 90% original. In those days aluminum was used generously, as the company, Spartan Aircraft, was tooled to build airplanes. This gives the Manor a very unique feel; almost like stepping into a cabin on a yacht! The front living room has a full size sofa bed. The bedroom is the other end of Maid Marion, next to the shower.
There is a 40 gallon, on board water tank...more than enough for a few days assuming conservation is practiced. Believe it or not, five to seven gallons is quite enough for a shower and good hair washing. If you find yourself (‘selves) consuming water at a rate that clearly indicates you will use your 40 gallons before you stay is finished, there is a back-up. All water is hauled via a 250 gallon sterilized water tank which is used to fill the onboard tanks should you run out. We have to refill the tank from our house, so we would be grateful if water is used sparingly and the aquifer will be grateful too.

There are many places to walk or hike within the fenced property. There are solar lights to guide you on the path to Maid Marion, though you may want to bring a flashlight should you need a bit more light. We will meet you when you arrive and take you personally to Maid Marion so that we can show you the ropes. Your car will be parked a little below - so there will be a five minute walk, slightly uphill, to the camper. There is a gate you will need to open and close each time you leave and return as there are cattle in the same pasture in which you are staying. You may or may not see the cattle up close but it is entirely possible they will wander into or even bed down in your camp. Although they are very large, they are relatively safe so long as you don’t challenge the bull or threaten a mamma cow’s calf. It’s kind of magical really.

The home is located in a mountain community. It sits on nearly 2.5 acres with grounds to explore, but there are neighbors. Please be mindful and respectful of their proximity to you, even if it's easy to forget they are there! There are frequent wildlife sightings, including black bears, mule deer, and other mountain creatures. Please keep trash inside the house. Host will coordinate trash pickup. The home is easily accessible from the South Perry Park Road. The living space has high speed internet that easily supports remote work and movie nights. Two adults would sleep comfortably here. A paved parking space is provided in driveway for one vehicle. Outdoor sauna is not for use by guests.

There are 2 queen beds and a futon/full bed in the loft. WE WANT OUR GUESTS TO HAVE A WONDERFUL & FUN TIME HERE BUT PLEASE DO NOT BOOK THIS PLACE IF YOU DO NOT PLAN ON RESPECTING IT AND US! THIS IS NOT A HOTEL. IT'S SOMEONE'S HOME THAT WE CHOSE TO SHARE, W/ A LOT OF HOME SPUN AMENITIES, SO PLEASE KEEP THAT IN MIND WHEN BOOKING!
THERE IS NO CELL SERVICE AT THE HOUSE (calls) unless you hike to the "back 10" to Dan's 16 foot high lookout tower, up the hill or drive a bit :) We do have satellite WiFi that is shared with us and maybe the "off-grid Cabin guests" which will allow you to send and receive texts, etc. Two TV's are on antenna and DISH and one on antenna only. We do have a VCR/DVD player on the upstairs TV and many movies available. This is what it is like living fairly remotely and in the quiet! There is a gas BBQ and an electric one down on the lower level. We actually have a burn permit for the chiminea only. We had the property heavily mitigated a few springs back, so not much burnable wood on site except for what is supplied by us. Dan does woodworking and always has plenty of extra burnable wood. You would need to bring your own bundles if you want "the log look". There are several places within a 20 minute drive that sell these bundles =)
The highly popular Spruce Mountain Trail is a 1 - 4 mile scenic hiking trail that is just a hop-skip-jump from the cabin (about a 3 minute drive), not to mention we have some trails too throughout our 10 acres :)
Colorado Springs is only about a 20 - 30 minute drive and offers almost everything the "Big City" does. Garden of the Gods, the famous Air Force Academy, Seven Sisters Waterfall (absolutely stunning, especially at night), Pikes Peak up close and personal, the Cheyenne Mountain Zoo (yes, it's on the mountain :) ), the Manitou Incline (if you're so inclined) & of course wonderful arts centers, museums, shopping and so much more!
We are pet friendly (DOGS), but please let us know how many dogs y'all bring, what kind and how friendly they are. Leases are a MUST until you know how your dog(s) will react to seeing wildlife! I would like to know about the dog(s) as I have a deadly fear of mean & unfriendly dogs. I don't want to feel like I cannot walk up our driveway to the mailbox just to get snarled at or attacked! We do hold our guests responsible for an excessive shedding and /or messes that the pets may create, meaning a possible extra $100 charge upon departure if the house if found to have excessive wear and tear.
The views are beautiful and there are so many close activities and things to do. We are 420 friendly too! There has been cig & marijuana smoked in the property before so just a head's up although there is a "high powered" air purifier in use on the downstairs level where the kitchen is but obviously some of the "smells" may still linger and smoking 420 is fine in the home except the bedrooms themselves. The "Ol' Pool House" is a great gathering place, but the preferred place to smoke cigs. That building is attached to the Lodge.
There are soft fleece throws throughout the house for your added comfort :)
We will always have basic breakfast items (milk, OJ, oatmeal, cereal, eggs, bagels & cream cheese, Eggo waffles and/or pancake mix, a fruit of some sort, & a pastry or 2 of some sort) but SOMETIMES will offer more goodies, such as snacks (munchies), soups, popcorn, etc. We have been using a "give-n-take" system for the snacks and much more :) One of our guests left their "extras" that they had purchased, but decided to leave them upon check-out which the next guests enjoyed. Those guests left their extras and there ya' have it. This concept has been working very well for many years and it's kinda fun to see what other people munch on and/or smoke :)
There WILL be dust as we are somewhat surrounded by dirt roads, some windy days and trees that are always "shedding" their pollen. I do my best to try to keep up with that, so please if you are super sensitive to dust, this may not be your place to stay. We are on a well and so we do ask if y'all could please conserve where possible. Mainly showering, spreading out shower times and such. There are notes at the Lodge that do explain all of that.

Our guests have easy access to the property upon check in depending on the snow levels. 4-wheel drive is a MUST in the winter as we never know or can predict what Mother Nature has in store... Dan will plow all of us out, usually the same day, but it will still take some time. We do ask for patience with that as we are shoveling out too :) I will always contact you the day prior to your arrival with directions of sorts and check in info (my infamous pre-typed novel). You have access to the whole house & 10-acre property. PLEASE let us know if you are bringing animals (dog(s)) and how many! There are several possible places to park. It is totally ok to park right in front of the door on the bottom level if necessary. I do it all the time :) There may or may not be guests at the Off-Grid Cabin across the driveway, but the Pool House/ Community Center is where people can gather.
Other things to note
Dan and I's house is a minute walk from the Lodge but we are always available through the AirBnB website. There is frequently wildlife here on the property. There is absolutely no hunting or fires (other than where the "chiminea(s)" are, unless discussed PREVIOUSLY with us please Also, there has been smoking of cigs & marijuana in the home in the past so just a sensitivity head's up. Again, there is no cell service here for phone calls at all except if you hike to the top of the back "10" hill! The $100 Security Deposit is for the dogs you may be bringing! The $50 cleaning fee is to help offset the costs of any food supplied, detergents for the washing/cleaning/vacumming, etc.
ALSO, there will be dust. I can dust 24/7 but being surrounded by dirt roads and pollinating trees, it's absolutely impossible to keep this place dust free. I do try my best to remedy any situation that you may have with the cabin :) PLEASE let me know if there are any issues during your stay when I meet you. I can't remedy anything unless I am made aware of the issue. Hopefully none, but it's all in trying to make your stays the pleasant they can be.

We are accessible year-round. Our home is located on a county road that gets plowed when there's snow; however, we still recommend AWD with good tire tread in the snowy months (generally December to April). Winter driving conditions on the highways leading to the home can change rapidly, so check the weather before heading out.

INTERNET/CELLPHONE SERVICE & COVERAGE:
You are in a remote area and that means some providers will have issues accessing service on their phones. Most folks have full LTE coverage everywhere on the premises, regardless of your service provider. You might run into dead zones on your way here. However, we have strong Wi-Fi to connect to at the property.
THE WILDLIFE:
There are animals around the premises including many deer, foxes, multiple species of raptors and other birds, armadillos, many rabbits, black bears, mountain goats, bighorn sheep, mountain lions, coyotes and more! You won’t see all of these at the cabin, but if you get out on the trails, you might get lucky...
MOUNTAIN LIVING:
1. We are located just shy of 7,000 feet so please drink plenty of water to avoid altitude sickness.
2. Sometimes the wind kicks up to remind us of all the things we cannot control, but it usually settles down again within a few hours. You would be best not to leave belongings outside.
3. Wildlife is somewhat rare but has been known to wander through so please do not leave food outside at night.
4. Be prepared with lots of clothing layers so you can adapt to changing conditions. Storms come and go quickly.
RESPECT:
Our home is located in a remote, mountain town. As visitors to the area, please think about your impact on our town and the small surrounding communities. Please respect full-time residents' privacy and solitude. Follow Leave No Trace guidelines when visiting and recreating in the beautiful outdoors, and consider supporting local dining and shopping during your stay.
SMOKING/VAPING:
We like to keep our properties as fresh as the outside alpine air. If you need to smoke or vape, you'll need to step outside to do so. There will be a $600 fine for any smoking inside the home.
