With just under 3000 square feet of floor space, this quintessential Maine home offers water views from nearly every room and has been updated to provide you added comfort.
Our favorite spot in the house is the enclosed porch with walls of windows that surround the home on three sides to ensure the weather never rains out your lakeside adventure. The spacious main living area has a large screen Smart TV, lots of comfortable seating and a river stone fireplace original to the charming 1920’s home. The dining room boasts a large table with bench seating that has a history going back to the original lake cottage. The remodeled, fully equipped kitchen has all new appliances and features walnut butcher block countertops, a large stainless sink, gas range, microwave, refrigerator/freezer with ice maker, dishwasher, toaster, Keurig coffee maker, and blender. The large island provides ample prep space, as well as, a wonderful place to gather around while preparing a meal.
Multiple powerful ceiling fans and a waterfront breeze keep the area comfortable in any weather. There are four bedrooms, 3 on the upstairs level, 1 on the ground floor level, and a futon in the family room. There is also a remodeled She Shed/Bunk House that can sleep an additional two for summer only “Glamping” (glamorous camping).
All outdoor spaces have generous seating. The dock provides a swim ladder and there are multiple kayaks, a paddle boat and plenty of floating tubes to ensure summer time fun on the water. For more outdoor fun, provided is corn hole, badminton and other fun yard games.
The game room is located on the walkout ground floor level, ensuring that the night owls wanting to stay up late and play don't disturb the early to bed crowd. A Smart TV, as well as, a ping pong table and foosball table round out this large space made to entertain. A refrigerator and microwave round out this great party space.

This Private location is just minutes from I-95, There is an 18 hole golf course only 4 miles away. LL Bean, outlet stores and specialty shopping only 40 minutes away. Visit Portland for sightseeing, great restaurants, or take a lobster boat tour and catch your own lobsters.
Parking is available for eight vehicles. Yard space is perfect for a game of catch, bocce, badminton corn-hole or other lawn sports. A large shed is available for storage of fishing gear, or whatever other toys you want to bring.
Please excuse the appearance of the downstairs recreation room as it is currently being renovated. The downstairs bathroom renovations have been completed.

THE LOON'S NEST IS RENTED ON A WEEKLY BASIS - SUNDAY TO SUNDAY

The “Loon’s Nest” is a three-bedroom, year-round home on a sloping lawn to the water’s edge. WI-FI, basic cable and high-speed internet and bring your own Roku device if you want more. Also bring your favorite CDs for the Bose sound system and crank out the hits.

In addition to the three bedrooms, the house also has two single beds in separate rooms - ideal for the kids or someone who snores. We are pet friendly with pre-approval but do charge a $200 pet fee and expect no trace left behind - inside and out. The location is 20 minutes from the state capital of Augusta, on the Winthrop-Monmouth town lines. The first floor features a full kitchen, living room with basic cable TV and open dining area with a cathedral ceiling where you can enjoy your morning coffee and watch the sun rise over the lake or sip an evening glass of wine and look at the moon over 'Big Island'. Two bedrooms on the first floor - both with queen beds, and a single bed in the laundry room.

On the second floor is the third bedroom with queen, and a reading nook with a single bed - complete with dozens of books (children and adults).

The first-floor bathroom features a large tub and separate shower. The first-floor laundry room has a washer and dryer, iron and ironing board and a single bed.

The 100 feet of deep-water shore frontage features a dock for fishing, swimming, sunning or listening to the loons. Two kayaks, an aluminum rowboat and an old fashioned large inner tube also await you at water’s edge. You are also welcomed to bring your boat and launch it from the new state-owned boat ramp. At night, start a campfire in the lakeside fire pit with plenty of firewood provided, roast marshmallows, sip a glass of wine, watch the glow of the fire, listen to the loons, and reflect on the day and start planning the next.

Annabessacook Lake has a new, state-built, boat-launching ramp that opened in the fall of '22 along Holmes Road. The lake continues to be full of bass, some giant pickerel and pike, and plenty of perch and sunfish for the kids. Some +30-inch-long pike were caught during recent summers by renters. Several pairs of loons live on the lake and their beautifully haunting call can be heard day and night. In addition, eagles, ospreys, and cranes also reside on the lake and wild turkeys live in the nearby woods and occasionally visit.

The “Loon’s Nest” is 3 miles from downtown Winthrop, with small-town shopping, and a large grocery store and drug store; 4 miles from the town center of Monmouth with its renowned summer theater; five miles from the nearest golf course; 15 miles from the state capital of Augusta with its shopping, cinemas, restaurants, and only one hour away from LL Bean and the outlets of Freeport.

Island life is barely "roughing it", even though electricity is battery limited and plumbing is eco-unconventional. Modern amenities include: an indoor composting toilet, a private, outdoor hot shower (available during the non-freezing season), and a toasty wood stove with an infinite firewood supply. You've got choices if you need a hammock: Indoor, shoreside, or on the swim dock - hammock "emergencies" can be solved anyway you like.

COOKING: We make cooking easy: Pack heavy on food, light on gear. We supply: kitchen utensils, dishes, pots and pans, French press, coffee, tea, sugar, salt, pepper, and drinking water from our homestead well. You can cook on the propane grill and stove, or over an open fire. Naughty Dog Island adventures involve minimal visitor preparation because this is GLAMPING: bring lots of food, vacay clothes, and your pup. We'll take it from there.

DOGS ON VACAY: We're dog people and Naughty Dog Island is pet-friendly for all pups. We screen all four legged visitors right after the reservation is made so that every island visitor and ferry passenger is safe and prepared. The process has the following questions: Does your dog get along with other pups and humans? Is your dog’s history bite-free? Are you willing to keep your pup on leash during your trip out? And, are you willing to be responsible for any damages your dog creates?

If there's a "NO" in there, DON'T WORRY! Because Naughty Dog Island is a private island, ANY dog - even unsociable ones - can be leash-free and worry-free. We just need to know about our four-legged challenges on the ferry-ride. Our pet fees are $30/night per pet, which gets settled up after the reservation and screening are completed.

LOOKING FOR A SHORT STAY OR WANT A SUPER DEAL? So that guests looking for longer stays have options, our minimum night stay requirements tend to start high early in the year and then drop by Summer. So if you've got a quick stay in mind and are surprised by our minimum night stay requirements, check back with us. The closer we get to an empty night, the more flexible we will be.

Same goes for our pricing: if you've got specific dates or stay in mind, book early for the sure thing. But if you're flexible on dates, flexible on which stay you want, and don't mind biting your nails while waiting for a price you like, then save the link and check back. We have a first-come, first-served booking policy, but our pricing gets lower, the closer we are to an empty night.

Guests enjoy private and exclusive access to the entire Naughty Dog Island.

You are also invited to explore the shared areas of 1 Big Sustainable Island from sunrise to sunset, a 1/2 mile paddle from Naughty Dog Island. You're welcome to take the early arrival ferry there, explore during the day, and check in at the appointed time. Or, you can paddle over on your own schedule.

ACTIVITIES:
There's lots to do on 1 Big Sustainable Island and (as has been the tradition for generations in the neighborhood) visitors are encouraged to stop by (so you might have some company from the neighborhood on the island during daylight -- after dark, however, the island is closed to the public). Activities in these shared areas include:

* Paddling yourself - Take one of our canoes or kayaks and paddle the 30 minute trip across the lake to your stay. We can shuttle your gear on the next ferry if you want. Or,

CHECK IN WITH FERRY SERVICE:
Free ferry service to the island runs at:
* 9:45 Early Arrival - We’ll shuttle you to 1 Big Sustainable Island early and while your stay is being prepared, you can begin your “Island Time” early. We’ll safely stow your gear and let you know as soon as your accommodations are ready.

* 3pm and 5pm - With the standard check in ferry, we’ll move your crew and your gear to the island and help get you settled in.

Pre-arranged Special Ferry Service is available at other times for a $60 one-way fee during regular hours (between 8pm and 7am, the cost is $100 and a hot cup of coffee for the Boat Captain). We'll transport your gear and all your guests on this 10 minute private boat ride.

FREE PARKING: Park in our private parking area for free. Cart your gear to our shoreside dock to begin your "Island Time" journey.

OUTHOUSAPHOBES: We're with you!
New guests might wonder about our island, off-the-grid bathrooms. Rest assured that our compost toilets are designed with usability in mind. They smell great!

We have all been to rural outhouses where this is not the case. It's the number 1 complaint (or is that #2?). Which is why, when we built each of our toilets facilities, we did something different. Through management of airflow, separation of liquids from solids, application of saw dust, and optimizing the force of gravity, we have a composting toilet system that has been in place for years with very little odor and maximum sanitation. So rest easy: if a member of your party is an "outhousaphobe", know that so are we!

Life is simple when you visit Naughty Dog Island on Annabessacook Lake. This off-the-grid (electricity is limited by solar lighting, and battery power devices, and plumbing is eco-unconventional) 680 square foot cabin has a sleeping loft with a queen size bed. The living area is furnished with a rocker, a dining table for four and two futons that convert to full size beds. Modern amenities include: an indoor composting toilet, a private, outdoor hot shower (available during the non-freezing season), and a toasty wood stove with an infinite firewood supply.

COOKING: We make cooking easy: Pack heavy on food, light on gear. We supply: kitchen utensils, dishes, pots and pans, French press, coffee, tea, sugar, salt, pepper, and drinking water from our homestead well. You can cook on the propane grill and stove, or over an open fire. Naughty Dog Island adventures involve minimal visitor preparation because this is GLAMPING: bring lots of food, vacay clothes, and your pup. We'll take it from there.

DOGS ON VACAY: We're dog people and Naughty Dog Island is pet-friendly for all pups. We screen all four legged visitors right after the reservation is made so that every island visitor and ferry passenger is safe and prepared. The process has the following questions: Does your dog get along with other pups and humans? Is your dog’s history bite-free? Are you willing to keep your pup on leash during your trip out? And, are you willing to be responsible for any damages your dog creates?

If there's a "NO" in there, DON'T WORRY! Because Naughty Dog Island is a private island, ANY dog - even unsociable ones - can be leash-free and worry-free. We just need to know about our four-legged challenges on the ferry-ride. Our pet fees are $30/night per pet, which gets settled up after the reservation and screening are completed.

LOOKING FOR A SHORT STAY OR WANT A SUPER DEAL? So that guests looking for longer stays have options, our minimum night stay requirements tend to start high early in the year and then drop by Summer. So if you've got a quick stay in mind and are surprised by our minimum night stay requirements, check back with us. The closer we get to an empty night, the more flexible we will be.

Same goes for our pricing: if you've got specific dates or stay in mind, book early for the sure thing. Guests enjoy private and exclusive access to the entire Naughty Dog Island.

You are also invited to explore the shared areas of 1 Big Sustainable Island from sunrise to sunset, a 1/2 mile paddle from Naughty Dog Island. You're welcome to take the early arrival ferry there, explore during the day, and check in at the appointed time. Or, you can paddle over on your own schedule.

ACTIVITIES:
There's lots to do on 1 Big Sustainable Island and (as has been the tradition for generations in the neighborhood) visitors are encouraged to stop by (so expect some company from the neighborhood on the island during daylight -- after dark, however, the island is closed to the public). * 9:45 Early Arrival - We’ll shuttle you to 1 Big Sustainable Island early and while your stay is being prepared, you can begin your “Island Time” early. We’ll safely stow your gear and let you know as soon as your accommodations are ready.

* 3pm and 5pm - With the standard check in ferry, we’ll move your crew and your gear to the island and help get you settled in.

Pre-arranged Special Ferry Service is available at other times for a $60 one-way fee during regular hours (between 8pm and 7am, the cost is $100 and a hot cup of coffee for the Boat Captain). We'll transport your gear and all your guests on this 10 minute private boat ride.

FREE PARKING: Park in our private parking area for free. Cart your gear to our shoreside dock to begin your "Island Time" journey.

OUTHOUSAPHOBES: We're with you!
New guests might wonder about our island, off-the-grid bathrooms. Rest assured that our compost toilets are designed with usability in mind. They smell great!

We have all been to rural outhouses where this is not the case. It's the number 1 complaint (or is that #2?). Which is why, when we built each of our toilets facilities, we did something different. Through management of airflow, separation of liquids from solids, application of saw dust, and optimizing the force of gravity, we have a composting toilet system that has been in place for years with very little odor and maximum sanitation. So rest easy: if a member of your party is an "outhousaphobe", know that so are we!

A compact and complete kitchen has all the cooking utensils you will need to prepare meals -- just bring a cooler with your favorite food and we'll provide the kitchen to get the food prep and serving done. We supply: kitchen utensils, dishes, pots and pans, French press, coffee, tea, sugar, salt, pepper, and drinking water from our homestead well. You also can cook on the gas grill and stove on the back porch or the kitchen stove inside.

A small indoor 1/2 bath adds modern convenience to the experience. It is equipped with a composting toilet and hand sink. Take a hot shower (available during the non-freezing season) in a separate, shared building a few steps down the path.

Warm your hands and feet in front of the small woodstove - kindling, and infinite firewood come with the accommodations. (You can't visit Maine without at least seeing a woodstove!). Use it for cooking, creating some ambiance, or just taking the chill off a cool evening breeze.

Sleep soundly in the queen size comfy bed in the sleeping loft that is made up with extra blankets and a comforter. Two futon couches convert to a queen size and a full size bed in the living room. Another lounging option is to linger in the indoor hammock that you can attach to the tree in the living room. Island life is barely "roughing it", even though there is no grid-electricity and running water.

OUTSIDE THE OAKTAGON:
The large deck looks into the canopy and down to the dock. It is perfect for grilling and enjoying an outdoor meal, bird watching, and having a firefly counting contest. There is also an outdoor fire pit, complete with plenty of free firewood to enjoy a fire while enjoying an evening breeze.

The Oaktagon comes equipped with a few fishing poles and a small tackle box with an assortment of jigs, flies, and line. You are welcome to use them -- just be sure to get a fishing permit before you do so you can be on the right side of Maine's fishing laws. Annabessacook is known as a world class bass fishery -- we don't even have to stock 'em -- it's that good!

You might find folks in the public areas of the island (ie bathroom, boat rack, ferry ride, rope swing, and trails), but your sleeping and eating accommodations are private. Also know that our Island support team (if they're not already on island) they're a text away, if you need help.

From dawn to dusk, the island common areas receive visitors from the surrounding community who want to hike, swim, explore, or take the rope swing for a ride! These are our neighbors, friends, and are our helpful "security guards". At night, the island is quiet, peaceful, and restricted to overnight guests. Four (soon to be five) other sites are remotely located on the island and share some of the bathroom and shower facilities.

We have all been to rural outhouses where this is not the case. It's the number 1 complaint (or is that #2?). Which is why, when we built each of our toilets facilities, we did something different. Through management of airflow, separation of liquids from solids, application of saw dust, and optimizing the force of gravity, we have a composting toilet system that has been in place for years with very little odor and maximum sanitation. So rest easy: if a member of your party is an "outhousaphobe", know that so are we!

The A-frame is equipped with a Gravity Light for convenience, so that basic lighting is available inside after dark.

- "We had two adults, two teens and one very active dog. Guess who was NOT thrilled with the no-plumbing no-electricity situation?!? But that’s the point- reconnect with nature and slow down. We even got them off their phones for a while. (Although internet is strong! Totally remote workable) The island is beautiful and serene and clean. A great escape from the hustle and bustle of DC (where we live). We fished in the canoe, wandered around in the kayaks….. Our dog Archie roamed the island (he is very friendly and we got permission from every other guest before we let him loose!) and he truly felt like a king. We’ve never seen him so happy. Don’t let the no-plumbing deter you- it is more than liveable and actually a strong reminder of the excess we live in during our usual lives. It is open to the public and there are other guest houses so it’s not totally a “private” island but it was rare to see other people and when we did everyone was super nice.
